For those of us trying to live a more sustainable lifestyle, this time of year poses yet another green dilemma. Which is more eco-friendly – a real or artificial Christmas tree? One of the most common reasons for buying an artificial tree is longevity. Although artificial trees do last for years, eventually they are discarded and remain in a landfill forevermore. Fake trees are nonbiodegradable; they never break down. Part of what makes artificial trees so sturdy are the components used in their construction. PVC plastics are made from petroleum byproducts, heavy metals are used to stabilize the plastics and the metal branches are mined from the earth. In California, warning labels are even required on artificial trees to alert users of the potential risk of hazardous materials, including lead. The idea of buying local and supporting area businesses doesn’t apply to artificial trees. Most are made in China, shipped across the Pacific and then travel many more miles to reach their final destination. Now, having pretty much bashed the argument in favor of artificial trees as better for the environment, I certainly respect that there are circumstances in which they are more appropriate for certain users. Moreover, if you already have one, discarding it prematurely is not environmentally responsible, either. However, when the opportunity presents itself, think twice before opting for artificial Christmas trees as the greener option, because they’re not.

Contrary to a common misconception, live trees are a better environmental choice. While growing, they’re absorbing carbon dioxide and releasing oxygen, stabilizing soil and providing habitats for wildlife. As trees are harvested, new ones are planted to take their place. And unlike artificial trees, real trees can often be purchased from local farms. After they have served their purpose, they can be utilized as a mini-habitat for wildlife or hauled off and shredded for compost. But the best option is a live Christmas tree you can plant in your yard. Throughout the last several years, the popularity of living Christmas trees has been on the rise. But many of these trees don’t survive the holiday season. Knowing how to choose, plant and care for a live Christmas tree will make for a happier holiday and a valuable addition to your landscape. When purchasing your tree, select a variety known to grow well in your area. Consider the mature height and width of the tree, and know where you will plant it in your landscape. Particularly in areas where the ground freezes, consider preparing the planting hole in advance of freezing weather. Once home, your tree needs to stay outside, in a protected area, until a few days before Christmas. Water the tree immediately and make sure the soil is kept moist, but not wet. It also needs to be sheltered from high winds and full sun. The objective is to acclimate your tree to warmer temperatures over a period of three to four days.

Avoid the temptation to bring your tree indoors too early. In fact, the less time indoors, the better. One or two days before Christmas is best, but no more than a week. Move your tree back outdoors as soon as possible after Christmas. However, don’t immediately plant it. The tree will need to readjust to outdoor conditions in a protected area for several days. Plant this tree as you would any other, following sound planting practices. The hole should be at least twice as wide as the root ball, but no deeper – even slightly shallower is better. Contrary to conventional information, it is not advisable to amend your planting hole with organic matter. Rather, backfill with the original,

well-pulverized soil. Finally, be sure to water and mulch your tree to retain moisture. Continue to monitor soil moisture. Winter conditions can be dry, and your plants and trees need water now as well, especially newly planted ones. So if you’ve made the choice to go with a live tree instead of an artificial one, the proper care and planning, before and after the holidays, will help ensure that your tree survives for years to come. Dear Helaine and Joe: I am enclosing photographs of two lamps, which I purchased about 10 years ago at an estate sale. They are both signed “L&F Moreau” and have the original shades. They are 39 inches tall, including the shades. The lamp with the boy has slight damage at the base, and on the other, the man and the woman have damage on their faces, arms and legs. I would like to know their value. Thank you. – A.E.B. Dear A.E.B.: There is more than mustard coming out of Dijon, France. There is also the Moreau family of artists, and we have actually seen charts listing who’s who and the various relationships in this artistic clan. The particular Moreau family members who concern us today are Louis Auguste Moreau (1855-1919) and Hippolyte Francois Moreau (1857-1930). They are perhaps best-known for their ornate clocks and mantel garnitures cased in either bronze or spelter. Both Moreau brothers in this partnership were artists who sculpted and produced bronze statuary, and their original bronze pieces can bring considerable amounts of money. But they also set up a studio to make spelter copies of their works in quantity, and these are far less highly regarded by collectors. Spelter is sometimes synonymous with the element zinc, but in antique or vintage statuary, it is usually an alloy of zinc that is sometimes called “white metal” or “pot metal.” Often, spelter is given a thin coating of bronze to make it

look like the more expensive alloy of copper, but telling the difference between bronze-coated spelter and solid bronze is not difficult. The metal used to make these lamp bases is definitely spelter, which has been painted off-white with gilded details such as clothing. From the photographs, we feel that the damage to which A.E.B. refers is damage to the cream-colored paint. For the most part, we see L&F Moreau lamps of this type (cream-colored paint and gilded clothing) with some paint loss retailing in the $500 to $600 range for the pair. The year ahead will bear similar stories as we find wild swings in month-tomonth comparisons. For example, though the number of single family home sales in November in Longmont were down 21.5 percent, on the year to date basis, we are only down 8.5 percent and will end the year down about 10 percent in units, but only down about 3.5 percent in dollars transacted. That is good news for the median value of Longmont home sales. NAR economist Dr. Lawrence Yun sees a brighter future, and by the third quarter of 2011, a steady climb out of the housing doldrums as inventories start getting used up from the pent-up demand of new households being formed, and not nearly enough new homes presently being built to meet the demand. Some savvy homeowners are having their cake and eating it too when it comes to energy-efficient home heating. Imagine cutting your heating bills, while boosting your home’s comfort. Sound too good to be true? Not for the thousands of homeowners who are using radiant floor heating, one of the oldest and most efficient means of heating a home. The technology, dating back to the ancient Romans, uses warm water to heat the floor, instead of a furnace to heat the air. Modern radiant systems pump warm water through an in-floor network of PEX tubing (crosslinked polyethylene), which, in essence, turns a home’s entire floor into a massive whole-room radiator. Many families actually feel warmer at a lower thermostat setting with radiant floor heating than at a higher temperature required with conventional forced-air heating systems. Studies conducted by the American Society of Heating, Refrigerating and Air-Conditioning Engineers indicate that people with radiant heating systems can be comfortable at temperatures 6 to 8 degrees lower than with forced-air systems. The lower thermostat setting means using less energy and saving more money. Feel Warmer at a Lower Temperature Picture a beautiful sunny day. It’s 65 degrees outdoors, and you are standing under a large tree. You may feel a bit chilly if there’s a breeze; but as soon as you step into the sunlight, you’re comfortable again. The air temperature is roughly the same in both sun and shade, but you feel OK because the sun’s radiant heat waves warm you directly. The same concept applies to a home with radiant floor heating. As the invisible waves of thermal radiation rise from the floor, they warm you and all the surrounding furnishings, which radiate that captured heat. Contrast that with what happens in a conventional forced-air heating system, the kind found in most American homes. Hot air blows out of the registers and rises to the top of the room where it quickly sheds heat and then drops back down as it cools. In a radiant home, all that warmth stays at the floor level where the people and,

