Become a Turkey Guardian The Gentle Barn’s new campaign invites people to protect these intelligent birds By Kamala Kirk he Gentle Barn recently launched its new Turkey Guardian Campaign, which gives patrons the chance to sponsor one of five turkeys (Smudge, Sun, Heather, Luke Skywalker or Romeo) for a $35 donation. The entire flock goes for $115. “With all that is happening in the world right now and with everything that we have all been through over the last couple of years, this is a perfect time to start rethinking our beliefs and prioritizing our choices,” said Ellie Laks, founder of The Gentle Barn, a national nonprofit animal rescue and sanctuary. “We can be better and do better, we can be kinder and be gentler to all creatures. I think there are many of us who are thinking about how we can make a difference to others. So in line with that, we are trying to inspire people to become a Turkey Guardian instead of eating one. We can make such a difference to others by simple little choices like eating plant based instead of eating an animal. The thought that 46 million turkeys are being slaughtered this year is devastating, to say

We want to start turning this around, one person and one turkey at a time.” Guardians receive certificates commemorating their commitment to saving turkeys, and those who are near Gentle Barn locations in California, Tennessee and Missouri can visit the turkeys as well. “Participants will get to create a special relationship with either one turkey of their choice or the flock,” Laks said. “They will receive a certificate with their turkey’s picture on it to put as the centerpiece on their table and to share with their friends and family on social media. They will get to share the turkey’s affection and intelligence with everyone they know, and they get the satisfaction of knowing that they are saving a life instead of taking one. They also get to be able to sit down around a table with their loved ones and enjoy a delicious meal knowing that no one had to suffer for them to enjoy it.” The Gentle Barn was established in 1999 as a safe haven for animals who have nowhere else to go because they are too old, sick, lame or scared to be adopted. We will bring it back next year and every year hereafter. “We have turkeys who live at The Gentle Barn in all three locations near Los Angeles, Nashville and St. Louis. Designer Extraordinaire

Kim Gordon opens atelier on Montana Avenue By Nicole Borgenicht esign visionary Kim Gordon closes her eyes and imagines a complete result. As a self-taught interior designer, she was hired by designers to come up with and commiserate on artsy ideas. “I did a 30 x 15 wall, a glass mosaic with light for a spa at Highland and Hollywood for designer Kerry Joyce,” Gordon said. When she lived in Venice Beach, Gordon always enjoyed going to open houses. “But I found the masculine cement floors, wood ceilings, funky room flows and the only way to the backyard was through bedrooms,” Gordon said. “And no light for dinner parties. I knew I could do more.” Gordon had seen people redoing barns in Long Island creating great light and plantings; she wanted to make use of the amazing light and shrubbery in California. When Gordon was 18, she spent

a year at the French Culinary Institute in NYC when a thenunknown Bobby Flay was there, but it didn’t become her artistic sweet spot. She then moved to Puerto Rico with her boyfriend at the time, where she worked with a group of artists in decorative and healing arts and fashion. “I got the artist bug though I wasn’t a good painter,” Gordon said. “I loved homes and faux finishing, and began doing it.” Gordon discovered that no one was working on cement floors. She had the vision to make them warmer and add color. “I then had different labor work on the floors to look sexy,” Gordon said. Later in California, Gordon met higher-end designers and worked at Capitol Records. She was eventually hired to work on Don Henley’s recording studio to antique the wood. “I did the work with a butane torch, burning things to look antique,” Gordon said.

The warm walls and elegant, artsy layout are perfect for her business and design studio. Gordon’s talent includes putting people together as a dynamic symmetry for her creative vision. “It’s an atelier with terra cotta clay walls that look rose, which are clay troweled plaster,” Gordon said. “I focus on the big picture, what it will look like in a year. My team needs to be nuanced expertise to help find what the client wants. I am not wearing kneepads anymore. I can tell during troweling how the cement is by its smell in the bucket. I supervise, but I don’t micromanage. The team does the work, I go and see it. My whole being is involved in designer jobs.”

