Giving Back Through Staging

Meridith Baer Home partners with Girls Inc. of Los Angeles By Michele Robinson eridith Baer founded the revolutionary business of home staging by accident. Credited as operating the first premier home staging company, she started Meridith Baer Home nearly 25 years ago. The reason was simple: she needed a place to store her furniture. From this humble beginning, she has grown her business to style over 2,000 homes a year through luxury home staging and interior design services, with warehouses located across the country. But beyond her success, she is a true philanthropist at heart. “At the end of the day, it feels so good to give back,” Baer said. “It makes us feel really useful about what we are doing—giving it away to people who really need it.” For Baer, staging is a second, if not third career. Prior to her staging company, she was a

lated a massive amount of furniture and wants to help people who need it through her philanthropy efforts. “When I look at a space, I think about how it could be…how it might come to life,” Baer said. Baer brought on Quyen Ngo to oversee and expand the company’s Giving Back efforts. Baer met Ngo when she became a trustee at The Archer School for Girls. Later, she hired Ngo to head her philanthropy efforts, as well as her company's marketing. Ngo works with Baer and her team to bridge efforts between the company and nonprofit organizations. “The designers and crew members carve out time within their very busy schedules for our Giving Back efforts, and are always happy to do so,” Ngo said. “It is incredibly important to us that our projects make a real impact and difference, particularly for those most in need. ArgonautNews.com gratitude that is truly on both sides.” This year, the company has already donated over 30 truckloads of furnishings across the country, with a particular focus on nonprofits that offer housing to underserved and at-risk families, education to future female leaders, and deeper connections to the arts for all. Currently, Baer and Ngo are working on another passion project in conjunction with Girls Inc. of Los Angeles, a national 501(c)3 nonprofit organization that has been around for 158 years. Although the organization has a long history, the LA chapter started in 2016, with Erin Ross as the CEO since September 2021. She is in charge of fundraising, hiring and running the local chapter. “Girls. Inc is a nonprofit that offers free after-school programs for girls in select LAUSD schools,” Ross said. “Our programs help girls tap into their strengths and amplify their talents. It is important that the girls have a space on campus where they feel like they can be themselves. Meridith Baer Home helped us transform regular classrooms into cool and

engaging spaces for our girls. Now they can call it a clubhouse.” Since August 2021, Meridith Baer Home has partnered with Girls Inc. to upgrade two classrooms. The most recent project was completed in April 2022 at Marina del Rey Middle School. Girls Inc. selects LAUSD schools to provide their free services to based on need. Marina del Rey Middle School rates “high needs” on the Student Equity Needs Index, a holistic measure that goes beyond just free and reduced lunch rates to look at the environmental and other community factors that impact students' ability to learn and thrive. Marina del Rey is also part of LA Unified’s Black Student Achievement Plan, as it has a disproportionate population of Black students compared to the rest of the district and has been prioritized for additional programs and support. Recognizing the need for support and additional resources, Girls Inc. stepped in to serve this school in the local community. Girls Inc. also has plans to expand its reach to Stoner Elementary in the fall

Because Girls Inc. is a small nonprofit, all of its funding goes directly to providing free services for the girls. They don’t have the resources to update a classroom to make it more cozy. This is why Meridith Baer’s philanthropy efforts are so valued.

“I wrote them a donation check and I was surprised to see how far the donation went with this group,” Baer said. “I was so happy to partner with them for the Marina del Rey classroom makeover.” Ross added, “They transformed the space with art and a huge table where the girls can work

