Feeling the Technology Age

E

very time we have a t e c h n o l o g y - re l a t e d theme I’m afraid I’m going to feel old. And I always do to some degree— it seems like there is so much to keep up with. But after visiting the offices of SheKnows.com last month, I felt positively decrepit. No only is the median age of the staff about 25, the company has established an intern program to bring in new blood. “Having that fresh inspiration come through the door has been really inspiring for me,” Director of Business Development Ashley Mullins told me. “The interns are seven years younger than me.” This shocked me. Ms. Mullins is younger than anyone I deal with on a daily basis, but she quite rightly realizes that seven years on this earth is a very long time in terms of perspective, especially in an era of technological evolution. Yet how many businesses, particularly of the non-webby variety, make an effort to involve college “kids”? This crossed my mind as I drove along North Central Avenue in Phoenix yesterday and noticed the prominent mailboxes at the end of the drives. “Wow,” I thought. “I’m part of the last generation that will even know what these things are—or know the thrill of running out to check for papery birthday cards or a long-awaited letter from home.” The 20-somethings and me, we need to talk. And if SheKnows is any indication, I would also like to borrow their cool shoes sometime, and I mean that both literally and figuratively.

LifeCore Group, new to the Airpark, was founded in 2004 by Jason Paul, a health insurance broker who noticed most claims were related to lifestyle behaviors. He viewed a healthier lifestyle as a solution to the high cost of health care and obesityrelated illnesses. The LifeCore program focuses on personal accountability to improve the overall health of employees and to gain control of the rising cost of health care; insurance-related financial incentives reward people who may be only nominally concerned about their health for taking the first step and getting involved. More: jpaul@lifecoregroup.com; 602-235-2800. Terri’s Consign & Design Furnishings has found a new location at 15000 N. Hayden Road. The company opened in Phoenix in 1979. Linda Vincent acquired the Terri’s Consign & Design name after the original owner filed bankruptcy in 2010. In February 2011, Vincent, along with her partners, opened four stores, with locations in Mesa, Chandler, Glendale and Scottsdale. The Scottsdale store on Raintree closed and relocated to the new space. Greg Hopley, with Colliers’ Scottsdale office, assisted the landlord and tenant in completing the lease transaction. KO’Donnell’s American Bar and Grill of the Scottsdale Airpark went up against central Phoenix’s English pub George and Dragon for a good cause last month. Teams from each establishment battled in a wing-eating contest that benefited Youth Baseball in Arizona and the St. Mary’s Food Bank (congrats to G&D). The event also features a “best wings” competition judged by former Diamondbacks player Luis Gonzalez, current Cardinals Center Lyle Sendlein, and KPHO CBS 5 Morning Show Host Paul Horton. About $650 was raised. Phoenix-based Kids at Hope honored Nancy Utley, president of Fox Searchlight Pictures, during its April 30 “Dean’s Recognition Luncheon.” The real Antwone Fisher attended the luncheon, and later in the evening, Kids at Hope hosted a special screening of the movie Antwone Fisher at Studio Movie Grill Scottsdale. More than 1,800 participants registered for Run for Ryan House at DC Ranch. Net proceeds from the event are estimated at $27,000 and will benefit Ryan House, whose mission is to provide respite and palliative care to children with life-threatening conditions and, as needed, end-of-life care. More than 300 volunteers from across the Valley helped the event run smoothly. Now in its eighth year, the event is gaining popularity and runners are coming to participate from across the United States and Canada. continued on page 14

Kick butt.” helps consumers, whether it’s by being a resource for pregnant women, sharing parenting tips, or giving to charity. “I’ve been able to help out a lot of families, women, children over the years, and that has driven me,” says Cox, 35, who skipped college to go straight into publishing. “I love the media industry. I wanted to be the guy who ran the magazine company. I didn’t want to be a firefighter.”

eyond the pink-and-orange logo of SheKnows.com lies a multilayered world of mommy blogs, soap operas, reality television, home improvement, style and beauty. And beyond that is Kyle Cox, the general manager, who over a period of 10 years transformed the site from a single page of links to one of the web’s three-hottest properties for women. Cox, it should be noted, is not a woman—so why start an online magazine devoted to the fairer sex? It’s a question he gets a lot. “Yeah, I like football—and UFC fighting,” he says. “I prefer watching [HGTV’s] House Hunters. The content is interesting to me.” But aside from topics more often associated with O than Esquire, Cox’s real passion comes from how SheKnows.com