Gordon’s no-fear action style was derived from her upbringing. “My dad was an electrician and built our family home,” Gordon said. “We lived in construction sites.” At this time, Gordon was married, pregnant and finished the work on Henley’s studio. She gave birth to a son followed by another. As a Venice mom, she started going to open houses and flipping homes. “The realtor would ask, ‘How much did you do this for?’” Gordon said. “As I came from bigger houses, mansion style, I could figure out how much space is needed for office and kitchen, and I would change cold flooring.” At that point, Gordon met an all-cash investor and had been married for 10 years to contractor Mauricio Suarez, so they did the work together. “I created softer interior architecture with better flow for families,” she said. Some of Gordon’s specialties include flow to the yard, doors or windows that open out to plantings, and steel window frames. Gordon sources supplies locally and in Mexico, she works

Kim Gordon recently worked on a Venice Beach home, where outdoor rooms are found on both floors, and she hired a local artist to create a string wall divider with pockets for air plants.

Making Therapy Accessible

Advekit is helping people get the mental healthcare they need By Nicole Borgenicht lison LaSov and Arielle Garellek teamed up to create Advekit, a Venice-based mental health platform that streamlines the search for a therapist. At no cost to patients, signing up puts the task of insurance billing in Advekit’s hands, whereby the patient pays their part rather than in full upfront. Additionally, opportunities for out-of-network doctors with lower costs by hidden insurance allowances is revealed through Advekit. For the therapist, there is a small fee when new clients become patients. This service reduces the challenge both therapists and patients have by ending or limiting sessions early due to payment issues. As an industry professional, LaSov’s work and career inspired her to create Advekit. “I am a licensed marriage and family therapist with 10 years of experience in the mental health space,” LaSov said. “My experiences as a clinician grant me unique insight into the pain points that both therapists and patients endure.” Garellek is fully acquainted with issues on both sides, from seeking therapy to matching proper therapists for others. “I have worked as a teacher and school principal, and I’d often be asked by parents and students for therapist referrals,” Garellek said. “That, along with personal experience looking for a therapist myself, made me very aware of the challenges we all face looking and paying for therapy. Now that we’ve worked with over 30,000 clients and thousands of therapists, Alison

Advekit is a Venice-based mental health platform that was founded by Alison LaSov and Arielle Garellek to create a modern approach to finding the right therapist and lowering the cost of therapy.

Advekit utilizes a matching algorithm that provides patient with therapist options based on availability, insurance and type of therapy, and it also handles the burden of reimbursement and paperwork.

and I are always thinking of ways to make therapy more accessible to everyone.” The company name came about in lieu of the work it takes to make getting the help needed easier. Someone must advocate for people, so they fit the role. “We chose Advekit because we take a very active approach to normalizing therapy and advocating for people’s ability to find the care they need,” LaSov said. “Thankfully, mental health is more valued now than even just five years ago and people are willing to seek out help. Unfortunately, stumbling blocks around affordability and access still exist and that’s where Advekit comes in.”

and only charging them what they owe, instead of asking patients to pay in full upfront.” Moreover, out-of-network therapy is often considered out-of-pocket. “By leveraging Advekit (at no cost to the patient) patients can use their out-of-network coverage that they likely did not know they had or did not understand,” LaSov said. “Insurance payers make these things intentionally confusing so that people don’t take advantage of their benefits. We are here to help patients see any therapist they want while also helping with cost.” For the therapists, there are no upfront fees either.

“We do collect a small transaction fee after a therapist completes a booking through our platform, and that fee is inclusive of credit card processing and paying our billing team to submit claims, handling patient support, etc.,” LaSov said. “The large value add to therapists is that we help them retain their patients by assisting their patients with cost. Without Advekit, we know that most patients leave therapy before they are ready, due to monetary burdens.”