collaboratively. This is especially important since we are just coming out of the pandemic and girls were hit hard both socially and emotionally. It gives the girls a sense of belonging and place to come and hang out. We are grateful to Meridith and her team for creating such a compelling space.” The Marina del Rey Middle School girls were so overjoyed with the results that they wrote letters of gratitude to Baer and her team for all of their efforts. The letters really touched Baer and her team members. “They were so grateful, it puts a smile on my face,” Baer said. Ngo agrees that the partnership is very worthwhile and inspirational. “The girls are so lucky to have an inspiration and role model like Meridith to show them empowerment, that truly anything is possible for them,” Ngo said. “It makes life worth living,” Baer said. Restoring, Building and Managing Affordable Housing Community Corp unveils new development in Mar Vista By Haley Beyer orty years ago, community leaders in Santa Monica were worried about gentrification in the city and decided to start Community Corporation. Today, the team is made up of many diligent employees, including Tara Barauskas, executive director of Community Corporation. Barauskas joined in 2016 and was a significant addition to the company with over 20 years of experience in affordable housing development for both for-profit and nonprofit organizations before joining Community Corporation. She currently oversees management of 1,800 units of housing including housing development, resident services, maintenance, and administration of 80 team members. “I discovered the affordable housing industry in college, started working for a few organizations over the years, and am happy I ended up working at Community

Community Corporation focuses specifically on families and prioritizes being close to transit, having high-quality schools nearby, building in walkable neighborhoods, offering a diverse cultural experience, and so forth. This cultivates both an economically and environmentally sustainable community where residents can thrive with dignity. The homes welcome people from all backgrounds and provide opportunities for families, children and seniors. Planning construction on a new building guarantees an updated and aesthetically pleasing addition to the neighborhood while renovating an existing building significantly improves the area, reduces the number of natural resources used for housing, and is also an opportunity to reach net-zero carbon emission status. After securing financing and beginning the process of building the apartments, Community Corporation implements all plans

for an environmentally-friendly lifestyle including solar panels, drought-tolerant landscaping, hydroponic microgreen towers, and a variety of passive lighting and cooling strategies, which make the building naturally cooler and brighter. Using the building’s natural ventilation opportunities also decreases the energy footprint and maintains the company’s commitment to sustainable building practices. Because of the success Community Corporation has had on the Westside, they have begun to expand their work to additional areas of the western part of Los Angeles. There was a ribbon cutting ceremony on June 3 in celebration of the finalization of their first property in Mar Vista, an all-electric building named Vista Ballona. There is another project set to break ground in December in Westchester and it is only up from there. “My main goal is to have affordable housing in every part of

the Westside to desegregate society and continue expanding in other areas of LA,” Barauskas said. The hardest part of any of the projects are the opposition each one faces. Not everyone sees the potential of providing people with affordable housing. “It is very difficult to be in this industry, especially on the Westside, because building takes a lot of time and a lot of money and there is a lot of pushback from people against the projects,” Barauskas said. Luckily, there people who believe in the magic and power of coming together to create a healthy and happy environment. Community Corporation has partnerships and people it works with regularly to maintain a steady flow in its work to produce homes that cultivate inclusiveness, sustainability, opportunity and community. “We have partnered with Westside Regional Center and have set aside 12 of the housing units on the newest building to go to people with developmental disabilities specifically,” Barauskas said. The new building is one of 100

buildings (1,800 housing units) that are owned and operated by Community Corporation that reflects the needs of the residents and embraces its green features and sustainable living practices. “It is rewarding to see families use the opportunities we provide for them and live successful lives,” Barauskas said. “If anyone deserves to live in these updated and sustainable spaces, it is our residents.” Community Corporation prioritizing such important and specific focuses also allows residents to feel comfortable and safe with their relationship with management. “One of the best parts about living in these affordable housing buildings is that the management is very approachable with anything the residents may need,” Barauskas said. There are several other projects under construction including Pacific Landings, Brunson Terrace and Las Flores. There are also properties that are in the works but not yet in construction such as Little Berkeley, Vons, and The Fairmont. “It is so cool to drive by buildings that I’ve worked on and

watched come to life,” Barauskas said. On top of providing residents a safe place to live, Community Corporation has gone a step further by constructing services to aid residents in pushing their lives forward. A home is more than just walls, a floor and a door. It is a place to promote wellness, uplift one another, and find support in others. The services are provided in partnership with local programs for all residents free of charge. These include investing in students, encouraging well-being, inspiring creativity, and promoting resilience. Each building invests in students by hosting tutoring and educational programs for children, adults, and seniors aiming to bridge performance gaps and empower all through academic success. There are also adult workshops in enrichment, literacy, and workforce. To keep residents on top of their health, each building offers on-site exercise programs with mental and physical health resources. This is a great way for residents to meet their neighbors and create connections with the people in their community. There

Allowing all residents the access to the workshops and classes creates more participation,

openness to others, and higher support within the community. Those interested can get involved by applying for a position, taking advantage of volunteer opportunities, or becoming a willing advocate who is willing to stand up for the continuation of each project.

