ive the heralded Silverleaf lifestyle to your family with this 10,660-square-foot North Scottsdale estate, featuring meticulous architecture by Dale Gardon Design and construction by Salcito Custom Homes. “The attention to details in this home is all by design, not by luck,” says Frank Aazami, RLSIR Brand Ambassador, principal of the Private Client Group, Russ Lyon Sotheby’s International Realty, Scottsdale. On a 1.89-acre lot in Silverleaf at DC Ranch –– one of the Southwest’s premier luxury golf course communities –– the two-story view home, 21376 N. 110th Place, is at exactly 2,000 feet elevation on a southwestern-facing-view lot built on a gentle foothills slope, providing a cooler microclimate than lower Valley areas. “This remarkable home offers its new owners an unparalleled balance of sweeping views to the south of

city lights, the Scottsdale Airpark in the distance with its incoming and outgoing corporate jets, the landmark McDowell Mountains and the world-famous McDowell Sonoran Conservancy to the north and east,” Aazami says. Gardon, AIA, LEED AP, aligned all of the primary rooms on distant city lights and sunset views, and the pool/spa are centered between the nearby mountain peaks while offering views as far as South Mountain Park 25 miles away; from a distance, the owners enjoy the view as planes approach and leave Phoenix Sky Harbor International Airport. And, the highest point of the house, the View Tower, at the front, is on axis with the community approach drive. The architect masterfully created an authentic formal Mediterranean estate, “commensurate with estate neighborhoods from Greenwich, Connecticut, to Montecito, California, and beautiful cities and towns in between as well as Europe,” he says.

“It has quintessential estate character inside and out,” Gardon explains. “The quality of natural carved-stone details such as at the entryway, rusticated stone wainscoting, custom inlaid wood and tile flooring is reminiscent of the finest estate homes. The home envelopes exterior courtyard spaces, allowing daylight to penetrate rooms and corridors, and custom wrought iron details are used throughout for gates, balconies and awnings.” “The key one-word description of this magnificent estate is balance,” says Bill Ramseyer, a Private Client Group associate who is co-brokering the home with Aazami. “This home has a formal look, with its arches, varying window configurations, corbels, interior balconies, decorative stonework and ironwork, hand-troweled plaster, yet it’s also warm, welcoming and inviting.” Built in 2012, it has five bedrooms and five full bathrooms, a guest powder room, pool bath and semi-detached guest quarters accessed via a covered exterior walkway from the main house. “It’s cozy, private, luxurious and has great views,” Aazami says. The owner, a car lover, ensured that the four-car garage included high ceilings so that full lifts could be added for an expanded collection, doubling the capacity of the

space. In one of the bays, he has installed a golf simulator to use when the weather or his schedule do not permit him course time. Enjoyed by the owners as a second residence, the home is in pristine condition, as they have retained the Salcito company’s Concierge maintenance service during ownership. “Our work is not simply done once the project has been completed,” explains Anthony Salcito, whose family-owned company has provided superlative luxury custom home construction since 1978. “The property’s integrity and value is upheld by the ongoing maintenance every noteworthy property deserves.” Rooms, and no room for less than the best Other rooms include a wood-fi nished library den/ office with a coffered ceiling and built-in bookcases; a fully equipped exercise/sauna room connected to the master suite; living room and dining room with an adjacent wine cabinet; a 12-seat home theater with the best A/V technology; family room; and an upper-level game room loft. And, the many cozy courtyards and patios affirm that the home was designed and built for the indoor/outdoor Arizona lifestyle.

