lthough I purchased a “smart” phone, the thing ended up getting held back and has repeated grade 5 twice so far. (I deeply resent you, Verizon saleslady.) Every time I try to download an app, I get an alert warning me my phone has no memory for such nonsense. Therefore, other than Yelp, I am virtually app free until I can drop this thing off at the junkyard when my contract ends next week. (You better not be blocking the iPhones, Verizon saleslady!) However, my APPetite has been keenly whetted by the possibilities … the man on our cover assures me there is an app for everything, and he should know since he’s the one who develops app ideas for business owners and turns them into reality. I remain skeptical, however. Where is the app that specializes in getting motorists from one side of the Scottsdale Airport to the other without a single U-turn or expletive? Huh? Where is the app that stops business owners from leaving defensive angry responses to negative reviews on Yelp? There really should be one, kind of like a lock on drunk dialing. I hear there’s an app for that. As a near-constant Yelp user, it has always stunned me when a proprietor gets into a nasty public e-fight with critics. It’s a lose-lose situation. Nearly as amazing to me are those business owners who post no response whatsoever to negative reviews. Do they not know what the Internet is? Because folks, it’s not going away and neither are these review sites—Yelp being a major player. Reputation management online is, for better or worse, a task to be added to most business owners’ to-do list. I think you’ll find our articles on apps and Yelp from a business perspective an enlightening read. As for me, I’m still waiting on that app that writes editor ’s letters—and one that keeps misinformed salespeople at bay. They might be out there. I wouldn’t know.

CCV’s New Pastor Is Former Quarterback

Christ’s Church of the Valley announced that Valley native and former NFL quarterback Travis Brown has been named the campus pastor for the church’s new Scottsdale campus, which will launch this August with Sunday services at 9 a.m. and 10:30 a.m. The Scottsdale Campus, currently under construction at 19030 N. Pima Road, consists of two buildings that total 40,000 square feet, featuring an auditorium that can hold up to 750 guests and an adjacent youth ministry building to service children from birth through high school. Remember the regional-mall site intended for Westcor’s Palisene project? The 112 acres of state trust land northwest of Scottsdale Road and Loop 101 is going back to the Arizona State Land Department for future auction, reports AZCentral.com. The state and Westcor agreed to end its 99-year lease, halting the developer’s plan for a mixed-use project and shopping center with retractable roof. CBRE recently completed the $79 million sale of MAX at Kierland, a 258,300-square-foot, six-story LEED office building at 16220 N. Scottsdale Road. The buyer was Canada-based Artis REIT. Tenants include Universal Technical Institute, APL Limited, Willis of Arizona Inc., Ameriprise Financial and Ryan Inc. MAX at Kierland was 90 percent leased at the time of sale.

Westwood Financial Corp. sold Sonora Village Shopping Center for $46.6 million to a local investment partnership. The 28.4-acre center on the southwest corner of Loop 101 and Frank Lloyd Wright Blvd. was developed by Pederson Group in 1996. Sonora Village is 84 percent leased with tenants that include Best Buy, Staples, Studio Movie Grill, Party City, Aaron Brothers, Chase and Wildflower Bread Co.

Whitestone REIT has closed on the purchase of The Shops at Pinnacle Peak, a 41,530-square-foot center on the southeast corner of Pinnacle Peak and Miller roads. The 76 percent-leased center sold for $6.4 million. “We have an immediate transformation plan… to add value with complementary neighborhood enhancements to the common area,” said James C. Mastandrea of Whitestone, which also owns Terravita, Pima Norte, The Citadel and Pinnacle of Scottsdale, in addition to Desert Canyon.

Scottsdale Republic staffers apparently aren’t looking forward to further traffic snarls the new Pei Wei Asian Diner may cause when it opens mid-September at 8700 E. Raintree Drive on the southeastern edge of the Kohl’s department store parking lot. In a recent editorial, reporter Peter Corbett, who has long worked from nearby offices, said, “One restaurant will not swamp the intersection but Pei Wei’s popularity is certain to make traffic worse.”

Glimcher Realty Trust (NYSE: GRT) recently announced that it closed on a $130 million term loan secured by Scottsdale Quarter. The term loan has a maturity date of May 22, 2015, and amends the former construction loan on the project that was due to mature later in the month. The amended loan has an average interest rate of LIBOR plus 2.7 percent per annum and the company executed an interest rate swap that will fix $105 million of the loan amount at an interest rate of 3.4 percent per annum.

Cortney’s Place, a nonprofit day center for adults with physical and mental disabilities, is more than doubling its space near Scottsdale Road and Shea, from 2,500 square feet to 5,500. The old facility, which was intended to accommodate 15 students, is currently over capacity with 20. The new building will have room for up to 50, allowing the organization to expand its reach. The organization was able to afford the upgrade through private donors, fundraising, and grant writing. The 2012 Tour de Scottsdale, which attracts more than 2,000 cyclists from around the Valley annually, has been pushed back to the second week of October and is now set for Sunday, Oct. 14. The later date was set in hopes of providing cyclists some reprieve from the late Arizona heat. Both the 70- and 30-mile rides will launch from Market Street at DC Ranch and are open to the public. Another Vuria app assists a law firm’s clients in gathering insurance information if they are involved in a car accident. “There are endless ways this gets better than a computer,” Diamond says. “It’s just a matter of every business being creative in figuring out how to use it.” The app design process is highly collaborative. Clients come to Vuria with an idea and the developers guide them toward the best technology to fit their needs. After the design team creates the look of the app, Vuria’s developers build it. The process can take a couple of days or several months, depending on the complexity.