Killer Shrimp presents 10th annual car show By Kamala Kirk iller Shrimp restaurant hosted its 10th annual Killer Rides car show on July 31 in Marina del Rey. The family-friendly event featured music and food for attendees, and showcased an impressive selection of hotrods, classic cars, exotic cars and bikes. The event also included the Killer Rides Awards, where awards were given out in various categories including Best of Show, Best Muscle Car, Best Bike, and Best Lowrider, among others. “This was our third Killer Rides Show of the season and it keeps getting better every month-the cars that came out were just unbelievable,” said Kevin Michaels, owner of Killer Shrimp. “I was blown away by all our entrants and especially our grand prize winner, The Mothership. Intentional Shopping T Community-minded, women-owned collective brings vintage adornment to Venice Beach

By Marin Heinritz he definition of the word “adorn” is “to make more beautiful or attractive,” but for Adorned Vintage & Handmade founder Nichole Katsikas, it means much more than that. “The word adorned comes from the concept that dressing should be intentional and should reflect who you are and it should be magic,” Katsikas said, noting her Greek heritage and a tradition of adornment that is “aesthetic and spiritual as much as functional.” It is in that spirit that Katsikas set out on her journey to create Adorned, the brick-and-mortar vintage collective on the Westminster block of Venice. Inspired by her experience with Seven Wonders Collective in Brooklyn, Katsikas longed for the kind of supportive community in Los Angeles that she’d first encountered in New York. She’d invested in the shared rent with a rack of her own curated brand, Lola Mayy Vintage, while still working full time as a producer for The RealReal, but longed for a creative outlet and to work for herself. “I was feeling so alone and so lost, it was the best thing that happened to me,” Katsikas said. “My whole life changed and it’s so much more aligned with who I am.” The changes came fast and furious after Katsikas quit her fulltime job in December 2019 to focus more on her business and the collective. Their most lucrative month in February 2020 was followed by COVID shutdowns, and though they were able to renegotiate a short-term lease, Katsikas and her partner decided to head west in September, deliberately avoiding spending the pandemic in New York City. They packed up their Mini Cooper and pit bull and drove cross country during the pandemic, sourcing and collecting vintage clothes and accessories, a passion of Katsikas’ since she was 13 that had also become her central career focus. Within two weeks of landing in LA, Katsikas found the perfect spot to sell her collection: a 1960s Airstream on Lincoln Avenue as part of the Love Shack. She rented it for three months, and while the first two months went great, the second wave of the pandemic hit in October 2022, so she went back to the drawing board and converted her garage into a showroom that was open on weekends. “I met so many people there, that

Though it was very different it was something people were really interested in and intrigued by.” Though Katsikas worried the idea of a collective might be too rooted in “a certain DIY kind of Brooklyn attitude, a New York hustle mentality” that might not fit as easily in LA, she started talking up the idea in person and on Instagram, and people were receptive. The concept works like this: a vintage brand owner pays $600 for each rack or $1,050 for two racks, and they work a couple of shifts a week with the other business owners renting space working the other days. “They can have their clothes in the store and get to experience brick and mortar, community and restocking inventory,” Katsikas said. “We look after each other.” And their Instagram account (@adorned. collective) works in a cooperative fashion as well. When someone works a shift, they post from their individual business page and take adorned, so the feed has everything posted in the store and followers can click on individual profiles. “It’s a back and forth,” Katsikas said. “It’s really a way for us to help the store grow and to help out individual businesses at the same time.” Katsikas got the keys to the space on a Thursday and opened on a Saturday in August 2021 with three businesses as part of the collective, and it’s grown since then. In addition to Lola Mayy, the brands currently with a presence at Adorned include Poolside Venice (part of the collective since the beginning), BKLN Affair, The Gentle Witch, Creme de la Soul, Picky Jane, Green Room Circuit, Wood Poppy, and Trust Fund 21. Adorned speaks to Katsikas’ belief that “vintage should be for everyone.” Most of the clothes in the shop run from $50 to $100. “What I hear from a lot of people is there isn’t a lot of mid-priced, well-curated vintage,” Katsikas said. “It’s a lot of dig-through vintage or high-end, over-thetop, not approachable stuff.” She’s often told the clothes are in great condition and reasonably priced. “One of the things that honestly never gets old, whenever I am there I always ask if people have been in before and I’ve