From the get-go Cox had a knack for churning out savvy print products with a skeleton team that allowed him to compete against national magazines. There were his “one shots” that beat everybody to the newsstands—the Princess Di tabloid that sold 1.3 million in a week, the All-Star NBA wrap-up that upstaged Sports Illustrated—as well as Beanie Baby and low-carb-diet monthlies that pumped profits at the fads’ respective heights. When print and mail costs zoomed, Cox saw the writing on the wall and shifted his focus entirely to web publishing. He partnered with the founders of SheKnows, confident he could get ahead of major media companies by being more efficient and profitable in the online game. “I learned a lot about how you could take content, deliver it to consumers, sell advertising against it and make money,” he says. “No matter what medium I’m using to put up content, I know how to go to that advertiser and deliver to them what they are looking for: basically consumers.” In 2003, Cox set a goal to catch iVillage, the No. 1 site in the woman’s lifestyle category. Last year, he did it. SheKnows.com attracts more than 7 million unique visitors monthly with editors providing daily content for women seeking advice, entertainment news, and

information on everything from pets to paints. Content is presented as sites within the site, based on consumer search patterns. The number of visitors is twice that of MarthaStewart.com, and outpaces Oprah. com and iVillage by at least 2 million, according to comScore, a third-party agency that Fortune 500 companies rely on for their media metrics. “Their websites are where we were in 2006,” Cox says of the competition. Traffic has translated to big advertisers and major growth for SheKnows. The company’s creative headquarters are slowly taking over the office building on Frank Lloyd Wright Boulvard west of Hayden Road in Scottsdale. Onsite staff members number about 75—the vast majority of whom are women. It’s a young group, with a median age close to 25. Many on staff applied straight out of Arizona State University. continued on page 18 April 2012 Scottsdale Airpark News | 17

“I think our expertise … is content creation and building the sites—producing magazines with great content and quality. And obviously we know how to make sure it’s very sellable.” “It puts the success and failure in the employees’ hands. If they try hard, they are going to make a lot of money.” Last year, SheKnows doubled its revenue, and Cox expects to do that again, as well as hire 30 to 40 employees annually for the next few years. It’s time, he says, for SheKnows to start taking credit for its achievements and move into the Helps empower women through articles and discussion related limelight. and diverts inappropriate emails to the child’s parent. The system has 100,000 users worldwide. “We started out providing a safe site to provide emailing and texting,” says Venners. “We realized the issue of bullying was a rising problem with teenagers. But the biggest problem was with early first-time users. They had very few tools to enjoy the Internet. That’s when we decided to bite the bullet and develop a 3-D virtual word.”

24 | Scottsdale Airpark News April 2012

Kuboo allows kids to create their own avatar, community and global adventures in an interactive, age-appropriate and safe environment. Some of the sites’ features are specially designed to give it the “wow” factor, Venners says. Through a partnership with the Arizona Humane Society, Kuboo includes a virtual petadoption center that teaches kids how to care for a pet and alerts their parents on how they’re doing. “We think it’s a good product and a good service, and it also sets the tone of the type of experience we’re looking to provide kids,” Venners says. “They need to be fun but also educational.” A team of programmers and artists are adding the finishing touches to Kuboo from a remote location. Contracting with employees who can work from anywhere is one of the benefits of operating a virtual business. But Venners is looking to do things a bit more traditionally and bring talent in-house. He’s planning to build a studio in the Airpark to house a full-time development team. “If you don’t have the right foundation and the right backbone built into these virtual worlds, you can have the greatest ideas, but they won’t stand up,” he says.

The mobile app developer

T

he benefits of operating a virtual business significantly outweigh the disadvantages, says Tony Solano, vice president of ArcApps, a company that develops mobile applications for businesses and individuals. From a virtual perspective, a company’s services are easy to use, there’s no to low overhead and no logistics, Solano says.

ArcApps.com

Founded: 2010 Founder: CEO Josh Dolin, who also owns Tempo Creative in Scottsdale. About the company: Creates mobile applications through a network of developers worldwide. The cost: A basic app starts around $10,000. Industry at a glance: The mobile app market is “as white hot as white hot gets,” says Solano. “People are seeing other people who are starting an app getting rich. Now you have businesses and individuals all wanting an app.” The industry in five years: “Right now there are less than 700,000 apps between all the different platforms,” Solano says. “That’s quickly going to go to 1 million and then 2 million and then 5 million.” ArcApps in five years: “We don’t

want to be the biggest guy out there or charge the most,” Solano says. “We want to deliver a quality product and build relationships. We want to be the end-all, do-all comprehensive solutions firm for anyone wanting to get in the game of mobile apps.” Advice for someone starting a virtual business: For traditional businesses, getting into the virtual marketplace isn’t as daunting as it may seem. “If you’re an age-old, bricks-and-mortar company that’s been around 40 years, you already have brand recognition,” Solano says. “All you have to is update your business model.” continued on page 26

On the flip side, it’s more difficult to build relationships because there’s no face-to-face interaction. And if you’re an unknown company, it can be hard to compete. “The challenge is you have to fight for digital wallet space and mindshare,” Solano says. “If you’re a nobody, you better have a decent budget and a good plan.”

The online background checker

A

s a special agent for homeland security, Steven David often conducted national security background investigations. Now retired, David has combined his investigative experience with his love of technology and a created an online service for the public, called Backgroundverify.com. Operating a virtual business means David can keep his costs low, and that translates into savings for his customers.

“With a virtual business, you don’t have to pass your brick-and-mortar costs onto the customer,” he says.

Backgroundverify.com

Founded: 2010 Founder: Steven David, owner About the company: Provides instant background checks for employers and individuals. Online checks include criminal history, driving offenses, sanctions, eviction records and employment screening. You can even screen a date, David says.

