Homeowners struggling to sell their homes in a short sale are getting some relief, thanks to the federal government’s Home Affordable Foreclosure Alternatives, or HAFA, program. Until now, many short sales – in which the lender accepts a sale of the property for less than the full amount owed – have taken months to complete. Sometimes, the complex and lengthy process has failed, resulting in foreclosure. HAFA establishes streamlined short sale rules and incentives that allow borrowers and lenders to work together to avoid foreclosure. The rules – in effect between April 5, 2010, and Dec. 31, 2012 – also are intended to speed up the short sale process. “The streamlined short sales process will definitely help homeowners,” says David Liniger, Re/Max International chairman and co-founder. Prior to HAFA, homeowners often listed their home for sale without an idea of what the lender would accept. “A lot of sellers and their Realtors have not been able to sort out the prob-
modification period qualify for HAFA. Other HAFA requirements include: • Property is principal residence. • Mortgage originated before Jan. 1, 2009. • Mortgage is owned or guaranteed by Fannie Mae or Freddie Mac. • Borrower is delinquent or default is foreseeable. • Homeowner demonstrates hardship. • Borrower’s total monthly housing payment exceeds 31 percent of gross income. • Unpaid principal does not exceed $729,750. According to HAFA rules, lenders now must offer a short sale in writing to the borrower within 30 days if the borrower does not qualify for or complete a loan modification. Borrowers then must respond within 14 days to the lender’s short sale agreement. “I think it’s great that the lenders in this program have to offer a short sale before going to foreclosure,” Matykiewicz says. When a purchase offer is made, borrowers must submit the sales contract to the lender within three days, along with the buyers’ mortgage pre-approval and
lems with short sales and have given up on the process because, even after sending in the correct paperwork, they have sometimes waited three or four months for their lender to respond,” Liniger says. Under HAFA, borrowers receive preapproved short sale terms from the lender prior to putting the home on the market. Lisa Matykiewicz, a Realtor and Certified Distressed Property Expert in Gilbert, Ariz., says the updated short sale rules establish an easy-to-understand process with predefined steps that “make it easier for everyone to understand.” The HAFA guidelines apply to lenders who voluntarily participate in the HAMP program. The Department of Housing and Urban Development says more than 100 servicers have signed up to participate in HAMP, covering more than 89 percent of mortgage debt outstanding in the country. To be eligible for HAFA, homeowners must first apply for a loan modification through the Home Affordable Modification Program, or HAMP. Owners who do not qualify for a loan modification or miss payments during the initial loan

the status of negotiations with other lien holders on the seller’s property. Finally, lenders must approve or deny the contract within 10 days. HAFA rules also state that lenders must release borrowers from the obligation to repay the difference between the sales price and the loan amount. No deficiency judgments are allowed for a first or second loan. In the past, short sales were especially difficult for homeowners with more than one loan on their home, since the home sale typically repaid only the first mortgage. HAFA’s financial incentives include a payment of up to $3,000 for second mortgage holders. “Second trust lien holders are often owed five or 10 times that $3,000 payment,” Liniger says. “But if the property goes to foreclosure, the second trust holder is not likely to get any money at all. This at least guarantees they get something.” Other HAFA financial incentives include $1,000 to loan servicers to cover administrative fees, up to $1,000 for mortgage investors who agree to share short sale proceeds with second lien holders and $1,500 to the homeowners for relocation.

There’s no denying that edible gardens are in again. Of those surveyed who gardened last year, more than a third planned to plant more edible plants this year, according to information on garden trends collected by Technometrica Market Intelligence (2009 Edibles Gardening Trends Research Report). From the White House to your house, the momentum in vegetable gardening will reach another crescendo this year. Michelle Obama’s vegetable garden on the South Lawn of the White House inspired many people to grow their own fresh food. Last year, White House gardeners harvested more than 1,000 pounds of produce from the 1,100-square-foot organic-vegetablefruit-herb garden. There are various reasons for growing your own food. Nearly 60 percent of those who plan on growing more edibles this year are doing so for better nutrition, according to the survey cited. Other popular reasons included: personal satisfaction, better taste and better variety/selection. As Americans become more concerned about self-sufficiency and sustainability, “going local” is becoming a common theme nationwide. Farmers markets, community gardens and backyard gardens have sprung up everywhere, including more front-yard edible gardens than ever before. Sound shocking to think of a veggie plot in the front yard? So assuming you’re not ready to rip up your lawn and plant a full-scale food garden yet, that’s understandable. Many share the opinion that vegetable plants aren’t all that attractive and lack ornamental appeal in the landscape. And many homeowners’ associations might make a stink. Others mention a lack of space as their main reason to share the spotlight with their more traditional garden plants. If