Diamond brushes the iPad screen with his index finger, flipping through the digital pages of an app Vuria recently created for BSM Consulting, an international health care consulting firm based in the Scottsdale Airpark. “This is really cool,” Diamond says, as he demonstrates the app. “It’s probably one of my favorite ones.” Last year BSM came to Vuria with the idea to design an iPad app for Allergan, a pharmaceutical company that manufactures the cosmetic treatment Botox. During the collaborative process, the idea evolved from a digital replacement for Allergan’s paper forms to an interactive application that collects and stores patient information. Among other things, the app allows cosmetic-procedure clients to tap on a photo of themselves displayed on the

iPad and pinpoint which aspects of their face they would like to improve. The final product and Vuria’s input greatly exceeded expectations, says Derek Preece, principle and senior consultant of BSM Consulting. “They were instrumental in several areas to figure out how the content could be enhanced using the characteristics of the iPad,” Preece says. “They brought the application to life and figured out how to make it as simple as possible for us and our clients.” While many businesses have been quick to adopt a mobile web presence, the medical industry has been somewhat reluctant, Preece adds. Less than half of all doctors keep digital records. The ease and convenience of these types of apps has the potential to one day transform the medical field. “We don’t know if it will be a big hit yet,” Preece says. “But by the feedback we’ve gotten, it seems people are pretty impressed. They like the high-tech way this works. Time will tell if a lot of practices will use it or not.” America’s second-largest solid waste management company approached Vuria about a custom app to improve employee efficiency. Republic Services, which is based in the Airpark, contracted with Vuria to build four apps, one for each division. The app connects all Republic Services’

With every app Vuria develops, part of the challenge is meeting the unique needs of the business while keeping the design as simple as possible. The results are personalized programs that can’t be purchased anywhere. “What I love about this process is you’re figuring out the best possible thing for everybody to use,” Diamond says. “Through that exploration phase, we get so entrenched in it, and all of a sudden it’s like nothing you’ve ever seen before.” When Vuria launched, Diamond began with a few clients and fewer than 10 employees; the company now employs 27. As the technology continues to advance, and more businesses realize the power of mobile apps, Diamond expects his business will continue to expand. “When mobile came around, it took a little while for people to realize what was in play. Getting the Most out of Yelp By Kimberly Hundley

S

omewhere, someone is talking about your business. And if they’re doing it on Yelp, you have an opportunity to join the conversation or at least monitor what’s being said. Love it or hate it, the online consumer-review site is a go-to resource for an increasing number of users, many of whom now access Yelp from their mobile phones while out looking for goods or services.

Anyone can create a business profile, which is then open to reviews. The folks at Yelp are working to get the word out to business owners to claim those profiles. Not only is the process free, fast and easy, it unlocks several tools, including the ability to respond to reviewers privately or publicly. “A lot of times business owners don’t know they can claim their profile for free,” says Lindsay

They can enhance their profiles, upload photos, lock in their hours of business and make sure all the information is accurate.” Many people think Yelp is only for restaurant reviews, but only 22 percent of the site’s content is dedicated to dining, according to Yelp’s statistics. Another common myth is that most reviews are negative. The truth, according to the company, is that 80 percent bestow three stars or higher. “It does really help my business a lot. Yelp is the ultimate wordof-mouth tool,” says Michael Cady, owner of RedSeven Computer Repair in North Scottsdale. A longtime Yelper himself, Cady set up his own business profile a few


years ago. “It works really good as long as you don’t upset anyone. It can be bad too—brutally bad. For some people, it can make or break their businesses, especially restaurants, because it’s so subjective.” RedSeven has amassed 37 reviews with a rating average of five stars—the highest possible. Not many business owners can say the same. Cady works at it, and he has a couple of tips for newbies. The first step, though, is to sign on. “Small businesses—especially servicetype people—you need to get all over that,” he says. “I have a friend who is a handyman and he basically makes his living from Yelp. He gets two to three calls every single day from it.” One of the free tools available to business owners is “Yelp deals,” the ability to offer a cash-value discount or coupon on their profile pages, which users can purchase with a credit card. The deal can be stopped or started instantly with an email, and Yelp keeps 30 percent of the transaction. Cady regularly uses the deals to drive business to the store as well as encourage reviews. Not only are regular Yelpers more prone to write reviews than those who aren’t registered users, he says, the Yelp website automatically sends them a reminder email to do so. When Billy Kavanagh opened The Scottsdale Salad Co. on Northsight Boulevard in February, several clients wrote Yelp reviews. “That has been very, very positive,” he says. “The exposure we got with that alone, it really helped us with business.” Try a Google search for “Scottsdale Salad” today, and the name of Kavanagh’s restaurant shows up in seven of the first 10 results—the first result being his website, followed by his Yelp review page. That wasn’t the case a few months ago. “We were seven or eight pages back,” says Kavanagh. “We didn’t spend any extra money to move position on the search engines. We did it organically—because of Yelp, we pushed ourselves way up.” Not all of Kavanagh’s reviews were positive, a scenario that business owners should anticipate and plan for. Posting a defensive response beneath a negative review rarely has the desired result, says Cady. “You might want to punch somebody for a negative review, but you can learn from it,” he adds. “People feel safe in that forum to say what they are really thinking, so you can really find out how you are doing.”

Don’t Lose Your Cool By Darnell Holloway, Manager of Local Business Outreach, Yelp While not a common occurrence, several recent news stories highlighted situations where business owners used social media to lash out at dissatisfied customers. We won’t rehash those stories here, but it’s important to note that this approach often results in unwanted publicity for the business involved—see Barbara Streisand. We know that negative reviews can sting, especially after dealing with a difficult client or customer. But instead of unleashing your frustrations on the reviewer, take a step back, take a deep breath, and reflect on some other, more productive ways to respond. Now more than ever, consumers are likely to share their experiences—both good and bad –with others online. With that in mind we’ve outlined five steps to success for managing your reputation:

1. Start with great customer service Generally speaking, most successful businesses place an emphasis on making sure their customers feel great after they walk out the door. A recent Forbes article noted that with the popularity of social media, business owners should “treat their customers as if they were newspaper reporters.”

2. Stay cool If you find yourself getting too emotional over your reviews, you may not be the best person to respond. Try appointing an office manager, or employee you trust as the point person to manage your online reviews. Also note that if you see a review written by someone with an “orange head” and no friends, it may not be worth losing sleep over. Consumers on Yelp naturally gravitate to reviewers who have an established presence, and that’s generally where your time is best spent, too.

3. Respond diplomatically Use Yelp’s free review response tools to join the conversation about your business. You can respond privately or publicly, but always take the high road. If you feel like a review goes against our terms of service, you also have the option of flagging it for evaluation by our user support team.

