LENNAR’S INAUGURAL COLLECTION
Big or small, inexpensive or extravagant, your outdoor living space is an investment toward creating your own personal sanctuary. But it doesn’t have to be overly complicated: just include fire, water and earth. Here are several ways to use these elements to create a cozy open-air refuge.
Fire In a recent national survey, the biggest request for an outdoor room was the outdoor kitchen. Although outdoor kitchens can involve pricey, extensive projects, the idea is to extend your home’s living space into the backyard. So if a built-in gas grill with all the accoutrements isn’t in the budget, a charcoal grill will cook your meals up nicely. Water The sound of a gurgling fountain is a soothing addition to your backyard oasis. Keep it simple with a tabletop fountain, or get more elaborate with a professionally installed bubbling stream at the patio’s edge. Earth Earthen elements, such as plants, rocks and other natural materials, provide year-round interest. Some elements, like stone paving and rock walls, anchor the space, while others, such as trees, shrubs and flowers, are fleeting and change throughout the seasons. Outdoor furniture can also enhance the earth element by incorporating pieces made with different grains and colors of wood. – Home and Garden Television

A Taste of Comfort Warm colors, cozy touches make for a relaxing family room By Candice Olson Home and Garden Television
Candice Olson HGTV
Bobbie and Anthony have made some interesting moves. They were working on a film when they met, and when filming wrapped, Anthony moved to Los Angeles to be with Bobbie. Married soon after, they renovated their first home and then another. Finding the work more satisfying than the L.A. lifestyle, they packed up and moved to Costa Rica, where they bought a secluded property and built a small boutique hotel from the ground up. They loved Costa Rica, but after six years of working seven days a week in the tropical heat, they decided to move north to Anthony’s hometown. They bought a house close to his parents that they are completely renovating (no surprise there), but Bobbie’s anxious about making good design choices in a nontropical climate. While Anthony grew up seeing the four seasons change, Bobbie has always lived in Southern climates and has only seen snow in the movies. Bobbie and Anthony are afraid they are in over their heads, so they called me to design their family room. Anthony has a vision of a Craftsman-style home, but Bobbie is also hoping for some modern, unexpected touches to lighten things up. This family room will serve as the jumping-off point for the rest of the house, so I want to create a warm, inviting, comfortable space that reflects their style and new environment. Warmth is a big deal here – physically and visually – so my team is ready to bring the cozy touches. The first thing we need is the fireplace. A twosided, see-through, thermostat-controlled gas fireplace with a rustic log insert will keep this family room toasty. It has a huge presence in the space, owing to the three-sided wall of white, linear-format, polished, honed and bush-hammered limestone tile. The combination of different sizes and finishes adds a modern touch, and this treatment is so worth the time and patience it takes to apply each tile individually. It’s simply stunning. To ground this space, hand-scraped oak flooring is the perfect contrast to the light stone of the fireplace. And the warmth of wood continues with a wall of cabinetry that sets the tone for this new family room. I’m using vintage-inspired dressers in stainless steel, leather and wood, flanked by custom-built bookcases, for a spectacular feature wall
Kristi Ritter Summer Stair
Before, Bobbie and Anthony’s family room was nothing but cement floors and wood frames. After, An area carpet brought all the colors in this room together. With an eclectic mix of accessories, this family room is truly a rustic chic and casually comfortable place to enjoy a snowy, cold winter day curled up by the fire in style. (SHNS/HGTV)
for the TV, media components and storage. There is much warmth in the space with the fireplace and the texture of the natural stone and wood, but I want this place to feel cozy, like your favorite old sweater. So the furniture needs to look as if it has been here forever. Distressed leather for the sofa and chair is just the vintage look I’m after, and the tufting detail even adds a touch of elegance. Inspired by sand, sea and sky, I’m adding color that will bring a touch of Costa Rica to the north. Blue linen draperies, lined for privacy and insulation, provide a fabulous and functional backdrop to
the leather sofa, and accent fabrics in traditional patterns add more color and visual interest throughout the space. With an area carpet that marries together all the colors in the room and an eclectic mix of accessories, this family room is truly a rustic chic and casually comfortable place to enjoy a snowy, cold winter day curled up by the fire in style. Now that’s divine. Interior decorator Candice Olson is host of HGTV’s “Divine Design.” For more ideas, information and show times, visit www.HGTV.com or www.divinedesign.tv.

