I

wasn’t going to do a letter about New Year ’s resolutions, an understandable fallback for editors under the holiday crunch coinciding with January deadlines. But our feature on franchises had me thinking about the future. Harriet Moser, the Airpark franchisor/franchisee matchmaker in our story, always asks candidates seeking businesses to answer basic questions that a lot of us should probably be putting to ourselves on a regular basis. What do you want your life to look like in five years? How many hours a week do you want to invest in your business? What are your lifestyle and monetary goals, and is your business of choice going to get you there? It’s pretty much a fresh chapter of “what color is your parachute” for would-be franchisees, and it’s handily adaptable to employment of every ilk. There’s no reason to wait until you’re downsized or feeling that last straw to assess where you’re going. So my first resolution is to step out of the roaring workday current and perform the dreaded “five-year” exercise. For resolution No. 2, since I’ve given up on losing weight, I’m moving straight to my next favorite resolution “stop procrastinating,” a perennial gesture I’m sure my publisher will appreciate. Finally, can synchronicity be a resolution? I hope so, because I would love more synchronicity in my life. This last month, I could practically hear a “click click” as improbable meetings, fortunate breaks and timely phone calls slid into place to make my job that much easier, not to mention a little magical. Here’s to a prosperous 2012 with a sprinkling of synchronicity to ease the way.

Airpark to Lose RSC Headquarters Following Merger RSC Holdings Inc., the Airpark-based parent of RSC Equipment Rental Inc., will be sold for $1.9 billion to United Rentals Inc., and the corporate headquarters will leave the state, reported The Arizona Republic. The sale represents a merger of the nation’s two largest equipment-rental companies, Greenwich, Conn.-based United Rentals, which is the largest, and RSC, the second-largest. The share price for RSC soared 58 percent. It is not known how many of RSC’s 327 Arizona employees might lose their jobs.

BizBox Triples Staff

BizBox, the new solar-powered mobile marketing tool that allows businesses to take their products and services directly to their customers, has tripled its staff, adding 25 new team members and positions to the company. BizBox CEO Rick Sikorski said the additional staff are in areas of sales, marketing and training. Sikorski plans to hire up to 300 sales representatives and is actively recruiting prospects for the positions nationwide. Powered by solar technology, BizBox transforms within minutes from a mobile “Branded Box” to an office, showroom, food or medical retail store or display center—all at the drop of a hitch. The company is located on the Greenway-Hayden Loop. More: bizbox4u.com. Airpark-based International Cruise & Excursions Inc. (ICE) together with Sears Holdings announced the launch of a new business license agreement to provide the leisure and travel program, Sears Vacations, designed exclusively for Sears’ customers. Sears Vacations is set to launch in Q1, 2012 and will be merchandised and marketed by ICE through all Sears authorized touch points, including retail stores.

Chang Chang Change: New Subs, New Concepts Pei Wei Asian Diner, P.F. Chang’s China Bistro Inc.’s casual dining arm, has debuted sandwiches inspired by Vietnam’s sub-like “banh mi.” Pei Wei is offering one pork and one chicken sandwich on its menu and surveying customers on the new item, reported Phoenix Business Journal.

P.F. Chang’s also plans to open an even more limited-service version of Pei Wei’s next April, according to a report in Nation’s Restaurant News. The new test restaurant, called Pei Wei Asian Market, will take over an existing diner unit in Phoenix. The division seeks to add three to five other locations around the country. “Market” locales will have two registers instead of four, a digital menu board, no table service, smaller portions and fewer items to accommodate faster delivery times. Scottsdale-based Meritage Homes is continuing to expand on the East Coast with the recent announcement that it will build energy-efficient homes in the Tampa, Fla., market in the first quarter of 2012.

Scottsdale Area Chamber of Commerce announced some new offerings for 2012. In January, it is launching an insurance program for small businesses that could save members one-third off their current rates, as well as offering a home telemedicine service for members and their employees and families. The new year will also see increased educational offerings through partnerships with Girlfriend University and business coach Dan Creed.

Phoenix native PFC Joshua Bullis is the next recipient for home renovations. In April 2010, Bullis deployed to the Kandahar province in southern Afghanistan with the 595th Sapper Company, 2nd Engineer Battalion. While on a routine foot patrol, Bullis stepped on a buried improvised explosive device. As a result of the blast, both of his legs were amputated above his knee, as was his left arm above the elbow. Airpark-based nonprofit Jared Allen’s Homes for Wounded Warriors announces the commencement of another home remodel for an injured U.S. soldier. JAH4WW’s sole purpose is to raise money to money to build or modify the homes of America’s injured military veterans so they are handicap accessible and comfortable. Jared Allen, who plays for the Minnesota Vikings and lives in Scottsdale during the offseason, formed the organization in 2009 after returning home from his USO Tour to U.S. military bases in the Middle East.

