Principal part of mortgage payment not deductible Last week, I answered a question from a reader who is renting out a single-family home (his former primary residence) that is too big for him. He is now renting a different property and had some questions about whether the income from the rental property could be deducted somehow from the rent he is paying on his rental home. In the column, I wrote that you cannot write off the income from the rental property against the rent paid to another landlord for a primary residence. Those are separate transactions. I then wrote that the rent you receive from the rental property can be offset by the expenses of owning the investment property. “For example, let’s assume your mortgage on the investment property is $1,000, and your maintenance and upkeep and taxes are an additional $500 per month. The costs of the property are $1,500 per month. If you are receiving $2,000 in income per month from the property, you can offset all but $500. That’s $6,000 in income you’ll have to report to the IRS.” As Phil Bertolo, a certified public accountant based in Florham Park, N.J., put it: “A couple of my clients have contacted Ilyce Glink me about your most recent Real Estate Tribune Media Services Matters question regarding deductible expenses when renting investment property. Your answer says the owner of the property may offset their mortgage payments and overhead expenses against the rental income. People take things literally and as it reads, they believe the payment, including the principal, is deductible instead of just the mortgage interest.” But that is not the case. Only the mortgage interest part of the payment is deductible. In other words, if your rental property mortgage payment is interest only, then you can write off the entire payment. If your payment consists of principal and interest, you can only write off the portion that is the interest payment. According to the IRS, the expenses of renting your property, including maintenance, insurance, taxes and interest can be deducted in the year that the expenses are incurred. But you may also be able to deduct the following: advertising, cleaning and maintenance, commissions, depreciation, insurance, mortgage interest, legal fees, local transportation expenses, management fees, other types of interest, points (a point is one percent of the loan amount), rental payments, repairs, tax return preparation fees, real estate property taxes (excluding the portion that is “local property benefit,” which may be added to your cost basis), travel expenses and utilities. Let’s say that there are some expenses that your tenant pays you on his or her behalf. If, for example, you pay heat and your tenant pays you to pay the energy bill, the amount you’re paid is rental income. However, because you are including this amount in income, the IRS says you can also deduct the expenses if they are deductible rental expenses. Finally, if you’re paid a year’s worth of rent up front, the IRS requires you to declare that rental income entirely in the year in which you receive it. One of the hottest hues right now is wonderful, sunny yellow. From edgy citron to happy marigold to whisper-soft pale yellow, designers are showing yellow in a big way this season. If you’d like to add just a drop of yellow to your decor, or let the sun shine in and flood your rooms with this happy color, here are some tips for making room for yellow. In the mood for a complete room makeover? You can’t go wrong with a palette of yellow and gray. At Nell Hill’s, we’ve picked gray as our favorite new neutral. I added a velvety shade of deep gray to my custom paint line, Abbey Steps, and it has become one of our hottest sellers because it’s dramatic yet soothing, classic yet hip. The secret to pulling off a gray-toned room without it feeling dreary is to mix together a lot of shades of gray, then brighten it up with a pop of color, like yellow. When working with a palette of yellow and gray, I’d suggest you take one of two paths. The first is to paint your walls a dark shade of gray. To contrast the darker walls, paint the trim white or light cream. Then fill the room with furnishings that reflect lighter tones of gray, creams or whites, and shades of yellow. For instance, you might cover your sofa in a pale gray linen fabric, then pop it up with an array of yellow accent pillows. If you love traditional furnishings, pick a timeless toile pattern. If you are looking for something more contemporary, try one of today’s sharp geometric prints. Or mix the toile and geometric pillows together. I really like to use contemporary fabrics when I decorate with yellow and gray because they are so clean and simple. Try covering an ottoman or side chair in a graphic pattern in charcoal gray and yellow or light gray and white. A second approach is to paint your walls a soft gray or buttery yellow, then go with darker yellow and gray fabrics on your furnishings. Try upholstering a sofa in a charcoal mohair gray fabric or a menswear herringbone. Pick an area rug for the grouping in a graphic pattern. For years decorating magazines, catalogues and designers treated us to lovely light palettes of whites and creams. If your home, like mine, centers around these light neutrals, consider tossing in a few bits of yellow to brighten things up. Add an accent pillow or two in yellow. Upholster your sofa in a soft yellow stripe, floral or solid. Your room will still feel soothing and calm, but the little addition of yellow will also make it warmer and cozier. Yellow looks smashing with so many tones, from orange and pink to blue and green, that you will have a lot to choose from in your color-soaked room.

