“I liked the way the house flowed. I was looking forward to what was around the next corner.”
“I love the open style of the house, light and airy, the media room, the master bathroom, too many to mention.”
“I liked the view from the kitchen and being able to have a good view from several spots in the kitchen and family room.”
“Great utilization of space, wonderful variety, I also liked the wrap around decks upstairs and the drop down screen on the porch. Each room was unique! I’m glad it wasn’t another Mediterranean home.”
“There wasn’t anything I didn’t like. Good utilization of space, lots of storage. Very convenient with all the washers and dryers.” “I like the wheelchair access to the pool, the elevator, a house you could live in your whole life. I also liked the infinity pool!”
“We were looking for green products for building and got several ideas.”
00
“This is my dream house! I love the kitchen, the island and all the cabinets.” “I liked the butler’s pantry and the color of the countertops in the kitchen—great color combinations.” “I love the bathrooms and kitchen, especially the master bath, kid’s bath with the blue countertops and the wood countertops.”
ON CONSTRUCTION “I’m a cook, so I like the kitchen and the back-up cook area. The electrical outlets in the countertop—too many items to mention.”
“We are working on a 10,000 and a 15,000 square foot home. We’ll take 21/2 to 3 years to build. This is amazing that it was built in 7 months.”
“We liked the hidden pantry and the safe room. I liked the fact that several activities could be going on at the same time and they would not interfere with each other. We liked the doors, good and solid.”
“It was an exceptional house and I certainly realize the time constraints of building in such a short period of time and dealing with so many vendors. It should have taken 2 years to build this house.”
“The quality of construction was superb. A quality house. We punch out houses for a builder and are very particular and we could hardly find anything that needed attention. One of the shows we went to, the homes were far from being completed.”
“The kitchen, closets, master bath, roll-in showers, the white beaded trim. This is the way I like to decorate. We’re tired of the dark cherry cabinets. We liked the fresh look.” 0
“I’ve been coming to the Builders show for 18 years and looking at the show houses and this is by far the best house they have ever had. The quality of workmanship, style, design, so many innovative ideas as well as a beautiful color scheme and décor, not heavy and stuff y. I could definitely live in that house. 1 Very warm and inviting.”

Large showhomes are fun to walk through… and impressive. But a closer look reveals plenty of design elements that builders can apply in more modest-sized homes.

Design ideas come from many different places. Whether in brand new products or new ways of using existing products, inspiration can be found everywhere.
n this issue of Portfolio we take a look at a fabulous showhouse built in conjunction with the Southeast Building Conference by James M. Krantz Construction Corporation. The house is large and fabulous, but we looked at this project in a different way for this issue. We have explored all areas of this home for design ideas that will translate to the homes that you are building today. There are ideas in this issue for nearly every price point of home, so read on.
Look for ideas to enhance your laundry rooms. Without a doubt, laundry rooms are gaining a lot of attention today. They’re becoming larger and turning into multi-use rooms that incorporate giftwrapping stations and even space for an extra appliance or two. See page 28 for a laundry room that also serves as a craft area.

Interior organizational features can be inspiring too. Look on pages 29 and 33 for some ideas. These pull-outs, roll-outs and dividers make standard cabinetry work in better ways. They are easy to package as options and buyers love the customization that they offer.
Upgrades That Make the Grade
LOOKING FOR TIPS ON MAKING YOUR HOMES MORE LUXURIOUS—and still keep on schedule? THE New Southern Home HAS UPGRADE IDEAS ANY BUILDER CAN USE.
One of my favorite areas of the home is the linen storage area located in the foyer of the master bedroom suite (See page 26). It is practical and beautiful at the same time. By stacking standard cabinetry (some with reduced and increased depth options) a beautiful piece of storage was created to meet the special needs of the home.

The Cook’s Kitchen
Some kitchens are designed for show. Others are designed for serious cooks. At The 2007 New Southern Home, you get the best of both worlds.
D
esigned for passionate and accomplished cooks, this is a kitchen that is also designed for those who are just as passionate about architecture and design.
Here is where aesthetics meet practicality—and everybody wins. And although this is a large kitchen that flows into the open plan of the home, there are a multitude of design elements that can work just as well in smaller homes.
FORM, FUNCTION AND AESTHETICS: The ultimate gourmet kitchen.
An integral element in the design of this Timberlake kitchen is efficiency. It is the overriding principle. Whether the homeowner needs to prep, chop, stir, fold, simmer, sauté… or just open up the “take out,” the kitchen needs to have all the right ingredients—appliances, cabinets, countertops, islands, organization and storage solutions. Today’s homebuyers prefer airy, open floor plans that make the kitchen a part of a home’s public spaces. And that requires a little extra effort to make sure the opendesign works with the rest of the décor, especially the adjacent rooms. Open floor plans present other challenges too, such as how to fit in all the necessary storage and work surfaces, since many home designs have fewer walls and include larger appliances that need to be accommodated. Here are some solutions:
If there are two islands, the primary sink should be placed in the island nearest the other major appliances.