Within the first few weeks of the partnership, Zona employees donated approximately $5,000 in goods and services to the charity and, with management, provided 12 families with a full Thanksgiving dinner plus four boxes of nonperishable food. Cortney’s Place 4th Annual “Play Like A Star” Charity Golf Tournament and Banquet netted about $150,000 for the North Scottsdale program dedicated to providing a safe educational and recreational environment for mentally and physically challenged adults. Proceeds will help offset some of the costs for the Cortney’s Place program facility’s upcoming expansion in 2012. The tournament was held in November at the Country Club at DC Ranch. PK Enterprises has started construction of the Gateway 101 shopping center northeast of Frank Lloyd Wright Boulevard and the Loop 101 frontage road, reports The Arizona Republic. The 33,300-square-foot project has signed leases with the Vitamin Shoppe, Starbucks, Teharu Sushi, Pet Club, Bruegger ’s Bagels and Jersey Mike’s Subs.

West USA Buys New Kierland office West USA Realty has purchased a new Kierland office for its 350 agents in the Northeast Valley, according to AZCentral.com. The new office, which the agents will move into in January, is about a block from a building the company leased for 12 years. Stearns Bank was the seller.

Council Says No to Apt. Complex Near Costco In a split vote, the Scottsdale City Council rejected a proposal to build an apartment complex in the Scottsdale Airpark, despite assurances from the property owner’s attorney that operations at Scottsdale Airport wouldn’t be negatively affected, reported AZCentral.com. The developer wanted to build a 605-unit complex south of Hayden Road and west of Northsight Boulevard, formerly the site of an auto dealership. An applicant has asked the Scottsdale Planning Commission to approve a new development consisting of six office condo buildings at 22455 N. Miller Road. Sereno Canyon Spa & Resort seeks a general plan amendment from the city of Scottsdale that would designate about 222 acres near the northwest corner of East Pinnacle Peak Road and North 128th Street as “resort/tourism” rather than “rural neighborhoods.” The applicant also wants the area rezoned from single-family residential to resort/townhouse residential (environmentally sensitive lands). Developers who hope to build a 220-acre dude ranch-style development called Reata Ranch are asking the Scottsdale Planning Commission for needed zoning and general-plan amendments. The project, which borders the McDowell Sonoran Preserve, would include 330 guest-ranch units.

Padish Appointed to Judicial Board Former Maricopa County Superior Court judge James E. Padish has been appointed to the city of Scottsdale Judicial Appointments Advisory Board. ey, I met this guy on the plane who’s got these Subway things,” Ken Clark said excitedly into the phone as soon as he landed at LAX. Rick Ueable remembers that 1989 call from his business partner like it was yesterday. The brutal real estate market had gutted their profits as Scottsdale developers and brokers, and they needed a new venture. But not this one, Ueable hoped. “My feeling was I can’t even spell restaurant, and I don’t want to run one. I had never heard of the brand before.” Clark wouldn’t let the idea go. The pair borrowed $450,000 at 19 percent interest from an acquaintance to buy three existing stores from the franchisor, which was impressed with their business background. Only a handful of Subways were in Arizona at the time, and the rest, as they say, is history. “We feel blessed that we got in when we did. Timing is everything,” says Ueable, who now operates 35 restaurants with Clark. See full article, p. 23

Though Ueable makes it sound easy, building a multisite empire is the franchising dream. Players “Most of my clients, when I suggest franchises for them, they’ve never even considered them,” she says. It’s a classic misconception that franchisees have to have prior expertise in their new business. In fact, franchisors generally prefer a clean slate, an owner who can execute a proven business model with no baggage but lots of entrepreneurial savvy, according to Moser. A fitness enthusiast may think they want to own a gym, for example, only to learn their primary function will be selling memberships and managing staff. Someone hoping to be the semi-absentee owner of a yogurt shop might realize the need to be onsite 24/7 for two years.

Untapped B2Bs

Moser is a big proponent of business-to-business franchises, which consumers tend to be unaware of. These have the most potential for profit, she says, because you don’t have to buy more storefronts to grow. Franchise territories are usually defined by business densities within select ZIP codes, and clients are willing to drive to reach you vs. sticking to the 3-mile radius where they grab lunch or deodorant.

In the business-dense Airpark where leases for industrial space are more affordable than retail, B2Bs are especially attractive, she adds. Just as would-be franchisees hunt for businesses that ring their bell, franchisors are no less discriminating. They don’t sell to just anyone. Candidates need to meet their criteria because if the franchisee doesn’t end up making money, neither does the mother company. That’s good news for laid-off or retired executives, as Airpark residents Borg and Ann Siburg of SpeedPro Imaging of Scottsdale recently discovered. When Borg was laid off from his position with DHL Data Center, he says he fit the bill as a “displaced, disenfranchised, disenchanted corporate executive,” which turned out to be exactly what his franchisor was looking for. Initially Borg hadn’t considered a franchise, but a light bulb went off during Moser ’s talk at his company’s outplacement seminar. “I’d been laid off one too many times,” he says. “Now I love controlling my own destiny. I can be totally exhausted getting out of bed, but I’m still highly energized because no one else is going to get it done.” continued on page 20

Players Borg and his wife, Ann, took a battery of tests at FranNet and were pleased to find a product they could finally agree on. Both wanted a B2B that emphasized service, and Borg was adamant about being in the light industrial sector. Large-format graphics satisfied both their needs. “It had to be something I thought was fun, creative and be passionate about selling. I really do think it’s cool stuff,” Ann says. “I’m proud of it, and when we hand it to people I love the ‘wow’ factor.” The Siburgs now employ two technicians to execute orders while they focus on growing the business. Networking groups such as the North Scottsdale Chamber of Commerce and BNI, have proved invaluable, says Ann.