“With a virtual business, you don’t have to pass your brick-and-mortar costs onto the customer.” The cost: Before automated screening, a private investigator would charge about $200 to physically investigate someone’s background. David’s company charges $15.99 on the low end and $49 on the high end, depending on the kind of search. Industry at a glance: Privacy is an issue. David’s company requires a signed agreement by the person conducting the search showing they have a permissible purpose. However, there are companies that will check anyone for any reason, and states are trying to prohibit those kinds of searches, David says. “There has to be some agreement or some restrictions.” The industry in five years: It’s getting bigger, David says. With more and more companies requiring employee background checks, businesses like David’s are in demand. “If I recall three years ago, there were roughly 400 (similar) companies nationwide. Now there are up to 1,500 nationwide,” he says. “There’s a huge demand.” Advice for someone starting a virtual business: “Don’t be technology challenged,” David says. If you don’t know how to operate in a virtual environment, David suggests hiring a company to help you. “We are in a global economy,” he says. “We’re wired.”

The online appointment scheduler

W

hen Bob La Loggia started Appointment-plus, he had one employee: himself. “It was just me, literally working out of the bedroom,” he says. Now, more than a decade later, he has an office in the Airpark and 55 staff members. The biggest benefit to operating a virtual business is the ease in scaling it, says La Loggia, whose background is in technology systems development. “From a cost infrastructure standpoint, it’s hugely advantageous.” The downside? In a virtual company, where people work from home, there’s a lot of potential for miscommunication, according to La Loggia. “I like having an office. I think you can build a team to be much stronger if you’re seeing each other on a daily basis. ‘

Appointment-plus.com Founded: 2001 Founder: Bob La Loggia, CEO

About the company: Provides online scheduling services for both small businesses and Fortune 500 companies. “In today’s world, people like doing things via the Internet,” La Loggia says. “Why not be able to do that for all your service bookings?” The cost: Packages start at $39 a month. Industry at a glance: “We are not the only game in town,” he says. There are two kinds of online scheduling companies. Ones that target small businesses and others that go after large businesses. The needs are very different and scheduling companies have to be prepared, says La Loggia, whose company serves large and small businesses.

4

The industry in five years: More and more businesses will start adopting online scheduling. “It’s a very new technology,” he says. “Over the next couple years, you’re going to see the adoption rates skyrocket. If you are a service business, you will have to have online scheduling. It’s just how you do business, not only because your customers will demand it, but your competitors will have it.” Advice for someone starting a virtual business: “Make sure you do your homework on the application you want to develop,” he says. There’s a lot of competition online, La Loggia says. He sees a new online scheduling company pop up once every two weeks, and they’re not offering anything different. “This is

Scottsdale Has Always Had

Faith

A

pril is here, and many in the faith community are preparing to celebrate Palm Sunday, Easter and Passover. Yearround and throughout its 124-year history, Scottsdale has been home to a diverse faith community that enriches our city in numerous ways. Some of the first modern-day explorers of what is now Arizona were men of faith— Catholic missionaries traveling north from Mexico. Scottsdale was originally homesteaded by the Rev. Winfield Scott, a U.S. Army chaplain and Baptist minister, in 1888. Many of Scottsdale’s original families were Christians who had moved to the Arizona Territory at Scott’s invitation, at their doctors’ instructions, or to seek new opportunities as farmers and ranchers in the West. Chaplain Scott urged his fellow townsfolk to worship together rather than split off into individual congregations. Their initial meeting place was the one-room wooden schoolhouse, built by the community on a September weekend in 1896. When

the Scottsdale Grammar School, known as the Little Red Schoolhouse, was built in 1909, they moved services there. Since the schoolhouses were the only sizeable structure in the tiny town of Scottsdale, worship blended with music, cultural, educational and charitable programs, traditions that continue in Scottsdale houses of worship today. Here is just a handful of Scottsdale’s bits and pieces of faith history: n Early Christian residents of Scottsdale were against liquor, and they helped form the territory’s Anti-Saloon League. They also voted for prohibition in 1897, hosted meetings of the Women’s Christian Temperance Union, and some put deed restrictions on their properties so liquor would be banned from sale. It wasn’t until after the nation repealed prohibition in the 1930s that liquor was legally sold or served in Scottsdale.

