Is the Deck Stacked Against Commercial Tenants? Q: A: What do high-stakes poker and commercial real estate have in common?

In both, a lot of money is on the line, each takes years of practice to master, and those that understand the rules, nuances and success strategies are the most likely to succeed.

Here are seven rules that business owners, health care practitioners and corporate decision-makers should use to increase the odds of leasing space at the lowest rate, with the greatest concessions and the most favorable terms and conditions:

All Roads Lead to Rome

N

ot many people know I was the treasurer of the Latin Club in high school, an easier task than it might sound as our balance rarely exceeded $65. Due to my exposure to the dead language, however, I’m familiar with the origin of the phrase “Omnes viae Romam ducunt,” and always found it evocative. Thousands upon thousands of roads, so extraordinarily different, all leading once upon a time to the same place ... if the traveler just kept going. Obviously, “All roads lead to Rome” now refers to how the same goal may be reached in any number of ways. While working on this issue spotlighting entrepreneurs beginning their journeys to success from humble home, I found myself caught up again in the imagery of the old Latin saying. Because truly, the road trips of our featured North Scottsdale businesspeople are diverse, wondrous and educational travelogues. If they have anything in common, it’s the technology that allows so many of us to launch a business or operate from our homes these days. Read on and you may find a little something to inform your own Roman itinerary.

Land Sold for Car Dealerships

SEE YOU AT THE LOVIN’ LIFE AFTER 50 EXPOS! The Lovin’ Life After 50 Expos offer a great opportunity for companies with a desire to reach the after-50 market to meet in person with their prospects.

Tuesday, October 16, 2012 Mesa Convention Center

2013 Expos: Monday, Jan. 7- Doubletree Hotel, Tucson Wednesday, Jan. 16, Mesa Convention Center Tuesday, Jan. 22- Sundial Recreation Center

A development group planning to build two car dealerships in Scottsdale was the winning and only bidder for 29 acres of state trust land on the east side of Scottsdale Road and Mayo Boulevard, reports AZCentral.com. The site, which sold for $10.2 million, was purchased by The BCB Group Investments LLC with broker Walt Brown Jr.

Infinity Software Moves to Raintree

Infinity Software, a developer of human resource-related programs, moved from offices near Shea Boulevard and the 101 into new headquarters at 9366 E. Raintree Drive, reports Phoenix Business Journal. The 10,000-square-foot space was needed to accommodate growth spurred by its Infinity HR software. The company, which has 25 employees, did not give figures but said revenue from the system has grown 50 percent in the past year.

Scottsdale Landlord Wins Judgment

A Scottsdale landlord has won a $5.8 million default judgment against AT Security, which moved out after paying only one month of rent on a 10-year lease, reports AZCentral.com. The company was awarded $250,000 last fall from Gov. Jan Brewer’s job-creation fund as part of a much touted relocation to the Airpark in January. The Arizona Commerce Authority and Greater Phoenix Economic Council said at the time that AT Security—which claimed to be operating in California—would bring a $5 million capital investment and 200 high-paying jobs to Scottsdale. In an Oct. 3 news release, Don Cardon, president and CEO of the Arizona Commerce Authority said, “The ACA worked hand in hand with AT Security for more than a year to solidify this win for Arizona—and this is a huge win for the state.” DTR9, affiliated with Desert Troon Cos., said in its lawsuit that AT Security accepted three months of free rent, a savings of nearly $280,000, and used a $380,000 tenant-improvement allowance before defaulting on the lease, according to AZCentral.com.

Scottsdale’s own Be Kind People Project partnered with Subway Kids & Sports of Arizona, Shamrock Farms and students from Cocopah Middle School in Scottsdale this May to present a bike, helmet and lock to special children in Arizona through the Cycle for Success program. As a special surprise in honor of the end of the school year, however, Subway and Be Kind also partnered with Arizona Diamondbacks legend Luis Gonzalez and the Epik Dance Crew to put on an all-school student assembly, focusing on raising the entire school’s awareness of the importance of being kind to each other.

Jolene Goring of Geo-Fit Personal Training organized a Pushups for Charity event at Cactus Park in May, raising more than $1,000 for the Boot Campaign to benefit veterans. “We had a great turnout,” she said. “We even had a 75-year-old woman do 21 pushups in 90 seconds—way to go Scottsdale! We had great support from local businesses ranging from hair salons, sports centers, chiropractic offices, massage therapists, and restaurants. Local media even covered the event. We are hoping to double the funds raised next year, and make this an annual event.”

Scottsdale Active 20-30 Club joined forces with the Valley real estate and construction industries to put on several successful events, including the 22nd annual Nite Flite Weekend and 14th annual Brokers for Kids, to raise funds for The Boys and Girls Club of Greater Scottsdale, Boys Hope Girls Hope and various local children’s charities. Last month at its annual gifting meeting, the Scottsdale Active 20-30 Club presented the charities with more than $260,000.

Airpark-based Mollen Immunization Clinics, which provides convenient and cost-effective health-care services in all 50 states, recently held a companywide charity drive for animals, benefitting the Arizona Humane Society and ASPCA. Employees divided into about 10 teams and competed to see who could bring in the most money and goods. The result? Almost $2,000 in cash, nearly 1,000 pounds of dog and cat food, more than 335 toys and leashes, 126 thermometers, mounds of treats and cat litter, and hundreds of miscellaneous items. “We’re very proud of our efforts and would like to share them with the world—or at the very least the Scottsdale Airpark community,” said Jonathan Sakas, Mollen’s manager of marketing and social media. Austin Uhl travels the world promoting Scottsdale-based Luggage Jacket, “the rolling opportunity builder.”

Road Trip Long before it starts to gleam gold, the road to success remains stubbornly paved with risk, determination and hard work. But these days, homegrown ideas can reach fantastic destinations faster and further than ever before. The journeys are as different (and inspiring) as the travelers themselves. Here’s a look at three companies with plenty to say about where they started … and still intend to go.

Have Branding, Will Travel Mentor and protégée launch Luggage Jacket

M

utt and Jeff have nothing on serial entrepreneur Mario Barton and his mentee, Austin Uhl. The unlikely business partners, ages 63 and 23, take a moment before their Scottsdale Airpark News interview to inspect a large, wet-suit fabric sleeve emblazoned with a likeness of Ellen DeGeneres and the logo of her daytime talk show. “She’s going to love it,” Uhl enthuses. No, Ellen hasn’t actually ordered a Luggage Jacket, the customizable and form-fitted luggage protector that’s taking the travel-consumer industry by storm. But Uhl knows someone who has a connection to her people, and he’s fairly certain he can get the branded sample in front of her. “We’re just going for it,” Uhl says, with a shrug and sunny smile. “She’s always looking for cool products.” The attempt may sound boastful or unrealistic for a company that started as an idea over a beer less than a year ago and didn’t officially launch until January. But high energy, creative risk-taking and connections have typified the Barton-Uhl approach since day one. And it’s working. Just ask Sky Mall or the NCAA’s licensing committee, both of which were instantly smitten by the product pitch, though for different reasons. Sky Mall’s new-product development director knew Luggage Jacket’s selection of consumer designs would appeal to travelers eager to differentiate and protect their luggage. He was right. Within two weeks, Luggage Jacket zoomed to the pinnacle of the in-flight catalog’s best-sellers list, and has remained in the top 10 all year. Branding and exposure, as well as profits, appealed to the overseers of collegiate basketball licensing. Imagine hordes of Sun Devils fans (or even players) traveling to championship games, to business meetings, to vacation spots, etc., proudly sporting the logo of their beloved team. It’s the branding aspect of Luggage Jacket that has unlimited potential worldwide, say the partners, who’ve already managed

to establish a presence in 10 countries, including a $2.8 million distribution agreement with a contact in Japan. “Every CEO in the country should be exposed to this product. If your people are on the road, why shouldn’t they be branding your company?” says Barton. “We’re breaking new ground relative to advertising. We’re constantly thinking of new channels of opportunity.” Barton, whose background is venture capital, refers to himself as the “facilitator” in the company. It’s Uhl who brings the “young blood, energy and wherewithal to execute on a business plan, and more importantly to utilize his contacts," says his mentor and friend. What kind of contacts could a kid who graduated from University of Denver in 2011 possibly have? Uhl isn’t your typical college grad. And though he says now that he’s enjoying the role of entrepreneur, it was a future he’d never imagined for himself, even as he pursued dual degrees in marketing and management. A standout athlete on the fairways since childhood, Uhl was supposed to be a professional golfer. Then his junior year, while playing for the university on a full scholarship, the unthinkable happened when retired NFL player John Elway visited the team to knock around some balls. Elway had heard about Uhl’s top-speed

