It is hard to imagine that 75 percent of the Earth’s surface is covered by water, yet only 1 percent is available to us as fresh pure water, water we need for drinking and bathing, washing our food and clothes, and for watering our lawns and landscapes. It’s estimated that the average American uses around 100 gallons of water per day – and, unfortunately, about half of that water is wasted. For gardeners and weekend warriors, much of the water lost is due to overwatering, runoff and evaporation. On average, our lawns and plants happily exist and look great on about an inch of water each week. Once established, many plants, especially natives, are well adapted to thriving and looking good only on the water

received from nature. They rarely if ever need supplemental watering, yet we feel compelled to pour it on, literally. However, in the process of coddling our plants, we’re training them to depend more on us for their survival, specifically through overwatering, rather than Mother Nature. The better path is to choose plants that are naturally adapted to local growing conditions, provide supplemental irrigation until they become established and then leave them alone. It’s survival of the fittest, after all, and native plants rarely let you down. On the subject of overwatering, once the ground becomes saturated, any excess water runs off the surface, taking with it sediments and contaminants as it makes its way across your yard to the nearest storm drain or watershed. You can capture and retain water on

your property with rain barrels positioned under downspouts. That’s a clean, free source of water to use whenever and wherever you need it. Another effective way to conserve water in the home landscape is to use soaker hoses and drip irrigation, rather than overhead sprinklers, whenever possible. Soakers and drip systems deliver water right to the root zone, where it can be slowly absorbed with little risk of water loss due to evaporation. Mulch may be one of the easiest and most effective ways to reduce watering needs in any landscape. In addition to suppressing weeds, reducing the spread of plant disease and moderating soil temperatures, mulch acts like an insulating blanket, keeping moisture in the ground and greatly reducing its loss to evaporation. Divine Design

Attic space offers relaxing getaway Sasha and Tony’s kids have flown the coop. But rather than move into a smaller home, these active hobbyists and hard-core cyclists decided to renovate and enjoy every inch of their big, empty nest. They have a great three-story home, but had an underutilized attic space. Once upon a time, it was a suite for Tony’s mom – but years later, it still had that “grandma feeling,” complete with floral wallpaper and sterile green walls. This third-floor space was bright and airy, and they wanted me to turn it into a sumptuous master retreat they could use every day. So I grabbed my crew, trekked up to the attic and prepared to turn Sasha and Tony’s granny suite into a modern and luxurious couple’s getaway. But before I could do anything, the whole space had to be completely gutted – Candice Olson and I mean comHGTV pletely. After dismantling, I started from scratch – in went the new drywall, insulation and recessed lighting. Next, I divided the third floor into three zones all designed to flow logically and beautifully into one another: a spa-like bathroom, a luxurious bedroom and an extravagant dressing area. In addition to cycling, Sasha has a passion for making stained glass. Inspired by the watery blues and greens in her glassware, I chose green, windswept marble floor tiles and glass mosaic shower tiles to set the tone for the new bathroom. I then put in the most marvelous fixtures and finishes. I installed a frameless shower enclosure – complete with one of Sasha’s windows – and a bench on which Tony can shave his legs (yes, he’s that serious about cycling); a big soaker tub with built-in lights beneath a new skylight; and a toi-

let with LED lighting, an auto-flush feature and a heated seat. I put in crisp quartz countertops with “his and hers” vessel sinks in textured glass, two mirrors and four beautiful sconces. Then I added the finishing touch: contemporary mirror-mounted faucets and taps for an ultra-clean and contemporary look. The spa-like serenity flows into the bedroom, which is separated from the bathroom with some dressers, a glass door and a glass window. I made the bedroom more traditional than the bath-

room, but the two rooms still relate through colors and finishes. I put up a beautiful crystal chandelier, laid down gorgeous walnut hardwood flooring, and installed a host of custom cabinetry. Then I installed the focal point of the room: a beautiful king-size bed with a gorgeous soft-blue wingback headboard, creamy linens and a lot of plush throw pillows. Making the most of the quirky angles in the room, I designated a “library” seating area with a chair and an ottoman in a light, shimmering fabric by a lushly covered window.

Watching grass grow at 4 a.m. isn’t the usual highlight of summer, but when the hopes of a major league ball club are being cut at the roots, a little starlight and coffee helps set the mood. In the early morning of Aug. 24, harvesters bit into the soil to slice, roll and load the turf baseball dreams are made of, destined to carpet Target Field in Minneapolis. And to make the dream of grass stains a reality, they came to Colorado’s Graff’s Turf Farms in Fort Morgan, one of four companies nationally that provide major league sports with high quality, sand-based sod. Coating fields in emerald for million dollar athletes, Graff’s grass is in Coors Field, Invesco, Notre Dame, Wrigley Field, Kauffman Stadium and others. But it wasn’t until they grew two acres of sod for the Twins that Graff’s had fans come calling, asking for a peek. For the past year, security surrounding the four-way blend of bluegrass was tight; the only place to hide it was in plain sight. Location of the sod on the 440-acre farm was kept secret – fans eager for a souvenir fistful found it hard to spot their teams’ turf in the sea of grass surrounding it. The deadline for cut-to-laydown was 24-hours, and “the clock starts when the harvester head goes into the ground for the first cut,” says James Graff, co-owner of the farm with Marty Thiel. pany’s enthusiasm that got them the job – it was because they haul many of the good things in life. “They move a lot of beer, pizza and ice cream, so we know they’ll keep their reefers on,” Graff says. “This trucking company is willing to park 18 trucks in order to double up the driving crews.” Arriving in Minneapolis at 10 p.m. that same day, the turf was quickly unloaded and rolled out. Under portable lights the field was laid, starting with the outfield on the third base side. After years of grooming an indoor stadium, moving from astro turf to grass isn’t easy. This stuff is alive. Making the transition from Hoovers to Toros, the Twins hired Larry DiVito as head groundskeeper, who oversaw the installation of the Washington Nationals stadium last year. Minnesotans are a hardy people. “The outdoor breeze (in the new stadium) will stimulate the blood in my veins,” says Jens Loberg, a 23-year-old law student. But the glacial temperatures, while they might inspire Twins players to run around the bases more often, are tough on turf survival. DiVito will take his wafer-thin sod – cut with three-quarters of an inch of soil – and coddle it this fall. Once temperatures chill and the grass goes dormant, he’ll tuck it in with specialty blankets; underground heaters keep it, and the clay infield, from freezing. In spring, the warmed field will lift the sleeping grass out of dormancy for opening day on April 12. For now, the Twins have a dream, as Bill Smith, Twins senior vice president and general manager, says of the stadium before the sod arrival “Everything was gray. Great time to buy for first-time home buyers By Tamara E. Holmes bankrate.com

