A MORE FUNCTIONAL PANTRY

Many homeowners wish they had more storage space, and kitchens are one area where people seemingly can always use more storage. Despite a desire for more kitchen space, until recently, kitchen pantries fell out of favor. Builders and architects may have thought that close proximity to supermarkets as well as multi-use cabinets in kitchens would offset the need for pantries. But according to a recent survey from the National Association of Home Builders, a kitchen pantry is the most desirable kitchen feature for buyers in the market for a new home. According to a 2016 survey from ReportLinker, 98 percent of Americans say cooking at home is their preferred way to prepare a meal. And despite the wide array of restaurants, prepared meals and fast food options nearby, more than one-third of people cook at home daily, with nearly 50 percent cooking between three and six days a week. In order to accommodate for spending more time in the kitchen, homeowners are directing additional attention to kitchen preparation and storage features. In fact, one recent trend in kitchen renovations is creating custom-designed pantries.

LOCATE THE APPROPRIATE SPACE Ideally, pantries should be in or adjacent to the kitchen. But not every home layout allows for this setup. Some homeowners need to move storage pantries into the garage, the basement or a mud/laundry room. Various factors should be considered before placing a pantry outside a kitchen. What is the climate? Will food spoil? Is there a possibility that vermin or insects can infiltrate the room and access food? These factors will dictate whether to have closed cabinets, air-tight bins or open shelves or if other modifications must be made to the room prior to building. CHOOSE THE TYPE OF PANTRY Accessibility is essential in a pantry. Everything should be easily reached and grabbed as needed without having to move too many things. Ideally, foods should be arranged in a single layer so that all items can be viewed at a glance. Shelves of various depths and heights can accommodate items of different sizes. Adjustable shelves are ideal because they can be modified as foods change. Sliding drawers can improve reach in cabinets.

In smaller spaces, French door-style reach-in cabinets are convenient and flexible. In complete kitchen remodels or new constructions, walk-in pantries offer the most space and flexibility. MUST-HAVE FEATURES Pantries serve different functions in different homes. For the bulk shopper, a pantry with plenty of room for large items will be needed. Lighting can be beneficial in all pantries. Lights can improve visibility when trying to locate items. Others prefer an outlet for charging hand-held vacuums or other small appliances. Counter space in the pantry enables homeowners to unload groceries directly onto pantry shelves. For pantries located outside of the kitchen, built-in freezers can maximize storage possibilities, especially for those who freeze-and-eat after bulk shopping ventures. Pantries are popular features that homeowners can customize depending on their storage needs and the amount of time they spend in their kitchens

Water feature design and maintenance

Homeowners can employ many different design techniques to create one-of-a-kind properties. Adding a water feature to a landscape is one such technique. Water gardens, koi ponds or fountains have been home landscaping trends for the past several years. Although water features can add an element of relaxation to landscapes, such features require maintenance to keep them attractive and running properly.

THE RIGHT DESIGN

Homeowners should create a water feature design that is fitting with the scale and style of their homes while also keeping their lifestyles in mind. Ponds are popular water features and, like pools, come in both inground and above-ground styles. Above-ground ponds are easier and faster to build than inground ponds and may be safer options for parents of young children. Streams and waterfalls also are popular and can make use of natural variations in property grading. Fountains can be freestanding structures or a component of a pond or another body of water. Recognize that the location of the water feature can impact its maintenance. For example, a fountain or pond located directly under deciduous trees will require more frequent cleaning to remove leaf and tree debris. Ponds that receive direct sunlight may have more pronounced algae growth. Homeowners should work with a skilled water garden expert in planning the feature’s design and location with safety and upkeep in mind.

A thorough cleaning of liners at the end of the season to eliminate materials that build up on the bottom can help, too.

WINTER PREPARATION

Water features require the constant flow of water to prevent stagnation and proliferation of mosquito and other insect larvae. That requires a pump to push the water around. According to Grounds Maintenance, a green industry professionals resource, the pump should be securely situated on level ground so that vibrations will not cause the pump to move around and eventually loosen fittings.

When colder weather arrives, homeowners must decide if they want to keep the water feature running or shut it down. Many experts say smaller ponds should be drained, cleaned and left empty until spring. This is also a time to cut back the dead plant material and remove any tropicals from the water. Remove pumps and drain water feature lines so they can overwinter without freezing.

SIMPLE, INEXPENSIVE STAGING STRATEGIES

AN INVITING, CLUTTER-FREE FOYER OR ENTRYWAY CAN MAKE A STRONG FIRST IMPRESSION ON PROSPECTIVE HOME BUYERS. Staging has long been part of selling a home, and for good reason. When selling a home, it makes sense for sellers to make their homes as appealing as possible, even if a recent study indicates that staging may not compel buyers to offer more money. Researchers at Old Dominion University and Johns Hopkins University found that staging did not have a significant effect on the actual revealed market value of a property. However, homeowners should not interpret that as a reason to skip staging. In fact, the study’s authors note that staging gave buyers more favorable impressions of a property, which might accelerate the selling process. Staging a home need not be difficult. In fact, homeowners can employ several simple and inexpensive staging strategies to entice buyers to make offers on their homes. • Clear out the clutter, especially in bathrooms and closets. Clear out the clutter in each room in the house before hosting an open house. Note that it’s not just bedrooms and living rooms that should be made to look open, spacious and clutter-free. A luxurious, hotel-quality bathroom that’s open and airy can impress buyers, as can organized closets that are not jam packed with clothing, shoes and other wardrobe items that have a tendency to take over closets the longer someone lives in a home.

In fact, many real estate professionals and contractors can determine when a home was built based on the design of its interior. Gray has subtle nuances that can lean toward blues, greens, taupes, and more depending on the lighting and surrounding furnishings. That means that homeowners who are ready to replace their

furniture or accessories need not necessarily repaint if they’ve previously decorated in shades of gray. Individuals need only replace small items to produce a big effect in rooms where gray is dominant. Because gray is so neutral, it works with soft, calming colors in various pastels, but equally as well with bright reds, yellow and oranges, according to Scott Bodenner, a Brooklyn-based textile designer. Gray also is a predominant color in natural stones used throughout homes in entryways, bathrooms and kitchens. It can make design sense to maintain continuity throughout by dabbling in gray elsewhere. Designers have shown how gray does not have to be cold, industrial or gloomy. It can be sophisticated in just about any room of the house. More designers are now leaning toward warmer variations of gray, such as taupes and blends dubbed “greige,” that are beautiful but not as stark as pure gray