4. Implement feedback Online reviews can help savvy business owners figure out what they’re doing well, and what they can improve on. We’ve met with several business owners who go over Yelp reviews with their employees during staff meetings, and implement constructive feedback accordingly.

Kavanagh agrees. “I check the reviews every couple of days. When you get feedback, whether it’s positive or negative, it’s feedback. And if you’re a big boy or girl you can stomach what people say about you. You can ignore it, or you can choose to respond to it. We’ve chosen to address it in a public forum.”

Yelp opened an office in the Scottsdale Galleria center only two years ago, and already the employee count is up to 415. “We’ve had a massive amount of growth, and we are hiring like crazy and looking for good candidates,” says Lindsay Fosse, Yelp Scottsdale community manager. Most of the jobs are in sales and account management, and recent college graduates are encouraged to apply. A part of the reason Yelp selected Scottsdale for an expansion office is the nearby talent pool and the city’s proximity to the home office in San Francisco, says Kristen Whisenand, public relations manager. Management has created a fun, exciting and energy-filled environment in Scottsdale, according to Fosse. Music plays over

the loudspeaker throughout the day, salespeople ring a gong when they close a deal, and the game room includes such diversions as shuffle board, ping pong and the video game Rock Band. As for snacks, the kitchen is fully stocked with everything from Red Bull to vitamin water, and deli meats to healthy munchies. “One of our colleagues [in San Francisco] realized it was healthy for people to take 15-minute naps or breaks throughout the day, and we just added a relaxation room,” Fosse says. Along with massage chairs, employees enjoy onsite iPod docks, couches, scented candles— and when working, cordless headsets that allow them walk around when on the phone.

Reviewed Businesses in Every Category Yelp Public Relations Manager Kristen Whisenand said Yelpers appreciate getting a response of some kind and knowing a business owner is paying attention—which is a good reason for proprietors to claim their profiles. “They can join the conversations that are happening online,” she says. “At the bare minimum, at least unlock [your profile] and make sure the information is correct.”

And though Yelp has focused its website on business-to-consumer transactions, the scope could widen one day, meaning B2B businesses will also be able to engage on Yelp. “The best advice we have now is to be an early adopter,” Whisenand says. “Go on there and claim your page. As Yelp continues to grow, we’ll develop more tools.” 

ummer is Scottsdale Airport’s off-peak season. While we see a dip in airport operations (arrivals, departures and over flights) during the summer months, airport staff is still busy at work. At the airport, we’re using our summer “break” to do some small construction updates and get ready for the busy (and much cooler) months. Airpark Welcomes First Child Care Center

I

t’s A Small World (ISW) Preschool and Child Care Center has come to the Scottsdale Airpark. The new state-of-the-art center is located inside of the Impact Church, just east of the Scottsdale Airport runway on 83rd Way and not far from Costco on Hayden Road. The center opened the last week of June. Owner and Regional Director Danielle DeSano-Smith and Arizona Director Emily Rogers say they are thrilled to serve the families who live and work near the Airpark. It’s a Small Word began in Michigan—where it still thrives. DeSano-Smith sees the move of her Arizona location from Cave Creek to the Scottsdale Airpark as full of possibilities. “Our new space enables us to expand our program as well as provide care for infants and toddlers. Freedom of movement, child-accessible activi­ties and materials, highlighted stations called “centers” where the children can focus on teacher-selected (but child-inspired) experi­ences, open-ended activities that encourage creativity and critical thinking, and the space and time to really develop the children’s “work,” says DeSano-Smith. ISW serves children aged 6 weeks to 12 years. Programs range from year-round care for young ones, to after-school care and summer camp. Tuition discounts are offered to local corporate businesses, with already highly competitive rates in place. The center also features an indoor jungle gym area and outdoor playground to ensure that children receive an adequate amount of motor time through Arizona’s toughest summer heat.

The Beginning

It was in 2011 that It’s A Small World ventured out and opened up an Arizona location in Cave Creek. DeSano-Smith joined with director Rogers at that time and found they had similar backgrounds in child development philosophies. Rogers has more than 10 years of experience in child care and is passionate about working with both children and families. Together they discovered the need for quality and personable child care in the North Scottsdale area, which is why they decided to relocate from Cave Creek.

Noting that they anticipate a business growth spurt in the new center, Rogers makes it clear they don’t want to get too big. “I can promise that my staff and I are sincerely dedicated to working together to provide one-on-one quality care to each child in our facility. We really enjoy the personal aspect of knowing the children and families, and wouldn’t want to change that” says Rogers. DeSano-Smith opened the original It’s A Small World as an in-home child care facil­ity in 1992, providing a summer camp program for school-age children. She quickly realized the need for quality infant and toddler care in the community and remained open to offer a year-round program. 

Raisanen Family Does Business

‘By The Numbers’ Airpark contractor creates own CRM tool

T

en years ago, Warren Raisanen of Airpark-based Trades Unlimited was searching for a system that would tell him which of his home-improvement company’s sales reps were effective and which were not. He also wanted a robust “customer relationship management” tool to optimize his prospecting, marketing and sales, and to help retain existing clients. “I searched hundreds of the off-the-shelf CRM software packages and found nothing that would give me the crucial data I needed, so I created my own,” says Warren. At first, he used a modified version of Microsoft Access-based software, hosted on his server, to track the processes and costs of converting leads to customers. The tool was for his use, and not for sale. But after finding there was a market for it, he expanded the concept a few years later, contracting with a programming company to develop the final product: By The Numbers.

