ell, 2013 has nearly come and gone, and I’ll say one thing for this year: I fulfilled a four-year dream to actually travel in a private jet from Scottsdale Airport—known as SDL in the aeronautics world. Pinnacle Aviation included me in an “informational” media junket to San Francisco. After all the days I’ve spent as editor standing along the SDL runways looking up, it was an absolute thrill to look down and see the Scottsdale Airpark from above, growing tinier and tinier. Also, I got to drive right up to the plane and hop straight in, no security hassles, no delays. Pinnacle’s peeps even parked the car for me. Within a couple hours, we media types were seated at a restaurant patio on Fisherman’s Wharf, where the temperature was 30 degrees cooler, and yachts practiced for the American cup in the waters beyond. That’s as close to a “beam me up” situation this landlubber is likely to ever have, and I’m most appreciative for the insight into a business not everybody gets to explore. Although the Airpark has grown up around the Scottsdale Airport, we often forget that many of our neighboring businesses are directly related to aviation. In this issue, we tell you more about the great folks at Pinnacle, as well as a 25-year-old, family-run flight school based at the airport—and the role of simulators in pilot training these days (kid-friendly, too—how’s that for a cool gift?) Last but not least, test your knowledge of what came and went in Scottsdale over the last 12 months in “Flashback,” prepared by the amazing historian Joan Fudala. Bet you’ll be surprised—a lot. May all your holiday pies in the sky come through,

Scottsdale Quarter’s 3rd-Phase Construction Starts Construction has begun on the third phase of The Scottsdale Quarter, slated for completion in 2015, reports AZCentral.com. Plans— including a six-story building at GreenwayHayden Loop east of Scottsdale Road—call for more retail space and 275 apartments. The center declined to comment on which retailers may be arriving, but insiders have long speculated that Bloomingdale’s is a frontrunner. Recent arrivals at the Quarter include a Vinyasa Yoga studio and Suitsupply.

Council Nixes Medical MJ Bakery in Airpark The City Council turned down a request from Pure Bliss Premium Medibles to open a medical-marijuana bakery in the Scottsdale Airpark, reports AZCentral.com. Pure Bliss sought a conditional-use permit to operate the medical-marijuana kitchen near Hayden and Redfield roads, a site previously approved for two dispensaries that never opened. Some council members said the bakery was not compatible with existing uses in the area. The bakery was to operate in conjunction with a medical-marijuana outlet in Mesa. The applicant has the option to revise the application and reapply.

The 2013 Scottsdale Ferrari-Maserati Polo Championships attracted 12,442 polo fans, exotic car aficionados, horse lovers and fashionistas to the WestWorld event in early November. The number boosted the year-over-year gate attendance by a substantial margin for what is now the largest polo event in the United States (or Europe), according to The 2013 Molina Cup champions from Wales. Last year, the Scottsdale Polo Championships drew the biggest crowd in the country for a polo event with approximately 9,188 fans enjoying the three-match showdown at the annual Polo Party. Pinnacle Celebrating 25 years of a ‘higher level of service’

W

hen you’re looking to sell a prime aircraft that hovers in the $2 million range, you don’t exactly post the engineering marvel on Craig’s List like an old Dodge Dart. Such an extraordinary transaction requires expertise, the kind most reliably located through rock-solid referrals. That’s how Kahala Corp. founder and CEO Kevin Blackwell selected Scottsdale Airpark’s Pinnacle Aviation to find a buyer for his company’s Pilatus PC-12 this fall. The turbo-prop had proved itself a workhorse for short to medium-sized runs, but Scottsdale-based Kahala—which now owns more than a dozen brands, from Cold Stone Creamery to Samurai Sam’s—would increasingly need the global traveling chops of its monster corporate jet, the Citation Sovereign. “When I told my pilots I was thinking of selling the Pilatus, they said, ‘This is the man you should use,’” says