The eat-in kitchen has a breakfast bar and a walk-in butler’s pantry for entertaining convenience. The welldaylighted semicircular breakfast room is adjacent. Among the many kitchen features are 220-volt service; Energy Star appliances; built-in recycling; wall ovens; granite countertops and an island. On the main level are the master bedroom, another guest bedroom and the semi-attached guest suite. The master bedroom includes a walk-in closet, sitting room, a view patio and an outdoor shower garden with a custom laser-cut metal trellis. Well-appointed his and her master bathrooms and closets are in place. Upstairs are two additional large guest bedrooms, one with double queens and the other with a king. “We have been seeing that a high percentage of buyers want a floor plan like this,” Aazami notes. The home is connected to city of Scottsdale water and its sewerage system. Heating is natural gas, and the home has a recirculation pump for a consistent supply of hot water. “The house features all of the latest and greatest energy-efficient and state-of-the-art electronics,” Salcito explains. These include a programmable thermostat, satellite dish, an owned security system and advanced Apple/Savant Smart Home technology, allowing control from anywhere in the world from your iPhone or other Apple device of components such as TVs, lights, shades and security.

For its mix of amenities, beauty and convenience, the Silverleaf lifestyle is state of the art, too –– perhaps incomparable among luxury communities in the Southwest. Aazami succinctly describes it as “safe grounds, avid golfers, hikers, bikers and active bodies and activities in the Silverleaf Clubhouse that can include group and fun social gatherings.” One of the first to buy in the community, the owners, native Midwesterners, chose it as their Arizona home because of this unique mix. The husband praises, too, the robust cosmopolitan spirit of the Valley and its wide range of activities. “‘Metropolitan’ is a word people often don’t appreciate,” he says. “The Valley has the arts; it has the sports, it has everything. That’s what makes it special. It has a mix of people who come from all over the U.S. and from all over the world here; it’s a melting place.” Everyone has his and her favorite rooms. For Gardon, the notable distinguishing features are the dramatic grand entry foyer for its “distinctive guest arrival,” including an upper-level cross-over bridge between the living room and the grand foyer; the library den/office “for the club-like feel”; and the outdoor terrace areas. Salcito also stresses first impressions, in this home and all of his homes. “The front door is arranged in axial alignment, with immediate adjacencies from the grand foyer to the living room to an outdoor living patio, all arranged on the primary view to the southwest toward the Scottsdale Airpark,” he explains. In addition, he notes the attention to details: meshmounted mosaic on the floor, the reclaimed Chicago brick, the foyer chandelier, the marble fireplace. “It is hard to

discern what is more impressive: the views or the quality of work and the overall aesthetic of the interior architecture,” Salcito adds. For the husband, the library den/office is perfect for operating his business interests, and it’s close to the home’s interior and exterior amenities. His wife says, “The kitchen has the best of everything.” And, the “Little Italy” courtyard and marble sculpture remind her of the country: “historical, cozy and private.” Ramseyer admires the al fresco dining and covered entertainment patio with those extensive views. And Aazami just loves the pool placement: “Imagine relaxing in the water and admiring the mountains at Silverleaf and in the distance across the Valley. Next to this is a shade pavilion with a changing/bathroom and an outdoor shower the owners’ grandchildren just love. Pure joy.” The owner says that Silverleaf is the premier residential destination in the Southwest. “You can’t go wrong with this community,” he says, adding, “You can’t go wrong with this house.” This superlative Paradise Valley home is offered at $14 million. FINANCIAL SUCCESS Gainey Business Bank receives conditional approval from FDIC

G By Kamala Kirk

ainey Business Bank recently received conditional approval from the Federal Deposit Insurance Corp. to establish a new community bank

in Scottsdale. Since 2008, community banks have been on the decline, making it challenging for smaller businesses to gain access to capital, says Jim Unruh, Gainey Business Bank chairman. At present, there are only four community banks in the Phoenix metro market. “There were a larger number of community banks in the past, but then the Great Recession came and many of those banks were either acquired by out of state banks or were overloaded with real estate and had to sell,” Unruh says. “For the next 10 years, only 21 or 22 new banks had been approved. The FDIC now recognizes the need for more community banks, and they’ve been very supportive of our efforts to start a new community bank in this market.” As a community bank, GBB will concentrate on commercial, industrial and health care business sectors, bringing the extensive local market experience of executive management and its board to benefit customers. “Our focus is on the local market, businesses that are small to medium size,” Unruh says.