Measure of Happiness

By The Numbers also gave Warren other tools he required, including the capability of gauging existing customers’ satisfaction and coordinating his employees’ performance and job happiness. The new enterprise came none too soon: Warren’s company would require every marketing edge as recession-strapped clients started postponing their remodeling and roofing plans. His brother, Randy Raisanen, began using By the Numbers for his company, Noraxon U.S.A. Inc., a specialty medical-devices company he founded in the Airpark in 1994. Prior to that, in 1984, Randy had started his first Airpark company, SunVek. Then Randy’s son, Todd Raisanen, began using the application for his remodeling business, TraVek, also in the Airpark. Todd explains that when a lead comes in, he enters all the information he can into the system—name, address, project type, where the prospect heard of TraVek, and other details. The lead is then assigned to a salesperson, who becomes responsible for converting it. “If the lead becomes a sale, then we hand it over to the production team, who uses the system as a management tool,” Todd says. “We can track the timeline, schedule, materials and warranties from the system. We also have internal tracking capabilities that allow us to measure employee performance over time.” And, he adds, the system does more than improve productivity and efficiency. “We are

able to capture definitively our successes and failures to guide us into the future.” Word began to spread about the software. Warren’s sister, Susan, general manager for By The Numbers, recalls the first inquiry. Warren was working with a manufacturer on co-op advertising, and the company’s marketing person asked how his advertising was working. Warren showed the amazed rep reports on his laptop. “He told her that he had the software built to give this kind of report, and she asked if he’d consider selling a copy of the software,” Susan says. The software provided strong negotiating leverage for Trades Unlimited as well as TraVek. “Marketers realized that Warren, Randy and

ally packaged the software in 2008, as a bad economy deteriorated into the Great Recession. “The main impetus driving Warren to get something developed was that times were getting tougher, and he knew he could not stop advertising,” Susan says. “He just needed to know where, what and how to advertise.”

The Right Tracking

Although there are many CRMs available, no other provides small- to medium-sized businesses with comparable analytical tools, according to the Raisanens. “There is nothing else that brings all those numbers together to get the main numbers you need in knowing for sure whether or not your salespeople and marketing are effective, where they are effective, where they are weak,” says Susan.

The typical user fee is $25/user/month, based on a typical 10-user system, so $250/ month is the average cost. For fewer users, a company would pay a little more. The one-time cost of setup and training has typically ranged from $500 to $750. Valley customer David Greer, principal of Mesa-based Northwind Mechanical, has been using By The Numbers for about six months. “It has helped us to organize our customer base and keep better track of our sales leads,” says Greer. “By The Numbers is definitely an asset to our business and has paid for itself many times over.” Since bringing the product to the public, By The Numbers has grown from an initial user base of two to more than 30 nationwide.  David M. ith a tip of the hat to Mad Men’s Don Draper and advertising crew, Scottsdale has had its own share of promotional gurus and creative genius throughout history. First and foremost in our advertising heritage was founder and namesake Chaplain Winfield Scott. He was initially invited by the Phoenix Chamber of Commerce in 1888 to come to the Salt River Valley from his U.S. Army post in San Francisco. Phoenix business leaders had heard of his promotional acumen for encouraging settlement of the western states and territories, and wanted to see if he would specifically mention the Valley in his travels and talks. He liked what he saw, and after establishing his ranch in what is now downtown Scottsdale, he constantly trumpeted the attributes of Scottsdale for farming, ranching, restoring health and visiting or living in year-round sunshine. When he harvested a variety of crops on his land, he took baskets of peanuts, raisins, citrus fruit and vegetables to reporters at The Phoenix Herald, scoring free publicity for Scottsdale.

World-renowned advertising executive Raymond Rubicam selected Scottsdale as his home in 1948 when he retired as co-founder of New York City advertising agency Young & Rubicam. Not one to settle for years of playing golf (although he did play the game well), he plunged into local civic life, serving as a founder of the Paradise Valley Country Club and the Paradise Valley Improvement 1950s Scotts dale Area Chambe Association (credited with devising the one r of Co m merce ad home per acre zoning concept), and served on the boards of the American Graduate School of International Business, Scottsdale Chamber of Commerce and other local organizations. His wife Bettina, a former Broadway star, and became a leader in the promotion of using phonetics in early childhood reading education.

From ‘Lingering’ Summers to Flying Tires

Here are more bits and pieces of Scottsdale’s advertising history: Arizona – The State Magazine, published circa 1910s-1920s by the Territory, then state of Arizona, carried Scottsdale’s first ads. They promoted land sales and the great opportunities for farming, ranching and establishing citrus orchards.

rememberwhen One of the first ad slogans used to promote Scottsdale tourism was that of the Ingleside Inn, established in 1909 between Indian School and Thomas roads and the Cross-cut Canal. The slogan was, “Where Summer Loves to Linger, and Winter Never Comes.” The 1925 Arizona State Business Directory listed Foster & Kleiser Company/Al G. Smith manager, as perhaps Scottsdale’s first advertising-related company. It specialized in “outdoor advertising and poster displays.” Scottsdale’s handful of businesses had few venues for advertising before World War II—the Phoenix newspapers, a few billboards, the phone directories and promotional gimmicks like calendars. Scottsdale and its businesses weren’t big enough to warrant advertising on the new medium of radio (KFAD/KTAR was the first local station in 1922). In 1929, Paul Galvin invented the first radio that could be installed in automobiles. Radio advertising became a hot new medium. His company, Motorola, which branched out to develop many forms of communication, located a major division in Scottsdale in 1957 and helped transformed the farm town into a city. Galvin’s widow Virginia Galvin Piper is Scottsdale’s beloved late philanthropist, whose Charitable Trust continues to support local organizations. Tom Chauncey, a founder of KOOL-TV in 1953 with cowboy legend Gene Autry, was a national figure in promoting early adaption of television, for news, programming and advertising. He also raised prized Arabian horses at his ranch on Scottsdale Road north of Bell Road. One of the first goals of the Scottsdale Chamber of Commerce when it was chartered in March 1947 was to advertise the town as