Blackwell. “He came highly endorsed by two guys that I obviously trust with my life.” The man in question is Curt Pavlicek, president and CEO of Pinnacle Aviation, specializing in charter, sales and acquisitions, management, maintenance and insurance. The five companies operating under the Pinnacle umbrella are based out at Southwest Jet Center on the east side of Scottsdale Municipal Airport, a private FBO facility where Blackwell houses his Sovereign and Pinnacle leases its own hangar as well as a suite of executive and maintenance offices. Blackwell’s instincts about the referral paid off. Pavlicek negotiated the Pilatus sale seamlessly and at “the exact price we were looking for,” says Blackwell. “I was just very impressed. If I go on the market to look for another plane, he would be the man I would go to.” No surprise, really. Even if you didn’t know Pavlicek’s background, there’s

something about him that instills trust when it comes to all things aviation. Maybe it’s because the mild-mannered South Dakotan has been treading the tarmac at Scottsdale Airport since 1980, when he started a small charter company. His career evolved into corporate pilot and then, organically, into sales and acquisitions under the Pinnacle banner, which grew into plane management and ultimately charter. Today, Pinnacle employs 44 people, including pilots and maintenance technicians, many of whom have been with the company for years—some as long as two decades. “We have the culture that we all

work together as a team. We want everybody to enjoy what they’re doing, and our goal is to take care of the client, to provide the utmost level of service that we can,” he says. When Pavlicek named his company Pinnacle in 1988, it was a thoughtful decision, and he takes the mission statement, “A higher level of service,” no less seriously. A major point of pride is the company’s safety record. Just this summer, Pinnacle earned a Platinum award from the ARGUS CHEQ program, a third-party due-diligence system for charter operators around the world. Suffice to say only 108 operators have one

of those hanging on their wall. Pinnacle is also one of just two charter providers in Arizona that are IS-BAO certified, a business aircraft program in which operators enjoy such benefits as enhanced operating safety and reduced insurance rates. “Those ratings are very hard to come by,” says Pavlicek. “We’re very proud of that.”

Intertwined Arms Pinnacle’s business is about 40 percent sales, 40 percent charter and 20 percent management and maintenance, by Pavlicek’s estimation. Each arm of the company feeds on the other, and referrals have been key since day one. For instance, a gentleman may approach Pinnacle about acquiring a corporate aircraft. A few months down the line, the customer may want to upgrade and sell his existing plane. “Just like when you buy a house or a car, you always want to have a bigger and better house and car—they same thing happens in airplanes,” Pavlicek says. In the meantime, the buyer will likely want Pinnacle to house, maintain and insure his new aircraft, and probably provide pilots as well. And if the plane isn’t being flown much, Pavlicek will discuss the option of chartering it during downtown to those seeking private air travel. The practice goes a long way in offsetting an owner’s fixed costs, which are substantial. “Maybe 90 percent of owners like to see it put off for charter,” says Pavlicek. “Let’s say an owner only flies 200 hours per year. Airplanes are designed to fly 400 to 450 hours per year. That means we can put 200 to 250 hours of charter. It doesn’t hurt [the aircraft] to fly on charter if he’s only flying minimally himself.”

An admitted people person, Pavlicek says the best part of his job is educating clients about aircraft. With his vast experience in buying and selling as well as flying and piloting, Pavlicek is uniquely qualified to counsel clients from a variety of perspectives. His passion is matching the right aircraft to the client, whether it be a charter passenger, owner, or an owner opting to sell and charter someone else’s plane. Whatever they want to do, Pinnacle can provide the service. “Because I’m a corporate pilot—I’ve got licenses in various jets—I have type ratings in, let me think …” Pavlicek takes a minute to recall each rating and slowly counts out loud from one to seven. “Because of that knowledge,” he continues, “I can really talk to an owner and …continues on page 22

Do they prefer to standup or is it OK to sit, and basically what is the budget?” From turboprops to Boeing 737s, Pavlicek’s insights about everything from engine performance to cabin heights and amenities make him valuable to a spec-

trum of clients. “Educating people is the fun part,” he says. “It works not only for sales and acquisitions, but it also works for charter, because charter clients might not realize what they are asking for—that, yeah, this particular jet can go nonstop, but it’s smaller.” When Pavlicek brokers an aircraft for a client/company, he also brings in the expertise of his fully staffed maintenance facility “to supplement the equation that

we are buying the right aircraft for them,” he says. Yet another avenue of Pinnacle’s aviation matchmaking involves pilots and clients. “All our pilots are full-time employees of Pinnacle,” says Pavlicek. “We don’t use contract pilots.” Pinnacle doesn’t believe in alternating their pilots for a single client either. “As far as the aircraft we manage, all have dedicated full-time pilots. When the clients get on board, they see the same two faces, and they become like family to them,” Pavlicek says, noting he and his staff work together as a team with the owners to ensure the hire is a good fit.