probably now heard 20 people say it’s their favorite store,” Katsikas said. “They come in all the time knowing there’s always going to be something new. People say it’s so boring to shop when everything is the same, like it often is shopping for new clothes, being force-fed trends.” Katsikas called the kind of shopping people do at Adorned “intentional shopping,” when “they care more about finding a really special piece that’s not going to be worn by everyone else.” One of her intentional shoppers looking for special pieces is iconic fashion designer Betsey Johnson, whose new collections are often inspired by vintage clothes. They opened Adorned for Johnson on a day off and she dropped several thousand dollars, telling Katsikas: “This is the most exciting store I’ve been into in years—you saved my fall collection.” In addition to shoppers, Adorned has benefited May Mendoza, aka the Seamstress of Venice, known for popping up on the boardwalk with solar panels and a sewing machine. Now she pops up at Adorned once a week, giving her a base for drop-offs and pick-ups as well as benefiting Adorned shoppers and bringing her clients to the shop. “This really is a community place and that's always been the vision,” Katsikas said, adding that in addition to being a place to shop, Adorned has hosted moon, meditation and intention setting circles, a tapping manifestation event, and an Earth Day celebration, among others. “I have a Taurus moon, so home is really important to me,” Katsikas said. “Having others use the space is so easy for me to do.” And it seems fitting, given the history of the Westminster block, which today is all women-owned businesses. Years ago a vegan cafe was in the space now occupied by Adorned, an eclectic place decorated like a Goodwill shrine and run by a woman known as the Venus of Venice. “It was a community place run by a powerful woman,” Katsikas said. “We have a long lineage of women-owned businesses and I think it’s really special to continue on with that.”

Kegley to build the shingle-clad Colonial Revival home for himself and his six daughters. His eldest daughter, Georgina, oversaw the construction, according to Tamara Mims, president and CEO of the Four Sisters Inns collection that now owns the property. Channel Road Inn, which can be found near the beach in Santa Monica Canyon, is one of 17 distinctive and independent small hotels in the chain—and is among some of the most historic inns in California. Others include Maison Fleurie, the oldest hotel in Napa Valley; and West Cliff Inn in Santa Cruz, which was built in 1877 by a gold miner. Once the McCalls moved into the house, each daughter claimed a bedroom on the second floor,

other with a hose, posing on the roof or playing a good poker game, they just really had fun at the house.” The house was originally on Second Street. In 1977, under the guidance of a female developer, it was moved to its current location. “She wanted to build condominiums at the original location on Second Street and then moved the house and start operating a boarding house where it currently is,” Mims said. Unfortunately, it fell into disrepair for many years. Then in 1989, two women envisioned restoring it to a true bed and breakfast. “They just wanted the halls and rooms to be alive again with laughter and family,” Mims said. Many of its historic elements were preserved, including original Craftsman accents such as the massive oak front door, polished wood floors, birch paneling, original molding and the Batchelder tiles in the living room fireplace. While these things appeal to guests, it is the experience that Mims says brings people back. “It’s really the joy and warmth that continues to be expressed from our guests and the women on our team that connect to Channel Road Inn and to its past,” Mims said. “It’s just such a special place.” It joined the Four Sisters