Supportive Parent

The support offered to franchisees is another important aspect of working with a franchisor. Part of the reason the Siburgs selected SpeedPro Imaging after completing their “investigative due diligence process” is the company’s U.S. headquarters are only a few blocks from their studio near 80th Street and Butherus. IT and technicians are standing by to help troubleshoot printer or computer problems, and the company recently invested heavily in improving the CRM platform their franchisees use to track customers and sales. Plus, an easily customizable website was provided. “We didn’t have to invent all that ourselves,” Borg says, adding the freed-up time is spent where it will bear the most profit—on sales and customer service.

Revenue Avenue

Successful franchisees who also have what Hoser calls “V.P. marketing-type skills” can find an additional revenue stream as “masters” or “area developers” counseling other franchisees in their areas to get established or to perform better. Last quarter, the Siburgs became master developers for the state of Arizona, signing their first franchisee in December. Part of their duties is talking to prospective franchisees to see if they’re a good fit.

Nelson and Pam Crespo, who helped introduce Elements Therapeutic Massage to the state, own a single franchise location at The Promenade. Once a new franchisee signs on, the Crespos share in-depth guidance on operations, marketing, training and even finding a location. They then receive a portion of the royalties by providing a continued support system and liaison between corporate and the studio. “It’s rewarding and exciting to help them get their doors open,” Nelson says. “We get to watch them live their dream to become a business owner.” The Crespos—who admit they knew nothing about massages other than they liked to receive them—were drawn to Elements because they “fell in love” with the corporate support system. Players “It’s a fantastic program because most of the time, it’s a system that works,” Pam says. “If you go into it with that concept, then it will work for you. If you’re trying to reinvent the wheel, then a franchise is not for you.” At this point, Pam, a self-described people person, can often tell over the phone if a candidate has the personality to follow the program and build relationships with clients.

Cost

The total investment to get into a franchise ranges from $55,000 to $65,000 (home-based business) on the low end to millions of dollars. Most of FranNet Arizona’s clients are in the $125,000 to $180,000 range, which would finance two or three employees and a non-retail location. Finding financing can be tough. “If it’s your first store, you’ll have to have outside net worth or get an SBA loan,” says Stephen Schwanz, president of Airpark-based Franchise Capitol Investors.

Sometimes franchisors will assist owners in finding funding. The Crespos went the SBA route in 2007, and say the average cost to get started with an Elements studio today is a $45,000 franchise fee plus about $200,000 in working capital. The Siburgs financed their studio with their retirement funds, an option Moser introduced them to. “We poured our lifesavings into this business,” Ann says. “Our retirement assets own this company; it’s called a C Corporation and we are employees of our company. The advantages are we service no debt; the disadvantage is we risk losing it. We’re betting on ourselves.” Moser urges anyone interested in learning more about franchises to contact FranNet. “All of our education programs are free. Most people don’t know we exist,” she says, adding that, as a recruiter, the franchisors pays her, not the candidates. Moser acknowledges that some of her clients who have been downsized are afraid and disoriented. “But I can tell you for a fact that the best things that have ever happened to me are a direct results of the worst things that have happened to me,”

People will commit for three or four locations but only open one at a time.” Roosters Men’s Grooming Center: Part of the Regis brand, providing old-fashioned barber services with a middle price point that’s right for today’s economy. Goddard School: Its programs for preschool, kindergarten are considered the gold standard, and this extremely selective franchise is known as a “pay a lot, make a lot” investment. “Goddard hasn’t been available in this market for a number of years. There’s already a location on Frank Lloyd Wright Boulevard, but there could be more opportunity in the area, maybe toward Cave Creek.” WSI Internet Marketing (B2B): In this home-based business, the franchisee acts as business developer and project manager while the franchisor