Charter Expansion Some owners don’t realize they can actually generate money and offset costs by putting their aircraft on charter, an arm of the business that increasingly keeps Pavlicek busy writing proposals for prospective clients all over the United States. Pinnacle operates its 24/7 charter and maintenance services from upstairs offices in the Southwest Jet Center, and it’s no easy task. icture this: You’re behind the wheel of a Cessna aircraft coming in for a landing at the Scottsdale Airpark. Suddenly, there’s a blinking red light and an incessant alarm alerting you that something’s wrong—terribly wrong. What do you do? Don’t panic. This is exactly the business longtime-Scottsdale Airpark tenant SIMCOM is in: preventing panic. The simulator training company teaches new and experienced pilots how to handle any emergency situation in the air—from the safety of the ground. “It’s all about the mindset. The most important thing we teach students is not to panic,” says SIMCOM Training Center Manager Bill Gant. “Panic will get you in more trouble than any mechanical failure.”

SIMCOM is one of the top-three simulator training companies specializing in pistons, turboprops and business jets. While SIMCOM is one of the original Airpark tenants, the company is headquartered in Orlando and has four training center locations that include the Sunshine State, Scottsdale and Dallas/Fort Worth. Scottsdale is the most intimate training center with five simulators, eight full-time trainers and 15 part-time trainers. Don’t let the small size fool you. More than 30 pilots go through SIMCOM’s Scottsdale program daily, and the doors stay open from 6 a.m. to 10 p.m. seven days a week to keep up with demand. Class sizes, however, are limited to two students to provide a personalized learning experience—and more often than not, the instruction is one-on-one. “I’ve never taught the same class twice,” says Gant. The curriculum is driven by each student’s individual interests and needs, and the same classroom instructor conducts the simulator sessions so there is consistency across the training. “A simulator is a better classroom than an airplane because pilots can put themselves in scenarios that they can’t—or

shouldn’t—do in a real airplane, such as a battery failure,” says Gant. The personal nature of the training allows pilots to ask the questions they’ve always wanted to ask, and more important, they can hop in the simulator to experience it for themselves.

NASA Meets Arcade But how closely can faux flying replicate the real thing? Apparently, it’s realistic enough that you might get airsick. SIMCOM’s simulators very closely duplicate the cockpits of the airplanes they represent because some of the cockpits are from actual airplanes. The fixedmotion simulators utilize wide-screen visual system technology (think giant movie screens) that make you feel like you need to hang on to something even if you’re standing next to the aircraft. The full-motion simulator reserved for jet training, however, moves in just about every possible direction and looks like something you might see at an arcade— or NASA. In both configurations, three panels project landscapes from RSI Visual Systems that bring the smallest details

to life. Pilots can “fly” almost anywhere in the United Stats—or the world—in a variety of weather conditions, dawn, day, dusk or night. The software is integrated with Google Maps so you might even catch a glimpse of your car parked in your driveway. “Simulator technology has advanced as fast as computers,” says Gant. “We’ve certainly come a long way from cartoon images.” But as cool as the technology is—and it is pretty cool—SIMCOM is all about emergency-preparedness. For inspiration, the trainers look to heroes such as US Airways Capt. Chesley Sullenberger (known as “Sully”), who landed troubled US Airways Flight 1549 on the Hudson River nearly five years ago. “The training we do can fundamentally change the way you think about flying,” says Gant. “And in an emergency situation, it can save your life.” 

Southwest Flight Center is the only flight school in Scottsdale with its own maintenance facility at the airport for its own planes and those of other aircraft owners.

