In the center, I put in a big-screen television, which is situated across from a new large, deep L-shaped sectional in sage linen with tons of textured pillows in rust, gold and cream. I sectioned off this part of the room with a dark-wood, mirrortopped storage cabinet, which I arranged just behind the sofa. On the other side of the cabinet, I created a little games nook where I installed a beautiful dark-wood table, a few creamy chairs and a storage console. Above the table, I put up a stunning chandelier that helps to create a great first impression of

the room as you walk down the stairs. To further lighten the windowless space, I put up recessed lighting, installed some track lighting behind a bulkhead, and placed some mirror-backed sconces that reflect light into the room. Lastly, I decided on an eclectic mix of accessories – artwork, vases, candles and pillows – to finish off the space. This room was suffering from a bad case of cold and creepy. So I prescribed warmth and light therapy and turned it into a happy, healthy place for rest, relaxation and family time. Now that’s divine.

After the bulbs are planted, the pruners are put in the garage and the garden beds have been cleaned out, it’s time to forget about your landscape until the spring, right? Wrong. Homeowners looking to update an existing landscape or install a new landscape to increase their outdoor enjoyment can get a head start on spring by starting their project in the fall and early winter. “One of the many advantages to starting the planning process now is that you can actually complete a lot of the work this time of year,” says Carole Kastler, vice president of the Associated Landscape Contractors of Colorado and

owner of Camelot Design. “As long as the ground is not frozen, many hardscape projects like decks, retaining walls, patios and pergolas can be done right now.” Another benefit of fall/early winter planning is it increases the odds of getting the contractor you want to work with. “Traditionally, the business cycle for landscape professionals slows down this time of year. It is much easier to find the contractor you want to work with now, versus trying to hire them in the spring when they are already booked up,” says Kristen Fefes, executive director of ALCC. No matter the time of year, Kastler recommends developing a plan for your

landscape project. “The best built projects are ones that follow a design which incorporates everything the homeowner wants to achieve and how much it is going to cost.” Kastler also recommends hiring landscape designers in the fall, even if you are not going to start your project until the spring. “Whether you are installing the project yourself or hiring someone to do it for you, developing your design in the fall allows you to get a jump on spring,” she says. There are bottom-line benefits for planning and working in the fall as well. The first is the return on investment that a quality landscape provides. A recent study published in the Journal of

Dear Helaine and Joe: I saw your piece on double-weave coverlets and have enclosed a picture of a tapestry from my husband’s family that is stamped “France” on the back. Would you have any information on this piece? – J.W.S., Marion, Va.

Dear J.W.S.: Charles-Edouard Jeanneret-Gris – known to the world as Le Corbusier – is one of the pioneers of modern architecture and the International Style, and he once called tapestries “nomadic murals.” The idea was that the nobles and the wealthy of days gone by would customarily roll up their tapestries and take them whenever they moved from one residence to another. That is because these woven textiles were not only beautiful to observe but were also used to cut down on wintertime drafts, hopefully keeping the interior of the residence warmer and cozier than it might have been otherwise. In medieval Europe, tapestries became popular starting in the early 14th century. Many of these were initially made in Germany and Switzerland, but throughout time the craft expanded to France and other places in Continental Europe. Arras, France, became a center of the tapestry industry in the 14th and 15th

centuries, and “arras” became something of a synonym for a rich tapestry. A little later on, tapestry centers prospered in Flanders (Belgium), and in the 17th century, Flemish tapestries became important. Another significant 17th-century tapestry maker: the Manufacture des Gobelins in Paris. The tapestry in today’s question was probably manufactured on an updated Jacquard loom in the late 19th or early 20th century. We believe it is circa 1910. Mass-produced tapestries were popular at the turn of the 20th century. Because this example has fringe, it was not meant to be a wall hanging, but

was probably a piano adornment . The scene of women dancing is somewhat Art Nouveau. Because we do not know the size of this example, we can only say that if it’s about 4 feet by 31/2 feet, it has an insurance value of $150 to $175. Green Resolutions for the New Year By Carol O’Meara Colorado State University Extension

When the season winds down, gardeners look around at the good, the bad and the ugly of the past year. Good things are celebrated. We nod smugly over a plant that thrived or a trellis that actually held something up. The bad is ruthlessly rogued from the garden, pulled before it can reproduce. But the ugly is somewhere in between, and most gardeners rarely wait until the end of the year to make their resolutions. In my garden the choice for resolutions is vast, but I’ve narrowed it down to the top 10. 1. I won’t believe everything the seed catalog tells me. The people who write up the description for seeds are good at their job. They make each and every one sound so wonderful I can’t live without it. For the gullible gardener this leads to catastrophe or, at least, an empty bank account. 2. I will not start more plants than can fit on the grow shelves. This past year the explosive growth of my seedlings was alarming, forcing my spouse to construct shelving out of two-by-fours and a few bricks. Since I start seeds in my home, not a greenhouse, this interior decor was a bit too rustic for our taste. 3. I will seek out other tomato lovers and start a fruit swap instead of growing a gazillion plants in my garden. Let’s face it: Every variety is intriguing to an avowed tomatogeek. And with thousands of types, the problem is space. Surely there are other tomato aficionados who would like to try more varieties but don’t have the space to grow them. 4. Succession sow stir fry greens spring through fall. Building on this year’s success in boosting our diet with vitamin-packed vegetables, I’ll hang a shade cloth over one bed and keep the crisp greens thriving through summer. Red Russian kale and tangy Tatsoi should look beautiful together in the wok. 5. Search for and try new recipes for cooking with stir fry greens. Flavored olive oil and cheese are only