Baptist Church baptism ditch on southeast corner of Scottsdale and Indian School roads circa 1913-1920 (today the site of a Chase Bank)

n J.L. Davis, who opened the settlement’s first general store and post office in 1897, organized the town’s first mission, which helped the Salt River Pima Maricopa Community build what is now a Presbyterian church. n Just two years after Scott’s death, the First Baptist Church of Scottsdale formed as a distinct congregation. They met in the Little Red Schoolhouse until they built the town’s first stand-alone church, located on the southwest corner of Brown Avenue and Indian School Road. The Rev. Limon Trumbull, the founding pastor, conducted baptisms in the irrigation ditch on the southeast corner of Indian School and Scottsdale roads (site of Chase Bank today) until the 1920s, when the baptism ceremonies were moved to a swimming hole on McDowell Road.

n During the 1920s and 1930s, Scottsdale churches banded together to hold Vacation Bible School for area youth. n Temple Beth Israel, currently located on 56th Street, was established on Central Avenue in Phoenix in the 1920s. After the congregation moved to Scottsdale, it opened the Sylvia Plotkin Judaica Museum, one of the Southwest’s most significant educational facilities for Jewish heritage. n The first Mass celebrated in Scottsdale took place in a vacant store at Brown and Main in 1924, conducted by a visiting priest. Members of Scottsdale’s Hispanic community raised funds to build a church, which they did with their own labor, artistry and devotion. The Mission Church opened on Brown Avenue in 1933, and achieved parish status in 1949 as Our Lady of Perpetual Help (OLPH). That same year, the mission began an annual December event that attracted residents, visitors and artists: the Miracle of the Roses Pageant. Ambassador and artist Clare Booth Luce participated and donated an artful representation of Our Lady of

Artists Paul Coze, Jesus Corral and Avis Read were also involved in staging the pageant, which continued though 1966; it has recently been reprised. n After the Civilian Conservation Corps completed an amphitheater in Papago Park in 1933, Scottsdale-area residents gathered there for annual Easter sunrise services for many years. n Members of the Yaqui community living in the Salt River Valley Water Users Association camp near Osborn and 64th Street established their own church, St. Philomena. The Yaqui continued annual Easter ceremonies there. n One of the first all-volunteer public libraries was housed in the Methodist Church in downtown Scottsdale circa 1947. n Friar Owen DaSilva orchestrated the purchase of the Kachina Lodge guest ranch on Lincoln Drive in 1951, and turned it into the Franciscan Retreat, which was later renamed the Franciscan Renewal Center. n At the time of Scottsdale’s incorporation in June 1951, six church structures were in Scottsdale. By 1962 the population had boomed, and there were more than 30 churches, with many congregations conducting building drives. Until they could build permanent homes, congregations met anywhere they could: St. Barnabas gathered at the Desert in the Scottsdale High School cafeteria; the Methodists held Sunday school at Segner’s Craft Village on Miller Road; Har Zion met in a VFW Hall; Valley Presbyterian Church assembled in a Scottsdale art gallery; Scottsdale Presbyterian met up at the American Legion; St. Maria Goretti convened in the Saguaro High School cafeteria; Scottsdale Congregational United Church of Christ gathered at Messinger Mortuary Chapel on Indian School Road; St. Daniel held its first Masses in the Motorola cafeteria on Hayden Road; Our Lady of Joy held its first Masses at the Carefree Inn; and Scottsdale Bible Church met in private homes and the Masonic Lodge. n Father Eugene McGuire, beloved pastor of OLPH from 1952 until his retirement in 1993, gave spirited invocations at the Charros’ annual spring training luncheons, and continued on page 36

The Scottsdale Airpark grew out of the Adventists’ plan to sell off surplus land near the academy to finance the replacement of World War II cadet buildings with modern, permanent structures. n To save Scottsdale’s first hospital from financial distress, the Baptist Hospital Association took over the 6 month-old City Hospital of Scottsdale in November 1962. It operated and expanded as Scottsdale Baptist Hospital until its board recommended turning it into a nonprofit community hospital in 1971, under the name Scottsdale Memorial Hospital. Scottsdale

Healthcare celebrates its 50th anniversary this spring. n Mesa was founded by members of the Mormon Church; however, the Church of Jesus Christ of Latter-day Saints has had a Scottsdale presence dating back to the 1930s. One of the first LDS facilities to be built was the Scottsdale Stake Center at 74th Street and Oak in the mid-1960s. n The Rev. Floyd Goulooze was the founding pastor of the Glass & Garden Church on McDonald Drive, which was the area’s first church to offer drive-in services (a trend started in California and Florida in the 1960s). n In 1984, Doc Cavalliere opened Greasewood Chapel on the grounds of Reata Pass/Greasewood Flat. Anne Cochran served as pastor. Cavalliere, who is now deceased, had obtained the church in trade for a debt owed to him; it was from Mexico. Many locals have been married in the quaint chapel. n Pinnacle Presbyterian, which held its first services in the Glen Moor clubhouse in Troon Village, debuted a magnificent Richards, Fowkes & Co. Opus 14 pipe organ in its sanctuary on Easter Sunday 2005. It has 3,364 pipes ranging in length from one-half inch to 32 feet, and its beautiful wood design reflects the traditions of Hopi art.

n The Ina Levine Jewish Community Center opened just south of the Scottsdale Airpark in September 2002, housing recreational, charitable, educational and faith-based programs and services. n Scottsdale congregations of all faiths support local charities and programs such as Vista Del Camino, Paiute Neighborhood Center, Andre House, St. Vincent de Paul, Habitat for Humanity, youth programs of all kinds, as well as global missions in Haiti, Africa, Israel and numerous sites of natural disasters. They host worldclass music and cultural events in their sanctuaries and provide lifelong learning opportunities to residents and visitors of all ages. Have faith! Scottsdale continues to have an active, engaged and compassionate religious community that adds to our overall quality of life. 