G ary Lewin, president of Southwest Flight Center, took his first flying lessons at the age of 12 at Scottsdale Airport.

hen Gary Lewin needs a break from a hectic day, he jumps into his golf cart and takes a spin in what he calls “a resort for business jets”—the tarmac at Scottsdale Airport with its backdrop of the McDowell Mountains. “This year we’ll celebrate 30 years at the airport,” says Lewin, president of Southwest Flight Center. “I never get tired of the work—or the view.” Lewin’s fascination with aviation dates to his childhood, when the family would fly from New York to Florida for vacations. “That was when people dressed up to take a flight—the tail end of the glory days of aviation,” he says. “One of our neighbors had a plane, and that, along with those yearly trips, got me interested in flying.” One summer, Lewin’s family moved west, and a friend introduced him to a United Airlines pilot with his own plane. …continues on page 28

…continued from page 27 “He took me on a joy ride that turned into my first lesson,” recalls Lewin. “When I was 12, I told my parents I wanted to be a commercial airline pilot when I grew up. My mom took me to Scottsdale Airport and signed me up.” Lewin earned his solo license on his 16th birthday—the youngest age allowed. More minimum-age milestones followed: private pilot license on his 17th birthday, commercial license on his 18th and airline transport certificate on his 23rd.

Early Break “When I was younger, a regional airline’s chief pilot gave me a chance to work as a commercial pilot,” Lewin says. “I’ve had a lot of support from generous people along the way, and I’m determined to pass that along. A lot of our former flight instructors now are commercial airline pilots in part because of the opportunities they had here. I’m very proud of that.” Lewin began his company while still a flight instructor. Within a couple of years, his parents stepped in while Lewin went on to work as a commercial pilot. “I recruited my mom and dad to help me grow the business,” he says. “They still are a valuable part of the company. I’m a full-time single dad, and my two daughters also spent a lot of their childhood here. It really helped to live just five miles from work. My older daughter started learning to fly at age 12. My younger daughter is in high school and she helps in the office a couple of days

a week. She’s learning to fly too. This business is a passion and a hobby—it’s in our blood.” Through the ’90s, the family grew the business from two to 25 planes. “With September 11, the aviation industry came to a screeching halt,” Lewin says. “Our business was shut down for three weeks, and when we reopened, aviation totally changed. “More than 500 flight schools closed. Business slowed down, but we were able to weather the storm because our company was well run with no debt and controlled overhead.” Today the company has 15 full-time employees and manages 15 aircraft. The recent economic downturn also posed challenges, Lewin says. “In 29 years I’ve seen at least 20 local flight schools come and go at Scottsdale Airport. The recession put some out of business, but we were able to succeed, partly because we’re the only flight school in Scottsdale with own maintenance facility at the airport for our own planes and those of other aircraft owners. That sets us apart from other schools.” Diversification also has fueled Southwest Flight Center’s success. Among other services, the company provides certification, instrument rating and flight reviews for private, sport and commercial pilots. It provides planes and pilots for local radio drive-time traffic reports and offers flights for aerial photographers. The center also has planes for hourly rental. sessions for passengers who want to learn how to operate the radio and land small aircraft in an emergency—and “Discovery Flights,” which include a half-hour flight in the pilot’s seat under the guidance of a flight instructor for those thinking about learning to fly. If you prefer to keep your feet on the ground during our initial cockpit experience, there’s the flight simulator. For $89, two people get an hour-long “flight,” where in an eerily realistic setting they can take off, do maneuvers and land anywhere in the world, in any kind of weather, day or night. For a recent visitor, that included take-off in Juneau, Alaska, a flight along the fjords, then a rather bumpy landing at Scottsdale Airport. Lewin also operates a separate aircraft management and sales business, and he still flies jets for private and corporate clients. He sees blue skies ahead for his industry. “Airlines are going to need pilots because so many are reaching mandatory retirement age. We see a ton of opportunity ahead, and our company is positioned to grow.”