collection in December 2007. The staff is a huge part of what Mims said makes it a special place. The team that operates the hotel has a deep understanding of the hotel’s rich history and they are able to share that story with their guests. “What’s different about Channel Road Inn is that our team is just really passionate about connecting and engaging with our guests,” Mims said. “It’s very different. We’re very small—we only have 15 guestrooms and our front door remains locked. When you arrive for the first time, you knock on the door or ring the doorbell and one of our associates greets you at the front door with a warm smile and really takes that time to introduce themselves and welcome guests to the inn. The professionalism is always there, of course, but there’s a unique sense of ease and warmth.” In a metropolis that is big and busy, they emphasize a guest experience that is personal and relaxing. Another aspect that Mims said makes Channel Road Inn stand out is that the team there loves to cook. They make the breakfast every day, bake homemade cookies, and prep food for an afternoon wine and cheese hour. “When you pair that with this team that’s really passionate about the hotel and increasing the relaxing environment, it creates something special," Mims said. They want each hotel to be unique and to celebrate its own history, design and experience. They aren’t trying to offer the same experience at each of their properties. “There is this sort of overarching experience that is weaved through many of our hotels, and Channel Road is very quintessential for Four Sisters,” Mims said. “None of our hotels have more than 30 guestrooms. We’ve got this historic architecture that’s happening and we have an array of amenities that are included in your rate.” She said she never wants guests to feel like they are being nickeled and dimed. They include a full breakfast every morning, homemade cookies, filtered water, free Wi-Fi, an afternoon wine and cheese hour, sodas, coffee and tea. At Channel Road Inn, you can borrow bikes on a first-come, first-serve basis and ride up and down the beach. Located near the beach and the Santa Monica pier, Mims said they get a lot of repeat guests, often people who are coming to visit friends and family in Santa Monica, and the Channel Road Inn acts as the “guestroom” for those living in town. The surveys they get back from guests describe how they felt comfortable and welcomed, and that the team went above and beyond for them. “We have lots of guests who say that this is the only place they will now ever stay because it is such a different experience from your big hotel chains,” Mims said. “They feel like we’re all friends now and they can come back whenever they are back in the area. It’s really important to us to create those relationships.” And as the leader of a collection of 17 historic inns, Mims is determined that Channel Road Inn will continue its tradition of female-led direction in creating a warm and welcoming place to stay in Santa Monica. Teaching Seniors New Tech Skills WISE & Healthy Aging offers free training sessions By Michele Robinson or some older adults, bridging the digital divide can be a daunting task. With limited technology knowledge and resources, even the most basic computer skills may seem beyond their reach. Feeling left behind, these seniors need a place to go where they can enhance their digital competency. Luckily, now they can attend WISE Connections training at WISE & Healthy Aging. “With a two-year grant from the California Public Utilities Commission, we can now bring digital literacy to our audience,” said Nikki Davis, vice president of program administration. Due to this grant, WISE & Healthy Aging is offering free WISE Connections training to seniors (ages 50 and older.) The grant was awarded in June 2021 and started in January 2022. From there, staff had less than six months to get it up and running for an initial training start date on May 4. “It has been a learning experience for everyone on our staff who are implementing WISE Connections,” says Kelli Stauning, director of communications and grant management. During the pandemic, learning how to use a computer became a necessity. People needed access to the internet to obtain essentials like groceries, medicine, banking and other basic supplies. They also needed access to email and video conferencing skills to connect with friends and family. Not having these fundamental skills led to isolation and loneliness. “It is gratifying to teach older adults to join society,” Davis said. “It brings dignity to aging and makes them self-sufficient.” One senior who has really benefited from attending these computer training sessions is Gaila Corrie, a longtime Santa Monica resident. For the past 11 years she has taken a variety of training courses at WISE & Healthy Aging, but finds the computer training particularly helpful. “I am excited about learning,” Corrie said. “Before, the computer intimidated me. I am a lot more confident now. The computer training was the most