He added, “97% of businesses are in this category and we’re serving the vast market of businesses in Arizona. As a result of that we develop deeper relationships with customers that enable us to be much faster in our response to business’ needs.” For its primary market, Gainey Business Bank will support businesses in Scottsdale, Paradise Valley and North Phoenix, also including customers throughout the metropolitan area. The bank’s services and products will include loans, deposit facilities, cash management services and other businesses. “When a client requests a sizable loan, if you’re not a community bank you have to go out of state for approval,” says Joe Stewart, chief executive officer of Gainey Business Bank. “Our customers like that we understand their business and make local decisions right here.” The Gainey Business Bank management team has a strong background with extensive banking experience in the Valley. The team is supported by a Phoenixarea board of directors with substantial experience in technology, banking, insurance, finance and general business. Unruh spent 28 years with JPMorgan Chase and its predecessor organization,

serving as chairman and chief executive offi cer of JPMorgan Chase Arizona. As chairman of Gainey Business Bank, Unruh will focus on driving the bank’s development and growth, enhancing shareholder returns, and building a culture of prudent lending decisions with superior customer service. “The big banks don’t have the decisionmaking process that enables them to move quickly and be flexible,” Unruh says. “We make the decisions right here in our conference room. We don’t have to consult with others.” Stewart, who has more than three decades of experience working in small and large banks, spent eight years as president of JP Morgan Chase Arizona and five years as president of Bankers Trust Arizona. “We’re not here to do what the other banks do well, like mortgages and car loans,” Stewart says. “Our bank is focused on small- to medium-size business clients whose needs are things like working capital. People aren’t transitioning all the time here, so clients feel comfortable working with the same people for a long time. When PPP loans were given out during COVID-19, if you weren’t a player with your bigger bank, you went to the back of the line. But

Airpark News

if you had a relationship with a community bank, you were in the front of the line. There was a lot of frustration in the market as big banks focused more on the bigger clients. We’re proficient and offer a fast turnaround for our clients.” Aside from a minimum capital requirement of $15 million, the conditions to be met prior to Gainey Business Bank’s opening are routine and standard for a new bank during its first three years. Gainey Business Bank is raising capital and expects to complete it soon. Its opening is slated for the first quarter of 2022. “We’re able to help entrepreneurs and support the development of business in the community, not just with the bank but with the advice and counsel that we offer,” Unruh says. “This is something we’re really passionate about. It isn’t just about the money. I think we have assembled an outstanding management team proven in their ability to execute. We have a very good business plan and focus, and we look forward to great success.” 

A Pop of Color Paddy O’Furniture keeps busy with a new line and charitable moves By Christina Fuoco-Karasinski

W

hile the Midwest is slammed with winter storm warnings, the Valley is preparing for patio season. In honor of that, 33-year-old Airpark-based Paddy O’Furniture recently launched Peninsula Cushion, a collection of sleek, lightweight designs. “We listened to a lot of feedback from our customers asking us for more sleek and modern designs,” says Zach McMillen, president of Paddy O’Furniture. “We started designing and came up with something that was a good fit for the new homes being built.” The 17 furniture pieces come in a trendy graphite color. Popular pieces include the cuddle chaise lounge, sectionals and swivel dining chairs. The pieces are powder-coated aluminum, which calls for uniformly sized micro-beads of polyester that are electrostatically charged to adhere to the base material. The coating’s viscosity resembles the thickness of an epoxy paint, but because it is electrostatically charged and then baked onto the aluminum, it does not flake or peel. Aluminum also does not rust, further protecting the pieces from the unpredictable Arizona weather. “They have more of a straight line,” McMillen says. “It’s called our graphite finish. It has really clean lines. They’re smooth with no real curves. They have a unique look, and they’re a little bit lower to the ground and creates a luxury resort feel for balconies, decks and backyards. Our Bliss cushions allow you to personalize it with 14 colors. DECEMBER 2021 / SCOTTSDALE AIRPARK NEWS /

Residents at New Life Center received a makeover for their outdoor dining area, including cobblestone dining tables and seating for 30 individuals. (Photo courtesy of Paddy O’Furniture)