cottsdale Station, owned by longtime restaurateurs Robert and Linda Gabrick, opened its doors Nov. 29 at The Village at Hayden, 8220 N. Hayden Road, near Via de Ventura. The Gabricks are best known for their acclaimed Carefree Station, which closed in September. In 2012, the couple also opened a popular northern Arizona outpost, Prescott Station, just a short walk from the Prescott Courthouse Square. Scottsdale Station will offer the same kind of globally inspired dishes that longtime fans of Carefree Station and Prescott Station have come to love. Fleming’s Introduces Dry-Aged Steaks

ince the 1970s when wet-aging techniques finally arrived on the scene, beef lovers have debated whether dry-aged steaks are tastier than their traditional—and more expensive—counterparts. Purists and adventurers are now welcome to try both preparations at Fleming’s Prime Steakhouse & Wine Bar, which debuted a new menu this fall featuring select cuts of dry-aged beef. Because dry-aged steak is exposed to the air for a minimum of 21 days, it is more dehydrated, resulting in a different texture and a bolder flavor with a distinctive nutty note. At Fleming’s Scottsdale locations (DC Ranch and Lincoln/Scottsdale roads), many of those patrons who were among the first to experience the menu opted to try both preparations at their table, for a side-by-side comparison.

Even excellent leaders hire poorly at times: Why? o leader wants to hire someone who does not perform well in their job. Having a team filled with bright, extraordinarily talented individuals only makes a leader stronger, better and more powerful. Yet, leaders and hiring managers are still challenged when hiring and have made bad hires at one time or another. Why is that the case? What are the common issues that keep us from hiring superior performers? We took a deeper look at the phenomenon of poor hiring recently and published a white paper with our findings. In it, we examine the issues that cause poor hires or prevent great hires and describe seven key barriers to great hiring and address each one. Here we’ll cover just a few.

n 2014, many will experience profound changes to their health insurance. Beginning now and running through next year, navigation of the Affordable Care Act (ACA) will be a challenge. The Exchanges aka Marketplaces were not operational as of this writing. Employers will continue to face a complicated array of options. Alternatives for individuals and families are confusing. Those most qualified to help—health insurance agents—have not been at the forefront of the rollout. Insurance company administration and service departments are overwhelmed with inquiries and work. The pace of change is testing the limits of sustainability. But here are some realities and opportunities for action.

Options for Employers Employers with up to 50 employees will face difficult transitions, phasing in on their renewal dates. High among them is the implementation of age-banded rates, which will complicate bidding, employee contributions and payroll operations. Another profound change is elimination of low-cost plans with high deductibles and out-ofpocket limits. Premiums for these plans will increase dramatically. Here are some smallemployer alternatives: • Move to a December 2013 renewal date to continue benefits one year. • Enroll to an ACA-compliant, group health insurance plan where rate loads such as medical conditions and gender no longer exist • Move to a level funding policy, a modified self-funding with medical underwriting. • Join industry-specific groups of employers in a level-funding pool.

• Discontinue offering group health insurance. Have employees enroll in individual or exchange policies, then replace the health insurance premium benefit with another tax-qualified benefit such as a deposit to a health savings account. Major large employers will manage just fine with their human resources staff, legal counsel and insurance consultants. Their current benefit programs are for the most part ACA compliant. Open enrollment periods are organized and held well in advance. If your benefits are through a major employer, you are fortunate. Large employers with low-paid workers that did not offer health insurance in the past or with non-compliant low-cost plans have until 2015 to implement an ACA program, pay penalties or take other action.

impacted on the renewal of their current policies in 2014. Many—especially young healthy males—should consider immediately applying for a new policy effective in 2013. Others will benefit from ACA when rate loads for medical conditions are removed and medical underwriting is eliminated. Dec. 15 is the deadline to enroll for a Jan. 1 effective date for an Affordable Care Act policy. The public Exchange is the federally run www.HealthCare.gov website in Arizona. Hopefully it operates now. If a person misses the December deadline, they have until the 15th of the following three months to have February, March or April effective dates. Then the open enrollment period closes, and a special event is needed until the next open enrollment in October 2014. All health insurance companies are in the process of rolling out their new ACAcompliant individual family health insurance plans. There is a dizzying array of options that include limiting the provider network to reduce costs. Generally speaking, premiums are going up across the board.

