Ceramic Tile Style Guide

Whether patterned or not, tile floors can go a long way in determining how the interior of your home looks.

Floors are one of the first things people recognize when entering a home. Whether itâ&#x20AC;&#x2122;s to make sure theyâ&#x20AC;&#x2122;re not wearing shoes in a â&#x20AC;&#x153;no shoeâ&#x20AC;? zone or if they are just making a mental note about a bare floor thatâ&#x20AC;&#x2122;s especially appealing, a homeâ&#x20AC;&#x2122;s floors can make quite an impression. One increasingly popular flooring option many homeowners are choosing is ceramic tiling. While homeowners used to lean toward conservative tile styles and colors, nowadays more and more people are choosing to spice things up with bold tile colors. Such a shift does not even bear mention of the numerous styles of ceramic tiles, which can make the decision process all the more involved. For those hoping to make the best decision possible, the following informative style guide should help make the decision process a bit easier. â&#x20AC;˘ Glazed tiles. A mixture of clays pressed into shape, glazed tiles are the most standard type of ceramic tile. The glaze is whatâ&#x20AC;&#x2122;s applied to the top of the tile before being baked on. Though theyâ&#x20AC;&#x2122;re best used on walls, glazed tiles can be and frequently are used for flooring as well. Just make sure the finish you use isnâ&#x20AC;&#x2122;t too slippery and wonâ&#x20AC;&#x2122;t scratch easily, something glazed tiles have been known to do when used on countertops. â&#x20AC;˘ Quarry tile. Though this is a broad classification, quarry tile is distinct in both color and in that it is never glazed. Typically deep red in color, quarry tile is a mixture of clays thatâ&#x20AC;&#x2122;s especially suitable for interior floors thanks to its porous nature. While they can be left unsealed, unsealed tiles have been known to stain, so sealing is recommended. â&#x20AC;˘ Mosaic tile. Unlike glazed tiles where the color does not go all the way through, mosaic tiles are are made with color pigments so the color does go all the way through, meaning a chipped or cracked tile wonâ&#x20AC;&#x2122;t have the top color and then the inside color revealed on the crack. Mosaic tiles are also useful for just about any surface, as theyâ&#x20AC;&#x2122;re hard to chip or crack as well as stain-proof and resistant to moisture. â&#x20AC;˘ Premium tiles or look alikes. Though not ceramic, slate, marble, granite, and limestone can all be used to make beautiful tiles by simply cutting them into thin pieces and installing them just as you would a ceramic tile. However, these can be expensive, and thanks to that youâ&#x20AC;&#x2122;ll want an experienced professional to install them. For those with limited budgets but a desire for elegance, ceramic materials resembling marble, granite or limestone are available at significantly cheaper prices. These materials, though youâ&#x20AC;&#x2122;ll know theyâ&#x20AC;&#x2122;re lookalikes, wonâ&#x20AC;&#x2122;t give themselves away either, as theyâ&#x20AC;&#x2122;re just as durable and aesthetically appealing as the real thing.

Purchasing a home involves a roller coaster of emotions, a pile of paperwork and nerves of steel. Beginning the process without a cursory course in home buying is not a wise venture. Here are steps along the way to expect on the way to your final destination -- home ownership. Step 1: Affordability: Before you visit a real estate agent, decide on a price range. The best way to do so is to sit down with a financial consultant or mortgage broker who will weigh your current debt against your income and savings. Step 2: Finding a home: Finding your prospective home can be a time-consuming process. Consult with a real estate broker, who will have current listings and up-to-date information, or set out on your own search by visiting open houses. Step 3: Making an offer: In most states, you’ll be required to make a formal offer on the house in the form of a written contract. It will state your intended offer price as well as information on a down payment and proposed closing date. Step 4: Securing a mortgage: Now that you know your purchase price, find a lender who will agree to lend you the money. Shop around for the best offer from several financial institutions, keeping in mind the current interest rate. Step 5: Contact an attorney: You’ll likely want to contact an attorney who will guide you through the legalities that will ensue. (The seller probably has an attorney working for him.) A lawyer can review the contract and advocate for items in your favor -- like improvements that need to be made, or appliances you’d like to keep. Your attorney will also facilitate contact between the seller, so you won’t need to be involved so thoroughly in the process. Step 6: Home inspection: A licensed professional can best assess if the home is structurally sound and built according to code. Should anything be illegal, or just not up to par, the inspector will include it in his report. Step 7: Walk-through: In most cases, you’ll be able to walk through the prospective home right before the closing to make sure the house is in the agreed upon condition. Step 8: The closing:You’ll be required to sign paperwork and present fees, called closing costs. Examples of closing costs include: down payment, property taxes, attorney’s fee, points, title insurance, clerical/processing costs, proof of homeowner’s insurance After you’ve signed what seems like a million documents, and initialed a million more, you will receive the keys to your new home.