you find yourself within one of these groups, here are some considerations. Mix it Up If you’re worried about appearance, just mix in some colorful annuals or perennials, or use the vegetable foliage to complement foundation or bedding shrubs. Have you ever seen the beauty of unfolding squash blossoms? Those magnificent yellow blossoms and spreading vines can blend well with your landscape. Edge beds with herbs and ornamentals. Put the tomatoes next to the roses. Grow a couple types of vegetables not only because they are edible, but also because they are out of the ordinary or colorful. For example, the variety of rainbow chard known as “Bright Lights” has always been a favorite of mine. Here is a description of this rainbowhued vegetable from Renee’s Garden Seeds

If you lack space, container gardens are a great way to ease your way into vegetable gardening. You can also remove a portion of your lawn, but start small. It’s much better to enlarge your edible garden later, rather than trying to take on too much from the start. Once edible plants get established, they can really take off. If your garden is mostly ornamental, you can still find room for attractive edibles to complement your design. This means that some of those plants that are only there to look good can be transplanted to another part of your garden or given away to friends and neighbors.

So before you rule out a vegetable garden this year because of space or appearance or not enough sunlight, think again. My friend Shawna Coronado transformed her Chicago front yard last year into a beautiful garden of edibles, and this year she plans on doing even more by interplanting with a lot of annuals and perennials. Shawna was intent on growing a food garden, but the only place where she had enough sunlight was in her front yard. So she cleared out a plot and planted a lovely garden that kept her family fed with fresh vegetables from spring until fall. Even better, it looked so good that she’s become an inspiration to neighbors, helping break new barriers to show that vegetables and their gardens can cohabitate perfectly well with the more traditional front-yard plants, while offering so much more in the process.

Master bedroom is a game changer Candice Olson HGTV
Michelle and Bryan are sporty, active, on-the-go types. During the day, Michelle works as a golf pro and Bryan (a former NCAA volleyball coach) teaches physical education. In their spare time, the two attend countless sporting events, including tournaments. Oh, and they are also full-time parents to two young boys who keep them running around – in a different sort of way. Needless to say, the couple don’t have much time to relax. They recently moved into a big home in the suburbs that they updated in a contemporary/ traditional style. But when it came to designing their master bedroom, they were out in left field. They wanted a relaxing retreat where they could unwind after a long day, but the bright red room was gigantic, awkward and cold. So I sent Michelle and Bryan to the sidelines, brought in my own team of pros and got set to turn their dysfunctional space into a restful refuge for two. Sometimes the bigger the space, the bigger the challenge. But challenges in my line of work are par for the course. My task lay in figuring out how to use the big, unusual space to its best advantage and make it as functional and stylish as possible. The bedroom had a big alcove that the couple
used as a sleeping nook. So I decided to take the bed out of that recess, put up some walls and turn the area into a huge walk-in closet. Once I had a more practical layout, I covered the red walls with a beautiful shade of cream and divided the room into two sections: a fireside lounge and a bedroom. In the fireside lounge, I created a stunning feature wall that I painted a rich shade of butterscotch. Along this wall, I made room for a bigscreen TV, a dark-wood media cabinet and – for the real wow factor – a gorgeous gas fireplace. I clad the fireplace in contemporary glass and naturalstone mosaic tiles in rich amber, caramel and cognac tones, which became a jumping-off point for the color palette in the space. In front of the fireplace, I created a comfy lounge area, consisting of a big rust-colored loveseat with long tweed pillows, two beautiful slipper chairs in a soft amber hue, a coffee table, two wooden end tables and a gorgeous area rug. I then got to work on the bedroom area, which I situated at the other side of the room in a hexagonal-shaped alcove consisting of five windows. I ran angled curtain rods around the perimeter of this space, put up neutral linen floorto-ceiling drapes and added lined Roman blinds for
light control and privacy. I put the couple’s king-sized bed against the biggest of these windows, installed a new plush, caramel-colored headboard, added a few side tables and then heaped on layers of luxurious linens and plush pillows in a variety of fabrics and textures. To lighten things up, I put in a series of monopoints, a few table lamps and two gorgeous pendant lights above the two side tables in the lounge. For the piece de resistance, I put up a rustic ceiling fan/light made of wood with an oil-rubbed, bronze finish. After some final finishes and accessories – artwork, candles, plants and pillows – this master bedroom was all warmed up and ready to get into the game. Dear C.B.: We are going to begin with the elaborately enameled glass bowl that is possibly, if not probably, made by Moser Glass of Karlovy Vary (formerly Karlsbad) in the present-day Czech Republic. Founded as Ludwig Moser & Sohne in 1857, Moser is still in business producing high-quality glassware. Back in the day, the company was basically a glass workshop, polishing, engraving and decorating glassware The firm expanded in 1893 to become a full-service glassworks, both manufacturing and decorating products. The company was successful and eventually supplied items to the Imperial Court of the Austro-Hungarian Empire, as well as to the English king, Edward VII. Known for its Art Nouveau-style glassware with sensuously curving lines and naturalistic themes, Moser was one of the few Bohemian glasshouses to sign its work with any regularity. C.B. should closely and carefully examine the surface around the enamel work, and a hidden signature may well become evident. It’s a shame that we do not know the size