“Traditionally, people would want a neutral color, but they’re experimenting more with bold colors, spa-like colors — light turquoise and grays. There’s a trend toward those types of colors and greens as well. They’re embracing color a little bit more. Sunset is the newest color. It’s a bright coral that’s starting to pick up some traction. We’re excited to see that.” McMillen is well schooled in patio trends. The native Phoenician who graduated from Paradise Valley High School has been with the company since he was 16. “I’ve done pretty much every job on the back end of the company and worked my way up to the president,” he says. McMillen chalks up Paddy O’Furniture’s success to his and the staff’s availability to listen to customers and its sales team. It’s that trait that led to the new line. “We take feedback very seriously,” he says. “We listen to our sales team and, in turn, we listen to our customers. We take that to heart and see if we have anything to fulfill their requests. If not, it’s an opportunity to meet the customers’ needs. We’re constantly changing so we can stay on trend. “We also listen to the employees, and they help make it a better company, from product introductions to improved consumer-friendly policies. We have risk-free deposits. There are no questions asked. Customers can return the furniture within 30 days.” Paddy O’Furniture recently added pops of color to the West Valley’s New Life Center to the tune of more than $53,000 worth of furniture in honor of Domestic Violence Awareness Month. violence shelter in Maricopa County. It serves more than 1,000 children and adults annually through an emergency shelter and outreach support program. Fifty-four furniture pieces were donated during the company’s visit to New Life Center’s meditation garden and outdoor dining area. In the garden, there are new chaise lounges, rocking chairs and padded sling chairs from the new Patriot Collection, made in Arizona from recycled milk jugs and other plastics, along with several ends and coffee tables. In the dining area, Paddy O’Furniture replaced the existing picnic tables with Cobblestone natural stone dining tables and 30 Patriot Collection padded-sling dining chairs. Five bistro-style table and chair sets were also donated. “NLC is doing incredible work in our community, and we’re so excited to be a small part

of that,” McMillen says. “We wanted to create spaces at the shelter where residents can relax and enjoy moments of peace comfortably in furniture that will last for years.” Paddy O’Furniture also hosted an employee food donation drive at all seven Valley locations as well as sponsored a lunch for residents. Hundreds of nonperishable food and health items were collected. “Keeping up with maintenance for a 104-bed facility is always a challenging task for us,” says Myriah Mhoon, New Life Center chief executive officer. “This amazingly generous donation from Paddy O’ has transformed our outdoor spaces, and we are so grateful for their support in helping to keep survivors of intimate partner violence safe and happy at our shelter.” This donation is the first in the company’s pledge to help Arizona nonprofits with monetary and in-kind gifts over the years to come. 

SKIN Plastic surgeon Terry Maffi opens clinic’s first Arizona location

I

By Jordan Houston t ’ s n o s e c re t t h a t h e a l t h y, youthful-looking skin and Arizona’s harsh desert climate don’t exactly go hand in hand. When it comes to aging, a majority of changes in the skin associated with getting older and wiser are avoidable. The main culprit behind those pesky fine lines and wrinkles is sun exposure. Because the sun’s ultraviolet rays penetrate the skin and damage the elastic fibers that keep it firm, Paradise Valley board-certified plastic surgeon Terry Maffi says Arizonans should be extra privy to skin maintenance.

“People here get more sun damage exposure, literally, by just going to your car and back than people laying in the sun somewhere else,” says the surgeon, who specializes in facial rejuvenation and breast and body contouring. His practice, Maffi Clinics, features a skin clinic among other specialized aesthetic clinics. “Even though I’m a plastic surgeon, I’ve really been devoted to skin,” the director of the Resident Aesthetic Surgery Clinic shares. “I always tell my clients, ‘Good skin is better than a good facelift.’” An assistant professor with Mayo Clinic Arizona, Maffi has taken his passion for skin care a step further, recently launching Arizona’s first SkinLab location in partnership with luxury science-based skin care brand SkinCeticals. SkinCeuticals SkinLab by Maffi Plastic Surgery, located at 15037 N. Scottsdale Road, Suite 190, at the Scottsdale Quarter, is the skin care brand’s seventh location and serves as the ultimate hub for quality