ensures association with top providers in e-commerce, social media, etc. “Internet marketing is hot, hot, hot, and it’s very difficult for any one person to know everything.” Maaco (Consumer & B2B): “They’ve done phenomenally during the recession and would love to have a location here— they do a lot of fleet work ... It’s a mature business, and they train their people like crazy. They honestly don’t want people who come from the automotive industry, who have their own way of doing it. ick Ueable was so reluctant to get into the restaurant business with his longtime real estate partner in 1989, that he dubbed their company Foods 2000 Inc. to guarantee he’d get out before the name sounded like an expiration date. “Much to my shock, we’re having a ball, an absolute blast,” Ueable says, shaking in head in happy disbelief at the Scottsdale Airpark headquarters of Foods 2000 Inc., where Ueable and Ken Clark now oversee the fleet of 35 Subway restaurants they’ve grown from three locations. Food-service franchises can be a demanding challenge if they require cooking equipment, table service and complicated staff scheduling. In more ways than one, the partners got lucky with Subway, where sandwiches are prepared fresh and sold at the cash register. Last year—when Foods 2000 Inc. was again named Arizona Franchisee of the Year—Subway toppled McDonald’s as king of fast-food chains. The brand spends upward of $700 million a year on national advertising and has a vibrant real estate/ signage presence with more than 430 Subways throughout Arizona. “We don’t have to cook, we have a price point that attracts a great number of people, we have a very high-quality product, and our sales are extremely steady,” says Ueable, acknowledging a Subway franchise is “darn near impossible” to get into these days. With the real estate slowdown, franchisees have to resort to infill, and competition is fierce for the few established restaurants that come on the market. continued on page 26

Still, Ueable and Clark are working aggressively on continued expansion, and even have a California locale in their sights. “We’re very bullish on Subway right now,” Ueable says, pointing to low lease rates and the continued rise in same-restaurant sales and brand popularity.

Enter the President

Ironically, the year 2000 ended up as a milestone for the company after all. That’s when the partners brought on future president Chad Barnett to assist in operations management and eventually run the company. Barnett chuckles now when he tells of his anguished decision at age 25 to go with a mom-and-pop outfit rather than hold out for a corporate gig. “I had my head in my hands, thinking ‘Ohhh, they’ll be out of business soon,’” he says. It didn’t help that Ueable pitched him at a Subway after teaching a gun-safety class and was still wearing a firearm on his belt.

But Barnett hit it off with the partners and has been instrumental in expanding the company’s holdings from 12 restaurants to 35, with another under construction in Tempe. Subway, which holds the lease for each location, supplies the blueprints and plans, while franchisees pay to build, finance and operate the restaurants, explains Barnett, who also helps manage a stable of 380 employees. With Barnett at the helm, Ueable was free to devote more time to serving on the corporate planning committees that shape Subway’s future. He also “vacations a lot,” he laughs. More important, though, he’s had a chance to delve into his passion for nonprofit work as director of African affairs for Christian-based Partners in Action, headquartered in the same Airpark building.

“Our goal is to develop a whole new generation for Swazi who are well-educated and care about the future of this tiny little country.” About three times a year, Ueable travels to Swaziland, which has the highest HIV rate in the world and an alarming number of orphans on the streets. Partners in Action resurrected an old British mining town in the country (Bulembu.org), retooling it as an entrepreneurial and educational hub, complete with dairy, bakery and lumber operations and Christian schools. “Our goal is to develop a whole new generation for Swazi who are well-educated and care about the future of this tiny little country,” Ueable says. This is what really drives him, he adds: living his faith. In 2005, Barnett accompanied his mentor on a mission, and he too fell in love with the cause, taking over operations in Ethiopia and Uganda. “What’s so hard to get my head around is, coming from Scottsdale, it’s so awful, so destitute. The flipside of that is there was so much hope,” he says, recalling the gratitude of villagers for the nonprofit’s simple gifts of soap, oil and water. “That just really put things in perspective. And we’re here, going through our day to make a bunch of sandwiches—feeding the hungry either way.” 

Getting Involved Optim optimizes property operations By Kristina Justin

I

n Karlene Politi’s line of work, c ompe t i t i o n i s e v e r y w h e re these days. The stagnant commercial real estate market has created new opportunities in property management for agents, developers and owners who are looking to either make money or keep their staffs busy during the slow time. “Competition has definitely grown,” says Politi, who owns Optim Property Solutions Inc., a commercial property management company based in the Scottsdale Airpark. Politi doesn’t mind the growing interest in her field. She’s confident her customer-care business model sets her company apart from other property managers in town. Optim handles most everything you would expect from a property manager: accounting, inspections,

lease administration and tenant issues. But it also focuses on improving the overall operation of the property, which includes looking for solutions to problems, finding efficiencies and controlling expenses, says Politi. “It isn’t about collecting a paycheck for babysitting a property,” she says, adding that her company has saved clients tens of thousands of dollars. “We like to get involved in maximizing the operation of a company.” Optim tends to all of the operational details of a property so clients don’t have to. That kind of service is critical to asset manager Larry Miller. It would be impossible for him to effectively manage the Northsight Crossing Shopping Center in Scottsdale from his office in California. So he relies on Optim for things like collecting the rent, paying the bills, working with tenants and visiting the property regularly.

Optim’s Beginnings

Politi started Optim in 2006. At the time, the company was called NAI Horizon Real Estate Services Inc., which grew out of the property management division of NAI Horizon, a commercial real estate company based in Phoenix. Politi worked for NAI Horizon in 1998 and became president of the company’s property management division. When she formed her own company, she absorbed NAI’s property management office in Las Vegas. In 2010, she changed the company’s name to Optim Property Solutions Inc. and last April moved the Phoenix office into a building the company manages on Princess Drive in Scottsdale. Optim still has an office in Las Vegas. “We’ve always managed a lot of properties in the Airpark, so we’ve spent a lot of time in this neighborhood,” Politi says. “We’ve loved the

building ever since we’ve managed it. It was the first place we looked at.”