The real estate meltdown and credit crisis have slammed a huge segment of society, but first-time home buyers could be in the best position to take the leap into homeownership. A few years ago, information inundated potential first-timers about how to take the leap via first-time home buyer programs and other avenues that would make down payments affordable and escalating home prices feasible. In today’s turbulent real-estate environment, renters might think the days of firsttime home-buying assistance are over. But that couldn’t be further from the truth, experts say. “The programs for first-time home buyers that were always tried and true are still there,” says Robert Baker, education manager for Housing and Credit Counseling Inc. in Topeka, Kan. Combine that availability with low interest rates and low home prices, and you have one of the best times in recent history for first-time buyers to take advantage of these programs. “This is the best time I have seen in my entire career for someone to buy a home. I’ve been in this business for 28 years and I’ve seen situations where the interest rates were high and the price of housing was low, and I’ve seen it in reverse,” says Marc Savitt, president of the National Association of Mortgage Brokers. “But this is the first time I can remember both the price of housing and the interest rates are extremely low and extremely affordable.” Not only are market conditions favorable, the government is adding incentives

to attract first-time home buyers. As part of the economic stimulus package, a tax credit worth 10 percent of the purchase price up to $8,000 is available to first-time home buyers as long as they sign on the dotted line this year. Unlike previous tax credits for first-time buyers, this one does not require repayment. Home buyers must meet income requirements to be eligible for the entire credit. If you’re single, you must earn $75,000 or less. Married couples must earn less than $150,000, though those who earn more can qualify for reduced credits. In addition to the one-time credit, firsttime home buyers can take advantage of special programs through the Federal Housing Administration, or FHA. The FHA doesn’t make mortgage loans directly, but it insures loans made by private lenders, protecting those lenders from losses. FHA-backed loans tend to have less stringent credit requirements, and they let home buyers use financial gifts from family members, nonprofit organizations and employers to pay the entire down payment. However, the onset of the economic downturn has brought a change in these programs. “We’ve raised our required down payment from 3 percent to 3.5 percent,” says Lemar C. Wooley, a spokesman for the U.S. Department of Housing and Urban Development. “But that is still substantially lower than the 20 percent you’d have to pay for a conventional loan, if you can get it at all.” Many first-time home buyer programs now require higher credit scores to qualify, says Baker. Although buyers could qualify for an FHA loan with a credit score below 700, they might have to make a higher

down payment. Some of the programs instituted by private lenders not affiliated with FHA generally require credit scores above 700, Baker says. Many programs also contain an education component, so prospective buyers will get help with budgeting, as well as advice on clearing up any debt or credit problems. So even if they don’t have the required credit score, a housing or credit counseling agency can help them improve their financial situation as they look for first-time home buying programs that they will qualify for. Another requirement of many first-time home buyer programs is that participants must have income below 80 percent of the region’s median income. But if your salary was lowered or your bonuses stopped, you might be earning less than 80 percent of the median income now. So even if you didn’t qualify before, you might now. However, as median income levels drop, so does the amount that represents 80 percent. “You may have been somebody that was above the 80 percent median income level five or 10 years ago but now based on family size and median income in your area, you’re now below 80 percent and you can take advantage of this,” Baker says. Another thing to remember: Don’t always take the term “first time” literally. Many programs don’t rule you out if you bought a home before. “If you haven’t owned a home for three years or more, you are eligible for many of these loans,” says Savitt. “If you’ve got reasonable credit, a job, you’ve paid your bills on time and you’ve got a couple of dollars, you’re probably going to qualify.”

In some cases, before you even talk to an attorney, you might benefit from calling your real estate agent to discuss the problem with the seller. One last thing to keep in mind with the current economic situation: If you bought in a short sale from a seller who lost his or her job, even if you have a rightful claim against the seller, if the seller doesn’t have the money to pay to repair the problem, you might get stuck with not only the repair but also with a large legal bill. Dear Helaine and Joe: For the past several years, my wife and I have been looking for a gossip bench for our daughter. High prices and limited availability have kept us from finding a satisfactory piece. Last year, we found one selling for only $125, but we passed on it because of its unusual appearance. Now I am wondering if we missed a good buy. Any comments? – B.M. Dear B.M.: We are not in the business of advising people what they should and should not purchase. That is a personal decision, and we feel we should not interfere. However, there are some issues. First of all, we should probably deal with the moniker “gossip bench.” We are familiar with this variety of furniture, but we have not heard this term applied to it previously. The list of names for this type of love seat, sofa or double armchair includes “tete-a-tete” and “vis-avis.” This piece might have been made during the late Victorian era when furniture makers were busily borrowing from every sort of design that had gone before, but, unfortunately, we doubt this is the case. We are almost 100 percent certain that this is a reproduction, probably from the last quarter of the
