GLAUCOMA AND YOUR LIFESTYLE

KRISTINE JENSEN, owner–optometrist discusses Glaucoma, the leading cause of blindness in New Zealand and measures to prevent it.

Affecting the optic nerve through either high eye pressure or reduced blood flow, this silent thief of sight if left untreated causes gradual loss of our peripheral vision and will eventually lead to blindness.

The good news is, with regular eye exams early detection is possible. Glaucoma is treated by lowering the intraocular pressure (IOP), either through medicated eye drops, laser or surgery.

If you have glaucoma you may have wondered how your lifestyle may affect your risk of glaucoma progression. There are things you can do to help, here is our top list:

GET MOVING!

Regular aerobic activity such as walking, cycling or jogging, naturally lowers your IOP. Interestingly, this effect occurs after a mere five minutes of activity so even small amounts on a regular basis may be beneficial.

If you have glaucoma, be aware that lifting heavy weights and downward facing yoga poses will increase your IOP. If you have a particular type of glaucoma called pigment dispersion glaucoma, aerobic exercise may increase your IOP.

If you are a swimmer, try to wear larger goggles as small, tight fitting goggles do increase intraocular pressure while worn.

WHAT YOU DRINK

While hydration is important for our wellbeing, excessive water intake (one litre or more over 15 minutes) can increase IOP, so take care to drink your fluids throughout the day, rather than in one hit! Limit coffee to two cups per day as caffeine can increase eye pressure but on the other hand, tea may actually lower your glaucoma risk! Furthermore, daily alcohol causes a slight elevation in IOP, so limit your alcohol intake.

WHAT YOU EAT

• A diet rich in antioxidant and nitrate bearing foods is recommended. • Green, leafy vegetables; bok choy, spinach, kale and lettuce • Cruciferous vegetables; broccoli, caulifl ower and cabbage • Root vegetables; beetroot, radishes, turnips • Fruits; berries, citrus and peaches • Omega-3 fatty acids with their natural anti-infl ammatory properties lower the risk of glaucoma. So include oily fi sh, such as salmon and sardines, nuts and seeds such as fl axseeds and chia seeds.

GENERAL HEALTH

Your cardiovascular health plays an important role in the health of your optic nerve. It is important to control high blood pressure and cholesterol either through medication or lifestyle changes if appropriate. Furthermore, excessive blood pressure lowering may negatively impact glaucoma control so it is important that your eye care professional and general practitioner work together to ensure your medications are working well for you.

Being overweight is associated with both high intraocular pressure and sleep apnoea, which both increase your risk of glaucoma.

MEDITATION AND BREATHING

Deep nasal breathing is considered beneficial for our overall health and mental wellbeing as well as having a positive impact on our brain and optic nerve. Daily breathing practice results in increased blood flow throughout our body, brain and eye.

WHAT’S UP WITH ANGELA SUCCESSFULLY STEPPING FROM ‘SALE’ TO ‘SETTLEMENT’

Understanding the key steps between a property sale and fi nal settlement, can produce a smooth and hassle-free transition. With more than two decades’ experience in Real Estate sales, ANGELA RUDLING knows the process inside out. She shares some top tips, so you can confi dently understand the process.

‘SOLD’

A property is ‘sold’ when any applicable conditions of sale have been met and the purchase is declared ‘unconditional’ by lawyers, both the purchaser’s and yours as the vendor.

‘FINAL INSPECTION’

Agents should arrange the ‘final inspection’ at least two working days prior to settlement, for peace of mind and to allow adequate time for any outstanding issues to be resolved. Purchasers visit the property to check the dwelling and chattels are in the same (or expected) condition as when purchased. Occasionally a condition of sale might require vendors to make alterations or repairs; this is the purchaser’s opportunity to inspect. Agents attend, but they cannot legally undertake an inspection on behalf of a purchaser.

‘SETTLEMENT’

This is the prearranged date the purchasers pay the final balance of the purchase price, and then ownership transfers from vendor to purchaser.

It is advantageous for the purchaser to encourage settlement as early as possible on the settlement date, however with final steps conducted by lawyers, it is sometimes not possible to guarantee a result prior to 4pm. Very rarely settlement is delayed, and in this situation a financial penalty applies for each 24-hour period of delay, this figure is at a normally higher rate of up to 14 per cent and causes considerable inconvenience to vendors.

Advance planning is vital to reduce the risk of any issues not being concluded in a timely manner. Current owners are responsible for leaving the property in pristine order – including furniture removal and cleaning in preparation for the new owners.

Agents normally take responsibility for the handover of keys, garage and/or gate remotes. We usually suggest they be placed in a predetermined place within the property, except for one set held back to be given directly to the new owners once the settlement transaction is confirmed by appropriate lawyers.

As agents, we encourage you all to pre-arrange as much as possible, so you can seamlessly plan your move.

If a sale could be on your horizon, Angela would love to chat to you. Ph: 09 215 3002 or 0274770176, email: angela.rudling@bayleys. co.nz