New treatment for patients with blood cancers

he Virginia G. Piper Cancer Center at Scottsdale Healthcare has added a bone marrow transplant program through its new Cancer Transplant Institute, located on the Shea campus. The program, which is already attracting patients from across the Southwest, represents a partnership with Arizona Oncology, and is led by Adrienne Briggs, M.D., and Jeffrey Dr. Jeffrey Schriber Schriber, M.D. The institute features a 13-bed inpatient unit, as well as an outpatient unit allowing some of those receiving treatment to remain at home for part of their therapy. Cancer patients needing transplants of bone marrow—or hematopoietic stem cells (HSC)—receive very high doses of chemotherapy

designed to kill aggressive tumors. In the process, their own bone marrow is damaged, resulting in low blood counts and weakened immune systems. Stem cells collected prior to therapy are then given to “rescue” the patient from the effects of the high dose therapy. The cells can be collected from the patients themselves or a donor. Although often referred to as a bone marrow transplant, today the stem cells are more commonly collected Dr. Adrienne Briggs from the blood stream, and are known as HSC. The transplants are primarily used to treat patients with aggressive cancers such as myeloma, leukemias and lymphomas. "In these aggressive disorders regular chemotherapy isn’t enough to kill the tumor cells,” explains Schriber, medical director of the

I’m also a salesperson in print. Cancer Transplant Institute. "Unfortunately, the high dose therapy is so intense that without the stem cell rescue patients would not survive due to the lack of white cells which prevent infection and platelets that prevent bleeding. This therapy allows us to safely give the chemotherapy necessary to cure these aggressive cancers.” A new inpatient hospital unit is outfitted with specially designed air handling to help minimize the chance for infectious complications during the periods of lowest blood counts. “Transplant patients often have prolonged hospital stays and typically require care from many other hospital departments ... as well as interaction with many other subspecialties within the hospital,” says Schriber. Patients are referred from all over the Southwest, and a critical component to success is working closely with their primary oncologists to develop individualized treatment plans, says Schriber. “We are thrilled that despite just opening our doors, we’ve already seen over 50 patients and performed our first transplant.” Most transplant patients who use their own cells are able to return to their referring oncologists after two or three months. Patients with more complicated transplants often stay with the program for many years, typically requiring hospital and outpatient services. Although the program is new, most of the team members—physicians, nurse practitioners, nursing staff and coordinators—have worked in this area for more than 10 years. Their experience helped the Cancer Transplant Institute earn accreditation by the Foundation for the Accreditation of Cellular Therapy. The institute also is a member of the National Marrow Transplant Program, enabling it to perform unrelated donor transplants. The Virginia G. Piper Cancer Center at Scottsdale Healthcare is at 10460 N. 92nd St. The institute’s outpatient clinic is inside the cancer center; inpatient transplants are performed in the hospital’s Bone Marrow Transplant Unit. Commercial Vacancy Won’t Last Forever

R

ight now is a fantastic time to take advantage of the low rents in the Scottsdale Airpark but, of course, this won’t last forever. Many businesses the last few years have stepped up and are leasing higher quality office and industrial space while paying about the same as the lower-end or older properties. Costar, the main database commercial By James M. real estate agents use, shows that as Lieberthal, of fourth-quarter 2011, the Scottsdale Cutler Commercial airpark had 178 office properties with 328 spaces available. This equates to an overall office vacancy rate of approximately 19 percent. This number is down from 30 percent in 2009, and 22 percent in 2010. Of the overall vacancy at the end of last year, 26 properties or 111 spaces available are considered Class “A.” These are typically newer buildings with superior construction in excellent locations with easy access offering a multitude of amenities

such as: onsite management, food facilities, copying services, express mail collection, physical fitness centers, state of the art communication systems, exceptional accessibility and a definite market presence. The number of vacancies in the “A” class Scottsdale Airpark properties was at 31 percent in 2009. That number dropped to 18 percent by year ’s end. Obviously these opportunities are shrinking. The remaining 152 office properties, or 217 spaces, are considered class “B” or “C.” These compete for a wide range of tenants with rents in the average and below-average range; building finishes are fair to good for the area, and lists of amenities are adequate but do not compete with Class “A.” Even though the number of vacancies seems high—it was 19 percent at the end of 2011—it has come down dramatically in class “B” and “C” compared to 28 percent at the peak in 2009. OFFICE: In the last 13 years, the office vacancy rate the Airpark was at its lowest between 1999 and 2006, hovering around 11 percent. The average over this entire time has been approximately 16 percent, with the average vacancy rate up