of the West.” Artist Wes Segner, the chamber’s first president, wrote, designed and place the ads in a variety of media. When the Scottsdale Progress began weekly publication in May 1948, Scottsdale finally had a local paper in which to advertise. One of the constant ads seen every Friday was Earl’s Market, the town’s main grocery store on Scottsdale road. Skipper Ross and Bobbie Ball were among Scottsdale’s first female advertising and promotional experts. Working with and through the Scottsdale Chamber of Commerce they promoted the city as a tourism destination. Bobbie Ball is credited with creating the Howdy Dudettes in the late 1950s as chamber-sponsored group of high school girls who greeted tour groups, attended ribbon cuttings and represented Scottsdale at numerous local and Valley events. After moving from his position as manager of the Scottsdale Chamber, Dave Hallstrom founded Western Advertising Inc. in 1963, operating the agency through its sale in 1985. Hallstrom was a master at behind-the-scenes promotion of Scottsdale, from helping found the Scottsdale Charros and Scottsdale Leadership, to working on countless tourism, economic development and political campaigns and committees. To preserve scenic views and avoid the blight of road signs and billboards, Scottsdale passed one of the most stringent sign ordinances in the United States in 1962, further tightening it in later years. Advertising agencies and merchants initially balked at the idea of losing this key method of promoting their businesses; however, Scottsdale’s sign ordinance became a model for communities throughout the nation. Among the last few billboards to come down were those at the southeast corner of Scottsdale and Pinnacle Peak roads (in the 1990s) and the southwest corner of Scottsdale and Thomas roads (in the early 2000s). Scottsdales and its colorful people have been featured in numerous advertisements: Deputy Town Marshal Buster Shaver in a 1950s Lucky Strike ad, the Kachina Theatre in a Gulistan Carpet ad, Motorola’s McDowell road plant in a Pittsburgh Plate Glass


Company ad, Lloyd Kiva’s Kiva Craft Center in a Miller High Life ad, Mountain Shadows Resort in a Mercury car ad, and so many more. Models have been photographed for ads on the Civic Center Mall, in the desert and at most of Scottsdale’s resorts. In the 1970s, Proctor & Gamble filmed an ad for Oxydol laundry detergent in front of the Little Red Schoolhouse, then the home of the Scottsdale Chamber of Commerce. Valley National Bank executive and chamber volunteer Don Ruff was an extra in the TV commercial. One of the most famous and enduring commercials of all times belongs to a North Scottsdale-based company. Who can’t laugh when the old lady returns a tire to Discount Tire by throwing it through a plate glass window? The Scottsdale Convention & Visitors Bureau ran an ad in the 1980s featuring Mayor Herb Drinkwater bearing his chest to show the bureau’s new slogan, “Meeters Meet Better in Scottsdale.” The ad’s headline stated, “We’ll Give You the Shirt Off Our Mayor’s Back” to promote the theme that we’d do just about anything to get your meeting business here. Groups like the Scottsdale Charros, Scottsdale Healthcare Foundation, Phoenix Thunderbirds, Scottsdale Center for the Performing Arts and other civic institutions sell ads in programs for their events that, in turn, bring in revenue that benefits Scottsdale charities, civic groups and youth programs. Scottsdale’s advertising history shows that our home-grown “Mad Men” (and women) are at the cutting edge of using new

Mainstream Local franchisees going strong as home-grown national sensation celebrates its 10th birthday

P

rofessional, affordable and convenient massage may now be a household concept, but the idea was born just 10 years ago right here in Scottsdale, the brainchild of Massage Envy creators John Leonesio and Shawn Haycock. The duo knew they were on to something big when they expected to schedule 400 massages at the first clinic at Scottsdale Road and Shea Boulevard and instead booked 1,400 appointments. That’s when they decided to turn it into a franchise, and eight years later—after growing the business nationally—they sold it to private equity firm Sentinel Capital Partners.

They also set up training events and community networks of reliable suppliers, architects, contractors and real estate brokers, as well as massage therapy programs. “Many of our guests recognize the positive effects and have incorporated regular massage into their ongoing wellness routine,” says Steve, Massage Envy’s regional developer in Arizona. “Massage, along with facials, can be instrumental in helping maintain good health and achieving a balanced lifestyle. The key to success has been that it’s affordable, convenient and it directly impacts lives. Also key are the local franchisees, who are some of the best in the country.” Prior to joining Massage Envy, Steve worked for Trammell Crow Company, while Shannon handled their residential real estate company, Cook Realty at Anthem. With more than 20 years of experience in commercial and residential real estate, the Cooks bring a unique perspective.

Community Impact

Throughout its growth, the Massage Envy Co-Op realized that community partnerships and relationships with other businesses made good economic sense. very eighth American aged 65 and older has Alzheimer’s disease, and 43 percent who are 85 or older have it, according to the Alzheimer’s Association. Consider those percentages in light of the Social Security Administration’s estimate that about 25 percent of today’s 65 year olds will live past age 90. These shocking statistics have serious implications for family wealth. What are your options when it comes to helping a parent out with money management? But if you elect to formally take the financial reins, you are looking at a two-phase process.

You can get a power of attorney and assume some of the financial responsibilities. A power of attorney is a detailed and strictly con-

structed legal document that gives you explicitly stated measures of financial authority. If you try to handle financial matters for a parent without a valid power of attorney, the financial institution involved may reject your efforts. A durable power of attorney lets you handle the financial matters of another person immediately. The alternative—a springing power of attorney— only takes effect when a medical diagnosis confirms that person’s mental incompetence. Copies of the power of attorney should be sent to any financial institution at which your parents have accounts or policies. It may be wise to get a durable power of attorney before your parent is unable to make financial decisions; many investment firms require the original account owner to sign a form to allow another party access to an account owner’s invested assets. You are going to have to hunt for information such as:  Where mom or dad’s income comes from (SSI, pensions, investments, etc.).  Where the wills, deeds and trust documents are located.  Who the designated beneficiaries are on insurance policies, IRAs, etc.  Who the members of mom or dad’s financial team or circle are. Option No. 2

If the disease progresses to the point where your mom or dad can’t make competent financial decisions, then you are looking at a conservatorship. In that case, you can act to become your mom or dad’s conservator. This means going to probate court. You or your parent can initiate a request for conservatorship with a family law attorney; if the need is more immediate, you or your family’s attorney may petition the court. In either case, you will need to show documentation that your parent is no longer financially competent. You must provide medical documentation of the dementia to the court as well. The court will interview the involved parties, look at the documentation and perform a background check on the proposed conservator. This is all pursuant to a hearing at which the court presents its decision. If conservatorship is granted, the conservator assumes control of some or all of the protected party’s income and assets. How do conservatorships differ from guardianships? A guardianship gives a guardian control over many aspects of a protected person’s life. A conservatorship limits control to the management of the protected person’s assets and financial affairs.