Make sure there is ample room between work areas: 42˝ is standard, but for universal design applications or two cooks, wider aisles of 48˝ are the norm for easier maneuvering.
Cleaner, simpler lines give today’s kitchens—no matter how big or small —a timeless feel.

The New Southern Home
Introducing THE 2007 NEW SOUTHERN HOME A PARTNERSHIP BETWEEN DESIGNER, BUILDER & CABINET SUPPLIER
S
itting on 4 acres overlooking Lake Anderson in southeast Orlando, The 2007 New Southern Home is the latest—and largest—in a series of showhomes featured by the Florida Home Builders Association. What makes this home special besides its sheer size is that it showcases some rather extraordinary features in design, luxury and technology.
PICTURED LEFT TO RIGHT: Rachel Krantz, Roland “Jim” Krantz, Ashley Vandermark & James M. Krantz
Traditionally, this project serves to celebrate the newest thinking in home design and to educate visitors to the latest advances in construction and technology. This home does both—on a grand scale! Coming in at 18,200 sq. ft. under roof and 12,200 sq. ft. of air conditioned space, this home is impressive, but with a surprisingly intimate cottage feel on the inside. To achieve this effect took vision, teamwork & flexibility.
THE VISION OF THIS PROJECT WAS TO ACHIEVE 3 DISTINCT GOALS:
“We told Chris what we were looking for,” said Senior Project Director for Krantz Construction, Ashley VanDerMark. “We shared photos of Harbor Springs, Michigan, and talked about the windows, and pitches of roofs. We wanted a New England or Hamptons cottagey look—warm, intimate, bringing the outside in.”
1 : To be as environmentally friendly, or “green,” as possible 2 : To provide unlimited accessibility for those with disabilities 3 : To utilize user-friendly technology wherever possible
In a house of this magnitude, creating warm and inviting interiors could pose a challenge. One of the secrets to success was Timberlake Cabinetry. “Many of the design ideas came to fruition once physical construction began,” said VanDerMark. “Having Timberlake closely involved was absolutely necessary because they understood what we were trying to accomplish.”
According to Roland “Jim” Krantz, whose family’s company, James M. Krantz Construction Corporation, has been building in Orlando and Michigan for 40 years, this was an important and challenging mission. “We’d never built a house like this. We wanted it to be green, technologically advanced, and completely wheelchair accessible, which was unusual. I think that’s why we were chosen.”
“The experience of working with Timberlake was phenomenal,” said Jim Krantz. “When it was time for them to do their part, they did it, and in a timely manner, which was challenging, especially in a project of this scope with many last-minute changes. We worked diligently together as a team, and they were one of the best vendors we worked with on this project. They’ve literally become part of our family.”
As a Certified Aging-in-Place Specialist, Krantz was a logical choice. But his team also wanted the showhome’s exterior to be different—he specifically insisted on a break from the traditional Mediterranean look prevalent in Florida. Chris Gooden, residential designer, stepped up to the drafting table and delivered a home inspired by the coastal cottage tradition. 1 3

ADDITIONAL HOME FEATURES
imberlake built-in cabinetry is found in 22 rooms, including the large open kitchen and butler’s pantry, craft room, rec room, office, library, wine area, numerous bathrooms and even a multitask laundry room. The carriage house also got the Timberlake cabinet treatment. But as Krantz observes, “The nice thing is that in all these areas throughout the house, you could incorporate those different looks right into just about any house you’re building… on a smaller scale, obviously.” Perhaps he summed up the total effect best when he said, “I don’t know how many people came up to me during the show and said, ‘this is probably the best home I’ve ever been in.’ Because of the feel of it. They said, ‘Man, we could live here. We could move in here.’ These are real people that are going home and they want a livable house. And I wanted them to be able to relate to it as well.” VanDerMark agrees, “We wanted to make it fun and user friendly with real-world applications that knocked people’s socks off.”