swing—152 mph, which is faster than Tiger’s. “Hit it as hard as you can,” Elway encouraged him. Uhl did, simultaneously setting a long drive record and blowing out his back. He went straight to the hospital, and was told he’d never play professionally. “It rocked my world,” says Uhl, who had followed a grueling training schedule for years, and now faced years of rehab. “I didn’t know what was going to happen.” Uhl tried a few things before moving back home after graduation—he interned with an ad agency in Denver, valet parked cars, and once back in Phoenix spent some time working with his father, well-known businessman Bob Uhl, former president and COO of Bar-S Foods. Then Uhl shared a beer with longtime family friend and golf buddy Barton, whose previous ventures include the invention of TOMI, a prized putting-training device. As they caught up, Barton told him about a product he was interested in acquiring from a local inventor: Luggage Jacket. Uhl, steeped in the golf world of corporate sponsorships, immediately brought up the product’s branding potential, an approach that excited Barton. A Brophy College Preparatory graduate, Uhl was connected in the Valley through family and friends, and he’d already traveled the world playing golf. Plus he was articulate, “fairly handsome,” and charismatic, says Barton. He knew he had his man. The partners worked from home until last month, moving into an office/storage space near 95th Street and Via Linda. They consolidating Barton’s other businesses— which include the SweepEasy, as seen on ABC’s Shark Tank—and brought in Rick Gorbell, already running TOMI, to act as director of operations and shipping coordinator. Barton agreed to let Luggage Jacket’s inventor keep the U.S. retail rights; he was

After an injury denied Austin Uhl’s dreams of becoming a professional golfer, he discovered a passion for business, thanks in part to mentor and business partner Mario Barton. A skilled musician and singer, Uhl also recently signed a recording contract with KMG Studios, an Atlantic Records feeder studio. His first album will be available on iTunes in late June.

only interested in the direct-response model easily managed via the Internet. “With all the new digital pathways that everybody’s using, we can be virtual; we can be anywhere,” says Barton, describing the current scale of the company as “three guys, a dog and a phone.” Uhl regards his iPhone as his real office. Give him a car and a plane, and he’s ready to go, trotting the globe on behalf of Luggage Jacket. In the past six months, he’s traveled to England, Boston, San Diego, San Francisco, Hong Kong, Japan (twice) and Miami, where he’s solidifying a big distributor for Latin America. And much to Uhl’s surprise, he’s loving every minute of it. “I’ve learned so much, I can’t even describe it,” he says. “With golf, I traveled constantly and got to see the world, but I was there to work, and it was very focused. Through business, you can go out to dinners and create relationships, and meet people—and learn about different cultures, which have always intrigued me.” Two years ago when his back was injured, Uhl admits he thought it was the worst thing to ever happen to him. “It was a blessing in disguise,” he says now. “I think I’ve found my calling.” 

Golf Lessons for Business Like a golf game, there are going to be bumps in the road. In golfing, you can have one bad hole and give up, or you can move forward and try to recover. There have been plenty of games where I started off terribly and then turned it around and finished strong. You have to stay positive in golf—it is the single-most mental game. Playing from 7 a.m. to 7 at night, carrying everything, trying to stay involved and focused for 12 hours. It’s not an easy thing. When you create a product that no one has seen before, there may be times you may want to give up, but you never know what the next day will bring—just like in golf, you never know what the next hole can bring. – Austin Uhl

Baking Whoopies

Scottsdale researchers pursue sweet dreams

nyone who has ever worked in an office knows this to be true: If there’s a break room of any description, there are pastries in it. So consider this fair warning Airpark businesses, the ladies of Whoopie Baking Co. are moving to your neighborhood, and they’re bringing with them the mother of sweet indulgences: the whoopie pie. Beginning late June, Jennifer Brya and Karen Linkins will bake their tiny cream-filled cakes in a commercial kitchen at Scottsdale Road and Acoma, one of several plans the researchers-turned-bakers have to expand their young company. Whoopie Baking Co. will remain an Internet-based business where the cakes are ordered online and delivered. But customers

also will have the option of picking up their whoopie pies directly from the kitchen. It’s a convenience the company isn’t able to offer at the commercial space it currently shares with other bakers in Mesa. “At the end of last year, we decided if we really wanted to grow our business, we needed our own commercial baking facility,” says Brya. “We ultimately want to bring in a baker and an assistant and grow, but it’s hard to do that in somebody else’s kitchen.”

What’s a Whoopie Pie?

If you’ve never heard of a whoopie pie, it’s OK; not many people west of the Mississippi have.

In fact, Brya and Linkins are asked daily what a whoopie pie is. And they never get tired of answering. “We tell them that it’s a cupcake sandwich—two cakes with frosting in the middle so that you get frosting in every bite,” says Linkins, who grew up with whoopie pies on the East Coast. The cakes date back to the early 1900s and have their origin in New England and Pennsylvania. They were an Amish tradition, and according to legend, mothers would stuff a whoopie pie into their children’s lunch sacks, and the kids would shout “whoopie!” when they discovered the treats. Original whoopie pies were made of chocolate cake and white fluffy filling and were about the size of hamburgers. Brya and Linkins put a new spin on the

old recipe. Their cakes are a little over two inches across, weigh about as much as a cupcake and are made with natural ingredients. Flavor combinations run the gamut and include orange cake and champagne buttercream fluff and their classic chocolate cake with vanilla buttercream. “We definitely gave the traditional whoopie a face-lift,” Brya says.

Researchers Turned Bakers

Brya and Linkins are not your typical bakers. They’re health policy researchers and consultants who hold advanced degrees and government contracts. Linkins has a doctorate in medical sociology, and Brya has master’s degrees in clinical psychology and health policy. They started their baking business because they wanted to experience other things and be more involved in the local community. “Our consulting work takes us all over the country,” says Brya. “We wanted to be part of something closer to home. This is something that we love, and we love food. And Karen’s a fantastic baker.” Once they decided to start a food-based business, they settled on the whoopie pie. “The whoopie pie really struck my fancy because I’ve been so interested in the food-truck movement and even the cupcake movement,” Linkins says. “I initially said to Jennifer, ‘Oh my gosh, we should have a whoopie wagon, and we could bake whoopie pies and sell them on the truck.’” The truck idea didn’t stick, but the whoopies did.

Launching the Company

oped their recipe and held focus groups. The Internet-based business model worked best because it was an inexpensive and quick way to get up and running. And with just one product to sell, it fit their plans to market the whoopie pie as a specialty gift item. “Right now our market is people who want a dozen for a party, for gifts and for businesses that want a unique gift item,” Brya says. “We can customize the packaging to include a logo or have a special message. There’s a lot of versatility with this as a gift item.” They also cater special events and often pair their whoopie pies with wines and champagne, adding yet another spin on the traditional cake. Angela Hughey placed the company’s first large catering order: a couple thousand whoopie pies for an event she co-chaired last year for Aunt Rita’s Foundation. “The fact they can create flavors and pair them with different things, we really enjoy the creativity and thought that goes into what they are doing,” says Hughey, who also orders the cakes for events she stages through her Phoenix organization, One Community. Her favorite whoopie is one of the Baking Co.’s newer flavors.

“They have a sweet and salty that I had the pleasure of trying a few weeks ago,” she says. “I downed three of them immediately.”

Market Expansion

In addition to opening their own commercial kitchen, Brya and Linkins have plans to expand Whoopie Baking Co.'s reach. The two are looking at local wholesale accounts and are currently in negotiations for a retail spot. They’re also not ruling out global expansion. “We’re going back and forth with this gentleman in Japan who is desperate for these whoopie pies and wants 20 dozen,” Brya says. “We have been telling him we’re not doing international shipping. The amount of money it would cost to ship these would be so much more than the whoopie pies. But he is set on it.” They’re working out the logistics to get the buttercream-based cakes overseas without melting or costing a fortune. In the meantime, Linkins says they’ll keep growing their national market, shipping the cakes coast to coast. “The whoopies are definitely getting around,” she says. 