WISE & Healthy Aging brings digital literacy to senior citizens by offering free training sessions. important, it was a blessing.” Originally from Florida, Corrie is now 81 years old and lives on her own in a local senior independent living facility. Because of her limited skills, she had to pay someone to set up her old computer so that she could access email, Zoom and other sites. She is taking the WISE Connections trainings to learn how to do it on her own. “I need to learn how to do it myself,” Corrie said. “I don’t want to be dependent. I am still learning, but I want to be self-sufficient.” The in-person training includes six core sessions with eight hours of instruction and runs at six-week intervals. The core trainings meet on Wednesdays or Thursdays, depending on the location. When taking these core trainings, seniors can learn a variety of skills including the basics, internet safety, and how to Zoom. Participants also have the option to choose from three elective trainings, which can include useful information like iPhone help, how to use Apps like Lyft with MODE (Mobility on Demand EveryDay– a transportation service by the Santa Monica Big Blue Bus in partnership with the rideshare company, Lyft) and Amazon Fresh with SNAP. These elective sessions start in the afternoons and the sessions

alternate between two convenient locations, one in Santa Monica (the main location) and the other in Baldwin Hills (in the Macy’s Oasis Storeroom). Prospective applicants can pick up an application at either location. With limited space available, each training is capped at 15 participants. Advanced sign-up is required and prospective participants should sign up as soon as possible because the trainings fill up quickly. As of now, the Santa Monica location is already booked through November. “These trainings have tremendous interest and we are currently at capacity at our Santa Monica location,” Stauning said. “There is so much need for older people who want to learn technology and push towards the 21st century.” Each training includes an instructor and volunteer/staff member to help with the hands-on training. The volunteers come from a variety of backgrounds and include UCLA students and other adults who want to give their time to help. Nancy Spear, who owns a company called Nancy’s Tech Help, is a hired instructor who teaches three of the six trainings. Topics for her trainings include basic introduction to computing, Microsoft Word, and the internet. For her basic introduction training, she teaches seniors

elemental skills like how to sit, turn on the computer and use a mouse. Some of these skills might be difficult for seniors with arthritis, so if they are struggling with the mouse, for example, she can offer them alternatives like using a trackpad instead. “Some people have never touched a computer and others are more advanced,” Spear said. For the Word training, she teaches them how to use the cursor (and make it bigger so they can easily see it), change the font, cut and paste. She encourages them to be creative and try different things. And for her internet training, she encourages them how to explore different websites such as the Natural History Museum and National Parks Service, and shows them how to use the menu bar. She also shares handouts for a scavenger hunt with websites like AARP, Medicare and other information that they might find useful. “I love how each desk has space for two people, the more advanced students can help the others,” Spear said. Seniors attending her training can earn a gold star, which is a big hit. “Everyone is happy and I’m grateful to be helping them,” Spear said. Corrie added,” I always feel great. I’m always learning

something. These programs are wonderful.” When asked what Spear likes best about teaching these trainings, she said, "The students want to learn. They walk into the training smiling. They help each other. And they are grateful. And I am grateful, too. How lucky I am to teach older adults how to use their computers — it opens up a whole new world for them.” There is another perk, too. Due to a limited supply, seniors who qualify by meeting certain income standards and attend all of the six training sessions may receive a free laptop (HP Chromebook). Festival of the Chariots

Parade of splendor celebrates Hindu deities in Santa Monica By Bridgette M. Redman hree 50-foot chariots will once again parade down the streets of Santa Monica on Aug. 7, leading thousands of people to the return of the annual Festival of the Chariots, also known as RathaYatra. This Hindu parade and festival celebrates the Hindu god Vishnu’s triumphant return to his home town of Mathura nearly 5,000 years ago. The parade and festival are a long-standing tradition in Santa Monica, one broken only by the pandemic for the past two years. Sponsored by the ISKCON Los Angeles New Dvaraka Temple, the parade begins at 10 a.m. at the Santa Monica Civic Auditorium (Main Street and Pico Boulevard). “We rumble down Main Street with all three chariots, the canopies flying up about 40 feet,” said Svavasa Dasa, president of the temple and organizer of the festival. Eventually they take a righthand turn and head to the ocean where they parade along the mile-long boardwalk from Santa Monica to the Venice Beach pavilion where the festival takes place from 10 a.m. to 6 p.m. The festival features live music, dance, chanting, children’s activities, a gift shop, tents with displays and information about the temple and a free vegetarian feast. “We cook for 10,000 people,” Dasa said. “We cook it all ourselves—we cook for a few days. What is cool about the food is that the people who cook it are all priests and priestesses in our society. They cook all this food and then we pray over it and we offer it as a blessing to the people who come down. It’s a pretty big event.” The crowd, Dasa said, numbers in the tens of thousands, often brought to the festival by following the magnificence of the parade. The Santa Monica festival began in 1977. Dasa came to LA in 1986 and has been leading the festivals ever since. He described it as a wonderful time to meet people who may not have known much about them or understood their traditions and why they do them. “A lot of people are very happy to hear that we are a spiritual movement,” Dasa said. “We believe in God. We introduce

