Now is the time to refinish that deck you’ve been putting off since summer began. Let’s be honest, deck refinishing seems to always be a dreaded task because it’s time consuming and expensive. With a little annual upkeep, your outdoor living space can be ready for your next barbecue on the calendar, without a huge cost. Refinishing a deck can cost at least $3 per square foot if you hire a company to

do it. Depending on how large your deck is, it can add up. Beau Harding, owner of Boulder Decks agrees. “It’s absolutely cheaper to do it yourself. If you rent the tools and put in the time you could spend only a few hundred bucks.” Doing it yourself can save you big bucks, but if you don’t do it right, your deck could be a disaster. “So, pay attention and listen to the recommendations you find in your research.” Test Your Deck Give your outdoor living space a closer look, and if it’s peeling or faded, the wood needs new stain (about every three to eight years). You can also try a water bead test to determine if your deck needs a sealant touch-up. Simply, pour some water on the surface and if the water beads then you are good to go. If the water soaks into the deck, it doesn’t pass the test. Usually, a sealant needs to be added every one to two years. If the wood on your deck is cracking or splitting or has rotten boards then

those need to be replaced – refinishing it will not do any good. If your deck needs refinishing, don’t fret. You can have it back to being beautiful in a weekend. Where to Start After you have decided your deck needs a revamp, you’ll need to plan it out and pick a good time. Harding suggests picking a weekend

when the weather is about 50 to 100 degrees. Keeping the weather in mind is important because you don’t want it to be scorching hot or too cold. After you pick a weekend, it’s time to prep your deck. Start by inspecting for loose nails and rough spots, then give your deck a power wash. Power washing removes grease, dirt and ground-in material on the surface

that a hose will leave behind. “It is critical to pay attention and listen to the recommendations for power washing your deck” Harding says. “You could damage your deck really bad if you don’t. Google the wood type and the pressure gauge for your deck before you start.” Put Your Plan into Action Now that your deck is nice and clean, it’s time to start on the sanding and staining. Research what your deck has before starting. If you have a painted deck, you might need to sand or strip the existing coat. If your deck only has a clear finish, then neither is needed. When sanding, Harding recommends making sure it’s evenly sanded. “I’d start with a harder grit (sandpaper) first and then go over it with a second sanding using a fine grit. Anywhere from 100 to 150 but it depends on the type of wood you have,” Harding says. After all of the former paint is removed, you can apply the new stain. Start with the smaller nooks and crannies and work toward the larger areas. This prevents mishaps, such as not being able to reach the nooks and crannies, while the larger area is drying. It’s about maximizing your time. Now that your deck is back to looking new, get out there and enjoy it. Colorado has more than 300 sunny days a year and there’s no sense in spending them inside.

Lotion with SPF 15 blocks 93 percent of UVB, SPF 30 96 percent; beyond that there is a diminishing return on benefit versus cost, Buller says. “It’s impossible to block a 100 percent UVB, so the higher numbers – that often cost more – might not be a good purchase.” Better to purchase slightly lower numbers and reapply more often, but to ensure protection, know how long your sunscreen lasts. Though that is unique to each person, Buller gives a simple equation for planning reapplication. “Take the number of minutes it takes for your skin to redden and multiply it by the SPF. The total is the length of time, in minutes, that sunscreen will work.” For example, if you redden in 12 minutes and use SPF 30, you should reapply it every six hours. Not reapplying sunscreen often enough is one reason many end up sunburned, says Buller, but how you apply it is also a factor. A full ounce should be slathered on each time you apply it, using the two-finger method found on their website, sunsafecolorado.org/. Keep in mind that sweating reduces the length of time between applications, sometimes as often as every 40 minutes. A combination of cover up and sunscreen is the best option for gardeners, so toss on a wide brimmed hat, slacks and shirt with long sleeves before heading out. Inexpensive, sun protective, lightweight clothes made from wicking fabric take the heat out of covering up. But if your budget prevents you from purchasing new clothes, grab a long sleeve shirt from your closet; as long as the fabric is tightly woven it helps. “Hold it up to the light, and if you can’t see light coming through it, that’s best.” Darker colors absorb UV, while white is better at reflecting it. Buyer should provide appraisal for short sale you’ve agreed to pay, the lender maybe try to pressure you into paying more money. Many short sale lenders request a copy of the buyer’s appraisal. In some cases, the short sale lender may have obtained its own appraisal but wants additional verification as to the value of the home. If your appraisal is at or near the price you have agreed to pay for the home, the bank can use that information to reassure any investor that will have to take a loss on the mortgage that it should allow the short sale to proceed. However, if the appraisal is way above the purchase price for the home, the short sale lender and the investor may suspect that the buyer is taking unfair advantage, and may request that the buyer bump up the purchase price to close on the home. Q: We are closing on a house next week. It’s a short sale in a nice neighborhood at a huge discount. All the papers are in order. The deal went smoothly but took eight weeks. The seller’s bank wants a copy of the appraisal from my lender that I paid for. The seller’s lender is not paying any closing costs or putting anything into the deal.