Dear Helaine and Joe: I’ve enclosed photographs of a green glass bowl with no markings on the bottom and a porcelain bird – a North African hoopoe. I am curious about them. Do you have any ideas about their origins and values? – C.B.
of this circa 1900 bowl, but it looks rather large in the photograph. If it has a 12-inch diameter and is signed, it should have an insurance-replacement value in the $600 to $750 range. But if it turns out to be unsigned, that value could plummet by as much as 50 percent. The Lorenz Hutschenreuther Porcelain Factory of Selb, Bavaria, made the hoopoe figure, which was designed by Fritz Klee (1876-1976), a famous architect and artist. Lorenz Hutschenreuther managed the family porcelain factory founded by his father, C.M. Hutschenreuther, in Hohenberg, Bavaria. In 1857, Lorenz established his own factory in Selb, and it remained in business under his moniker until 1969, when it became Hutschenreuther AG. The firm remains in business to the present day. Lorenz’s company was famous for its fine decorative porcelains, and it made a variety of porcelain figures; those in the Art Deco style are the most desirable. The North African hoopoe is a rather exotic bird to most people who live in the Western Hemisphere, but it is well-known in Africa, Asia and Europe. It is distinguished by a distinctive crest that is realistically depicted in this figure, as is the hoopoe’s characteristic coloration.

The mint family offers a mouthwatering array of different types, such as pineapple mint, chocolate mint, apple mint, orange mint, not to mention spearmint and peppermint. With these refreshing scents and flavors to enhance your cooking, add to beverages, and use in potpourris, mint can be an indispensable plant. Mint’s only downside is it will take over your garden if it gets half a chance. But you can contain its exuberance and keep it close at hand by growing mint in pots. And I do mean “pots” plural. With the array of varieties, it can be hard to choose just one. Or you can confine mint in a garden bed with edging of metal or plastic. Bury the edging to a depth of 14 inches around the perimeter of the mint patch.