She’s always wanted to go out on her own, and with her skill set—“the missing link between businesses and their CPAs”—working remotely from home via the cloud and other on-tap technology made perfect sense. Corporate America’s loss was small businesses’ gain. Kranitz niche is furnishing the kind of timely accounting systems and operations analyses usually reserved for corporations who dole out six-figure salaries. Highly disciplined, organized and driven as the founder and lead consultant of Integrative Business Solutions, Kranitz appreciates the active networking and social scene the Airpark affords. While relatively new to the area, she discovered the North Scottsdale Chamber of Commerce, and now serves as the organization’s philanthropic committee chair. What kind of support services have you needed? I typically outsource marketing and web design, but everything else I’ve been able to do on my own. I can do own accounting, obviously. In terms of answering services, one of the services I offer

26 | Scottsdale Airpark News June 2012

my clients is I’m their ‘senior management team manager,’ so they can pretty much call me anytime during business hours and get a call back in an hour. Do you miss the camaraderie of working in an office environment? I don’t miss corporate. I do like working in think tanks. I have maybe 20 clients, and each is different. I replaced the corporate team with the individual client teams. I stay well connected and involved in the community—and I really like the flexibility of working from home; I have a better work-life balance, although you have to be motivated and have good time-management skills. Any negatives? Finding health insurance can be a challenge, and I do miss not having some of the options that I was used to. I ended up on my husband’s insurance. Would you ever go back to working in an office? I’ve thought about it. There are days where you are trying to market and do the work and everything else and—ugh—you just want to get a paycheck. But I don’t want to give up what I’ve built.

Create Your Own Executive Forum Group That’s what Andrea Kranitz did. As a “solo artist,” the $1,000 quarterly group fee she’d paid as a corporate executive wasn’t feasible anymore, so she created one from local contacts: EDGe (entrepreneurial and developing growth). The executive accountability group consists of five members who function as one another’s board of directors and meet twice a month to discuss their business issues. Four of the five members are in the Airpark area. “When you are on your own and you don’t have your own staff, you run into different kinds of challenges—you need four arms and six feet,” Kranitz says. “I selected people that I felt had good critical thinking skills, had gone through corporate and now had their own businesses in all different industries.” While a business owner wouldn’t tell a client about a cash flow problem, for example, that would be a topic for a confidential circle of peers. “Finding a group like that, where you feel comfortable and you’ve got good resources, it’s a tremendous help,” says Kranitz.

Maybe in a few years I’d work as executive director of a nonprofit. How do you split up your time? I try to keep a routine. I see certain clients every other Monday. Wednesdays are networking days. I try to structure my days so I’m either out working onsite with clients or I’m in the office. For me, breaking up my day is less productive than spending longer periods of time focusing on one thing. Friday I usually I reserve as a workday; I’ll have a meeting very early, then be back in the office by 10 a.m. to catch up and do internal stuff. If I need to, I work in the evenings. I have clients on both coasts, so I need to be flexible. What attracted you to the NSCC? I liked the energy in the group and the collaborative spirit. I hadn’t done networking before—the accounting department tends to stay in the office. I wanted to find an organization that I could give back to, and to help grow and service the population in a better way. Because it’s a younger organization—it’s 5 years old—there’s also room to get in there and help them get to where they

need to go. I’ve also applied to Scottsdale Leadership Class 27. I hope I’m one of the lucky ones who get in. I live in North Scottsdale and my business is here, and I’m interested in contributing to make it a good community to live and work in. What’s your advice for those thinking of setting up shop at home? You can freelance and say ‘I’m available,’ and look for people to hire you. Or you can do what I do: create a business name, a website, a presence. Now, my business is me, so in a sense I’m doing the same thing, but I would say that if you want to make something bigger and be recognized in the community as someone who offers those services and does them well, then it does make sense to brand yourself. You have to like groundwork and spend a lot of time building relationships. There are people who work well from home, and other people who need the structure of a company. You need to know your own personal desires and limitations and use that as a guideline for which way to go.  More: www.integrativebizsolutions.com

Eat Local Zona Hotel Introduces Graze Desert Grill

G

one is the Asada Desert Grill and its curiously named Orange Iguana bar. The earthy green and brown hues of the décor haven’t changed, but Zona Hotel & Suites onsite restaurant has a new menu that’s decidedly fresher, more organic and seasonal, with a new moniker to match: Graze Desert Grille. “If you’re not doing local at this point in the game, you’re behind,” says Food and Beverage Director Brian Blanke, who came on board last year and teamed with Executive Chef Kevin Myers to infuse the cuisine with fresh, Southwestern intrigue. The old menu, a tad Italian and a bit steakhouse, didn’t have much identity, admits Blanke, whose goal is to establish Graze as a dining destination with a neighborhood feel, where guests and residents come to comfortably enjoy delicious food and Arizonaproduced wines and spirits. He hopes the new concept—and the summer wine-tasting series—will raise the restaurant’s profile in the community.

“I think our business challenge is letting people know we’re here,” he says. “We’re a great little escape—a hidden treasure with no-fuss, sophisticated simplicity.” One of the new menu favorites is the Pressed Pulled Pork sandwich, served with arugula, sweet-and-sour onions and a Guajillo chili pepper aioli on a ciabatta roll. A standout on the dinner menu is a traditional dish that mixes the exotic flavors of Whiskey Braised Short Ribs with cheddar-and-chive mashed potatoes, fresh spinach and oven-roasted tomatoes.

In June, look for grilled peach salads, pork tenderloin with peach chutney, local cress, house-smoked pulled pork, lots of tomatoes, and sustainable seasonal fish, in addition to winning dishes from the spring menu that debuted in March. “Everything is local—we’ve committed to that,” Myers says. Blanke and Myers have also concocted several special cocktails, such as the refreshing High Spirits Gin Sparkle, which combines piney Flagstaff’s High Spirits gin with a splash of tonic, a touch of Prosecco, lime juice and a sprig of rosemary. “We’re getting good feedback. I think people were waiting for a bit of a change,” Blanke says. “The true test will be in the fall when we start to pick up again.” Located at 7677 E. Mountain Biking

Brin brings Stealth Bikes to global market By Kristina Justin

30 | Scottsdale Airpark News June 2012

D

arin Brin was researching products on the Internet when his thoughts drifted to mountain biking. Soon his research did too. “I was doing some work on a project for a company I was consulting for and started to think about my afternoon mountain bike ride,” says Brin of Scottsdale. “I started to research up-and-coming bikes and found information about an Australian who had developed electric bikes.” A call to the engineer and founder of Stealth Electric Bikes turned into a business

Brin shows off the very first Hurricane model. The bike reaches speeds of 35 mph and is expected to win street-use approval in Europe this summer; as U.S. standards are more lax, street legality here should follow soon thereafter. Because this particular bike, at about 85 pounds, weighs considerably less than a motorcycle but operates similarly (no pedaling), Brinn anticipates that women who’ve regarded the sheer weight of motorcycles as a deterrent to buying one could be keenly interested. The Hurricane takes 40 minutes to charge, and goes about 40 miles per charge; cost to operate is less than 1 cent per mile; retail cost of the off-road Hurricane is estimated at $7,700; replacement parts are inexpensive because the vehicle is built entirely from traditional bicycle parts.

opportunity that would bring the electric mountain bikes to the global market. “We just hit it off with the same type of goals and vision for the company,” Brin says. “We started talking about setting up international distribution.” Soon, Brin, an e-commerce entrepreneur and business consultant, added another professional title: managing director of Stealth Electric Bikes USA. Formed in 2011, Stealth’s U.S. operation now markets and distributes the electric bicycles to individuals and dealers around the world, including Canada, Mexico, France, Egypt,

Columbia, the United Kingdom and the Benelux. “We have just over 100 retailers in the U.S., plus others in foreign countries,” Brin says. “We’re only a year out, so we’re still growing.”