New studio location brings energizing workouts to Santa Monica PHOTOS COURTESY OF MIGHTY PILATES

Cricket Wardein is the founder of Mighty Pilates, a popular studio known for their energizing, mood-boosting workouts that combine classical Pilates with a Mighty twist. By Nicole Borgenicht hen Cricket Wardein was on assignment in 2007 in Australia as Yahoo’s chief marketing officer, she got hooked on Pilates with multiple reformers in one room. As a businesswoman and marketing expert, Wardein saw the hole in the marketplace that she would fill. She drew up a financial plan and by 2009 opened the first Mighty Pilates location in San Francisco. “Getting certified was the best way to gain a complete understanding of the technique so that I could immerse myself in all aspects of the business, ensure my instructors were teaching to the highest standards and I could best serve my future clients,” Wardein said. By 2015, Wardein was captivated by the Santa Monica

lifestyle and opened her second Mighty Pilates location. Recently, Wardein moved the business to a larger space on Montana Avenue, which was perfect timing with COVID-19. Because people are so conscious about social distancing, personal space is essential for a good workout. “Mighty Pilates expanded into a bigger space recently because classes were always full and because the new space is about double the size - also giving a bit more elbow room during these times when people are craving the community vibe but want to be socially distanced.” Wardein said. There are 120 classes offered at Mighty Pilates, with 25 weekly livestream classes for those who prefer online due to the pandemic, work, family or a

combination of reasons. Wardein takes the time to learn about her clients’ selection process to offer classes that are easily accessible. There are numerous classes for each client level and preferred style of Pilates. In the Foundations class, beginning students learn about the springs on a reformer and ways of connecting to the exercise. Power is an advanced class that encompasses strength building. Re:form, Jump & Core and TRX/Re:form are designed for all levels with variety in cardio and core, while TRX is also useful in combination with Pilates for full-body balance. A Happy Hour Pilates is also offered on Friday evenings. “We are toasting new friends and getting through the week we could all use any reason to

celebrate these days,” Wardein said. “It’s a fun way to connect with other clients and staff at the end of a great class.” Wardein has also created Mighty Moonlight, an aura decompression class. Candles complement relaxing music and active stretching to secure a good workout. In all of the classes, toning and firming is achieved through classic Pilates. Proper reformer adjustment in resistance levels keeps up full-body engagement for the best workout possible. “We pump up the music to get your energy up (OK, and to distract you from all those reps),” Wardein said. “As we love to say at Mighty, ‘You are only one workout away from a great mood.’” With an upbeat flair for the human spirit, Mighty Pilates has

the quintessential combination of working out through challenges, high-spirited fun, and stretching to relaxation. Newcomers are advised to learn how to use the equipment first in Pilates one-on-one workouts, then join the classes when they’ve been properly trained in the first steps. Class sizes are limited to eight or nine people per class, so there’s always personal attention and social distancing accompanied by a positive exercise vibe.

Defying an Achilles Heel Hiker and author doesn’t let botched surgery steal her passion By Bridgette M. Redman o Giese isn’t about to let anything stop her from engaging in her favorite pastime —hiking to waterfalls — not even the loss of her Achilles tendon. A local hiker, author, journalist and community activist, Giese has great advice for hikers on the Westside, though she warned that with the drought, few waterfalls can be found in Southern California right now. She has been hiking for 40 plus years and particularly loves hiking to waterfalls. She has logged more than 40 of them in 10 different countries. Some of Giese’s most passionate hikes include a helicopter hike in New Zealand to Spectacular Falls, trekking behind a waterfall in Iceland at Seljalandsfoss, and visiting such falls as Snoqualmie Falls near Seattle, and Halfmoon Falls and Grotto Falls in Montana. Giese is also working on a book called “Keep Hiking to Waterfalls: A Medical Mystery” that tells how a freak accident nearly ended her ambulatory life. She braids chapters about her walks to waterfalls with the medical story of her multiple surgeries.

Accident claimed Achilles tendon It started in 2018 when Giese was in her home office on a rare rainy November day in Southern California. Her friend arrived a little bit earlier than expected and Giese raced downstairs to answer the door so her friend wouldn’t have to wait in the rain. She missed the bottom two steps and went flying horizontally. When she tried to get up, she couldn’t. Giese’s husband, Ed Warren, and her friend drove her to urgent care. The doctor did X-rays and informed her that she had a complete rupture and was going to need surgery. She immediately called an orthopedic doctor she knew, who told her to come in first thing at 8 a.m. the next day. She arrived in a wheelchair and