Market Movement

While Optim has seen steady growth over the years, business declined slightly in 2010 when some of its clients fell into bankruptcy and receivership. “2010 and 2011 became a very difficult time for us,” Politi says. “Owners even lost properties that were 100-percent occupied.” Many property owners had thought the commercial real estate market would turn around, but it didn’t. Foreclosures started last year, she says. “There are different theories, as in residential, whether it’s bottomed,” Politi says. “Lenders are not necessarily refinancing.” Eyes are on whether there will be another round of commercial foreclosures. In the meantime, Politi’s business has stabilized and she remains focused on helping her clients be successful. “They just want to make sure their property is taken care of and the tenants are happy so they’ll renew their leases,” she says. “It’s our job to keep them happy.” 

“We’ve got a lot going on. The economy is difficult and there are a lot of issues,” says Miller, who appreciates Optim’s attentiveness. “We need someone local to do the day-to-day. You can’t remote-control manage the property.”

Running Through Scottsdale History

 During the 1930s, Scottsdale High School hosted an annual Field Day in April, which included track and field events of all kinds for girls and boys.  The polio epidemic of the 1940s and 1950s launched the Mother ’s March of Dimes, held in Scottsdale during late January. The March of Dimes was founded by President Franklin D. Roosevelt, who had polio himself. His son Elliott Roosevelt, a Scottsdale resident in the 1950s and beyond, organized local men for a Father ’s March; a January 1957 edition of The Arizonian featured a photo of Elliott, along with K.T. Palmer, Charlie Briley and Bruce Irwin as the promoters of the march.

not only the iconic football matchup, but also a marathon, held in Scottsdale and sponsored by the Scottsdale Charros. The 26-mile course began in Carefree/Cave Creek, and ran down Scottsdale Road. Throughout the 1970s and into the 1980s, the finish line varied: Scottsdale Community College, Scottsdale Stadium or the McCormick Railroad Park. One of the many duties of the Charros was to serve as “catchers,” there to assist runners who collapsed upon reaching the finish line. During its first decade, the Fiesta Bowl Marathon attracted thousands of runners from throughout the United States and internationally, became a national event, and was the site of four world records in running. As traffic and development increased along the northern stretches of Scottsdale Road, the course was moved elsewhere. A Fiesta Bowl half marathon is still held annually in Scottsdale.

hether you prefer running or walking, January is Marathon Month in Scottsdale, smack dab in the middle of marathon season in the Southwest. The P.F. Chang’s Rock ‘n’ Roll Marathon, set this year for Sun., Jan. 15, has become an annual rite of the new year. But what about some of our other historic running and walking events? Strictly noncompetitive, it’s a stroll among Scottsdale’s eclectic mix of renowned art galleries that concentrated in the downtown area, and takes place between 7 p.m. and 9 p.m. every Thursday.  Armour Dial’s technical center in the Scottsdale Airpark first hosted The Greyhound Corporate Challenge in the airpark in 1981. Greyhound, part of the Dial Corporate family, sponsored the event, which included a marathon and family fun runs. The 1981 event attracted 1,500 participants. Renamed the Dial Corporate Challenge, the challenge changed course in 1991 to use the newly completed Greenway-Hayden Loop.  In the spring of 1983, members of the Scottsdale Arts Center Association (SACA) and United Cable of Scottsdale sponsored the inaugural “Expose Yourself to the Arts 10K Run.” Sam Campana, Bill Mack and Sherry Bray served on the planning committee. This event morphed into the Night Run for the Arts, which continued throughout the 1990s, raising money for programs of the Scottsdale Center for the Arts.  To help Scottsdalians become or stay in shape—especially following the over-indulging holiday season—Scottsdale Healthcare and the

Save With Chamber Health Plan

he Scottsdale Area Chamber of Commerce is introducing a new group health insurance plan for members. The turnkey program will result in significant dollar savings for many business and nonprofit members that have 10 or more employees, according to Rick Kidder, chamber president. Designed by the Chamber Benefit Administration, the program is immediately available.

High-deductible health plans are proven to significantly reduce premium dollar expenditures. “Everyone has deductibles on auto and home insurance because insuring first dollar is prohibitively expensive,” says Amy Shuckhart of Amalyn Consulting. “It is the same for an employer and their group health insurance. Premiums can be up to 50 percent less going from a $500 or $1,000 deductible to a $5,000 or greater deductible.” Just like everyone self-insures the first dollars on auto and home, in this case the employer self-insures the underlying medical expenses. “However, with health insurance,” Shuckhart says, “Section 105 of the federal tax codes favors this process by allowing Health Reimbursement Accounts.” With dollars that are tax deductible, the employer can custom design coverage for part of the underlying medical expenses. The employee then receives these benefits without tax obligation.