skin care services and resources. “We’re really considered a medical aesthetic boutique, and it is a direct extension of my practice. It is with a plastic surgeon, which is what really makes it good,” Maffi explains. “Most med spas are run by ER doctors, naturopaths or whatever you can do to open the door. A med spa run by a plastic surgeon, who oversees things and has all the resources of the office and staff, really takes it a step above a true med spa.” The holistic skin care destination specializes in injections; microneedling; light and laser therapy; a Dermablend Professional makeup finishing station; and three exclusive signature treatments, Skinsmooth, Skinfirm and Skinbright. Skinsmooth, an LED light and SkinCeutials Micropeel treatment, features red light therapy coupled with a chemical peel for a skin refresh, Maffi says. For a deeper approach, Skinfirm targets “more intensive concerns” through a micronee-

dling and hydrating B5 gel treatment. The most popular, according to Maffi, is Skinbright, a laser and CEF treatment followed with a potent vitamin C serum, C E Ferulic for routine maintenance or “seasonal skin concerns.” “I love it when people are happy with their results, whether it’s surgery or skin care. It’s awesome,” Maffi expresses. “In this day and age, people want to look as good as they feel, but you can’t stop the aging process. To see people who come in and who are in great shape, and then do something surgical or nonsurgical, look as good as they feel is amazing.” Skin care consultations featuring the SkinScope LED diagnostic are also offered, as well as the SkinCeuticals Custom DOSE service, formulating personalized serums. While there is no harsh line in terms of when to get serious about skin care, Maffi says the 30s are a good time to start. “We stop producing collagen in our 30s,” he says. “That’s literally when the glue in the skin starts to decay. People definitely notice their skin is getting less smooth.” The vast skin care industry, and its count-

less remedies, might be a bit intimidating at first, Maffi acknowledges. Finding the right approach is all about catering to individual needs and education. “There are a million different types of skin care, and there are lots of different treatments to get to the same goal,” Maffi says. “Some are more aggressive; some are for younger people that want prevention. It’s all about education, what’s available and what’s the downtime, if any.” This isn’t Maffi’s first rodeo with SkinCeuticals either. Maffi in 2018 partnered with the sciencebased skin care brand and opened SkinCeuticals Advanced Clinical Spa by Maffi, one of “three Advanced Clinical Spas in Arizona.” He recalls feeling thrilled, nonetheless, when SkinCeuticals approached him this year with the SkinLab concept. “I was really honored,” Maffi expresses. “I kind of have always told myself that I’m so busy in my practice, I would never open a second location. But this partnership was really a no-brainer.” Because the med spa takes a more

preventative and nonsurgical approach, offering chemical peels, microneedling and hydrofacials, Maffi says it’s a refreshing take from his practice. SkinCeuticals SkinLab by Maffi Plastic Surgery allows the surgeon to work with a different brand of clientele, he elaborates. “My office is a totally different clientele. We do a lot of facelifts and things like that,” Maffi explains, citing an older age bracket of clients. “Up here, we have the opportunity to nail down these cool little short-term treatments.” The aesthetic expert is already looking to expand the SkinLab to other locations, due to its overwhelmingly positive feedback, and says he is in talks with SkinCeuticals. 

rom the East Coast to the West comes Insomnia Cookies, a late-night bakery concept that started in an unconventional place — a dorm room in Pennsylvania. In early September, the newest location opened inside Kitchen United Mix, 7127 E. Shea Boulevard, Scottsdale. Former UPenn student and New York native Seth Berkowitz and his roommates were up late one evening studying when they decided a snack was in order. While they usually settled for takeout, the group was looking for something sweet — and

was disappointed when they couldn’t find any open shops. “Based on this universal need — the midnight snack — Insomnia Cookies was born,” Chief Marketing Officer Tom Carusona says. “The first shop opened in Syracuse, New York, in 2006, and there are now more than 200 locations nationwide.” Berkowitz said that his first location was near UPenn and he chose Syracuse because of the convenience. The shop was so popular that he opened three Insomnia Cookie shops next, all around the same time. Berkowitz was majoring in finance,