What if you don’t want to assume this kind of responsibility? Some wealth management firms offer daily money management as an option in a “family office” suite of services. The firms make home visits to help with bill paying, filing medical claims and other recurring tasks. You should carefully scrutinize anyone offering this service. (Visit aadmm.com for the American Association of Daily Money Managers.) The other choice is to give power of attorney or limited or full conservatorship to a relative, financial services professional or family lawyer. Such a decision must not be made lightly. Keep your parents away from unprincipled people. These steps may prove essential, yet they will not shield your family from scam artists. Be on the lookout for new friends and acquaintances. If your instincts tell you something is wrong, investigate. 

Secrets

of Varying Rental Rates

O

ften within a commercial real estate sub-market such as the Scottsdale Airpark, tenants notice rental rates quoted across a wide range. This discrepancy can be puzzling, leading renters to wonder about the variance between similar spaces within the same geographical location. Rental rates are set with a variety of factors in mind, which might not be readily apparent to the average renter. Here’s an inside look at the factors in play. By Aaron Kuhl, Reason 1: Ownership structure is a Medical Office Brokers driver of rental rates. In commercial real estate, there are two kinds of commercial real estate owners: the institutional variety or the “mom and pop” type. While thought to be totally market driven, rental rates are often driven by the situation of the owners. Institutional owners are concerned with budgets and financial projections, and therefore want to maintain a consistent “rent roll”—which is the list of rental values in one building. For example, a market rental rate is $20 a square foot, but a savvy landlord wants to maintain a rent roll of $21.80 psf. The landlord will charge the higher rate but give away one month of free rent per year to effectively give the tenant a $20-psf value without compromising the higher rent roll. Mom-and-pop owners are less concerned with rate per square foot and simply want to have the space full and overhead covered. It’s not unusual for them to set monthly rent in a round number such as $5,000. Mom and pops aren’t as concerned if the rent is $10 psf below market rate, as long as the rent covers the monthly expenses or comes close. Whether you are dealing with an institution or a mom and pop, it’s important to understand the motivations of a landlord when negotiating in order to get the best deal. Reason 2: Type of property is especially important when evaluating rental rates within a market, such as the Scottsdale Airpark. An amazing diversity of available spaces here is for lease, mirroring the diversity of businesses in the area. From class A office buildings and anchored retail centers to light industrial manufacturing, the type of building is very important to rental rates. The prime rental rates are typically reserved for fresh, anchored retail centers with a host of national credit tenants. In these properties, visibility is good, parking sufficient and the flow of new potential customers is a lure and justification for higher rents. Conversely, older buildings with minimal parking and visibility appeal to fewer potential tenants. It is conceivable to have an anchored, fully leased retail center charging $30 psf plus expenses while less than a quarter mile away a vacant light industrial build-

ing with no visibility is desperate to lease at $15 per square foot. Reason 3: Inherent benefits of the space itself influence rates. Sometimes suites within the same building command different rates. The rationale for this is related to either benefits or obsolescence of a specific suite. For example, is one suite offered with a prominent entry and the other buried at the end of a hallway? Is there a host of natural light in one suite while another is located in a basement? Is one built out as a formal dental office with adequate power and plumbing while the other is a shell without air conditioning? Rental rates as well as incentives can vary for suites within the same complex. It’s all about supply and demand for a landlord. A former restaurant could represent an expensive reproduction or an expensive demolition. The dental office might be a great asset—they cost more than $80 psf to build from a shell. But if it’s been vacant for a long time and a general office user comes along, it’s a major liability for the landlord to convert it back to office. Whatever type of space is being sought, a wise renter will do their research to determine not only rents in the area, but the reasons behind a particular rate. Approaching any rental market with knowledge of the types of owners, properties and fellow renters can only help inform a value-rich lease agreeONLINE AT ment. 

A newcomer on the restaurant scene will open later this summer at DC Ranch in North Scottsdale. Market Street Kitchen is a neighborhood, social dining scene, says Paul Keeler, president of Keeler Hospitality Group, and the owner of Market Street Kitchen. Chef Robert McGrath will put his apron back on to lead the culinary team to bring a variety of communal dining offerings. A wood-burning rotisserie and charcuterie-fromagerie station will play a major role in the culinary program. The Market Street Kitchen will place a high priority on its beverage program with a barrel-to-tap wine system, affordable bottle wine and wines by the glass, along with a fun selection of unique cocktails, craft beers and alcohol-free beverages. Chinese Medical Delegation Visits Scottsdale Healthcare Visitors tour cancer center and hospital, learn about research, education and patient care

E

ast met West as medical professionals from Haikou, China—Scottsdale’s sister city—visited Scottsdale Healthcare in June to learn about the local nonprofit health system’s groundbreaking cancer research, medical education, advanced technology and quality patient care programs. Physicians and administrators from Haikou People’s Hospital met with local physicians, nurses and Scottsdale Healthcare executives and toured Scottsdale Healthcare’s Virginia G. Piper Cancer Center and Shea Medical Center during the two-day meeting. The visit was arranged through the Scottsdale Sister Cities Association. “Scottsdale Healthcare is viewed as a model for research and education programs. The scope and depth of what we offer is very broad for a community-based nonprofit health system,” said Scottsdale Healthcare Vice President of Research Mark Slater, Ph.D. “We’ll exchange information, explore the potential for collaboration, and have mutual learning on Eastern and Western medicine.” While learning about the state-of-the-art research, medical facilities and patient care provided at Scottsdale Healthcare hospitals, the visitors also gave a presentation on the new Haikou People’s Hospital as well as shared insight on traditional Chinese medicine.

Highlights of the visit included Scottsdale Healthcare’s: • Cancer research for accelerating new drug development through Virginia G. Zhiming Bai, M.D., president of Haikou People’s Hospital and professor of urology, Xiangya Medical School Central South University, led the delegation which included physicians involved in research, academics and public health. “I’m very impressed with this hospital’s construction, medical services, how different parts are put together and the integration of medical resources. It’s very organized from a clinical perspective,” said Dr. Bai, whose goal is to develop Haikou People’s Hospital into a world-class hospital. 