Savings, Savings, Savings

The savings are potentially dramatic and significant. Premium illustrations show the expected savings as well as the range of scenarios on every proposal. “Using industry-accepted assumed claim estimates, an accurate picture of the annual savings is provided,” says Mark Dennis of Chamber Benefit Administration. “Also provided is the best case as well as the worst case scenarios. The bottom line is a high probability that employers enjoy significant savings while employees maintain excellent health care coverage.”

The chamber plan is designed to be sustainable over time. This is accomplished by the ability to use several different companies for the insured portion of the plan including Aetna, Assurant, and Health Net. Each participating employer group is underwritten following fundamental principles. IIS Benefit Administrators is the third-party administrator that coordinates the claim processing and reporting in a highly automated and efficient manner. Any properly licensed health insurance agent who is a Scottsdale Area Chamber member can market the plan. The chamber receives a small marketing allowance for their promotion of the plan. Scottsdale’s Brueckner Named Finalist for 2011 National Advisor of the Year by David G. Leeper

T

homas K. Brueckner, president and chief financial officer of Strategic Asset Conservation in Scottsdale, was recently named a top-five finalist for a prestigious national honor bestowed annually by the editors of Senior Market Advisor magazine. SMA is the leading trade journal for financial advisors serving the retiree and pre-retiree market, and has been naming its Advisor of the Year since 2002. IPA and P.B. Bell to Develop 240-Unit ‘Barcelona’ Community

I

nvestment Property Associates (IPA) and P.B. Bell & Associates Inc. have created Plinth Venture to develop the new luxury community planned for the old Barcelona nightclub and office site, directly north of the Scottsdale Quarter off the Greenway-Hayden Loop. The joint venture acquired the 5.83-acre property for $10.25 million. The buyer was represented by Cindy Cooke and Brad Cooke of Colliers International in Phoenix. The seller was Scottsdale Place LLC of Phoenix. IPA and The P.B. Bell Companies will work together to develop

the project, which calls for 240 units located in four four-story buildings constructed over podium parking. The unit mix is expected to include studio, one-bedroom and two-bedroom units, with sizes ranging from 800 to 1,200 square feet. The open floor plan units will feature full appliance packages, custom cabinets, granite kitchen countertops, patios and balconies, walk-in closets, communication wiring with multiple phone and cable lines, 9-foot ceilings and private rooftop decks. Planned community amenities include a resort style pool and spa, fitness center, an indoor/outdoor lounge, secured parking garages, and rooftop entertainment areas. Monthly rental rates are projected to run from about $1,200 to $1,900. The developers anticipate breaking ground in the fourth quarter of 2012 and expect units to be available by the close of 2013. Scottsdale-based MT Builders will serve as general contractor for the project, with design services by L.R. Niemiec Architects Inc. (8585 E. Hartford Dr., Scottsdale). Development cost (land and buildings) is estimated at $40-plus million, and construction financing is yet to be arranged, according to Business Real Estate Weekly of Arizona. “We cannot think of a better location for our second development partnership with P.B. Bell,” said Bill Fettis of IPA. “The North Scottsdale market, and specifically The Scottsdale Quarter and Kierland Commons are dynamic, high-energy destinations that match up ideally with the living environments we create for our residents.” As a full-service commercial real estate development firm, IPA directs multifaceted projects from concept through disposition. How to Be in Business with Family & Still Have Holidays Together

eing in business with family can be totally rewarding but totally frustrating. Every hour of every day family members who work together walk a fine line. Are they business associates, employer/employee or family members related to each other? These roles can change quite often creating a certain By Nate Sachs, amount of tension, friction and stress. If a sale makes sense, then the business should be sold. At times a sale must take precedence over employing family members. If a business is to be sold, the highest bidder becomes the new owner, even if that person isn’t a family member. Unfortunately, business owners often let themselves become the business and the business becomes them. They can’t separate the business from themselves. After a while it all just becomes one big blur. The older generation is usually responsible for most if not all of the money is invested in the business. They need to be constantly concerned about losing that investment. Rarely does the younger generation have the same “skin in the game.” This is an ingredient for problems. The younger generation can’t truly

assess the business unless they have their own money at stake. Parents generally feel they not only worked harder than their children in the past, but that they still do. Children tend to believe that their parents really don’t understand how difficult working for them is. Every family must be a family first and a business second. When business becomes more important than family, it’s time to sell the business. If the senior generation decides to sell, they must provide financial incentives for the younger generation to make the sale as profitable as possible. The idea is to make younger family members part of the solution, not the problem. Often the owner will want to retire upon completion of the sale. Buyers might very well want the younger generation to stay engaged in the business. If they don’t own any stock, they can be given financial incentives to stay instead of leaving for other opportunities, which works well, even if they’re stockholders. Many families refuse to discuss the delicate issues that arise from being in business together. Maybe they don’t know how to address these issues. Doing nothing is a strategy; it just isn’t a good strategy. 