which helped prepare him for what was to come, especially in building the brand and helping him run the business. Insomnia’s name is a nod to the latenight sweet-cravers — Insomnia keeps

most of its stores open until 1 a.m. and can be picked up or delivered right to your door. The menu has an array of classic and deluxe cookies, as well as seasonal options. Past limited-time flavors include bananas foster, blueberry cobbler, red velvet and pumpkin spice. It has even offered breakfast-themed cookies, like cereal and milk, blueberry pancake and everything bagel cookie (that one comes with cream cheese icing). Classic cookie flavors include chocolate chunk, double chocolate chunk and snickerdoodle — but there are more than 12 flavors to choose from. Even better, Insomnia also offers ice cream, ice cream sandwiches, cookie cakes and “dippers,” which are cookies that come with spreadable icing. There are also vegan and gluten-free options. “We would like to share the recipes, but those, we keep secret,” Carusona says. “We’re always baking up exciting new flavors.” In June of last year, Insomnia Cookies unveiled a new research and development department called CookieLab, located in Philadelphia, Pennsylvania. CookieLab experts use the space to develop new flavors and desserts, which allows Insomnia to release cookie creations throughout the year. What’s even more remarkable about CookieLab is that it has a “secret” passage (behind a bookcase) inside the Passyunk (Philadelphia) location where guests can pick up goodies from a secret menu or create their decadence by picking their favorite dough, mix-ins and toppings. While there are no plans to build a CookieLab in Arizona, there are three locations to choose from. In addition to the Scottsdale location, one is steps from Arizona State University on University Drive in Tempe, and another is in Tucson.

“Scottsdale was a perfect next step to expand the footprint of the brand in Arizona. We’re so excited to join the Scottsdale community and look forward to making some new Insomniacs,” Carusona says. The Scottsdale location hours vary, but pickup during the week is from 11 a.m. to midnight, and 1 a.m. on Friday and Saturday. Delivery starts at noon and is offered until midnight during the week and 1 a.m. on weekends. 

Fortunately, Experience Scottsdale and the city of Scottsdale have the solution — make that 11 solutions. Last month, the city and Experience Scottsdale launched the Exceptionally Scottsdale Collection, 11 experiences available for purchase at Scottsdale businesses and attractions. Creating destination experiences has long been a part of the city’s tourism strategic plan. Year after year, consultants have hammered the importance of creating authentic experiences for our destination, while consumer surveys have shown travelers’ needs were evolving, with more seeking out creative offerings. Both the city of Scottsdale’s Tourism & Events department and Experience Scottsdale recognized the importance of experiential design, but it wasn’t until we joined forces — combining our investment, time and resources — that we were finally able to put this strategic vision into action. These businesses range in size and represent different sectors of the tourism industry, from independently owned Old Town Scottsdale businesses like French Designer Jeweler and The Merchantile to cultural institutions like Scottsdale Museum of Contemporary Art and Western Spirit: Scottsdale’s Museum of the West. Each business spent eight months working in partnership with the city, Experience Scottsdale and a national consultant to design, develop and promote new offerings for visitors, groups and locals. ADVICE fromWeiss

DECEMBER 2021 Business Horoscopes By Weiss Kelly, PMAFA

ARIES 3/21-4/20 We enter the final four weeks of 2021 with the sun remaining in Sagittarius. Note the final eclipse of the year on Saturday, December 4. The eclipse brings change and highlights principles, education and travel. Be productive and make lasting decisions. Finish projects between December 4 and December 19. Then sit back and enjoy the holidays. Personal power days: December 12, December 13 and December 14

LEO 7/23-8/22 December 4 yields the last eclipse of the year, forcing you to evaluate your goals for 2022. Any job/career opportunities require careful researching the first half of the month. Afterward, let things rest and enjoy your favorite holiday — Christmas. Be conservative about finances as inflation rears its ugly head. Don’t let it stop your celebrating. It’s only money. Personal power days: December 1, December 22, December 23 and December 24

TAURUS 4/21-5/20 For the next 18 months, you’ll redefine yourself in all areas of your life, as dictated by last month’s lunar eclipse.