Once plants are growing vigorously, you can harvest young or mature leaves. Don’t be afraid to cut the plants back frequently to promote fresh growth. What savvy homebuyers need to know
Wouldn’t it be great to have a home buying checklist? Something you could stick in your pocket that would remind you to ask all the right questions and make a smart home buying move? As we count down the final few weeks to take advantage of the $8,000 first-time homebuyer tax credit and $6,500 longterm homeowner tax credit, it’s helpful to have a checklist homebuyers can turn to.
Ilyce’s Homebuyer Checklist: 1. Understand the difference between what you want in a house and what you need. Just because you want a house with five bedrooms, five bathrooms and a pizza oven in the outdoor kitchen, that doesn’t mean you need it. The concept is to get everything you absolutely need in a property and a few of the things you want – without breaking your bank account. 2. Identify your neighborhood(s) of choice. Write down characteristics your neighborhood of choice should have and compare that list with actual neighborhoods in which you might want to live and can afford to buy. Then spend time in that neighborhood, driving around during the day and night. Visit the local schools, see who hangs out in the grocery store and coffee shop, and drive the commute to your office during rush hour. 3. Figure out how much you can comfortably afford to spend. While lenders are more conservative in handing out loans, they may offer you a bigger loan than you’re prepared to take. Start by calculating how much you can afford to spend – and want to spend – on your mortgage, property taxes and insurance each month. Then add in all of the other expenses you pay for each month (and don’t forget to save a few bucks for the upkeep and maintenance expenses). Once you’re done, figure out how much money you have left in your paycheck and whether you want to spend a little more of it on your housing expenses each month. 4. Pull a copy of your credit history and credit score. Do this at www.annual creditreport.com. You’ll get a free copy of your credit history from each of the three
credit reporting bureaus (Equifax, Experian and Trans-Union) plus, you’ll have the opportunity to pay around $9 for a copy of your credit score. 5. Gather your Ilyce Glink Tribune Media Services paperwork together before you shop for a loan. You’ll need copies of your W2, bank account and retirement account statements, as well as tax information. You’ll need even more documentation if you’re getting a jumbo loan or if you own your own business. 6. Shop around for a mortgage. Talk to at least five different types of lenders. Most lenders will offer you a 15-year or 30-year fixed rate mortgage through Fannie Mae, Freddie Mac or FHA. 7. Find an amazing real estate agent. While the information available on the Internet makes buyers feel as though they’ve got everything they need to negotiate a great deal, they’re actually missing the key ingredient: experience. A great agent with years of experience negotiating for buyers and sellers in your neighborhood of choice is invaluable. 8. Understand what “true value” means in your neighborhood(s) of choice. Start collecting information about the local housing stock. Ask your agent to walk you through each home that has recently sold, so you begin to understand the relationship between price, condition and value. 9. Apply for your loan. Try not to chew your nails off while waiting to be approved. 10. Work with your agent to identify the homes for sale in your neighborhood(s) of choice that meet your wants and needs. As you walk through these homes, try to decide if the homes you’re seeing meet all of the needs. Is the agent

listening to you? Do you need to have another conversation to help you refine what you’re looking for? Or, is the agent showing you property that meets your needs and wants better than what you thought you wanted originally? 11. Put together the other pieces of your home buying team. Now that you have the agent, you’ll need a few other people to help you buy the right property. Choose your home inspector and your lender (and decide what kind of loan you want). Think about hiring a good real estate attorney (especially if you’re buying a foreclosure or short sale, and even if real estate attorneys aren’t normally used to close house deals in your state). 12. Understand the true costs of homeownership. You don’t want to be stressed out over the monthly expenses of owning a home, as well as the other unexpected surprises that come so often with buying a home. 13. Don’t let anyone push you around. You should work hard to set your own agenda. If someone demands that you make a decision immediately, politely step back from the situation. Remember, there will always be another house for you to buy – especially as we continue to work through the glut of homes on the market after the Great Recession. 14. Make a smart offer. Look at how much other homes in the area have sold for, and then build an offer that gives the seller something he or she wants in exchange for whatever you really want. 15. Stay focused until the closing. Schedule the movers. Pack your boxes. Set up and shut off utility accounts. Put in a change of address notice with the post office, your financial services companies, your employer, etc. And don’t forget to buy your homeowner’s insurance policy, with enough coverage for the home and its contents. What is your favorite color? Let’s explore the current color trends, but keep in mind that these are trends. Use the hues you like, but be sure to leave behind anything that isn’t appealing to you. Trends come and go, but personal taste is forever. Neutrals are always in. They emanate a comfortable feeling and make warm backdrops. The current neutral trends are stronger and bolder than before, such as rich browns and ochers. Whites and white combined with a matte black are currently popular. Carbon grays are also in demand. There is much sophistication embedded in a room that is neutrally decorated, whether the neutrals are in earth tones or in grays. Bold colors mixed with neutrals have always been a good combination. Today we are seeing more of those combinations, such as reds on top of pinks and pinks on top of orange with some yellows mixed in. Metallic hues in gold and bronze can bring optimism and zest into our homes. Try sprinkling bright yellows in to imitate those joyous rays of sunshine. Greens always appear everywhere, as it is a color welcomed by just about everyone. It often represents peace and prosperity. Purples in the form of rich plum and vibrant violets are very visible this year. They bring a feeling of romance and elegance. Orange, as mentioned above, is another color that seems to be creeping into our design world. You will even see purple combined with orange. But be careful with that combination, as a poor matching can be more of an eyesore than a good color combination. Yellow and green are back together again. Be careful here, too, as too much of this combination can be irritating and agitating in a room. Use the combination as accent pieces rather than the main attraction in a room. Retro colors, as perhaps you’ve noticed, seem to be popular these days as well. Included are very bright lime to pea greens, electric blues, true reds, shocking pinks and bright yellows. After all is said and done, though, be sure you select colors that are personally appealing.