OFFICE SPACE FOR LEASE Office/Warehouse

significantly from 2006 to 2010, averaging around 21 percent. A comfortable vacancy rate for owners in the Scottsdale Airpark seems to be in the range of 12 to 15 percent. Within the last year, statistics within the Scottsdale Airpark show the lower vacancy rate within the building classes support greater absorption in the class “A” spaces over “B” and “C.” It seems tenants are moving to the nicer buildings because of affordability and image. As class “A” property starts to absorb and landlords are less open to lower rates and concessions, tenants will start to focus more on the class “B” and “C” spaces. INDUSTRIAL: Compared to the office market in the Scottsdale Airpark, industrial and flex spaces, which usually have a warehouse component, show a much less volatile history from 1999 to 2006, trending in the 9 percent vacancy range. The last five years have been consistent with the office market showing a much higher vacancy rate, averaging approximately 17 percent from 2007 to 2011. The trend demonstrates that vacancy rates have actually fluctuated from 18 percent in 2009, to 21 percent in 2010, and down to 19 percent by the end of 2011. At present, tenants are negotiating good deals with the landlords with lower rates, tenant improvements and other concessions. However, the trend is definitely changing. Once vacancy approaches the “normal” range again, rental rates will go up and concessions will go down. The big question is how much longer it will take to get there? Many feel it could be another year or two and others believe it could be longer. As unemployment goes down and businesses start to make money, grow and expand, the Scottsdale Airpark should start to see lease rates for office and industrial space swing up. This is not a bad thing because it would mean we are all making money. James M. Lieberthal is an associate broker with Cutler Commercial. By Jackie Das, Headstart Career Services

veryone has an opinion on words and phrases to avoid in your résumé, and in my opinion there are three top offenders. This hackneyed trio of tired and lazy terms should be banished forever. Rather than adding to your résumé, they would make most hiring managers toss your application in the trash can: No. 1 – “Liaise” This term should be avoided like the plague. It often shows up in a sentence like “Liaised with other departments to address customer service issues.” That sentence sounds as though you lollygagged around the office chitchatting about customer complaints but really didn’t do a lot to help. It tells nothing about what you actually achieved. A better version would be: "Collaborated across multiple functions to improve customer service resulting in an improvement in on-time deliveries from 82 percent to 99 percent within a three-month period.” No. 2 – “Oversee” This often rears its head in a sentence like “Oversee a sales team of 25 people.” What does that actually mean? Were you hovering at 30,000 feet while your team did all the work? And what was achieved? Did you increase sales? Gain market share? Win new customers? A better version would read something like: “Led, developed and trained a successful sales team. Over a two-year period, increased market share by 25 percent.” No. 3 – “Responsible for” or “duties included” Just because you were responsible for something doesn’t mean you actually did it. Tell us what you did, not what you were supposed to do! Instead of saying “Responsible for relocating a manufacturing plant out of state,” say “Led a project to move a $50MM plant to Michigan within budget and with no disruption to customers.” Final word – In your résumé, show rather than tell. cottsdale Unified School District provides exceptional academics and outstanding extracurricular activities that lead to success from pre-kindergarten to 12th grade. SUSD has the resources to help students develop skills such as leadership and teamwork, along with the confidence to find their own voices and discover who they are. At SUSD, we are proud to have 100 percent certified and highly qualified teachers. Our teachers provide the most inspiring and challenging environment to prepare students to be global citizens of the 21st century. SUSD provides a dynamic, technology-rich environment that empowers all students and staff to become passionate lifelong learners and productive participants in our society. We have integrated state-of-the-art technology into every classroom, including interactive SMART Boards, airliners and a document camera. SUSD has a partnership with Discovery Education, which enhances classroom at all grade levels. Discovery Education streaming Plus offers more than 150,000 digital-learning objects, including videos, interactive programs, images and articles, and it integrates seamlessly into the curriculum. Aligned to Arizona’s state standards and assessment and searchable by keyword, content area and grade level, the rich video content and other digital assets from Discovery Education engage today’s media-savvy students in learning. BYOT We encourage students to “Bring Your Own Technology,” or BYOT, to school. This program incorporates students’ personal cell phones, smart phones, iPods, tablets, iPads and other technology into the teaching and learning process.

A number of factors are driving the BYOT initiative. Portable devices such as smart phones and iPods have become “essential tools” for the 21st-century learner. Additionally, communication, homework and learning are increasingly connected to a mobile and digital world. Leveraging these devices to provide greater access to digital resources is a natural fit with the way adolescents and teens learn. We know that students learn more effectively when they are engaged. Array of Classes and Programs It’s never too early to start the learning process. That is why we offer fee-based preschool for 3-year-olds and pre-kindergarten for 4-year-olds. These programs are taught by certified teachers, who develop a learning-rich environment for our youngest learners to prepare them for the kindergarten curriculum. In our 16 elementary schools and three K-8 schools, we offer free, full-day kindergarten, gifted classes, and special continued on page 44 April 2012 Scottsdale Airpark News | 43