most importantly, their feet live. And if your feet are warm and comfortable, chances are, so are you. Moreover, because the distribution of heat is more evenly circulated, there is less need to “overheat” a home in order to compensate for spaces that seem too cool because of drafts or poor insulation. New and Existing Homes A radiant heating system can be installed during new-home construction or added to an existing home. Even if you choose not to opt for radiant heat throughout your new home, the builder can still install the PEX tubing in the basement floor or – if you don’t have a basement – in the home’s concrete slab. Radiant technology is also perfect for heating a single bathroom or a kitchen. Other benefits of radiant heating include: • Healthy atmosphere: Since a radiant system needs no fans or blowers to move its heat, family members with allergies are not subjected to the circulation of dust, mold, bacteria, viruses and pet dander throughout the home. • Quiet operation: No fans and blowers also means no noise. • Interior design options: Radiant heating allows you to place furniture wherever you want with no concern about blocking air vents. • Fuel flexibility: Radiant floor heating systems can accommodate a variety of energy sources: from the conventional (gas-, oil- or wood-fired boilers) to the cuttingedge (solar thermal systems and geothermal systems) – or even a combination of both.

To improve credit score, make habit of saving and paying off debt By Michele Lerner bankrate.com

Living from one paycheck to the next may be the norm for many people. But homebuyers need a better strategy. “If buying a home is your goal, then it needs to be your priority,” says Tim Kirchner, vice president of MetLife Bank in Irving, Texas. “Most people need to sacrifice a little and stick to a budget in order to save for a home.” A good budget plan begins one or two years before the buyer makes an offer. When it comes to securing a loan at the best mortgage rate, credit is king. “The most important focus for all potential buyers should be improving their credit score,” says Jean Badciong, chief operating officer of Inlanta Mortgage in Waukesha, Wis. “A low score can prevent someone from buying a home or at least from qualifying for an affordable mortgage rate.” Greg Holmes, national director of sales and marketing for Credit Plus, says potential buyers should request their free credit report at AnnualCreditReport.com. “Some people who think they have good credit don’t, while people who think their credit is bad may be surprised that it is actually OK,” Holmes says. “Everyone should check their report for accuracy and fix any mistakes. It can take months to correct errors.” To improve their credit scores, Holmes says buyers should pay off past-due bills, pay every bill on time and reduce their balances to less than 30 percent of the credit limit on every account. Also, it is best to have three to five credit accounts, such as a car loan, student loan or credit card, for one year or longer. Holmes recommends against frequently switching credit cards to get the best rate. Kirchner says people often do not realize the consequences of paying bills late or missing a payment, which can stay on a credit report for a long time. Some young people assume they can improve their credit scores as an authorized user on a parent’ s card. But Badciong says this will have no impact on their score. “Every consumer should establish three

lines of credit such as an installment loan and a credit card or two, keeping the balance low and paying them on time, in order to generate a strong credit report,” says Christine Howard, a senior loan officer with Inlanta Mortgage. Howard urges future homebuyers to make “virtual” mortgage payments today as a way to build up savings and learn to budget for actual mortgage payments down the road. “Renters can estimate a mortgage payment and set aside the difference between that payment and their rent each month,” Howard says. “If they are paying $800 in rent and estimate their mortgage will be $1,100, they can put $300 per month in a special savings account. “Not only does this help them save for a down payment, but it demonstrates to a lender their ability to afford that higher housing payment.” Kirchner recommends that future buyers create a simple budget and set a savings goal. “If they find they can save $300 a month, then they will have $3,600 at the end of the year,” Kirchner says. “Lenders want to see that pattern of savings, and buyers will need at least 3.5 percent for a down payment on an FHA loan or at least 10 percent for a conventional loan.” Kirchner recommends setting up an automatic transfer of funds into saving through your employer or your bank. While buyers increase their savings, they should also reduce their debt. “If your debt-to-income ratio is over 50 percent, you need to pay off your debt before even thinking of buying a home,” Howard says. “Some companies will relax their standards for borrowers with a strong credit score or substantial cash reserves, but in general, FHA will only go up to 43 percent and conventional lenders will only go to 41 percent for the overall debt-to-income ratio.” While it might be premature to visit a lender two years before a home purchase, it can be valuable for consumers to know if they qualify for a mortgage, Kirchner says. He also recommends visiting open houses.