met with the orthopedic doctor, who had treated her before when she had a tear in her knee and he knew that she and her husband were hikers. “There are two approaches,” Giese recalled he told her. “One is do nothing, but that’s for people who are sedentary. That’s not for you. The other is to reattach it and that’s what you want. I used to do Achilles reattachment surgeries 20 to 30 years ago, I can do this.” This, Giese said, was when she and her husband made a really bad error. “We think we’re pretty smart,” Giese said. “My husband is one of those whip-smart appellate lawyers who has argued cases before the Supreme Court of the United States. I’ve written prize-winning books and written for NPR. But instead of questioning him, I thought, ‘Well, he says he can do it.’” Giese said she was so relieved that she didn’t think to get a second or third opinion, or to find someone with more recent experience. The consultation was Friday morning and the doctor told her that he could do the surgery first thing on Monday. She went in for the surgery to reattach her Achilles tendon and came out with a cast from her foot to her knee. Ten days later when she returned to his office to remove the bandage, what she saw was unexpected. The entire area had turned necrotic and died. “I don’t think I even knew the word ‘necrotic’ before then,” Giese said. “It wasn’t part of my vocabulary, but it became a part really quickly.” The doctor sent Giese to a wound doctor to try to get the necrosis out so they could deal with the Achilles tendon. She ended up having eight surgeries. The third surgery was with a trauma wound plastic surgeon. He had tried to clean the wound manually, but it hurt her too much. He said they’d go in and clean the area surgically and then the first surgeon who did the surgery would reattach the Achilles tendon as the second

part of the surgery. The surgery was supposed to take four hours. An hour later, Giese woke up in the recovery room with the surgeon informing her that the Achilles tendon had curled up onto itself and died. “The Achilles tendon is the strongest tendon in the body,” Giese said. “And mine had curled up onto itself like a little fetal worm, so my surgeon says. There was nothing to reattach. It’s dead.” Many more surgeries would follow to treat the necrosis — including taking skin flaps from other parts of the body to replace the dead skin on her ankle. Giese spent 144 days on a knee scooter. Even when she was told things were helpless, she persevered. Giese also went to see a New York doctor who pioneered some of the current treatments, hoping she could get a transplant. “It was such a godawful mess that he didn’t want to go near it and that’s his job,” Giese said. “He told me to pursue aggressive physical therapy for two months.” She began to search for alternative and traditional solutions, mixing them so that she could walk again. She visited a hyperbaric oxygen chamber (which did not help), an acupuncturist, a podiatrist for shock wave therapy, and physical therapy at a restorative exercise center designed for spinal cord injuries. Giese has gotten a lot of ambulation back because she never listened to the people who told her she wouldn’t be able to hike again. “When a physical therapist watched me limping, she said, ‘You have to accept that you’ll be compromised for the rest of your life,’” Giese said. “I refused to believe her. Grit and determination enabled me to defy my prognosis. I’m already doing what I wasn’t supposed to be able to do — walking and hiking with no Achilles tendon. If I’m walking, even slowly, I’m happy. In the future, if I’m able to walk even faster, I’ll be even happier.” Giese said she works at not getting down when everyone passes her on the trail because she can’t go as fast as she used to — she can’t push off on her left foot. Her advice to others who are experiencing a trau-

Giese, who has been hiking for 40 years, shared that some of her favorite local hiking spots near Santa Monica include Temescal Canyon Trail, Will Rogers Trail and Los Leones Trail. matic injury is to research the best specialists in their area and then get a second, maybe even a third opinion.

West LA offers several hiking trails While Giese has gone on many exotic hikes, particularly to waterfalls, in such places as New Zealand, Iceland and Chile, she said there are many local hikes that can be just as rewarding. She recommends three hikes near Santa Monica for those who want to get the benefits of hiking and enjoy a beautiful view: • Temescal Canyon Trail. Accessible year-round except when wildfires threaten it, it is a 3.1-mile loop trail located near Pacific Palisades. It usually features a waterfall, though the drought has dried it out. It is

rated as moderate. It features both ocean and canyon views. The trailhead is off of Sunset Boulevard in Temescal Gateway Park. There are views of Malibu, the Santa Monica Mountains and downtown Los Angeles. Giese said it is a very pleasant and safe trail, though she advises people to go early in the morning to avoid the heat and predators. •Will Rogers Trail. This is a 4.1-mile out and back trail near Pacific Palisades that includes wildlife and is rated as moderate. Hikers at AllTrails warn that the path along the canyon is not maintained and makes for a challenging hike with rattlesnakes and poison oak. Some love the challenge, others recommend avoiding it. •Los Leones Trail. Giese highly recommends this one as the far end opens into a clearing that looks down onto Pacific Palisades and all of Santa

Monica. Rated as a difficult hike, it is 1.3 miles long and has an elevation gain of 543 feet. There are spectacular views of the Pacific Ocean and it weaves through lush vegetation in the canyon and then up into chaparral.