very year, the Scottsdale Culinary Festival pairs high-profile celebrity chefs with home-grown local talent, rounding up the best of the best from near and far. This year’s line-up takes the cake with live performances by two of the Travel Channel’s most prominent stars. Adam Richman, of Man v. Food, and Andrew Zimmern, of Bizarre Foods, will be performing live all weekend long at the Great Arizona Picnic, showcasing their unique and renowned culinary fervor. The six-day culinary extravaganza runs April 17-22, and guests can expect more celebrity chefs, more food creations to devour and even more enthralling entertainment. Along with top-tiered culinary stars, the 34th annual Scottsdale Culinary Festival will debut a smorgasbord of new events. First up is the congenial burger-building competition: The Burger Battle. The throwdown event will rally the best burger joints across the Valley, as hungry guests sample and vote for the best of the bun. Only one stacked creation can claim the title of “Best Burger”. Along with the title, the battle’s champion will take away a gleaming trophy and unlimited bragging rights. If you’re searching for the latest kitchen tools, then the new Epicurean Expo is just what the chef ordered. Acting as the main foyer to the Great Arizona Picnic, the expo will showcase innovations in the culinary world. Top-tiered vendors will demonstrate state-of-the-art equipment such as blenders, knives, juicers, slow-cook warming drawers and more. Every appliance will be paired with a tasty treat for sampling. Don’t lose track of the festival’s tastiest takeaway. Every year eager stomachs raise funds that are donated to numerous arts and arts education charities, with more than $3.5 million distributed since 2002. With the help of attendees’ appetites, the festival can raise even more in 2012. More: www.LeagueForTheArts.org

Cultivating the Entrepreneurs in Your Midst New research shows how to keep star staff By Bill J. Bonnstetter and Ron J. Bonnstetter, Target Training International Ltd.

W

ho are the problem solvers within your business? The visionaries? Are those same people part of the future of your company or are they getting ready to bolt? Who are these visionaries and how can you identify them—and quickly? They’re called entrepreneurs, but not all of them are exactly the same. Identifying entrepreneurs within your business or at that of a competitor’s can empower organizations to effectively manage their workforce and better plan for the future. Through research, we’re beginning to learn more about discovering these star performers who may otherwise become disengaged and disappear—taking their new ideas with them. Early findings from research our company is now conducting describe two clear types of entrepreneurs emerging: Entrepreneurial-Minded People (EMP) • tend to work well in teams • have an organized workplace • enjoy consistency • happier within organizations and groups working together toward a goal Serial Entrepreneurs (SE) • desire to run their own business • more individualistic • greater sense of urgency

• desire to control • demonstrated ability to sustain business past the first year Look for these attributes in your workforce and use appropriate assessment tools to definitely determine what behaviors and attitudes will Bill J. Bonnstetter Ron J. Bonnstetter tip you off to them. But simply because serial entrepreneurs and EMPs can be identified does not mean they will remain in any given organization. You also will need to determine who your entrepreneurial-minded employees are and make sure they have a forum where their ideas can be heard. If not, potential losses could be significant.

Retaining Your Stars

Be open and accepting to the SEs ideas. When serial entrepreneurs share a vision or ideas and are met with rejection and resistance or a rigid corporate policy, they will become disengaged and resent the organization. They are also likely to drop out or plot not only their exit, but potentially how to redress the rejection they experienced. That can translate into taking their ideas to a competitor or becoming a competitor themselves. Be sure you present EMPs with plenty of problem-solving opportunities. If an EMP is not allowed to engage in the problemsolving process or is asked to work independently, the same is likely to occur. Their loss can translate into millions of dollars in innovation, lost jobs and business decline.

The Scottsdale Scene

Entrepreneurs power the economy and will be vital to a full economic recovery. According to a Kaufman Foundation study, U.S. startups create an average of 3 million new jobs annually. In addition, young firms (1 to 5 years old) account for two-thirds of job creation. In Arizona especially, startups and entrepreneurial businesses are significant engines of job creation and entrepreneurs are the crucial drivers. Scottsdale’s biggest employers are the entrepreneurial-friendly fields of high technology and biomedical and the city has proved fertile ground for startups such as Go Daddy and Taser. In 2009, seven entrepreneurial companies—among them solar, software, medical technology, and research and development organizations—chose to relocate to Scottsdale for their operations, according to the city’s Economic Vitality Department. However you classify them, entrepreneurs already possess the behaviors, attitudes and values to build successful businesses. For local businesses hoping to jump on the economic upturn and focus on developing new products or increasing efficiency, investing in identifying entrepreneurs is time well spent. 

CELEBRATING EARTH DAY

This month, everyone talks about being greener. At Prestige Cleaners, we’re known as “The Greener Cleaner” all year round. That’s because we were the first in Arizona to use an alternative drycleaning solution that’s not only better for the environment, but also keeps your clothes looking better longer. Our innovative hanger recycling program and reusable garment bags, as well as biodegradable poly bags and the option of no poly bags, are still more ways we look out for the earth every day of every month.