Non-Tourney Action

While the actual Waste Management Phoenix Open golf tournament will be played Thursday through Sunday (Feb. 2-5), there will still be plenty of things to see and do at the TPC Scottsdale all week long. Many of the PGA TOUR pros will play morning practice rounds on Monday and Tuesday of tournament week. There are also other special activities that will feature PGA TOUR professionals, including the R.S. Hoyt Jr. Family Foundation Dream Day and the CBS Outdoor Special Olympics Open on Tuesday, and the ever-popular Silver Pro-Am on Wednesday. On Saturday, Feb. 4, the tournament is inviting everyone to participate in the second annual GREEN OUT. For every person who wears green that day, the tournament host Thunderbirds will donate “green” to Keep Arizona Beautiful. A Green Squad will be on hand to count all things green. In the two years since taking over as title sponsor, Waste Management has quickly turned the “Greatest Show on Grass” into the “Greenest Show on Grass” by incorporating a recycling and waste reduction program. In 2012, WM introduces the Zero Waste Challenge. Not only are vendors asked to use all recyclable and compostable materials, for the first time, there will be no trash receptacles along the course. Instead, Waste Management will offer recycling bins and compost bins, which will collect and keep separate recoverable recycling waste and recoverable compostable food waste, diverting nearly all tournament materials from the landfill. In addition to the tournament’s green/eco-sensitive efforts, the tournament host Thunderbirds are also excellent at raising green for local charities. In fact, The Thunderbirds have raised more than $75 million for charities in tournament history, with more than $48 million generated since 2004. The Waste Management Phoenix Open is the best-attended golf tournament in the world and has gained legendary status for being the most unique stop on the PGA TOUR. Fees vs. Commissions?

O

ver the past decade, the financial services industry has seen a shift in the way investors compensate their financial professionals. One of the overriding reasons the compensation structure changed was to prevent brokers from overtrading clients’ accounts for their own benefit. While this has benefitted certain clients, many now question the practice of advisors placing By Gavin Tolan, clients into fee-based accounts unnecessarily. Williams Financial Several factors have played a role in this Group change, and I thought it might be beneficial for investors to understand the difference between thee two compensation approaches. When paying for financial help by way of commissions, investors only pay a commission when a trade is executed. Usually the commission amount is a percentage of the trade value. The percentage charged by the broker may vary based on a number of factors, including the amount of help you receive, your investment objectives, the size of the trade, and the amount of activity and the size of your

account. This might be the appropriate choice for small balanced accounts and accounts with little to no activity over the year. For fee-based compensation, you sign up to pay a predetermined percentage of your account assets in fees based on several factors. The advisor will pool or “wrap” all of your assets at the firm. This total value of assets is probably the single largest factor in the determination of your fees. Whether your broker will manage your accounts or use the assistance of another money manager will also be figured into the percentage fee you pay over the year. It’s important to remember that many investment products have their own built-in expenses, in addition to your advisor’s fees, that need to be accounted for in figuring total expenses paid on your investing assets. I believe that proactively managed accounts usually will fare better in the fee-based model. As an advisor for nearly 20 years, I believe that the fee-based model is worthy of consideration. While the percentage fee should vary based on factors discussed above, I think it provides a transparent and predetermined compensation agreement that is clear from the get-go. Clarity is an investor’s best friend, and fee-based compensation provides just that. Of course, each individual situation is different.

The S&P 500 Index is still currently trading below its 200-day moving average. This 10month, investor-sentiment gauge is a good baseline to judge the overall direction of equity prices. Market Update

Over the past few months, stocks have experienced big swings as the Europeans work their way through the debt crisis spreading throughout the region. While most agree that austerity measures will be painful, many are concerned with the damage that will be done to near- and intermediate-term growth expectations out of the euro zone. Markets around the world have already been beaten down to account for the obvious pain to come, just how much is the big question. This debt problem around the globe is a real mess and is going to take quite some time to work out. Currently, investors have run to the U.S. dollar for safety and decided that holding gold is not the answer. The yellow metal has been hit hard over the past few weeks and is now testing a three-year uptrend line. While gold has been in an uptrend for longer than three years, continued selling would be a real setback for the bulls. While the equity markets are still in bear mode and look as though they will be fighting with this debt and slow growth story for the foreseeable future, I think investors should continue to look at opportunities in dividend paying instruments. Hundreds Expected at ‘Collector Car Hobby’ Seminar

T

he 12th annual Scottsdale Auction Event, Jan. 18-22, will remain in Russo and Steele’s traditional location, the intersection of the Loop 101 Freeway and Scottsdale Road, underneath the big-top tent at Mayo Boulevard. Gates open at 10 a.m. Wednesday through Sunday, with the auction starting at noon Thursday through Sunday with memorabilia and following with autos at 1 p.m. Only registered bidders, consignors and their guests are permitted in the auction tent, but the general public is welcome to view the cars in the general admission area. General admission is $20 per day, bidders passes are $150 and an extra $50 for each guest. As part of the event, Russo and Steele presents another Breakfast Seminar for the automobile enthusiast community: The Collector Car Hobby: The Past, the Present, and the Future. The seminar, held 9 a.m.-11 a.m. at the action site, will feature a panel discussion focused on the classic car industry as a hobby as well as the facets significant to the enthusiasts that create the community. In the past, Russo and Steele has included some of the most recognizable figures in the classic car industry as part of this annual seminar. This year is no different. Providing their insights as featured panelists are Wayne Carini, Cory Coker, Randy Fox, Mckeel Hagerty, Robert Ross, Steve Saleen and Tim Suddard.