CREATIVE DESIGN ideas TO GIVE YOU
Throughout the 2007 New Southern Home, there are design ideas that work in homes of much more modest size.
T
oday, it’s all about creating homes that make life easier. But functionally efficient designs are only the beginning. Homebuyers are also looking for aesthetics and bonus features when they make their purchasing decision. After all, many buyers have done their research on home design trends, and they now expect upscale touches of luxury in all the right places.
01 THE FARM SINK Perhaps it’s because we long for simpler times and timetested traditions. Or we want to be reminded of that trip to the south of France. Farm sinks are hot. These deep porcelain sinks fit right in with today’s eclectic style. And Timberlake has the cabinetry to make designing with these deep apron front sinks a snap. 02 DESK/BILL-PAYING AREA Kitchen, kid’s room, bedroom, rec room, library… no matter where you put it, a built-in desk adds functionality. And it’s so easy with stock cabinetry from Timberlake. 03 WINE BAR/WET BAR Add a touch of luxury with a wine bar or beverage bar. These elegant additions can turn any room into a place for entertaining… especially with rich, hardwood cabinetry and under-cabinet fridges and icemakers. 04 MUDROOM HALL SEAT Whether inside the back door, in a hall, utility room or simply a room of its own, the mudroom is back! Timberlake suggests a hall seat with storage for backpacks, shoes, boots, jackets and seasonal sports gear to add usability to this up-and-coming area of the home.

there’s one thing homebuyers want, it’s the chance to customize their space to fit their lifestyle. And that means built-ins!
With cabinetry in 22 different rooms of the 2007 New Southern Home, Timberlake proves that storage can be as beautiful as it is practical. According to project builder, Jim Krantz, “You could pay a ton of money to get custom built-ins. But if you have stock cabinets [like Timberlake] to create that same look, that’s what’s nice. Sometimes homeowners go and buy a piece of furniture that’s ridiculously expensive. It might not fit the exact size of the opening or whatever you have. But this works phenomenally well—stock cabinets make great built-ins. That’s what people want.” Here are nine examples throughout this amazing home that demonstrate built-ins are better. oday’s homebuyer is longing for design features that not only enhance appearance, but also ramp up the functionality. And when this desire heads to the laundry room, there’s a whole lot more going on than merely washing clothes.
The laundry room also can transform into a truly multi-purpose area. How about designing the space to incorporate room for crafts and hobbies, an extra refrigerator, or even a gift-wrapping station? And when it does come time to wash the clothes, it’s important to make sure the room has thoughtful and practical features. Like a place to hang permanent press items right from the dryer. Ample room for folding clothes. Space to store cleaning supplies. These inexpensive and helpful features add value for potential buyers. THE BOTTOM LINE Given today’s hectic lifestyles, builders who create larger and better-planned laundry rooms are moving closer to capturing the heart of the homebuyer.

Perhaps he summed up the total effect best when he said, “I don’t know how many people came up to me during the show and said, ‘this is probably the best home I’ve ever been in.’ Because of the feel of it. They said, ‘Man, we could live here. We could move in here.’ These are real people that are going home and they want a livable house. And I wanted them to be able to relate to it as well.”
esigned for passionate and accomplished cooks, this is a kitchen that is also designed for those who are just as passionate about architecture and design.
Here is where aesthetics meet practicality—and everybody wins. And although this is a large kitchen that flows into the open plan of the home, there are a multitude of design elements that can work just as well in smaller homes.
VanDerMark agrees, “We wanted to make it fun and user friendly with real-world applications that knocked people’s socks off.”
Here are some solutions: »
Expanded butler pantries
»
Small prep kitchens or catering kitchen, sometimes with an extra dishwasher to take the pressure off the main kitchen
»
Islands with extra storage and work surfaces, paired with a spare sink
»
Multi-level workstations
»
A walk-in pantry to handle storage overflow
»
Sit-down snack areas at kitchen islands and peninsulas
»
Places to show off collections and personal items integrated into kitchen designs
0 8
But as Krantz observes, “The nice thing is that in all these areas throughout the house, you could incorporate those different looks right into just about any house you’re building… on a smaller scale, obviously.”
»
Barrier-free, universal design with unlimited accessibility for those with disabilities, including zero-entry pool with wheelchair ramp.
»
User-friendly technologies and environmentally friendly components—including the latest advances in water conservation, solar energy, and low-maintenance landscaping.
»
Varied window designs, columns, and stonework mark the home’s exterior.
»
Open floor plan that conjures an airy, oceanside retreat, appealing to Floridians’ active lifestyles, while providing a handicap-accessible living environment.
»
Window placement that takes advantage of lake- and pool-side views.
»
An outdoor kitchen adjacent to a covered lanai to serve guests alfresco.
»
For the do-it-yourself enthusiast the home has three garages and a workshop with acid-stained concrete floors.