Storm Clouds on Horizon for Markets in 2014 Dismal retail Christmas season, Fed tapering and budget woes ahead By Thomas K. Brueckner, Strategic Asset Conservation

im Cramer, host of “MAD Money” on CNBC, has a problem. The soundeffects specialist and equal-opportunity stock mocker has noticed a compelling trend on Wall Street. It seems the stocks and sectors that tend to do well in a recovery are declining, even as those that advance amid slowdowns are attracting capital. The cantankerous Mr. Cramer has finally tripped over the tip of the iceberg. Today we have two contrasting metrics. On the one hand, a recent Forbes survey of asset managers revealed the majority believe Janet Yellen’s Fed will be unable to fully taper their purchases of mortgage-backed securities until thirdquarter 2014. Given what “Quantitative Easing 3” has done for our markets—if not also our economy and jobs—they assume a beneficial environment for stocks could continue well into next year. This is reinforced by a survey of leading advisers whose equity exposure stands at a whopping 93.8 percent—tied for the highest it’s been in many years. Another survey predicts this bullishness could be vulnerable to a mild correction lasting little more than a month, perhaps three, after which investors are likely to recover those losses, reapply their rose-colored glasses, and resume their profitability. There is even a rising chorus arguing that the Fed should reduce its unemployment target to 6 percent, even 5½ percent, before beginning to taper its $85 billion in monthly purchases of mortgage-backed securities, an announcement that would clearly cheer U.S. markets well into next year. But never mind the markets. What about the economy? In a recent column, I asked a basic question, restated here with updated numbers: “With the economy barely growing at 2 percent, how is it possible for the 500 companies that supposedly represent that economy (the S&P 500) to already be up 23 percent year-todate—seemingly with no end in sight?” As Wall Street Journal columnist Brett Arends pointed out on MarketWatch. com, such a disconnect is only possible amid “Irrational Exuberance 3.0,” a return to the giddy, devil-may-care euphoria of the late ’90s dot-com bubble, revived with updates for your investing enjoyment by a Federal Reserve oblivious to the sideeffects of its folly on our posterity. In the last month, we’ve seen unemployment increase slightly (largely because discouraged job-seekers stopped looking), even as the Labor Participation

The National U.S. Retail Federation just predicted the weakest holiday sales in five years, not a good sign for businesses that make 80 percent of their annual revenue in the last six weeks of the year. Additionally, The Conference Board just released its latest consumer confidence numbers, which dropped markedly from 80.2 to 71.2, the lowest reading in six months. And finally, if you thought our recent budget and debt-ceiling impasses in Washington were behind us, think again. All Congress did last month was defer the budget conversation to January and postpone the debt-ceiling debate into February, leading Wells Fargo Securities to warn, “We expect consumer confidence to take another hit to start the new year … and ongoing political disagreement to pose downside risks over the next couple of quarters.” In a truly frightening sign of the Fed having now enabled even the gamblers, margin debt, or the amount of money investors have borrowed to invest in the market, recently hit record highs. A columnist at seekingalpha.com (“5 Reasons Why You Should Sell Stocks into This Fed-Induced Market Bubble”) wrote, “In September 2013, margin debt stood at $401 billion, which is even higher than where it was before the financial crisis at $381 billion. This 2007 peak in margin debt came just 3 months before the S&P 500 hit an all-time high and then collapsed in the aftermath of the Financial Crisis. Record levels of margin debt are another sign of pervasive greed in the market and the lack of fear which often come at market tops.” Sooner or later, the exuberance of the market has to bear some connection to the malaise of our domestic economy. If you haven’t benefitted from this euphoria thus far, now may not be the time to come late to the party. And if you have, it may be time to head home before our beloved but ever tipsier host stumbles embarrassingly into the pool.  Thomas K. Do You Need a Commercial Real Estate Attorney? By Jim Lieberthal, Cutler Commercial