Setting Up Shop

When it came to location, there was little question as to where the U.S. operation would land. A long-time Scottsdale resident, Brin, 37, chose the Airpark. It’s convenient, offers a good professional climate and is a “nice place to do business,” he says. Both he and the director of client services work out of the office at Frank Lloyd Boulevard near Thompson Peak. Another 18 sales representatives are positioned worldwide.

travel 50 miles on a full charge and emit zero pollutants. They’re sleek, rugged and totally silent, hence the name Stealth. In fact, they’re so quiet, the bikes are drawing interest from the military, says Brin, whose operation recently demonstrated the Fighter and the Bomber to the U.S. Department of Defense. At around $10,000, they’re not inexpensive. But to give some perspective, a top-of-the-line traditional mountain bike can cost well into the thousands. With the Stealth, you get the look and feel of a highperforming mountain bike, but you get an electric motor too. “People are ordering the bikes from all over the world,” Brin says. “We take 30-45 days per bike to build it start to finish in Australia.”

Stealth Electric Bikes USA Top selling bike: The Bomber Speed: 50 mph Distance: 50 miles on full charge
Electrical output: Combines 4.5kW with as much mechanical input as the rider is capable of
Pedal power: Transmitted via a 9-speed sequential gearbox Breaks: Progressive 6 or 8 pot hydraulic disc brakes Suspension: Heavy-duty long travel suspension soaks up the hits and allows the rider to maintain high-speed stability Cost: Around $10,000

Not Just for Athletes

The U.S. operation distributes Stealth’s Bomber, Fighter, Hurricane and the latest addition to the collection, the Pro Rider. The bikes have impressive features. Most are hybrid and can be pedaled like a traditional bike, ridden like a motorbike or both at the same time. They reach between 35 mph and 50 mph on pure electricity,

With high-speed capability assisted by raw pedal power, the Stealth is definitely a bike racer’s dream. But it’s not just for athletes. Dustin Apgar sells Stealth bikes at his motorsport shop in Phoenix. The people who buy the bikes run the gamut. “I’m completely surprised by the wide range of customers I run into,” Apgar says. “You’ve got your younger adrenaline junkies going all out to the guys commuting back and forth, college professors and business owners.” Apgar keeps about six Stealth bikes on the floor of his performance bike shop, DTR Motorsports. He connected with Brin just under a year ago and is now the warranty and service shop for Stealth Electric Bikes USA.

How you can order one: Contact Stealth Electric Bikes USA at 480-993-0327; visit www.stealthelectricusa.com; email info@stealthelectricbikeusea.com

A competitive racer himself, Apgar owns the Hurricane, which resembles a dirt bike and is powered only by electricity. No pedal assisting here. “I do a lot of riding,” he says. “There’s nothing like getting on a completely silent electric bicycle and urban dirt biking. I’m going through parks at 35 to 54 miles per hour, just whipping through fields. It is beyond fun.” You don’t have to tell Brin that. He owns the Bomber and the Hurricane and takes them out to motocross spots around Greater Phoenix. “They’re silent, powerful and fast,” he says. “You can’t beat the thrill of a Stealth. Period.” 

Timeless Sanctuary Nothing New in Escaping Scottsdale Heat at the Movies By Joan Fudala Photos courtesy of Scottsdale Historical Society

W

hen temperatures stay above 100 for months at a time, Scottsdalians often head for the sanctuary of the movie theater, even if they have a 60-inch screen at home. Technology, amenities and even theater etiquette have changed, but our desire to sit in a cool, dark spot for several hours and be entertained is a historic constant during Valley summers. Here’s some Scottsdale area cinematic history: Before 1948, Scottsdale residents had to make the trek into Phoenix to see a movie. “We didn’t see many movies when I was growing up, but when we did, we had to go into downtown Phoenix,” recalls Scottsdale native Joann Handley, director of the Scottsdale Historical Museum. Phoenix movie houses in the 1920s, 1930s and 1940s included the Rialto, Orpheum, Fox and Vista, all ornately decorated and with a single movie screen. For a few years in the 1920s, Johnny Rose showed silent films at his pool hall on the northeast corner of Brown Avenue and Main Street. Rose sold the pool hall in 1928 to Jew Chew Song, who operated the Tee-Bar-Tee Theatre, circa 1948 facility as a grocery store until the 1950s, when the Song family converted it to Mexican Imports, still operating today. his movie Hatari, which was a benefit for the Phoenix Zoo. Dan Harkins bought the Kachina in the 1980s and operated it until it closed circa 1989 to make way for construction of The Galleria. The Galleria, during its few years in the early 1990s as a shopping mall, had two theaters: a below-ground multi-screen cinema and an IMAX. When Los Arcos Mall opened on McDowell in November 1969, it included a below-ground cinema owned and operated by Dwight “Red” Harkins. It was accessed by a grand staircase or elevator and was the scene of many feature film premieres. ABC Theatres opened the El Camino Theatre on Scottsdale Road at Oak Street in March 1972 with a benefit for the Save A Child League, showing The Boy Friend. The building was later used as a furniture store and nightclub. Red Harkins opened the Camelview Plaza theatre in June 1973 by playing the Baldwin Theater Organ for first-night moviegoers, according to the June 22 issue of the Scottsdale Daily Progress. Still popular today, the venue specialized in Camelback Mall Movie showing independent films. Marquee, circa 1990s Camelback Mall Cinemas on the southwest corner of Scottsdale and Camelback roads entertained patrons from the 1970s through the early 1990s. Before it closed, it often showed movies with foreign subtitles. The entire Camelback Mall was razed in the mid 1990s to make way for the Waterfront development and the south wing of Scottsdale Fashion Square. In the mid 1970s, and complementing shops and restaurants on the new west side of Scottsdale Civic Center Mall, United Artists Theatres opened a locale on 2nd Street. In its final years it was a “dollar movie house.” After closing in the late 1990s it was reconfigured into the Scottsdale Museum of Contemporary Art. When the Scottsdale Center for the Arts opened in 1975, it featured a small theater that showed “themed” film series and hosted film festivals for several years. United Artists opened a theater at the new Scottsdale Pavilions shopping center on the Salt River Pima Maricopa Indian Community circa 1989; Harkins opened a seven-screen theater at Scottsdale Fashion Square circa 1991.

That locale and the one in Peoria are still packing ’em in, though the Airpark incarnation succumbed a couple years ago to an ill-timed lease, signed on the cusp of the economic freefall. Casale, president of Anthem Restaurant Management Inc., is happy to report business is back in growth mode. Anthem’s arm of concession restaurants—which include Cardinals stadium, the Phoenix Open, and the Charros’ pavilion for Giants spring training—has flourished, and Anthem is now entertaining two joint ventures as well as a concept to bring Salty to a variety of commercial property layouts. Though Casale’s business headquarters are in downtown Scottsdale, he lives in the Kierland area with his boys, ages 3 and 6, and his wife of 12 years, Alicia, a Valley attorney “When you want to look at an area of entrepreneurs, of people willing to risk everything for their dream, go to the Airpark. Madison and Molly Schwanz, founders of “Kindles for Kids,” with Arizona Diamondback legend Mark Grace after he helped to fundraise for their program. The girls’ dad, Stephen, also worked with Grace on the 2012 Mark Grace Celebrity Invitational, which raised more than $100,000 for the Boys & Girls Clubs of Greater Scottsdale.

‘Kindle kids’ carry on family tradition of caring

hen (young) sisters Molly and Madison Schwanz discovered their friend Trevor was diagnosed with leukemia they were inspired to help. After all, helping is in their blood. Their father, Stephen Schwanz, has been inspiring them since birth. By day, Schwanz heads Franchise Capital Advisors in the Airpark area, a boutique investment banking and specialized financial advisory firm. But by night, “Schwannie”—as he is affectionately nicknamed—focuses on affecting positive change in the lives of more than 16,000 North Valley children and teens. Through his years of efforts on behalf of the Boys & Girls Clubs of Greater Scottsdale, he has helped to fund nine branches and 12 outreach sites located in Scottsdale, Fountain Hills, Salt River PimaMaricopa Indian Community, Hualapai Indian Community and other Northeast Valley neighborhoods. And he makes sure others are in on the fun.