We have a main stage and on that main stage we have cultural Indian dances and then in our booths, we have people that give the philosophy of what we do and who we are.” Dasa described the festival as a family event where children are welcome. It also introduces people to the Center, ISKCON Los Angeles. The temple is next to Govidna’s Gifts and Govinda’s Restaurant, both well-known in the Southern California yoga and health food communities. At the temple, ancient Indian mantras are chanted by devotees and accompanied by exotic instruments and incense. “We have a museum that gives you a perspective of who we are and what we are,” Dasa said. “That museum is internationally known. We have a vegetarian restaurant called Govinda’s that is very popular and well known for its vegetarian, vegan kind of food. The festival brings a lot of people to our area to take a look at those things.” While the parade begins at 10 a.m., devotees will start their day

at 4:30 a.m. At 7:15 a.m. there is a deity greeting and Lord Jagannath appears in the temple at 7:45 a.m. (Lord Jagannath is the avatar of Vishnu and it is from him that the English word juggernaut is from). At 8 a.m., the deities leave for the parade while the devotees have breakfast in the temple. This year they are excited to be returning after two pandemic years. Dasa pointed out that when you’ve been doing a festival for 46 years, people get used to it and look forward to it. “It’s going to be a breakout year,” Dasa said. “We’ve been shacked up for two-and-a-half years. When we go down to the Venice Beach area to do our street chanting, a lot of people ask when we are coming back. It creates a lot of excitement.” The Festival of Chariots is being celebrated in 100 major cities around the world. It commemorates a time when Lord Krishna appeared in Mathura and then became a king in Dvaraka, a city in India. He made a journey back to his hometown and the parade depicts Lord Krishna trav-

eling with his brother (Balabhadra) and his sister (Subhadra). Each chariot is decorated with flowers and balloons. Dasa pointed out that the word “Krishna” refers to the supreme Lord and means “the All-Attractive One.” That is also the word for “God” in the Vedic culture and the reason why they commit to making the procession so pleasing and beautiful. Once the parade and festival are over, the chariots, which are made of aluminum, get folded up

and placed in a storage locker. They’ve been engineered, Dasa said, so that they can fit in a 53-foot-long trailer. There they will wait until next year’s celebration, resting after the 2022 celebration that welcomes people back to the parade of gods. Watch Out For These Expenses and Fees When You Buy a House When you’re preparing to buy a house, you might think about the purchase price, but that only tells part of the story. The costs of buying a house go well beyond what your mortgage payment would be. To truly figure out your budget and how much home you can afford, don’t forget to factor in other fees and expenses. Down Payment The down payment is what you’re going to need in cash, upfront to buy a house. It’s usually 10% or 20% of the purchase price. If you choose an FHA loan or a conventional loan, a down payment is required. For a conventional loan, your down payment depends on the lender. Some loans might require as little as 3% down. VA loans and USDA loans have stringent requirements but don’t require down payments.

There are two types of insurance that are especially relevant when you’re going to buy a home. There’s homeowners insurance, and then there’s private mortgage insurance (PMI).

A home inspection fee is separate. A lender might want an inspection or you could want one for your own peace of mind. Inspection fees range from $300 to $500 most of the time. If you’re buying an older home you could also opt for a mold or pest inspection, each of which can be upwards of $200.

You may be responsible for taxes at closing. Usually you can expect to pay two months of property taxes when you close. Since most homeowners pay property taxes in advance, you might have to reimburse the seller for these. There’s also the potential you’ll have to pay a transfer tax. This is a tax for changing the title to the property. The amount you’ll pay in transfer taxes depends on where you live, and sometimes this is shared by both the buyer and seller.