The Advantage of Organics The purest form of organic fertilizer is a plant-, animal- or mineral-based fertilizer that is applied to the garden without any processing. Good examples of these are green manures, animal manures and wood ashes. The advantage is that not only are main nutrients added to the soil, but organic matter and humus, as well. Organic matter improves soil structure, moisture retention, drainage and the microbial life of the soil. An adequate amount of organic matter in the soil can help ensure that nutrients are available to plants on a steady basis and that the soil structure enhances root growth. Organic fertilizers dole out the nutrients more slowly than chemical fertilizers, so plant roots are less likely to be burned by getting too high a dose. The best way to use organic fertilizers is to apply a combination of raw materials high in organic matter, such as manure, along with specific organic fertilizers to target crop needs. Types of Organic Fertilizers Here are some examples of plant- and animal-based products you might use in your garden. • Plant-Based Fertilizers • Alfalfa Meal • Corn Gluten • Cottonseed Meal • Seaweed • Soybean Meal • Animal-Based Fertilizers • Blood Meal • Bonemeal • Fish Products • Animal manures • Compost Animal manures The nutrient composition of animal manures varies based on the animal, the bedding and method of manure storage. Aged manure is better than fresh, and cow is better than horse (high in weed seeds). Cow manure is the manure most commonly found bagged in garden centers. While nutrient content is low, the plants can absorb them moderately quickly. Manure from sea birds, chickens and bats is rich in nutrients, especially nitrogen. Highly soluble and quickly available nutrients are useful early in the season to stimulate vegetative growth. However, high-nitrogen chicken manures and guanos can burn tender plant roots. It’s best to use them as a foliar feed, diluted in water; or in a composted form. Compost Compost is considered the Cadillac of organic fertilizers. The beauty of making compost is that no matter what material you start with, the end product is relatively similar. Finished compost has a low but good balance of nutrients, while being high in organic matter that helps feed the soil’s microorganisms. Composts are available commercially or you can make your own. A simple paint project is an easy way to add a pop of color and upgrade your home decor. And while choosing the latest color trends may be the most exciting part of painting a room, it isn’t the most important step in the process. The way you prep the room can affect the final result of the DIY project. “Prepping the job determines how well the paint will adhere to walls and trim,” says professional painter Dan Brady. “Preparation is the most important part of the job and there are three critical steps you should always follow.” Cleaning Start your paint project by removing all window treatments, light fixtures and electrical outlet plates. The first step in properly prepping your room is to clean and degrease all surfaces. You want to make sure the surface is free of dust, dirt and fingerprints. Applying a coat of paint over dirt or residue left on the walls can leave your job looking unprofessional. A simple household cleaner will do the trick for minor cleaning. If you are painting in the kitchen of your home, Brady recommends using a mixture of vinegar and water to clean grease and food stains. Repairing Normal wear and tear such as moving furniture, hanging pictures with nails or even dents from a doorknob can damage your drywall. The next step in the paint prep process is to make any needed repairs to drywall and then sand the surface. Sanding the surface ensures that the drywall repairs are level and even with the wall surface. Patching minor dents and damage to drywall is fairly simple. Fix small holes by filling them with minimal amounts of drywall compound and smoothing it with a drywall knife. Once the compound dries, lightly sand it with sandpaper. For larger damage, such as dents, start by sanding the area to remove excess debris. Fill the dent with drywall compound, level it with a drywall knife and sand until you have a frictionless surface. In both cases, follow the manufacturer’s
directions for dry time, and then be sure to wipe down walls and trim with rags to remove any remaining dust and loose particles. Following these steps will give you a smooth palette on which to paint. Taping The third and final step in the paint prep process – applying painter’s tape – also lets you get creative. It is important to select the right grade and level of adhesion before you start taping. Delicate surfaces such as fresh paint, wallpaper or faux finishes require a tape with a lower adhesion to prevent surface damage. For common surfaces, like cured painted walls, wood trim, glass and metal, you can use a tape with a medium adhesion. “I recommend using FrogTape brand painter’s tape, which comes in both a delicate surface and multi-surface technology to accommodate almost every painting situation,” Brady says. “This tape is ideal for painting stripes, checkerboards or other designs that require crisp, sharp lines. Straight lines separate a professional looking paint job from a mediocre one,” he says. “FrogTape is the only painter’s tape treated with PaintBlock Technology – a super absorbent polymer that reacts with latex paint and instantly gels to form a barrier that prevents paint bleed.” When masking the surface, adhere the tape in short sections to avoid stretching the tape. Brady suggests using a putty knife to press the tape firmly to the edges. Once the tape is applied in the desired pattern along the edges of the wall, you’re ready to begin painting. If painting more than one coat, make sure to reapply fresh tape for each paint application to obtain optimal results. The way you remove the painting tape also contributes to the professionalism of your job. To prevent paint from bridging over the edges and tearing, Brady says you should remove the tape immediately after painting. The tape should be removed slowly at a 180-degree angle. If the paint becomes rubbery and begins to pull with the tape, gently score the edges with a razor blade.