Perhaps it’s because we long for simpler times and timetested traditions. Or we want to be reminded of that trip to the south of France. Farm sinks are hot. These deep porcelain sinks fit right in with today’s eclectic style. And Timberlake has the cabinetry to make designing with these deep apron front sinks a snap.
/- Kitchen, kid’s room, bedroom, rec room, library… no matter where you put it, a built-in desk adds functionality. And it’s so easy with stock cabinetry from Timberlake. / Add a touch of luxury with a wine bar or beverage bar. These elegant additions can turn any room into a place for entertaining… especially with rich, hardwood cabinetry and under-cabinet fridges and icemakers.
9 great places to build in more storage and ramp up your homebuyer satisfaction quotient.
Whether inside the back door, in a hall, utility room or simply a room of its own, the mudroom is back! Timberlake suggests a hall seat with storage for backpacks, shoes, boots, jackets and seasonal sports gear to add usability to this up-and-coming area of the home.

- Open floor plans mean storage can be at a premium. So some homeowners are opting to turn a niche into a pantry. To keep the look consistent, Timberlake has mounted cabinet doors on the outside to match the cabinetry and conceal the entrance. At the 2007 New Southern Home, this pantry also contains a safe room, complete with air conditioning, dedicated phone line and biometric entry system.
08
Larger homes often mean the kitchen is far from the media room. But whether in the library, bedroom or basement, a refreshment bar is always a step-saver. Here, the under-counter ice maker and fridge create a wet bar that will win accolades from savvy homebuyers. A niche in the dining room makes an ideal setting for a built-in hutch. Dress it up with glass doors and an elegant countertop. This kind of detail adds instant warmth to a room.

What home doesn’t gain bonus points for sophistication when there are built-in bookcases? Flanking a fireplace is a natural spot for bookcases, and very easy to achieve.
If
there’s one thing homebuyers want, it’s the chance to customize their space to fit their lifestyle. That’s what people want.”
Here are some custom features found in The 2007 New Southern Home that can work just as well in smaller homes to up the luxury quotient.
01
A built-in hutch—especially one this beautiful —adds elegance to the dining room… and value to the home.
02
Built-ins gracing the bathroom are popular today. Armoires, linen storage or side cabinets dress up the room and provide valuable storage.
03
Even a small bathroom can get a custom feature like the drawer on the bottom of a vanity. The inverted frame option and tapered legs make it easy to achieve this designer look.
“W
04
hen I opened the rec room cabinets, I was excited to see wonderful features like drawer organizers, knife inserts and roll-out trays. I could immediately imagine how the convienience factor of these items whould fit my lifestyle.”
04
Adding a wet bar creates a natural place for entertaining. Today’s active adults, especially, demand these kinds of amenities.

- A newcomer to high-tech kitchen appliance trends, built-in espresso/ coffee makers are just starting to whet the American homebuyer’s appetite. By mounting at countertop height along with corner cabinets, this stainless steel appliance becomes a focal point of the kitchen.
- Gone are the tiny utility rooms tucked under the staircase. Today’s laundry room is big, inviting, practical and multi-functional. Ideal for lots of activities besides washing clothes, such as crafts and hobbies, gift-wrapping, school projects, flower arranging, seasonal storage and more. These continue to reign as the most popular design feature in new homes. Large open spaces mean the kitchen serves as the central hub, open to the family room or dining area. Often these open plans include wine bars, food staging areas and butler’s pantries.

ne of the mega-trends today is simplification. That means getting organized and making the most of storage space. These storage solutions offer homeowners cabinets that are as functional on the inside as they are beautiful on the outside.
Just look at what’s happening in laundry appliances these days—bigger is better and high tech rules.
T
oday’s homebuyer is longing for design features that not only enhance appearance, but also ramp up the functionality. And when this desire heads to the laundry room, there’s a whole lot more going on than merely washing clothes.