38 | Scottsdale Airpark News June 2012

“And fun it is,” says Schwanz. “The beauty of the Boys & Girls Club of Greater Scottsdale’s team is their openness to letting folks like me innovate new ways to allow people to give.” Among his innovations: • Developing an annual celebrity golf invitational that grew into the Mark Grace Celebrity Golf Invitational, which raised $135,000 for the clubs in 2012 and was attended by such stars as Justin Upton and Marcus Allen. • Dreaming up an annual wine and food festival that grew into Uncorked & Unplugged, one of the premiere events of the fall, offering guests a variety of gourmet foods, three stages of live entertainment, and the opportunity to sample premium wines, spirits and beers. The fundraiser garnered more than $100,000 for the clubs in 2011. • Re-imaging “Angels for Kids, Mentors for Life,” the annual giving campaign for the Boys & Girls Clubs of Greater Scottsdale, to reflect the strong and valuable mentoring members receive from the experienced staff and dedicated volunteers.

Kindles for Kids

As ready to make a difference as their daddy, together the girls planned and organized a lemonade stand in their DC Ranch neighborhood to raise money. Over the course of a few months and with additional funds from friends and neighbors, they collected enough to purchase Trevor an electronic reader to keep him company during treatment. They delivered his “reader” along with a simple note attached letting him know “people were rooting for him and to stay strong.” At the time, he was struggling with treatment and side effects that required numerous

hospital stays. Although Trevor was too weak to get out of bed or even open the gift, the gesture lifted his spirits and supplied him with a boost of motivation and encouragement. After seeing and hearing what their gift meant to Trevor and his family on numerous levels, the girls decided to expand their idea. They wanted others to have the same uplifting experience as Trevor. After months of research, networking and coincidental events, plans were underway to make their dream a reality. Little Molly was doing some powerful networking on the side as well: a week before Christmas, she wrote a letter to Santa asking for “only money so she could buy kids going through cancer treatment Kindles.” Her letter had such an impact on her family and friends that even baseball legend Mark Grace stepped up along with others to make “Kindles for Kids” a reality. Three days before Christmas 2011, Molly and Maddie delivered 40 Kindles to the cancer patients at Phoenix Children’s Hospital. They say their wish is to provide every child undergoing treatment the company of a Kindle and let them know “we’re rooting for them!” Today, with the help of dad and mom, they are going even further with Kindles for Kids. Their hope is each Kindle serves as a resource for comfort and also assists in coping with the loneliness, fear and boredom often experienced during hospital stays and treatment. Whether used for entertainment, help with schoolwork or just another way to connect with the outside world, they believe each of these children deserves the company of a Kindle. “I could not be prouder,” said mom Michelle Schwanz.  More: http://action.phoenixchildrens.com/site/PageNavigator/ kindlesforkids.html

Why Don't You Have Disability Income Insurance? If you are injured or ill, it could help you keep afloat financially

I

f you can’t work and pay your bills, how are you going to cope? Let’s say an injury or illness prevents you from doing your job. How do you deal with the lost income? Disability income insurance provides an answer. Few of us opt for such coverage, even though it may help us maintain our income (and quality of life) in a crisis. By Gavin Tolan, A case in point: the nonprofit Consumer Williams Financial Federation of America just polled 1,200 Group private-sector U.S. workers and found that two-thirds of them had no such coverage. Mention that to most employees, and they may shrug. Who cares, who wants to buy more insurance, especially coverage you don’t think you’ll need? The skepticism is understandable, because we never believe we will be disabled. We don’t dare think about it. Additionally, few of us comprehend the varieties of “disability” we could end up experiencing. The nonprofit Council of Disability Awareness notes that 90 percent of disability claims in the United States are unrelated to workplace injury. They are filed for acute or chronic health conditions/illnesses. Musculoskeletal disorders such as fibromyalgia,

LOW RATES??? L

arthritis, back pain, and spine and joint problems represent the largest percentage of disability claims, more than any other type of condition.

Never Happen to You?

Don’t think you don’t need disability coverage? Think again. You may be shocked at how little of your wages you can replace. You can only get workers compensation if your injury or illness is job related, which accounts for fewer than 5 percent of disabling illnesses or injuries. Social Security disability benefits typically provide about $1,100 per month—not exactly the income you want, and you might be waiting more than a year to get that first check. In 2009—the midst of the Great Recession—the SSA denied 65 percent of initial SSDI claim applications. This is why disability income insurance can be so useful. Some of these policies allow payments to start just a week after an employee stops working, and many of them will provide coverage in the neighborhood of 60 percent of a worker’s salary.

Scary Facts

What are your chances of becoming disabled during your working years? As a 2011 Social Security Administration Fact Sheet notes, just over 25 percent of today’s 20 year olds are projected to become disabled before they retire. More than 5 percent

Longfellow Law Group of U.S. wage earners were getting SSDI in 2011. The Society of Actuaries finds that once someone is disabled for 90 days, the average length of disability is two years. The CDA reports that the average long-term disability claim has a duration of 31 months. If your income drops, your stress level could soar. Do you know someone who has had to quit their job or walk away from their profession due to a disability? Then you’ve seen the financial stress that can result. Even if you don’t know someone facing such financial pressure, you have probably read stories that touched your heart, stories of economic hardship that can be traced back to a disability. A hardworking man or woman loses a home to foreclosure; a couple separates or divorces under economically trying circumstances; a single parent with children has to accept charity from a food bank or becomes homeless. In too many of these cases, a sudden disability is an underlying cause. If you die, your income stops and so do your expenses. If you are disabled and can’t work, your income stops ... but your expenses keep piling up. In fact, with the cost of medical treatment, your expenses may balloon. It’s time to start thinking about disability insurance. We’d all like to believe that we’ll never be disabled. But the reality is ... it could happen to you. If it does, how will your family manage? Are you prepared? If your employer doesn’t offer or provide you with disability income insurance, take some time to look at the options. You don’t always know what the future holds.  Gavin Tolan is a financial consultant with Williams Financial Group in Scottsdale. Nana’s House Six years in the making, opulent Maravilla welcomes first residents

I

Article and photos by Kristian Seemeyer

n 2006, when the Fairmont Scottsdale Princess was sold, Senior Resource Group acquired the adjacent 26 acres to the east, alongside the TPC golf complex. The plan was to build a distinguished retirement community with the look, feel and lifestyle of a premier resort. Six years and more than $100 million later, the first wave of lucky residents arrived at Maravilla last month. Built partially over an underground parking garage the size of two football fields, the main building has the feel of a sprawling hacienda with an arched portico theme, spacious courtyards, intimate nooks, and private and shared areas to entertain and be entertained. Residents have their pick of casitas, courtyard homes, assisted living spaces or memory-care residences. Maravilla offers an “enhanced lifestyle for residents 62 and better,” says Executive Director Tim Cowen, who maintains no other retirement community in the world rivals the concept that has evolved just off Scottsdale Road on Princess Drive. In Spanish, Maravilla, in addition to meaning a marvel or marvelous, connotes

The final phase of Maravilla may include a restaurant just north of TPC, overlooking the golf course, according to McVitty. Friendly, quality, detailed design is as important to the private homes as it is to the main and shared spaces. Private living spaces are enhanced with modern appliances, fireplaces, marble countertops with glazed basins in the bathrooms, generous closet space and hardwood cabinetry. And every single casita, courtyard home and assisted living space contains a private loggia, or sheltered veranda space. Independent, assisted living and private memory-care rooms feature large picture windows spilling in natural light—and all but the memory-care windows open to allow fresh desert air in along with the stunning views. The memory-care facility is every bit as luxurious as the rest of the property, with secured loggias the idea of a pleasant surprise. And apart from the obvious rich amenities, astonishing architectural focal points await at every turn: ornate handmade wall tiles of Moorish influence, colored glass, hand-painted roof beams, vaulted ceilings, rich fabrics and carpets, wood ceilings, tiling and wood floors, all designed to enhance the flow of Maravilla’s space. And then there are the stars. snowflakes, placed carefully throughout the property in light fixtures, structural designs, and floor and ceiling patterns.