C

ommercial lease and purchase contracts are legal contracts and may be confusing to the non-attorney tenant or buyer. In fact, unlike residential contracts, which use standard and regulated forms, it’s rare for a tenant or buyer dealing with multiple landlords or sellers for commercial real estate to see the same contract twice. Most landlords, sellers and real estate brokerages use a form they either modified themselves or had a law firm skew in their favor. This is why you shouldn’t hesitate to use an attorney to help decipher the favorable points from the not-so-favorable points. Commercial Realtors are not attorneys, unless of course they have a law degree in addition to real estate credentials. However, in most cases commercial Realtors are not attorneys and cannot give legal advice to their clients. If they do start to play the role of attorney, a tenant or a buyer needs to be on high alert. However, commercial real estate agents can negotiate and be on the lookout for specific deal points, which can save their clients hundreds or even thousands of dollars on a purchase or over the term of a lease. But when it comes to the legalese of language, tenants or buyers should contact an attorney if there are questions or verbiage concerns. One thing for tenants and buyers to keep in mind when consulting with an attorney is to make sure all fees are negotiated up front. Attorneys are notorious for killing deals, and it’s easy for them to overanalyze a contract and redline the thing to death. This could be a concern because most landlords or sellers have an attachment to their documents and don’t like to see too much modification. Moreover, both parties are not interested in paying attorneys thousands of dollars to see a document go back and forth many times. This can easily slow down the pro-

cess and could affect the final terms of the deal. A good commercial real estate agent can help mitigate the process and protect their clients while saving them money in attorney fees and keeping the deal alive. Some areas in which commercial real estate agents can add value when dealing with their tenants’ attorneys are: 1. Discuss the contract and try to nail down the key points of concern. 2. Guide the tenant or buyer on how to work with their attorney to promote efficiency. 3. Make sure legalese is managed by the attorney and negotiations are managed by the commercial real estate agent. 4. Establish an attorney budget and stick to it. he ArabHorse Arabian Horse Farm Tour marks its sixth consecutive New Year’s weekend celebration and the fourth year benefiting Healing Hearts Animal Rescue and Refuge. The Arabian Horse Network, better known by its web name, ArabHorse, produces this event to include a list of prestigious Arabian farms. These open barns and presentations serve as prelude to Scottsdale’s world renowned Arizona Arabian Horse Association Arabian Show in February. Community Impact

Despite “Affluent” Scottsdale Perception By Barry Chasse, Chairman of the Board for the Boys & Girls Clubs of Greater Scottsdale

W

hen you have Scottsdale in your nonprofit’s name it can give a preconceived perception that the community we serve is not in need. People would love to provide great statistics about how youth in Scottsdale have no issues, but for many of the youth we serve at the Boys & Girls Clubs of Greater Scottsdale that could not be further from the truth. The community we serve has some startling statistics—40 percent of schools in Scottsdale are now categorized as title 1 schools; 70 percent of children living south of Camelback Road have never been to a dentist; and 25 percent of 12th graders reported being drunk or high at school in the past year. To combat these statistics we rely on our mission—to provide over 17,500 youth with the skills needed to be successful,

responsible young adults and our communities’ next generation of leaders. We do this through programs taught by professionally trained staff based upon physical, cultural and social needs. Our youth learn how to be productive citizens, achieve academic success, learn healthy living habits, and build positive character skills and have fun! Our programs help our youth aspire to greater things when they move into adulthood and deter them from negative peer pressures they might be exposed to. Beyond our mission, we provide annual outreach services such as full dental and vision screenings to 300 youth in a mobile clinic and local offices and 55,000 free meals to our Club members. We are also one of the only organizations that has programming inside a Juvenile Detention Center on Native American land. Since the program began six years ago, the juvenile arrest rate has decreased by more than half. This speaks volumes to our ability to

provide strong programs and positive role models to significantly reduce the rate of arrests among teens. This programming goes beyond Scottsdale­—only four of our nine branches are located in Scottsdale; the rest expand over Mesa, Phoenix, Fountain Hills and the Salt River Pima Maricopa and Hualapai Indian Communities. And this year, half of our branches qualify to receive funds from the Working Poor Tax Credit: a dollar-for-dollar Arizona state tax credit you can receive simply by donating to our organization. We are proud to have Scottsdale in our name and realize it’s not always about what we are saving youth from, but what we are working to inspire them to become.