Fixing a leaking roof By Dwight Barnett Scripps Howard News Service
Q: During extremely heavy downpours I have a problem with a leak around the heating/cooling vent in my bedroom ceiling. Now I’ve noticed another wet spot about 3 feet away from the vent. Is this a roofing problem, or do I need an HVAC specialist? A: Finding the exact spot where a roof leaks is difficult for even a skilled worker, because the location where water enters the roof and the location of the stain do not always line up. As rainwater seeps through the roof, it will flow down the underside of the decking or along the side of a rafter until the stream meets an obstruction where droplets form and fall to the attic floor. If the leak is significant, water that hits the ceiling of the room will flow toward the lowest part of the ceiling and form a small pool. The added weight of ceiling lights, fans and duct registers cause the drywall on the ceiling to sag at these locations, and even though the sag may not be visible to you, the water will find the lowest area of the ceiling and a stain will form. If the stain continues to grow, I would recommend you make a small, 1-inch hole in the ceiling to allow the water to drain out rather than allow it to soak into and damage the surrounding drywall. If the attic area near the ceiling stain is accessible, have a repairman locate the entry point of the water through the roof. Insert a stiff wire – I use a piece of wire coat hanger – and push it up through the source of the leak and through the roof shingles so the damaged area can be easily located on top of the roof. Working on a roof should be left to the professionals who have the proper tools and safety equipment for working high off the ground and near high-voltage overhead wiring.

Keep your lawn green in the summer heat This season has brought its share of calamities to the landscape, with hail-shredded leaves and insects that dine on our vegetables. But now that things have Carol O’Meara heated up, it’s the Colorado State lawn that needs a University Extension bit of coddling. The wet, snowy start lulled many of us into thinking our lawns would stay green without much fuss, and many waited to turn on irrigation systems. As the heat hit, sprinklers set for the minimal needs of early summer couldn’t keep up with the demands of scorching temperatures; lawns are responding by going dormant and turning brown. In my yard, the south lawn is crunchy underfoot, a condition our turf specialist says is “not a good thing for grass.” Until the temperatures cool down, help your lawn by giving your irrigation system a head check, looking for broken or tilted sprayers, blockages caused by overgrown plants or heads sheared off by mowing. Make sure the throw of water extends from head to head. Taller grass holds moisture longer, so set your lawnmower deck at 3 inches high for the summer. In general, a Kentucky bluegrass lawn needs approximately 2.5 inches of water each week, split into several different days of watering. Water deeply by having the sprinklers deliver 1to-1.5 inches of water per irrigation. If your lawn woes aren’t cleared up with good irrigation, get a little advice from horticulturists at your local Colorado Sate University Extension office. Through the CSU Lawncheck program, homeowners across the Front Range can get helpful

house calls for sick turf, with consultations on solving problems from weeds, disease and the dreaded brown spots. The service is available for $75 per hour. Mileage costs may apply, depending on the distance of the site from the county extension office. Lab fees for any samples collected will vary, based upon the tests to be run. In most cases, yard problems are due to how the lawn is cared for, and homeowners can cure problems themselves. Occasionally, help is needed from a professional lawn care company, so contact the folks at Colorado Association of Lawn Care Professionals, lawncarecolorado.org/, for a list of local experts. CSU Lawncheck is not available in all counties. Homeowners should call the extension office in their county to make an appointment and then must be onsite to assist in the lawn assessment. Visit the