good the first twelve times. 6. Increase the herb garden. One trip to the grocers to see the high price of herbs is all it takes for Carol O’Meara me to plan on Colorado State adding more University Extension seasonings to the plot. 7. Visit Colorado’s outstanding public gardens. Hudson Gardens, the Denver Botanic Gardens, the gardens at Kendrick Lake or the Betty Ford Alpine garden are a few of our botanical treasures that should be visited often. When you need a break, a day spent strolling their paths is inspirational. 8. I will not judge my garden against others, particularly if those others are famous “garden gurus.” While they might have an army to keep their gardens neat and tidy, I don’t. Every garden is as unique as a fingerprint; mine just looks like a crime scene. 9. I have a landscape plan, now I’ll use it. But renovating a landscape is a work of love and patience; it takes time to do it well. Phasing in a good plan over a few years is a way to upgrade without breaking the budget. 10. I will weed my perennial beds, giving them as much time and attention as the vegetable garden. This resolution is a golden oldie, a little lie I tell myself every year. One thing I won’t do is renovate the back lawn. I love the checkerboard of grasses back there, where buffalo grass, bluegrass and tall fescue duke it out. The entertainment value is too great. Refinancing not an option for the unemployed

Q: I am a 59-year old single woman who was recently laid off from a computer consulting job. This is the first time in more than 30 years I am out of work, but there is a good chance I will have something by early February of next year. My part of the industry should be a lot better then. I have six years left on a 15-year mortgage at 5.75 percent. The balance is about $70,000. My condominium is worth about $145,000. Before I was unemployed, I didn’t seriously consider refinancing because I wanted to pay the loan off in the six years and didn’t want to commit to a new 15-year loan. However as part of my employment transition I am considering a career change and will only earn half of my former salary. Since I am unemployed right now, would any mortgage company consider me for a refinance? If so, do I start with my current lender? Or should I shop for other deals? I have no credit card debt and should have a very good credit rating. Will mortgage lenders even consider a refinance if I am without income at this point? My goal is to save as much as I can so it can grow for retirement – which I hope is not too many years away. Currently I have money in retirement funds that I do not

want to touch and enough liquid cash to handle the mortgage and monthly expenses for six months. Please let me know your thoughts and any other considerations I should have. Thank you for all your efforts. A: I’m sorry to tell you this, but without a job, you probably won’t be able to refinance your mortgage. Not with what’s going on in the current credit environment. There is no such thing as a “no doc” or “stated income” loan at the moment. Instead, mortgage lenders are verifying all data and information several times during the loan application process. The good news is that in the grand scheme of things, your loan is at a decent rate, and you only have six years left until it is all paid off. If you were to refinance now, your loan payment might go down a bit, but you would continue to make payments on your loan for not only the six years you have left but for an additional nine years if you get another 15-year term on a loan or for another 24 years if you get a 30-year loan. You’ve already paid the lion’s share of interest and are now just paying down your loan balance. If you did refinance, you would have to be sure you could not only lower the interest rate and payments but also pay off the loan in the six years you have left on your mortgage.

Keep your kitchen in shape

Unfortunately, that’s not the case. Even the toughest-looking kitchen gear needs maintenance and TLC, and the efforts will help you protect the value of your investment. Beyond the manufacturers’ user guidelines, you can follow these expert recommendations for maintaining your professional appliances.

Clean Cooktop Spills Sooner When upgrading from an electric range to gas burners, you gain serious heat but you lose the ability to pop out the burner coil if you need to clean or inexpensively replace it. “If you have a gas-fired stove, and you want it to cook safely and at its maximum effective level, you need to keep the burners clean,” says Bill Handziuk of Union Gas, a major Canadian naturalgas utility. “Clean spills right away while you can still get them with water or a little soap and water, and check those little holes in the burners that allow the gas to

come out to make sure they’re not blocked with debris. If they are, use a toothpick or a tiny brush to pick out the debris so the gas can flow freely again.”

Use Your Oven as Designed Keeping a professional-style oven clean isn’t a tall order because most high-quality models are self-cleaning, but other steps are still necessary to keep them at peak performance. If you’re tempted to fit an oversize roaster in the oven by removing the racks and placing it directly on the floor, resist. “That’s a good way to damage the heating element or the floor itself, which isn’t designed to hold that much weight,” Handziuk says. “Always cook with at least one rack inside the oven to help support the weight of the pots.” Covering the entire bottom of the oven with foil to catch drips and speed cleanup is also inadvisable. “The foil can block the air circulation, which makes the oven much less efficient over time. Power up your cleaning routine when seconds count Rally the Troops • When time is of the essence, divide and conquer. While one family member is vacuuming, a younger one can follow behind, wiping down baseboards. Or while one is taking out the garbage, the other can load the dishwasher. One way to motivate family members for these situations is to instigate a regular power cleaning competition. Make a game of timing how long it takes to tackle key cleaning chores, and you’ll have your own family SWAT team ready to go when guests are on their way.

Getting ready for winter often means changing to warmer clothes and taking stock of mittens and hats. But it’s also a good idea to prepare your home’s heating, ventilation and air conditioning (HVAC) system for winter, too – especially if you want to keep energy bills down. Heating can account for almost half of the average family’s winter energy bill, according to the Environmental Protection Agency. Taking a few steps now will help your furnace and other heating components operate more efficiently throughout the winter, helping you save money. Program your Thermostat If you don’t have a programmable thermostat, this is the year to get one. Resetting the temperature from a constant 72 to 65 degrees for eight hours a day (perhaps during the day while you and your family are less likely to be home) can cut your heating bill by up to 10 percent, according to energy.gov.