Architectural Achievement

“Hither and yon, the designers have placed stars within the design, like little surprises, practically around every corner,” says Cowen. “Residents and guests have taken to looking for them, seeing how many they can spot, and where.” Those with sharp eyes are rewarded with sightings of myriad star shapes, integrated within the interior and exterior design is the motif, different as

Mike McVitty of Scottsdale-based Allen +Philp was the head architect for the project, which is the second senior living community he’s worked to produce. “The primary goal was to create a more home-like setting or residential feel as opposed to apartment-like dwellings,” says McVitty. For example, on approach to the main entry stands a tall, one-story vestibule, yet visitors don’t realize that directly behind it is a three- or four-story building. McVitty also abandoned the traditional spoke-and-hub design many retirement communities, not to mention hospitals, are built around, he says. “We created what we call ‘the street’ for a different, improved kind of circulation, which begins at Independent Living and ends toward TPC.”

and an outdoor space that allows residents to walk about in security and safety. The minimum buy-in cost for Maravilla is $238,700 with a minimum monthly fee of $1,900. The fees vary depending on the type of unit and its size, which ranges from 900 to 2,100 square feet. In a setting as richly adorned and vibrant as some of the West Coast’s premier resorts, Maravilla’s health and well-being services, assisted living and memory-care allow residents to transition within the community, maintain their well-established lifestyle—their homes, as it were—and enjoy life.  June 2012 Scottsdale Airpark News | 43

Chef Fawcett Takes Over Renegade Canteen, Makes Over Menu

ith a new executive chef and reinvented menu, Renegade Canteen is back on the scene with a new vision of regional American comfort food. Growing up in the Midwest and surrounded by nature, Chef Donald Fawcett brings a fresh and seasonal approach to the new menus. Raised on solid home cooking, Fawcett upgraded his kitchen skills by hard work and the tutelage of local chefs Matt Taylor, Payton Curry and Peter DeRuvo, among others. His new lighter, fresher, faster and affordable lunch menu ($9-$12) includes startChef Donald Fawcett ers such as the Sangria Salad with apples, grapes, citrus supremes, Arizona baby greens, and goat cheese finished with a cabernet-raspberry vinaigrette. Entrees include the Salmon PLT, with prosciutto, baby greens, tomato and aioli, and BBQ Pork Sliders on jalapeno-cheddar brioche. The new dinner menu features Chef Fawcett’s Pork Osso Bucco entree, with white bean cassoulet, braised beets, green beans and spiced jus; and Dr. Pepper Braised Beef Short Rib, with chili cheese grits and asparagus. “The Renegade name couldn’t be a better fit for my style of cooking. Here, fresh and perfect is both homey yet edgy with my touch,” says Fawcett.

Essential Time-saving Apps for Marketing

app for that” they really do mean it. They’ve thought of everything. Literally. As consumers, we love apps that help us get organized (Evernote), make informed decisions (Yelp), navigate a new city (Google Maps), and have fun (I’m an eBay app addict). But, to take charge of marketing for your business, what are the apps you absolutely must have to compete in the new media age?

f you’re a busy professional and spend a lot of your time on the go, it’s simply not practical or possible to manage marketing tasks from your computer throughout the day. If you already use the Apple iPhone you may be familiar with apps that make your work life infinitely easier. Did you know there are more than 1 billion apps for the Apple iPhone? ONE BILLION. So when Apple says “there’s an

I think it’s easier to use than the Twitter app built into the iPhone. HootSuite organizes all of my mentions, direct messages and who I follow easily. Plus, it lets you retweet the old way (without the quotes). It also has a really easy-to-use menu to upload photos, schedule tweets, shrink links and more.”

“We have found the Facebook app the most effective way to communicate with our customers about promotions, specials and other company information. With nearly 3,000 Facebook fans, consistent page interaction and updates are essential. Perhaps the best thing about the app is that anyone with page admin credentials can update the page, which helps all of our managers and staff stay up-to-speed on company happenings.”

After a little research and polling a number of PR/social media luminaries who use the iPhone on a day-to-day basis, check out these seven “must-have” iPhone apps.

Gotta Have It

• TweetDeck: There seems to be two camps on this topic; those who love Hootsuite, and those who love TweetDeck. However, TweetDeck’s reliability paired with the ability to organize multiple groups and multiple accounts makes it a little more valuable. It’s an essential tool for monitoring your brand on Twitter while you’re away from the office. Oh, and make sure you set the notifications and check for updates frequently. When customers decide

"The Bump app allows iPhone users to swap contact info simply by touching phones. Really. I’m not making this up. It’s way cool." to airs a grievance with your company (or offer kudos) it’s important … no, essential … to respond quickly. Having your phone constantly “ding” with notifications gets some getting used to, but if you’re handling your own social media it’s something you’ll want to get accustomed to. Quickly. • Facebook. An unquestioned staple. Like TweetDeck, the ability to monitor your fan page, upload photos, and add other content on the run is invaluable. If you’re already using Facebook on your iPhone to stay in touch with friends and family, using it for business requires a crash course and extra care when posting. At the moment, the Facebook for iPhone app makes it a little too easy to accidentally post personal information and updates on company pages, so double-check to make sure you’re on your business page before you post. • Bump: A new app, but one that’s gaining popularity by the day. I like to call it the business card of the future. Especially for you tradeshow and conference attendees. The Bump app allows iPhone users

to swap contact info simply by touching phones. Really. I’m not making this up. It’s way cool. • Google: Email, Reader, Maps. You need them all. But you also need the basic search engine and it’s ability to help you find anything, anytime, anywhere. Remember when you used to call 411 for a phone number? Me neither. And quick tip, if you can’t find your own company’s phone number in 30 seconds or less using Google for iPhone, chances are that nobody else can. Fix that. • Evernote: Are you one of those people who do their best thinking in the car? Then this app is for you. Capture those ideas and sync them with your Mac back at the office. Grab screen captures of whiteboards after meetings and upload them to your desktop. Or take notes at a meeting and upload to your files online later. Evernote does it all. • Dragon Dictation: This one I especially like because much of my time is spent writing for clients. Dragon Dictation is an easy-to-use voice recognition application powered by Dragon NaturallySpeaking that allows you to easily speak and instantly see your text or email messages. In fact, it’s up to five times faster than typing on the keyboard. I have been able to generate entire press releases using this tool. Using this app takes some practice and some editing, but it truly is a time saver if you need to draft a document while you’re on the go. • WordPress: The popular Web blogging tool now has an app for the iPhone (3G and original) and the Touch. It claims to be the only iPhone app that allows you to write posts, upload photos, edit and manage comments—right from your phone. A handy little tool when you need to manage your blog on the go, wouldn’t you say? Social media marketing is no longer a trend. It's now an imperative every business owner must cultivate and nurture with consistency. Using apps to manage your social media presence helps streamline your tasks so they are quicker and easier to manage from anywhere. And that’s something any business owner and savvy online marketer can appreciate.  Melissa Rein is a Scottsdale Airpark-based public relations professional and owner of public relations, marketing communications and event design consultancy called The Brand Consortium Public Relations. Scottsdale Healthcare Hospitals: 1st in Arizona to Earn Pediatric Emergency Care Certification

T

By Keith Jones, Scottsdale Healthcare

he emergency departments in all three Scottsdale Healthcare hospitals are now certified as meeting high standards of care for ill or injured infants, children and teens under Arizona’s new Pediatric-Prepared Emergency Care designation program. Scottsdale Healthcare is the first health system in the state to have all of its hospitals achieve the new certification for pediatric emergency care. Scottsdale Healthcare’s Thompson Peak Hospital as well as the Osborn and Shea campuses were among only seven Valley hospitals certified under the new program, according to the Arizona Department of Health Services. “It is a great accomplishment to have achieved system-wide certification. It reflects upon the skill and dedication of our administrators, emergency physicians, nurses and ancillary staff,” said Pediatric Emergency Department

Medical Director Michael Jonas, M.D. The voluntary certification program includes three levels: Prepared, Prepared Plus Care and Prepared Advanced Care. Hospitals can be designated one of the levels after a review of their application and a rigorous site visit. S c o t t s d a l e H e a l t h c a re S h e a Medical Center, with its dedicated pediatric ER, was designated Prepared Advanced Care. Scottsdale Healthcare Thompson Peak Hospital and Scottsdale Healthcare Osborn Medical Center earned Prepared Plus Care designation. Emergency Department staff were praised for their efforts to earn the designation. “Without their dedication to the meeting the metrics and setting the standard for the Valley, we would not have achieved this wonderful designation for the care we provide children,” said Associate Vice President Mary Kopp.