A: I don’t think how much you pay for the property is usually tied directly to whether you use a buyer’s agent or the listing agent. The company that owns the foreclosure has already determined how much of a commission it will pay to the listing agent, who will then split it with the buyer’s agent. This is very typical of the listing agreement sellers and listing agents sign. fan. Window fans are also perfect for cooling the home at night when the air is below 78 degrees. For a single-story home, place fans blowing inward on the coolest side of the home, with fans blowing outward on the opposite side. For a two-story home place fans on the lowest floor with fans on the top floor blowing hot air out. 5. Solar screens and film — The home cooling and energy savings potential of solar window screens is phenomenal, with room temperature reduction of up to 15 degrees and savings of up to 25 to 30 percent. 6. Programmable thermostat – The use of a programmable thermostat to manage indoor temperatures throughout the day can save big money. Through proper use of pre-programmed settings, a programmable thermostat can save about $150 every year in energy costs. 7. Mulch – Consider mulch for landscaping instead of rocks. Having landscape rocks next to your home can increase the inside temperature by as much as 10 degrees. 8. Window coverings – By installing white window shades, drapes or blinds, interior temperatures are reduced because the sun is reflected away from the house. Consumers should keep shades or curtains on south and west facing windows closed during the day. 9. Install CFL or LED light bulbs – In addition to the huge savings these new bulbs provide for lighting the home, they also produce no heat. Thirty standard light bulbs illuminated in the home collectively put off as much heat as a small space heater. Consumers can keep the house cooler by installing CFL or LED lights.

As summer temperatures reach nearrecord highs, consumers may unwittingly give themselves a shock when they open their upcoming electric bills. “The obvious solution to this rate increase is to avoid using excess electricity,” says local Ace Hardware owner Dan Gust. Gust and his fellow experts at Ace Hardware Longmont offer nine simple steps for avoiding the cost increase and maybe even saving some money while keeping cool this summer. 1. Evaporative air cooler – For the Colorado climate, an evaporative or swamp cooler operates 75 percent more efficiently than a central air conditioner. In addition, portable coolers are another economical choice, perfect for families wanting to cool just the room they occupy. The cost savings is dramatic. 2. Provide shade for air conditioning units – By shading your air conditioner, consumers utilizing a central air conditioning system can increase efficiency 5 to 10 percent. Shade can be provided by planting bushes or using a shade cloth. It is important to ensure that air can circulate freely around the unit to maintain efficiency. 3. Proper use of ceiling fans – With proper use of a ceiling fan, consumers relying on central air conditioning or evaporative cooling will be just as comfortable with the thermostat set at about 78 degrees opposed to 72. Each degree you are able to raise the thermostat will save three to five percent on costs. 4. Box and window fans – The next best thing to central air or an evaporative cooler is a box fan. Maximize its effects by placing a bowl of ice cubes in front of the

Dear G. & J.A.: Newspaper collecting can be a fascinating hobby, and collectors look for such drama-charged headlines as “Dewey Defeats Truman,” “Titanic Sinks” or “Hindenburg Explodes.” The headline is the key to a collector’s interest in a newspaper, and one of the most sought-after newspapers is the April 15, 1865, edition of the New York Herald, announcing the tragic assassination of Abraham Lincoln. There were several editions.

The 2 a.m. “regular edition” announced the attack on the president. Then came the 3 a.m. “special edition,” followed by the 10 a.m. “reward edition” — the first to announce the actual death. Unfortunately, the example belonging to G. & J.A. is the so-called “8:10 a.m. extra edition.” For years, this edition had been considered genuine, but now the Library of Congress has confirmed that all of the 8:10 a.m. newspapers are absolutely bogus. If “Whole No. 10459” is printed at the top of the page, the example is a fake. It should read “Whole No. 10456.” Most of the fakes of the April 15, 1865, editions of the New York Herald were produced for advertising purposes and not to deceive collectors. Tips for bathroom remodel
July 24, 2010
Article Resource Association
Giving an old, tired bathroom a makeover is one of the best things you can do to increase your home’s resale value. And while it can take some planning, remodeling your bathroom is easily within the capability of most homeowners. Get Ideas Start with a visit to a premium tile or cabinet store that offers bathroom displays show-
ing the latest in bathroom design. Another great place to get ideas is to visit model homes. Have a Plan Whether your bathroom remodel involves some light fix-me-ups or is a down-to-thestuds project, it’s important to consolidate ideas and create a plan and budget. Make it Safer Shower stalls and bathtubs should be
outfitted with slip-resistant finishes on floors, rubber mats, and grab bars. And keep electrical outlets away from water, such as bathtubs. Make it Greener When remodeling your bathroom, consider using fixtures that save water, replace old windows with new energy efficient windows, and consider counter tops and flooring made from recycled materials.