New Trial Drug: ‘Trojan Horse’ Attacking Pancreatic Cancer

A

n investigational drug that acts like a Trojan Horse to deliver cancer killing agents for pancreatic cancer is now being studied at the Virginia G. Piper Cancer Center at Scottsdale Healthcare. The Phase 2 clinical trial tests the effectiveness and safety of INNO-206 in patients with advanced pancreatic ductual adenocarcinomas (PDA) who have not responded to prior standard treatment. PDA is a malignant tumor arising from the duct cells within a gland in the pancreas, and represents about 80 percent of all pancreatic cancers. Pancreatic cancer is extremely difficult to treat and the fourth most common cause of cancerrelated deaths in the U.S., with more than 43,000 new cases reported in 2010 and 37,000 deaths attributed to this disease each year. Tumors may grow in the pancreas without any early symptoms, which means that the disease is often in an advanced stage when it is diagnosed. “The drug’s effectiveness works like a Trojan Horse because it is prepared in albumin which pancreatic cancer likes to eat, thereby transporting the drug into the cancer cells and destroying them,” said Jasgit Sachdev, M.D., of the Virginia G. Piper Cancer Center Clinical Trials, a partnership between Scottsdale Healthcare and the

ismodegib, a new skin cancer drug for patients with advanced basal cell carcinoma, is hailed as “the greatest advance in therapy yet seen” for advanced basal cell carcinoma, in an editorial in a recent edition of The New England Journal of Medicine. The drug, marketed under the name Erivedge, was administered for the first time in the world in 2007 in a phase I clinical trial at Virginia G. Piper Cancer Center Clinical Trials at Scottsdale Healthcare, a partnership with the TGen. Vismodegib received FDA approval in January 2012. The successful Phase I study at the Piper Center led to the broader follow-up study, which validated the researchers’ work and was published in the New England Journal of Medicine in June. The drug blocks the Hedgehog signaling pathway and was approved for treatment of locally advanced and metastatic basal cell carcinomas. Additional research noted encouraging results for patients with basal cell nevus syndrome. “It is a landmark day for patients with basal cell carcinoma and all those involved in their care,” said the NEJM editorial. However the editors cautioned that additional study of Hedgehog pathway inhibitors like Vismodegib warrant further study so a larger number of patients may benefit. The drug is the first to receive FDA approval to treat inoperable basal cell carcinoma—and the first drug tested under the Scottsdale Healthcare-TGen partnership to receive FDA approval. FDA approval in five years is a remarkable achievement because clinical trials progress through three phases and can take up to 15 years or more to successfully complete, according to Mark Slater, vice president of research at Scottsdale Healthcare. “The first patient put on this drug had advanced basal cell cancer, so we suspected that the tumor had the mutation this drug is targeted against,” said Ramesh K. Ramanathan, M.D., medical director at Virginia G. Piper Cancer Center Clinical Trials. “And our partnership with Dr. Ronald Korn and his team who did advanced PET imaging helped to really demonstrate the drug’s efficacy for Genentech to continue pursuing the additional study.” Most instances of basal cell cancer can be effectively treated, but in some cases, the cancer cells spread and develop an aggressive form of the cancer that does not respond to standard surgical treatment. “In some patients there is progression to life-threatening, locally advanced or metastatic tumors. Approved as a pill to be taken once a day, we believe this new drug represents an opportunity to improve quality of life for these patients,” said Glen Weiss, M.D., director of Thoracic Oncology at Virginia G. Piper Cancer Center Clinical Trials and assistant professor of TGen’s Cancer and Cell Biology Division. 

The heart of the Scottsdale Airpark is an intensely intricate

mosaic of entrepreneurism. Most of us drive by our business neighbors every day, often unaware of just who’s set up show in that glass-plated office complex or modest strip mall down the road. Scottsdale Airpark News decided to knock on a few doors at a bustling center off the Greenway-Hayden Loop to see what treasures lay within … and make a few introductions! Welcome to the first installment of “Meet Your Neighbors.”

Our destination:

The Scottsdale Commerce Center, 15425-15475 N. Greenway-Hayden Loop, the first development past Scottsdale Quarter, just beyond the empty lot, heading east.

The back story:

Built in 1987 by Westcor, the 113,000-square-foot, three-building complex was acquired by Camidor Property Services in 1994. Back in the day, it was the only structure around and spurred a lot of development along G-H Loop. Known as the ultimate “flex” building, the single-story center houses showroom, office and warehouse space—and any combination thereof.

The buzz:

Terry Biehn, co-owner of Camidor Property Services, manages the Airpark Commerce Center, and no exaggeration, tenants love this guy. Nearly 40 spaces are available, but there are rarely more than one or two vacancies, and people tend to stick around for a long, long time—maybe because Camidor prides itself on offering short-term leases to promising startups. Bien describes the property as having “Camidor karma.” “With very few exceptions, our tenants thrive in this building. There’s a certain spirit here,” he says. Case in point, NJOY electronic cigarettes, which is based in one of the flex spaces, will soon be moving to snazzy Kierland offices; it received a $20 million investment from a private equity firm earlier this year. John McCain leased some space at the commerce center for his last re-election campaign to the Senate, and when Biehn told him the karma lore, McCain jested he should have run his presidential campaign from the center.

A seasoned designer whose skills grew organically over the course of two decades, Beverly’s creations have a loyal following among Scottsdale’s interior designers. “This business is great it’s constantly evolving,” he says. “The art world is trendy, so you have to go with that, but keep your own look too.” Most of Beverly’s work is blooming inside luxury homes, but visitors to the Scottsdale Quarter can see some examples at Tanzy restaurant—the floral arrangements at the bar are his handiwork, and he and warehouse manager Dale Wargo fashioned the huge bonsai tree. “Special projects are really fun,” Beverly says. “I love it when I have artistic freedom.” 