If you use a real estate agent, they’re going to get paid by commission, which is a percentage of the sales price. Sellers may pay these fees, but not always. You may have to pay them out of pocket, so be clear on the terms of your agreement.

Appraisal and Inspection Fees If you’re going to get a loan to buy a home, you’re going to need an appraisal. An appraisal gives an estimated value of the home you’re going to buy. Lenders require it so that they know that you’re not overpaying for a home. Appraisal fees range from

of User’s assets, land, and personal property, and all of User’s interest in assets, land, and personal property, in the sum certain amount of $250,000 USD per each occurrence of unauthorized use of the copyrighted material contained herein, plus cost, plus triple damages; (2) authenticates this Copyright Notice/Security Agreements, hereinafter “Security Agreement,” wherein User is debtor and “Secured Party of Falconer Initiative© is the Secured Party, and wherein (3) User pledges all of User’s assets, land, paper, consumer goods, farm products instruments, inventory, equipment, money, investment property, commercial tort claims, letters of credit rights, chattel paper, instruments, deposit accounts, accounts, documents, and general intangibles, and all User’s interest in all such foregoing property, now owned and hereafter acquired, now existing and hereafter arising, and wherever located, as collateral for securing User’s contractual obligation in favor of Secured Party Statement in the UCC filing office, as well as in any county recorder’s office, wherein User is debtor and “Secured Party of Falconer Initiative© is the Secured Party; (4) consents and agrees that said UCC Financing Statement described above in paragraph “(3)” is a continuing financing statement, and further consents and agrees with Secured Party’s filing of any continuation statement necessary for maintaining Secured Party’s perfected security interest in all of User’s property and interest in property, pledged as collateral in Security Agreement and described above in paragraph “(2),” until User’s contractual obligation theretofore incurred has been fully satisfied: (5) consents and agrees with Secured Party’s filing of any UCC Financing Statement, as described above in paragraphs “(3)” and”(4),” as well as the filing of this Security Agreement, as described above in paragraph “(2),” in the UCC filing office, as well as in any county recorder’s office, (6) consents and agrees that any and all such filings described in paragraphs “(4)”and “(5)” above are not , and may not be considered, bogus, and that the User will not claim that any such filing is bogus; (7) waives all defenses, and (8) Appoints Secured Party as Authorized Representative for User, effective upon User’s default User’s contractual obligations in favor of Secured Party as set forth below under “Payment Terms” and “Default Terms,” granting Secured Party full authority and power for engaging in any and all actions on behalf of User including, but not limited by authentication of a record on behalf of User, as Secured Party, in Secured Party’s sole discretion, deems appropriate, and, as regards any deposit account of any kind maintained with any bank in/under the name of User, notwithstanding the absences of User’s name as accountholder on any such deposit account of any kind maintained with any bank in/under the name of User, and likewise any deposit account maintained with any bank in/under the Social Security Account Number/Employer Identification Number of User, domestic or abroad, of User , grants Secured Party full signatory on said deposit account without further consent of User and without liability, and User further consents and agrees that this appointment of Secured Party as Authorized Representative for User, effective upon User’s default, is irrevocable and coupled with a security interest User further consents and agrees with all of the following addi-

Terms for Curing Default; Upon event of default, as set forth above under “Default Terms”, irrespective of any and all of User’s former property and interest in property in the possession of, as well disposed of by, Secured Party, as authorized above under “Default Terms”, User may cure User’s default re only the remainder of User’ property and interest in property, formerly pledged as collateral as described above in paragraph “(2),” that is neither in the possession of , nor otherwise disposed of by, Secured Party within (20) days of date of User’s default only by payment in full Terms of Strict Foreclosure; User’s non-payment in full of all unauthorized-use fees itemized in Invoice within said twenty-(20) day period for curing default as set forth above under “Terms for Curing Default” authorizes Secured Party’s immediate nonjudicial strict foreclosure on any and all remaining property and interest in property, formerly pledged as collateral by User as described above in paragraph “(2),” now property of Secured Party, which is not in the possession of , nor otherwise disposed of by Secured Party upon expiration of said twenty-(20) day default curing period.