Hike safely for the best benefits

JO’S HIKING TIPS: • Do not hike alone. “It’s dangerous for many reasons,” Giese said. “You could have an accident if you are there by yourself, especially if you are just starting out and don’t know the trails.” • Join a hiking group. Not only is it fun, but it’s helpful. Giese said when she lived closer to Santa Monica, she joined a local hiking group that was a lot of fun. • Select suitable trails for your experience and ability level. • Wear hiking boots. They provide extra support on uneven trails. Regular sneakers without traction are an accident waiting to happen. • Use hiking poles. “Everyone should use hiking poles,” Giese said. “They really help a lot, especially when you are going downhill. They take pressure off your knees.” The hiking poles should be long enough so that the hiker’s bent arm is at a 90-degree angle. • Pay attention to weather conditions. “You don’t want to be out when there is lightning,” Giese said. • Bring enough water for whatever you are doing. Have at least one thermos of ice water, sunglasses, sunscreen and bug spray. • Be aware of predators and take the appropriate equipment. In some areas, you need bear spray. In others, you need to wear a mask or scarf to protect against bugs. • Obey all warning signs. Hikers have died because they don’t. • Dress in layers so you can shed. Long pants and a long-sleeved shirt will protect you from being scratched by low-hanging branches and twigs or infected by poison oak or poison ivy. • Let people know when and where you are hiking and check back with them when you return.

During the pandemic, hiking gained in popularity as it was one of the rare things that people could still do. It’s a pastime Giese encourages for people’s physical and mental health. “In Southern California when we were all on lockdown, you could for some of that time still go hiking,” Giese said. “It’s a totally intergenerational thing. You’ll see people out on that trail who are my parents’ age or little tiny grandchildren and everyone can enjoy this.” NOVEMBER 18, 2021 THE ARGONAUT PAGE 13

I’ve seen other bands do a record called ‘Go West,’ so you could say this is sort of a play on that also. But again, these are things that I tend to come up with in my head and I file a lot of them to use them as time goes on.” The titles of the songs might have a different meaning than what audiences could perceive. One of the tracks is “Zoom to the Ocean,’’ which the band started working on prior to COVID-19 and before everyone was using Zoom. Instead of virtual meetings, “Zoom to the Ocean” takes listeners to the beach. Another song from the album is “Self-Made Derecho.” Sill came up with the title after seeing how storms over last year were called derechos and developed the meaning of meeting a woman who causes a storm. However, as the Popravinas get airplay in other countries including Spain, Sill received comments about how the song can be interpreted as “self-made right” since “derecho” is the Spanish word for “right.” With the quirky titles of their songs, The Popravinas enjoy how their music can be open to interpretation. “I think (the songs) Eddy and I like have that (a) universal and

personal quality because they’re kind of descriptive and tell a story and have a character,” said John Adair, multi-instrumentalist, producer and arranger for The Popravinas. Even as their songs were streamed in many countries, “Goons West” tells the stories of California, Nevada and Arizona. The track “Bunkin’ in Reno” is an upbeat and comical song detailing Sill’s experiences with a previous band. It explains how he could be elsewhere, like Los Angeles or Texas, but makes light of the mundane and setbacks taking place. With the easygoing and twangy nature of the songs, listeners are transported to the beach, can jam out to the soundtrack on a desert drive or have the music take them wherever they want to be. They can also enjoy a solid mix of slow and fast-paced tracks. Due to COVID-19, The Popravinas had to cancel many performances across California and divert plans for shows across the country and in the Midwest. Like many bands who produced new music last year, The Popravinas couldn’t record their music in a studio. Fortunately, with Adair’s technical abilities and the band’s persistence, they were proud of their sound, even more so than what was produced for their prior three albums.