All this and more included at NO EXTRA COST: • Expanded hot/cold breakfast buffet • Property wide high speed wireless internet • Executive Business & Fitness Center • Daily shuttle service within a 5 mile radius • Spacious guestrooms including mini refrigerator, microwave, in room safe, coffee maker, iron and ironing board, and hairdryer • Call for special discounts and packages available

How to Prevent Cyber Attacks and Keep Your Company Safe

Y

By Neill Feather, SiteLock

ou invest time and money to keep your business thriving. You buy insurance and install a security system and fire alarms to protect your premises. Have you made cyber security the same priority? Perhaps the most critical foundational asset for successful businesses is trust. Customers need to trust that companies they do business with are protecting their personal and financial information and keeping it out of the hands of unauthorized users. If you manage a business online, you are likely to be a target for hackers and website security attacks. For help, seek out companies such as SiteLock that employ website security experts and engineers who can identify and resolve your issues and get you back online— while also securing your data and reputation to help prevent future attacks. Areas of concern include blacklist monitoring, reputation management, database protection, web application scanning and malware scanning. Whether your business is using cloud computing or just email and a basic website, a website security system can help. Here are some tips to protect your small business from cyber attacks: 1. Find out your vulnerability To assess your vulnerability, your company will need to conduct an X-ray of your website that discovers security holes, code injection points and other weaknesses. The process of hardening your entire online presence can make it more difficult for hackers to penetrate your business.

58 | Scottsdale Airpark News June 2012

2. Get off the blacklist Internet blacklisting happens when a search engine blocks websites from being presented to online visitors because of malware or other harmful code that could put the website visitors’ computer or data at risk. It’s essential for the website security system you use to conduct a daily check of the health of your website. 3. Get alerts Select a system that delivers instant notification of any threats to your online business. You need the ability to login to a real-time website security dashboard from anywhere to get a summary of your website scan results or drill-down to see where potential problems exist. 4. Use malware scanning to deter hackers Use a website scanning service that includes comprehensive malware scanning that evaluates every application and each page of your website. 5. Keep your network secure Depending on what parts of the server or network they reach, hackers could steal data, deface your website, or worse. To secure your network, secure each service running on your servers to make sure that only the appropriate ones are available for use.

OFFICE SPACE FOR LEASE Office/Warehouse

6. Scan applications for viruses Do you use third-party applications for your business like WordPress, Joomla, or OSCommerce, or has your website developer used these types of applications? As application versions change, hackers find more ways to attack these programs. Application scanning will verify the applications you have installed on your website against known vulnerabilities and alert you to potential threats.

Your Brain on Work: Productivity Eaters

5

O

Ron J. Bonnstetter, Target Training International

ne organ in your body dictates much of your behavior and ultimate success at work. The activities of this organ occur at a level you are not even consciously aware of. It’s your brain. While phrases like “Use your brain!” and “Think outside the box!” are casually tossed around in the workplace, we take for granted our brain will function precisely how and when we want it to, regardless of how we treat it. With approximately 48,000 people employed in the Scottsdale Airpark, that’s a lot of brains at

work! Yet there are concrete steps we, as individuals, and as corporations and businesses, can do to optimize the function of the brain.

Five factors that can boost your brain’s performance when properly attended to include: Stress, Exercise, Nutrition, Sleep, and Environment. Going well beyond casual conjecture, cutting-edge neurological findings now tell us we need to address all five factors to effectively boost our brain’s performance, in every S.E.N.S.E.

Stress

Stress tops the list when it comes to productivity eaters. Stress hormones directly impact the prefrontal cortex, the part of the brain controlling executive function, resulting in reduced working memory and sadly diminished decision-making ability. Reducing unnecessary stress must be a goal for every work environment. As American scientist and director of the Center for Organizational Learning at MIT Sloan School of Management Peter Senge points out, stress can be likened to a rubber band stretched between your hands. Some tension on the band results in accountability and focus, but too much tension results in the rubber band breaking. TIP 1: Don’t miss your morning kiss! Start your day by kissing your significant other or giving extra hugs to your children. The very act of caring reduces cortisol and increases the trust hormone oxytocin. Take a short break after lunch to relax. With Scottsdale’s summer temperatures rising, going outside may not be the best solution, but consciously noticing the simple things around you and changing your environment will help you relax.

Exercise

The brain requires a BDNF, or brain-derived neurotrophic factor, sometimes referred to as Miracle-Gro for your brain, which is produced after exercise to improve mood and memory, decrease anxiety, and reduce stress and depression. BDNFs also grow new neurons, enhance learning ability, increase self-esteem, improve body image, and contribute to diet control, just to name a few benefits. Recent findings found that workers 45 years and older who spend an average of 11 hours a day seated increased their mortality rate by 15 percent over those seated for four hours or less. TIP 2: Beyond just offering access to a company gym, workplaces that utilize standing desks, ball chairs or walking clubs during work hours can help produce BDNFs and maximize brain function. Next time you have a meeting with only a couple of people, make it a “walk and talk” meeting. Or move the printer so you are forced to get up and move every time you need that copy.

Investment Themes for 2012 And Beyond Nutrition

Our brains use as much as 20 percent of our daily calories, but the quality of our food is far more important than the quantity. To boost the brain, we need at least one serving (8 grams) of protein to start the day. TIP 3: At lunchtime, don’t rush to order fries or offer too many carbohydrates in the cafeteria or break room, as carbohydrates and foods rich in sugar can create highs and lows, resulting in that mid-morning brain crash, crabby employees and more disagreements. Load vending machines with low-sugar, low-caffeine and brain-food snacks such as strawberries, raspberries, plums, avocadoes, oranges, red grapes, red bell peppers, blackberries, cranberries, blueberries and kiwis. Also keep protein-rich foods like yogurt and peanut butter on hand.

Sleep

According to the American Time Use Survey, conducted by the Bureau of Labor Statistics, 85 percent of working adults receive adequate sleep, but sleep patterns are still a concern. People go through a series of 90-minute cycles of awareness and rest during sleep, but did you know these same cycles continue to a lesser extent all day long? These cycles create variations in your attention span and directly affect your decision-making ability. For most, the greatest down period occurs midafternoon, when your body just wants to take a nap. TIP 4: Don’t schedule very important meetings for 3 p.m. Do encourage 15-minute breaks for team building or idea sharing later in the afternoon to encourage movement and stimulation.

Work Environment

Within the first 90 seconds of entering a new environment, your brain subconsciously decides how you will interact there, new research suggests. So, the science of environmental motivation should be considered first and foremost. Everything from room colors to wall hangings, signage to lighting, and even odors can boost your brain at work. TIP 5: Try changing the photos on your desk regularly or bringing a flameless scented candle to work. Change your computer’s desktop image as often as you change your toothbrush. Remember, this is a part of your health regime for your brain. These five brain-related factors are dictating our work productivity more than most of us realize. Don’t let a neglected S.E.N.S.E. block your ability—or your team’s ability—to concentrate, create, execute and conquer challenges.  Ron Bonnstetter, Ph.D., is vice president of research and development at TTI (Target Training International) and the director of the TTI Center for Applied Cognitive Research, which are headquartered in the Airpark. HONORING AMERICA

‘Scottsdale Airpark News’ Cover Stories: Tanya Gagnon, Miss Details Design By Kimberly Hundley

B

ack in March 2010, we featured graphic designer Tanya Gagnon on the cover of our “Branding & Marketing” issue. Not only did Tanya graciously strike about 100 poses while our photographer clicked away in pursuit of the perfect shot, she wrote a column helping businesses identify whether it’s time to rebrand. As the owner of Miss Details Design, Tanya and her team worked from four desks in her home in the Airpark, steadily building a reputation for outstanding graphic-design services. We recently checked back in with Ms. Gagnon to see where she and her business are today. Though she’s still in the Airpark, Gagnon is now situated in spacious second-floor offices overlooking Scottsdale Road near Thunderbird Square. She and her new business partner, Josh Dolin of Tempo Creative, hunted for the space together, after deciding to join talents and resources last year. “Josh approached me about merging, because Tempo Creative does SEO, web maintenance, social media and anything else in the digital realm—and that was everything Miss Details Design did not do,” says Gagnon. “I bring branding strategy and design.” Neither Dolin nor Gagnon entered into the partnership lightly. “We ‘lived together’ first,” says Gagnon, explaining the two shared a professional roof while operating as two separate businesses. They also took Myers-Brigg DISC assessments to gauge the compatibility of their values and personalities. They turned out to be a near-perfect balance for each other. “He’s business-minded with a grand vision for the company, and I’m the emotional, creative one. It’s like a marriage,” says Gagnon, who's actual husband is attorney Aaron Gagnon. “This merger has just taken what we want to do to another level, given us the abilities to help businesses so much more.”