So how can we profit from the explosion in mobile technologies? A great place to start is looking to the devices themselves. Who makes the device? Are they growing market share? If so, who are their partners? Everyone wants to be connected 24/7. Who owns the network that connects you 24/7? Who makes the chips that make Wi-Fi happen on your tablet? How about the chip companies that accelerate graphics and content delivery? Mobile advertising is booming and companies are quickly taking advantage of this growing industry. Who are they? Technology companies a re t a l k i n g a b o u t c l o u d c o m p u t i n g . Who is providing these cloud or online storage solutions? Who is providing the popular content to these smartphones and tablets? Two areas that investors seem to be focused on are online-storage service companies and solution providers for high-speed content delivery. Companies are finding it cost effective to outsource more and more of their technology needs than staff and maintain it themselves. Consumers love their data plans and will pay for them even if it means they go without something else once a month. But before you get yourself out over your skis, do some due diligence. Put in the homework necessary to make your efforts pay off. And as with any investment, know your exit plan in case you’re wrong. If you think you would be better served by working with a professional to manage these decisions, you’re not alone. Your job is to find an advisor you can rely on to represent you in the financial markets.

Stock Market Update

Investors have decided that U.S. equities are the place to be. Since the start of the year, there really have only been a few nasty days for stocks. So while a breather would not come as a shock to most, I would look to quickly take advantage of any sizeable pullbacks in stock prices. Inside the technology space there a plenty of great companies with powerful earnings growth and great looking chart patterns. Within the commodities complex, the metals are struggling. Gold is becoming a concern as it is testing a three-year trend

line. With the economy strengthening and the possibility of rates moving up sooner than later, I think the yellow metal could go through a period of sideway trading. Another factor to keep the gold bugs tamed is the recent action in the U.S. dollar. Trading near its 52-week high, the dollar is acting like the currency of a strengthening economy. However oil looks like it couldn’t care less about the action in the greenback. With black gold trading comfortably above $100 a barrel, I see higher prices as the e c o n o m y s t re n g t h e n s a n d t h e c o n c e r n s around Iran’s nuclear ambitions remain unresolved. Our Federal Reserve Board appears to be signaling the end of their easy money policies. The stimulus to be known as QE3 looks doubtful as economic conditions continue to improve. I don’t think that the Fed is looking to move rates higher, as that would dampen a recovery in the housing market. I think the board believes that the solution to real job creation is flushing out the housing market and returning builders to the workforce. If you build a house, someone is needed to build a refrigerator for the house. With that said, I think there are better places for income investors than bonds. May the trend be with you!  Gavin Tolan is a financial consultant with Williams Financial Group in Scottsdale. { advice from weiss { April Business Horoscope By Weiss Kelly, PMAFA

Best Law Firm • Family Law • Document Preparation • Mediation

Whether you’re a small-business owner or have other career aspirations, insights into how the planets influence your work month can help you plan for maximum performance and project success. ARIES 3/21-4/19 Take on only what you can handle the first week. There are matters or projects you are required to bring to an constructive conclusion. Decide what you want to keep, and what you need to let go of. Ready for that fresh start? You have the support the week of the 18th and during the Full Moon on the 21st. TAURUS 4/20-5/20 You can confidently continue to build on what you have achieved last month. In any work/business situation the most important thing in communications this month is to hear what isn’t being said, so polish up your observation skills. Circle the third week as being your busiest and most successful. GEMINI 5/21-6/20 This month may have you adapting a different philosophy due to events over the last few months. March’s delays or noncommitments are short-lived. Group affiliations are so important, make it a point to focus on those contacts.

LIBRA 9/24-10/22 March is a combination of business and pleasure. You’re in demand. Expect more competition or an aggressive approach when dealing with others. The New Moon later in the month has you addressing all areas of money matters.

Just Released... Our New Book!

SCORPIO 10/23-11/21 April holds great promise. Adapt a more interactive approach with fellow associates. You can meet some exciting people and will be busier than ever midmonth. There are learning overtones to your business alliances this month.

FREE PHONE CONSULTATION

SAGITTARIUS 11/22-12/21 Your financial issues will finally start loosening up a bit by the second week or so. Travel is likely and can bring some positive results. The week of the 16th-30th is good for developing projects, marketing ideas or arranging meetings. Look for major changes (job, move, partnership) between now and June.

CANCER 6/21-7/22 As new and expansive plans are developing, suddenly a cut with the past (work/career wise) may not seem so threatening. The key lies in believing in yourself. Much can be resolved in a short time. Full Moon on the 21st brings some challenges.

CAPRICORN 12/22-1/21 If you haven’t yet made appealing career/job acquaintances who provided a link to others, then April is the month to do so. The key is communicating: use creative thinking. It will pay to advertise this month. Keep plugging away for a payoff by the 16th.

LEO 7/23-8/22 April can be a promising professional period. Expect advancements or a move up in ranks. You can easily expand your clientele, although it will take extra effort. Get that information on the newest developments, techniques, etc.

AQUARIUS 1/22-2/18 You are more centered and ready to move ahead. Communications with others is easier. Some of those frustrations have gone south. As of the 13th, obstacles are removed and positive results come from your efforts.

VIRGO 8/23-9/23 You may still be redefining your professional life. Now that Mars is direct, you are back on schedule and making up for lost time. Opposites attract and at other times repel. Rethinking how you approach others or what you expect from them requires changes on your part.

Pisces 2/19-3/20 A major shift in planetary signs brings increases in your earnings this month. Your financial strategy is clearer. That job turbulence of last month can lead to happy job opportunities (around the third week). It could be within your present company or a new one.