“Everyone stepped up, it was kind of interesting because over the years, everyone has been on their own developing how to do things (and) record,” Adair said. “The biggest obstacle with recording for bands is recording the drums because that involves the most technical setup and all the equipment. And usually we would record drums at our friend’s studio because I didn’t have a studio anymore to record drums. And once we got the drum tracks, I could do everything else and record everyone else on my own.” Aside from Sill and Adair, the other members of The Popravinas are Dean Lyons (rhythm guitar), David Rodgers (drummer), Byron Haney (keyboards and piano/touring member) and Steve Markowitz (touring member). The Popravinas hope to begin touring again soon with aspirations of opening for other bands or booking a movie or TV spot. They are on the search for management as well. “Goons West” is available on iTunes, Spotify, Bandcamp, Amazon and other platforms. The album is available on CD with limited copies available.

LOS ANGELES TIMES SUNDAY CROSSWORD PUZZLE “PREP COURSE” By GARY LARSON

FOSSIL FOOL?

My husband died of a heart attack at age 75. On his phone, I saw several unsettling texts from younger women, alluding to improper liaisons and asking for money. We often helped needy families, but I’m suspecting these women tempted and took advantage of a kind, caring old man, or maybe he turned dirty old man (looking for something more exciting than his wife). Before his death, he started viewing pornography online and seemed not quite himself. Could this apparent change in personality point to dementia? Finding these texts has turned my grieving upside down. I’m often angry with him for possibly cheating on me. I’m not sure how to put this to rest in my mind. — Perplexed Widow Sadly, elderly men are often easy prey for young scamstresses. These women sexually tempt or even just flatter an old man out of his money – all, “You remind me of that dude from ‘Star Wars’!” – making him think of himself as a young, hot Harrison Ford (when the “dude” he actually resembles is Yoda). I’m so sorry – both about the death of your husband and the apparent death of what you believed about him and your marriage. But I’m hoping my frank exploration of what you do and don’t know will help you make your way to peace of mind. First, it is possible your husband’s apparent behavioral changes were due to dementia. Dementia is not technically a disease but an umbrella term for “a decline in mental ability severe enough to interfere with daily life” (per the Alzheimer’s Association). Symptoms include personality changes, memory issues, and impaired reasoning. “Alzheimer’s disease is the most common cause of dementia, accounting for 60 to 80% of dementia cases.” My friend Stef Willen wrote movingly in her McSweeney’s column about the tragic thief of self that is dementia, explaining, “For most of my life, my days with my grandmother had been spent hiking, identifying birds and having beers in a smalltown Colorado bars. ... I’d always thought she’d die of a swift heart attack, but death snuck in the back door and did a real hit and miss job. None of us even noticed until the essential parts of her began to go missing.” Her grandma’s doctor explained to Stef that her grandma’s neurons weren’t communicating. Some were dead, and some weren’t firing in the correct pattern. As Stef put it: “Apparently, who we are is an

electrochemical reaction, and my grandmother had blown her circuits.” Dementia messes with the functioning of the brain’s “prefrontal cortex” (PFC), the section just behind your forehead. If you think of your body as a factory and your behavior as the workers, the PFC is the executive boardroom of you: in charge of planning, prioritizing, remembering, reasoning, and “inhibitory control” (professor-ese for resisting temptation). That last one, when the PFC’s cells are in healthy working order, keeps us from just giving in to whatever impulse – sexual, gluttonous, violent, or just rude – flies into our head. But let’s back up a sec. You don’t know whether your husband had dementia, as he was never diagnosed. Sure, you’ve pulled together disturbing fragments of information, and they’re pointing you toward a conclusion. But you can’t know whether your conclusion is correct – though I’m guessing you strongly suspect it is, because that’s how our minds evolved to work. Uncertainty – ambiguous situations, partially answered questions, and other forms of mental untidiness – fill us with anxiety and dread. This makes evolutionary sense – survival sense – because wanting these uncomfortable feelings gone motivates us to try to get answers and information. Knowledge we acquire (of possible lurking harms) really is power: power to take meaningful steps to protect ourselves. However, our brain has a feature (that’s also a bug!): a psychological mechanism in the left hemisphere -– named “the interpreter” by cognitive neuroscientist Michael Gazzaniga – that works like mental grout. When we’re wading through ambiguities or spot inconsistencies in our behavior (or others’), the interpreter creates stories to fill in the blanks: stories that make us feel comforted, consistent, and smart. Conveniently, no sooner does our mind spin some explanatory yarn than it turns right around and believes it, as if it were cold, hard fact. Since you can never know the full story, it’s pointless to torment yourself by rerunning painful bits of information and guessing. However, you could find comfort by using that crafty bugger, the interpreter, to your advantage. Shift over to the story you do know – the happy, loving times you two shared for decades – and focus on that. If you’re gonna go in for torment, make it a healthier class of it – like hot yoga (aka the commercialization of hot flashes paired with stretches easily accomplished by anyone who finds a wizard to turn them into a wire twist-tie).

