t’s been one of Vancouver Island’s best-kept secrets— until now. Islanders already know what the rest of Canadians are quickly learning. People are gravitating to one of the most desirable places to live in B.C., thanks in part to Maclean’s magazine, which ranked the city of Langford as the “top community in B.C.” And the praise doesn’t stop there. In 2021, insurance website RATESDOTCA named the city the “most livable” place in Canada. Its urban amenities, phenomenal growth, quality of life and natural beauty all contribute to the appeal, but it’s also acclaimed for its affordability, which is the pillar of the extraordinary new high-rise condo development, The Scene, by Evantra Developments. “Our developer wanted to create a mix of floor plans so people could be offered attainable housing,” says Michael Sikich, president, The Agency Real Estate Marketing Group. “This development offers a unit mix that will appeal to firsttime buyers, young families, and downsizers; it’s a good diversification of unit types that offers a very high level of finish any owner would be proud of.” Centrally situated on Peatt Road, The Scene comprises 270 high-quality contemporary suites over two towers, 18 and 24 storeys, with stunning unobstructed views in all directions. A collection of spacious one, one-plus den, two- and threebedroom (penthouse only) residences with thoughtful floor plans and high-end finishes will meet your family’s most desired needs. The condos are the first high-rises and the tallest concrete towers in downtown Langford and the first with concierge service.
DYNAMIC INTERIORS, BUILDING AMENITIES With timeless interiors, executed by Mintaka Design, warm colour palettes of calming hues, luxurious flooring, stone countertops, premium stainlesssteel appliances and a Kohler fixture package, are intended for an easy-to-maintain comfortable living environment. With more than 10,000 square feet of indoor and outdoor amenities, your new home will take care of: your health and fitness needs, with a fullyequipped fitness facility; your special event celebrations and social gatherings, with a modern amenities room, with pool tables, bar, and fireplace; and your R&R essentials, with an exquisitely appointed patio and gardens. “Residents will have amenities that are not available in other developments,” reveals Sikich. “The beautiful garden includes garden plots, landscaping, child’s play space, and BBQ with picnic area, which all extends across both towers.” An on-site daycare, yoga studio and ground floor retail shops will also add to the building’s undeniable attraction. ONE OF THE BEST COMMUNITIES IN THE COUNTRY Surrounded by nature and urban amenities, it’s no surprise that Langford is the fastestgrowing municipality in B.C. It has a multitude of recreation at your fingertips, including four lakes, a new YMCA, world-class golf, and extensive trail systems. “This is an exceptional opportunity to own in one of the best communities in the country,” says Sikich. “It will only continue to appreciate, not just because of the product it is, but because of where it’s being built.” Coming early spring 2022. P
acific FC’s 2022 season is officially underway after the defending Canadian Premier League champions opened their campaign on April 10th with a 2-1 victory over Hamilton’s Forge FC. 2022 is shaping up to be a big year for the Island club. Pacific will be competing in three competitions: the Canadian Premier League (CPL) - a 28-game regular season with playoffs in the Fall to determine the winner; the Canadian Championship - a knockout-style cup tournament also featuring the Canadian Major League Soccer teams; and the CONCACAF League - a knockout-style cup tournament featuring teams from Central America and the Caribbean. Participating in three competitions will provide supporters the chance to see Pacific FC play at home many times this year. As of right now, Pacific has a guaranteed 16 home matches scheduled in all competitions for 2022. Additional matches at Starlight Stadium are possible if the Tridents advance in either the Canadian Championship or Concacaf League, as well as potential playoff games if the club finishes in a top-four spot in the CPL. Other exciting notes to consider as Pacific FC begins a new chapter includes a new man taking charge alongside an electrifying mix of returning players and new arrivals. Leading the team from the sideline this season will be new head coach James Merriman. Although Merriman has been with the club since the inaugural season, this will be the Islandborn coach’s first season as a head coach at the professional level. Merriman, born and raised in Nanaimo, takes over for the departing Pa-Modou Kah who led the team to the
championship last season. Merriman’s experience under Kah as well as his roots on the Island made him the perfect candidate to take over during the offseason. Along with Merriman being retained and promoted to the top job, fourteen members of last season’s championshipwinning squad are returning for Pacific FC in 2022. Although some players from last season’s victory in Hamilton have moved on, the team still boasts many players who’ve experienced that winning feeling and will want to recapture it. The return of captain Jamar Dixon as well as leaders Callum Irving, Manny Aparicio and Marco Bustos will help Pacific in their fight to repeat as champions. The first team squad will also feature seven new names this season: players with previous CPL experience in Amer Didic and Nathan Mavila; exciting young players including the Portuguese midfielder Umaro Baldé, Dutch forward Djenairo Daniels and Canadian winger Adbul Binate; as well as Georges Mukumbilwa and Kamron Habibullah who arrive from Vancouver Whitecaps FC. In a similar vein, Emil Gazdov, who signed for Pacific FC in 2020 but hasn’t played for the club yet, is returning to the club after a twoyear loan spell in Germany. All things considered, the new season has begun in excellent fashion for Pacific FC and there is plenty of excitement around the team and in the community as they begin a new adventure. To match the community excitement the team has many options when it comes to buying tickets to watch the Tridents play. There are six or 10 ticket flex-packs, me+3 groupings, group tickets and single-game options available. Check out the Pacific FC website for more information.

3 reasons why funeral pre-planning is part of a complete retirement plan insurance is something you’ll keep paying... well, for life. And you may never even use it at all!
M
any Canadians don’t know that they’re missing a key component of their retirement plans: funeral pre-planning. There are so many myths and assumptions that play a role here, and they have a real impact on the well-being of too many families. Many Canadians miss the opportunity to pre-plan their funerals in ways that honour their memories while also protecting their loved ones. It doesn’t have to be this way. Let’s demystify funeral pre-
planning in Canada, and make sure you know the facts: to make plans that suit your personality and values, no matter how your lifestyle may change over the years to come.
about 8 weeks to payout to beneficiaries. Since funerals are a type of event, 50% of the costs need to be paid upfront, with the remaining 50% due two weeks later. Even if the beneficiary can part with some of that money from life insurance, it will be about two months too late. Pre-planning helps you pay off the complete cost of a funeral before passing. And when you’ve paid it off, that’s it; there are no further payments. On the other hand, life
HERE ARE THE 3 REASONS WHY FUNERAL PREPLANNING IS PART OF A COMPLETE RETIREMENT PLAN: 1 Life insurance doesn’t cover the cost of funerals. Life insurance is meant for the living. It also takes

2 Funeral pre-planning is part of the financial legacy you’ll leave for your kids. When we make retirement and estate plans, we also think about wanting to leave a financial legacy for our loved ones. Too often, parents pass, never realizing that their children will have to find thousands of dollars to pay for their funeral. (Often because they mistakenly believed their life insurance would cover it). Pre-planning ensures your peace of mind, knowing that you’ve protected your kids financially by freeing them of financial pressures on your behalf. 3 The cost of inflation affects our retirement lifestyles and our funeral plans. When we save for retirement, we factor in the cost of inflation. By saving and investing with that in mind, we set ourselves up for a more comfortable retirement. It’s the same principle when pre-planning a funeral that matches your final wishes. Yet so many Canadians let the years pass, and end up paying thousands of dollars more in a year or two before they pass for the exact same service that they could’ve preplanned decades before hand. Just think about the difference

in inflation between the 1980s and 2020s.