With Flag Day this month and the Fourth of July coming soon, we’d like to remind all of you who appreciate the opportunity to salute America that Prestige still cleans our nation’s flag for free. We’ve been offering this community service for the past 48 years, because it’s a great way to celebrate the freedom we each cherish. So if your flag’s colors need some extra brightening, bring Old Glory to any of our eight locations -- before or after any of America’s special holidays -for a free cleaning.

Sensory

The new Tempo Creative starts by working with clients to develop a sensory mood board from a brand identity questionnaire. Business owners will come in for a website or collateral, but the process needs to start with the mood board imagery so a company heads in the right direction—and often clients are surprised by what they discover about themselves, Gagnon says. The board shows colors, fonts, pictures, textures and

a word cloud, together evoking the essence—the look as well as feel—of a company’s brand and core values. “We bring out their passion, take it and make it more visual so they can use it to differentiate their business in the industry,” says Gagnon, who has a passion of her own about sensory experience. She wrote her college thesis on “sense of space,” binding the presentation in copper sheets that would develop a patina with handling over the years. “Going back to my thesis,” she says, “the mood board doesn’t just show what a brand looks like, but what it feels like.” For example, a high-tech brand might have visual textures of sleek, smooth, cold aluminum; a law firm might evoke images of leather, wool, pinstripes and the smell of scotch. Gagnon says she hasn’t changed, but clients’ perception of Little Miss Details has changed following the merger with Tempo Creative, which has four core employees, an office in Jakarta, Indonesia, and several support personnel. “We scale up and down—at most we have

June Business Horoscope By Weiss Kelly, PMAFA Whether you’re a small-business owner or have other career aspirations, insights into how the planets influence your work month can help you plan for maximum performance and project success. ARIES 3/21-4/20 You talk fast, think fast and move fast this month. All kinds of communication will have a strong influence in your work. It’s a political war of words (1st-21st); don’t believe everything you hear. The week of the 18th is most productive. Hone your social skills and cooperate to move ahead. TAURUS 4/21-5/20 You know the price and value of everything, which comes in handy this month, as your earning potential is highlighted. Those empty offices may find some tenants as more small businesses start up. Do whatever needs to be done finanically, but avoid risk-taking activities. You’ll have better access to outside money after the second week. GEMINI 5/21-6/20 Your lucky month and lucky year begins on the 11th! That means a full year of opportunities, and all you have to do is recognize them and act on them. Your forte is the written and spoken word. Put that bright brain to work this month. Circle the first two weeks for making presentations or arranging meetings. The next six months, you’ll have the energy to achieve any realistic goal. CANCER 6/21-7/22 The last six months have been full of challenges, oppositions and competition. You get a breakthrough in June, thanks to your connections. Commit to social networking, and you’ll find yourself with more clients and new contacts. Keep any trips short. A more successful period begins around the 21st, when commitments are solidified.

LIBRA 9/24-10/23 You’re better off conducting your business out of the office this month. June is more social, with family get-togethers, not to mention promotions and testimonials. You excel in combining business with socializing. The eclipse on the 4th brings career changes. A shakeup may actually be good luck in disguise. After the 15th, slow down and take stock. SCORPIO 10/24-11/22 Make sure to cultivate and nourish professional friendships to maintain a sense of mutual support. Although some lingering restrictions continue, major money changes are happening that were long overdue. Your financial thinking and strategy get an overhaul by mid-month. Let go of fixed habits and be open to new methods. SAGITTARIUS 11/23-12/21 Usually you’re the one leading the “bigger is better” campaign. Well, this month it will be others who are thinking big. Interactions and working in concert with peers is highlighted. This is a good period to reach an agreement or form a partnership. During the New Moon (19th-27th), devote yourself to study and research to achieve clarity. CAPRICORN 12/22-1/19 You can relax and spend time working on your social connections and friendships. The month is full of energy, and you do a lot more business in a personal manner. Take a few moments to become more familiar with recent developments. Better job offers or conditions can occur when Jupiter enters your work area on the 11th, and it’s a window of opportunity that stays open for a long time.

LEO 7/23-8/21 You’re the least complex and most effective when it comes to business. Your vivid personality is part of your success. This summer, you can become your own boss or launch a new business by using your innate creativity. Start creating on the 11th, when Jupiter gives you the tools (ideas, technical savvy, new equipment, etc.). Expect to be in the local spotlight.

AQUARIUS 1/20-2/19 You know more people in the community and excel at professionally mixing and matching, which is on your agenda this month. Expect to be busy attending meetings and functions. Team work and collaboration with groups are highlighted. June brings so many contradictions (and computer/ phone problems), it’s best to keep a flexible agenda.

VIRGO 8/22-9/23 You’re back in action and right on schedule. The health industry and all related businesses are in for an overhaul in the months to come. A signal for career success occurs mid-month. Your financial planet went retrograde last month and stays there until the 27th. Delay major purchases, investments and other financial decisions.

PISCES 2/20-3/20 There could be some shakeups in your industry during June. Reschedule stressful activities or commitments until later in the month. If you’re thinking of expanding your office, hiring staff or adding high-tech equipment, you have several months to make those changes; for now, stay put. A major trip is likely later in the year.

Airport Avatar Enters Brave New World of Customer Service Travelers coming through the New York City area’s three airports—La Guardia, JFK, and Newark—might soon feel the need to double check that they aren’t walking through the set of a science fiction movie. That’s because the airports are introducing some high-tech help in the form of “Ava”—a life-sized, computer-generated female avatar. She’ll provide answers to airport patrons’ common questions. Customer service expert Ron Kaufman says Ava the Avatar offers a fun, exciting way to improve customer service for weary travelers. “Ava is an absolutely fantastic customer service innovation,” says Kaufman, author of the New York Times bestseller Uplifting Service: The Proven Path to Delighting Your Customers, Colleagues, and Everyone Else You Meet. “Like the invention of the telephone, the pager, email, and company websites before her, I think avatars will prove to be the next important step in how we use technology to improve service.” Kaufman says these avatars have the potential to be of great help in other high-volume service situations. “I was at the Marriott in Times Square the other day and I asked a hotel employee seated behind the security desk how to get up to the rotating restaurant,” notes Kaufman. “I’m sure he gets this question a hundred times a day, so he mechanically and unsmilingly gave me the answer. Sure, the information was accurate, but it wasn’t a very pleasant experience. What if, instead, there had been an avatar there saying, ‘Hi! How can I help you? The front desk is located on Floor X. The restaurant is located on Floor Y,’ etc.? The information could have been relayed to me in a fun, cheery way. But most importantly, the hotel employee would have been freed from behind the desk to be a roving customer service representative, greeting and helping guests with more complicated issues.” 

Steve’s

7

Rules for Tenants

1. 2. 3. 4. 5. 6. 7.

Become Fully-Informed (Price, Concessions, Urgency) Refuse to Pay “Market” or “Asking” Rates Negotiate Every Lease Term and Condition Establish a Budget for Rent … and Stick to It Keep Your Circumstances and Choices Private Never Agree to a Dual (read: Double) Agency Get Value from Your Half of the Commission

Is the deck stacked against commercial tenants? Only for the uninformed, unrepresented and underrepresented. I’ve written an article that discusses my seven rules and would be happy to send it to you. To get your free copy, please e-mail me at steve@crossrealty.com

Your Referrals are Appreciated! A referral is sending someone you care about to someone you trust. I build my business by referral, so if you have a friend or client who is looking to lease or buy commercial real estate please pass along my name and contact information, or forward their information to me and I will reach out to them.