Cinemagic’s ability to weather a recession that hit many luxury services hard isn’t magic, says Kohler. “No. 1, it’s taking care of clients so they refer us to friends and family.” Also the company has nimbly adjusted to a changing A/V market that grew beyond home theaters to encompass security systems, lighting control, video conferencing and networking. The majority of clients are residential, with notable exceptions such as Mellow Mushroom, the high-end pizzeria that recently opened at CityNorth in Phoenix. Cinemagic

installed 37 security cameras, a phone system and eight TVs with as many audio zones in the restaurant. Those in the market for a home theater are welcome to stop by and check out the demo theater onsite, currently playing Tron: Legacy. Expect to float in giddy blackness for a few moments before you’re pulled into the computerized world of Tron, feet propped up, enveloped in a cushy recliner, hair blown back by the audio system. By mid-July, the 3-D experience should be back too (the demo was sold straight from the theater in June). Drop-ins are welcome, but to ensure an expert is there to answer questions, it’s best to call for an appointment. By the way, Cinemagic has a summer special going: purchase any Panasonic plasma TV from the store, and receive half off professional calibration to ensure a performance that blows your socks off. “We already have a great price, so you basically get an $800 calibration for $300,” Kohler says. 

For example, a client may bring in a vacation photo of Tuscany or a wedding picture, and Symanski’s art director scans and finesses the images in a computer editing program, then prints them out to whatever size is ordered. Cost is 11 cents per square inch for a canvas version. Business clients who’ve taken advantage of the service include P.F. Chang’s and Paradise Bakery. But giclée isn’t the only thing Symanski specializes in after 25 years in the business—12 on the GreenwayHayden Loop.

“We mix and match frames—we can stack moldings and fillets to create a totally unique frame,” says Symanski, who loves the design aspect of her job. Clients who bring in a piece to be framed are guided through the 4,000 samples gilding the walls of the showroom. Symanski may nest two or three complementary types of frames within one another, creating an effect clients can’t get anywhere else. “I think a picture should be framed once in a lifetime, so we frame for the image—the artwork—rather than the home décor,” she says of her design philosophy. Patrons are often surprised to discover the “art” in Art & Framing Designs refers to the stacks of original artwork in the front of the shop. Clients are welcome to browse through the works and order what they like from the stacks, created by 10 artists who Symanski describes as “internationally known and locally grown.” 

ave Dziedzic hopes the economy eventually puts him out of business. “I really hope so. I’ll find something else to do,” he says. Homeowners can later buy back their homes. Despite an improving housing market and government programs to help homeowners, Housing Angels stays busy. Rules of Thumb When Buying Commercial Real Estate

I

f you have leased commercial space for at least five years, you may be suffering from OLD thinking. O-L-D is an acronym that stands for Obsessive Leasing Disorder, a term I coined to describe a condition many business people have: leasing space when they should own the building that houses their business. As a rule of thumb, once your business—medical or dental practice—has established itself as a viable going-concern, By Stephen A. That said, there are some rules of thumb for performing due diligence and making fully informed real estate decisions. “Due diligence” is the process a reasonable and prudent person uses to acquire knowledge of facts that, if known, would materially influence his or her decision to purchase property. Things you should do before commencing formal negotiations include researching the marketplace for suitable properties, obtaining recent “comps,” securing your financing, and selecting your team of advisors.

Researching for Properties:

At a minimum, you’ll want to obtain addresses and parcel numbers of all suitable properties, the sizes of the buildings and land, asking prices, the number of days each property has been on the market, full contact information for each listing agent or owner and insight as to whether any of the parcels have unpaid property taxes. Rule of Thumb: The status of property taxes is an indicator of whether the parcel is or may become distressed, which could trigger a foreclosure action or short sale. Owners that are delinquent may be in financial trouble and willing to sell at a deep discount to avoid a foreclosure.

Obtaining “Comps”:

A “comp” (short for “comparable”) is the price a property sold for and the date the sale was recorded. This information is part of the public domain and can be accessed through a city database, where you can also find the amount and status of the property taxes. Of note is that title companies can also provide this information, generally at no cost. Rule of Thumb: If you use a title company to get “smart,” let them handle the escrow too.

Selecting Your Team of Advisors:

Your acquisition team should be dedicated to protecting your interests and include an experienced real estate advisor, real estate attorney, commercial lender, accountant and in some instances an architect and contractor. Of note is that the real estate advisor should oversee the time-intensive due diligence process, including conducting the research for every suitable building, compiling information on comparable sales, negotiating the purchase terms and conditions, verifying the representations of listing agents and property owners, and interfacing with your other advisors through the close of escrow (which commonly takes 60 to 90 days.) Rules of Thumb: Your team members should specialize in their professional disciplines, be independent of each other, have verifiable experience solving your specific problem and be held accountable for their advice and recommendations. Put another way, don’t solicit or take legal advice from your real estate advisor or accountant, or accept real estate advice from your accountant, attorney or lender.

Negotiation Rules of Thumb:

I suggest that even the most seasoned negotiators refrain from negotiating verbally, either in-person or over the telephone. Why? Because there are many variables to a commercial real estate purchase and in most instances you will be dealing with a listing agent, not the owner. Therefore, reduce all terms and conditions to writing, insist on written responses, and put an acceptance date on all offers and counter offers. Also, in my experience, published asking prices are typically 10 percent to 20 percent higher than sellers expect to receive.

Closing Thoughts:

If your business passed the longevity and profitability tests, add up the rent you’ve paid over the years. It’s probably in the hundreds of thousands of dollars—and may amount to more than enough to have purchased your own building. My final rule of thumb: If you’d like to start creating wealth for your family, instead of your landlord’s, you should look into buying.  Stephen A. The program gives business leaders throughout Maricopa County a way to support local schools through available resources and expertise within the company. The program, formerly known as the “Principal for a Day” program, is designed to unleash additional potential of Arizona schools through mentorship and support, empowering local schools to become among the best in the country. The program provides businesses with an opportunity to engage in education and positively affect students in surrounding communities. AEF’s UnitED platform purposefully matches a school with a business that brings its expertise and resources to match that school’s particular need.