Wayne Carini, who will serve as the seminar’s emcee, has a lifetime of experience in automobile restoration under his belt. he First Press Fine Wine Auction will return for its 10th year in the Valley on Feb. 11. The evening at Westin Kierland Resort and Spa begins at 6 p.m. featuring live entertainment by Alice Tatum and the Alice Tatum Band, a gourmet five-course meal and a live auction of rare vintages, culinary experiences and vacation packages. Peter Sagal Over 30 wineries are scheduled to participate in the event, including Robert Craig Winery from Napa Valley. President Robert Craig will serve as this year’s honorary chair. The evening’s host will be Peter Sagal, voice of the popular NPR game show “Wait Wait ... Don’t Tell Me!” Tickets are $250 per person or $2,500 for a table of 10. New Care Worker Training Academy Opens

rizona Caregiver Academy announces plans to begin open enrollment in January 2012. Located in the Scottsdale Airpark, Arizona Caregiver Academy (ACA) is opening its doors to meet the state of Arizona’s new education and training requirements for all direct care workers. Available as an extension of training departments, ACA works with direct care and in-home care employers to educate their employees across the state. With a rolling class schedule, employers can be assured that ACA will have scheduled classes available for new hires as well as established employees looking to expand and hone their skills, said founder and CEO Phil Senff. The U.S. Bureau of Labor Statistics projects a 41 percent increase in in-home care jobs over the next 10 years. Senff said he takes a great pride in the new training academy. “We are training compassionate people to provide superior care for the less able—all the while bolstering each caregiver’s ability to maintain job security and provide for their personal families. It is a win-win situation all around,” said Senff. ACA offers a class in care-giving fundamentals, level 2 classes in “aging and physical disabilities” and “developmental disabilities,” as well as training in first aid and CPR. Direct care workers, or DCWs, refers to all direct support professionals, caregivers, personal assistants or attendants. Some of the many roles they may have include homecare aide, rehabilitation technician, or classroom aide. DCWs interested in obtaining the training and required certification should contact employers directly, as ACA is only open for employed care workers as an extension of their employers’ training. Currently, ACA can only accept student registrations through their employers. The academy is a natural extension of Senff’s other business venture, Comfort Keepers, a multinational in-home care franchise. “We’ve been dong this level of training since we opened; it’s not new to us,” said Senff, who owns more franchise territories than any other operator in the Comfort Keeper system and oversees about 100 caregivers. “We wanted to open this up to not just our people but to our competitors. We want them to get really good training.” Cost for classes is $150 individually, or $250 for the fundamentals program packaged with a specialty class (both are required for certification). Each class takes two days. There is a $75 half-day, test-out option if an employer vouches for students with previous training/extensive experience, but those who don’t pass must attend class. CVB Focuses on 3 Areas to Drive Tourism

L

ast year, Scottsdale and Paradise Valley experienced strong yearover-year gains in the tourism industry during the first 10 months of 2011 (the most up-to-date data available). Hotel occupancy and room rates are on the rise again, which also means sales- and bed-tax revenue is increasing and new jobs are opening on the payroll of local businesses. By Rachel Sacco, To capitalize on this positive momentum President & CEO, and make additional gains in 2012, the Scottsdale Convention Scottsdale Convention & Visitors Bureau, & Visitors Bureau which is commemorating its 25th anniversary this year, will focus on three key areas to drive results for our community.

No. 1: Sonoran Desert

First, we are working to ensure that Scottsdale is synonymous

with the Sonoran Desert. This spring, the bureau will launch a new print ad focused on outdoor adventures in the Sonoran Desert. We also will attend travel adventure consumer shows in New York, Chicago and San Francisco to connect with outdoor enthusiasts interested in traveling to new destinations.

No. 2: Mobile & Web

Second, we’re putting a greater focus on mobile and web strategies to reach travelers. We will continue to develop mobile-specific features and platforms that enhance our mobile site. We’ll also begin pay-per-click campaigns targeted at mobile devices and develop promotions of our mobile site to increase awareness among visitors already in the destination.

No. 3: Meetings

Lastly, the CVB is implementing a strategic plan to generate more meetings business for the destination. We are creating an initiative to attract corporate CEOs, presidents and other top decision makers to Scottsdale with the help of our members as well as the Scottsdale Area Chamber of Commerce and the city of Scottsdale’s Business & Economic Vitality Department. We also will fly in more planners to explore the destination first-hand, as we know planners who have visited the area are more likely to book a meeting here.