THE ARGONAUT REAL ESTATE BUSINESS NEWS

Safety Tips for Showing Your Home Showing your home is an integral part of the overall process to ultimately sell it. Even before the COVID-19 pandemic, there were concerns about being safe when strangers came to look at your home. Now, with the pandemic continuing, homeowners are even more cautious. With that in mind, the following are some general safety tips when you show your home, but also some related to COVID-19. Avoid An Open House If you’re a seller, you might want to talk to your agent and tell them you don’t want to have any open houses. A lot of real estate agents don’t think they’re beneficial anyway. During an open house, you’re taking a more significant risk than you are if you have scheduled private showings. During an open house, it’s not only more likely that someone could target your valuables or look around to come back to your home later, but you also have more exposure to people who might be sick.

Have Your Agent Meet with Prospective Buyers First If you’re feeling nervous and unsure about showings, talk to your agent about potentially meeting with prospective buyers outside of your home in a neutral setting before having an in-home showing. From the perspective of your real estate agent, it might add more work to their job, but at the end of the day, safety is critical. When you do have showings, you want to make sure, regardless of whether or not your real estate agent met with them beforehand that they’re qualified buyers. You certainly don’t want people coming during a pandemic because they’re window-shopping or they’re just curious or being nosy. You only want people who are serious about buying a home. To find qualified buyers, there are various ways to screen them. For example, you or your agent can screen them using only appointments and asking buyers to do a virtual tour before an in-person showing. Your agent can request a pre-qualification letter before setting a showing date.

Set Up Your Home For Contactless Showing As far as COVID-19 concerns, if you’re a seller you might request that your real estate agent sets up your home for contactless showings. To do that, your agent might have their own strategies, but recommendations include opening all the doors and cabinets and turning on all the lights. Your agent can also pull all shades so that buyers can see everything without coming in contact with high-touch surfaces. You can also do these things as a homeowner. Think about the touchpoints throughout your home and how you can help people avoid them when they look at your home. Sanitize After Showings It’s a good rule of thumb even outside of COVID-19 to sanitize your home after showings because it’s not the only infectious disease out there. You should wipe surfaces with a disinfecting wipe and do a quick clean. Put Certain Items Away There are some items you don’t want to

have on display during showings. Your valuables and heirlooms are more obvious, but there are less obvious things to put away. Prescription pain medications are one example. Your mail and bills are other things to put away in preparation for a home showing. Use Smart Home Technology Finally, you might consider using smart home security while your home is on the market because this is when it’s especially vulnerable to various threats. Plus, if you add some safety and security features, it can make your home more appealing to buyers. At a minimum, using a smart lockbox is a good idea because it gives you control over who comes into your home no matter where you are.

These orders are enforceable anywhere in California by any law enforcement officer who has received or seen a copy of them. NOTE: If a judgment or support order is entered, the court may order you to pay all or part of the fees and costs that the court waived for yourself or for the other party. If this happens, the party ordered to pay fees shall be given notice and an opportunity to request a hearing to set aside the order to pay waived court fees. AVISO: Si se emite un fallo u orden de manutención, la corte puede ordenar que usted pague parte de, o todas las cuotas y costos de la corte previamente exentas a petición de usted o de la otra parte.
