With the second last Board meeting for 2019 behind us the Board has managed to position the CHOA well on track with the planning for the next financial year. The budget process has begun for both Opex and Capex budgets. We look forward to hosting an Information Evening on 29 October 2019 covering topics such as water wise gardening, some plans for the Top Gate gardens and water leak detection/control technology. All residents are invited to attend. The Interface Magazine has received a vast amount of attention in an effort to increase the content and advertising over the last two months. We would like to invite all residents to support the advertising opportunities in the Interface Magazine. Members are reminded to use their visitor’s codes responsibly and to immediately report any suspicious activities to the security control room. The Estate was historically divided into 3 golfing areas - Desert Rats, Mountain Goats and Vleipaddas. Area boards were recently installed in the various regions forming part of an initiative to build community spirit as we near the Chairperson’s Annual Golf Day in February 2020. The CHOA has started the collection process for the annual guard bonuses. We are proud of our security track record for several years now. CHOA greetings,

Flip and his family moved into the Estate in 2011. He was initially elected to the Management Committee of the Sport and Social Club in 2015, and has been responsible for the Clubhouse and Catering until May this year when he was elected President of the Club. Flip is grateful for having a strong management committee and team working with him to enhance the residents and members experience at the clubhouse as well as to promote the profile of the golf course ensuring all members enjoy this special course and attracting more professional tournaments. He is married to Hanneli and they have 3 sons Phillip, Emile and Juan. Flip has been in private practice as an Industrial Psychologist since 1992 initially doing behaviour assessments in various parts of the world but changing the focus of the practice to medico-legal and personal injury evaluations in 2005.

UPDATE ON THE

RIVER LITTER TRAP PROJECT The design has been finalised and the costing has been done. The amount is exceeding the budget by R100K. The project is on hold and we are trying to obtain a sponsor. Unfortunately, we will miss the first rains.

SECURITY BEGINS AT HOME During the past few months there has been unrest all over South Africa. It was alarming to see that it was not contained to a specific area. The CHOA was in daily communication with the SAPS to determine the risk towards the Estate and our residents. The security of the Estate was placed on alert and emergency plans were put in place should such events endanger our residents. Great emphasis was placed on our security officer’s safety travelling to and from work. The crime in and around the Estate has become a focal point and regular SAPS meetings are attended. Below are the crime stats for the Lyttleton area. Here are the top 5 crimes taking place in our area from Jan 2019 – September 2019

The crime stats show that crime in our area is high, especially regarding the theft of motor vehicles and theft out of motor vehicles. That is not to say that we should not pay attention to other crimes. Estates around us have fallen victim to crime which doesn’t relate to the security but rather the craftiness of the criminal element that pray on the weak links that they observe. These crimes have been studied and our security has been made aware of their tactics in order to enhance our security focus. There are some crimes in and around us that are more prevalent but as we head into the festive season, the criminals will focus on everything they can do to make their money by preying on those not prepared. Our efforts to protect you Our efforts to keep the Estate and its residents safe are of utmost concern and we strive to find new and better ways to continuously do that. Centurion Residential Estate and Country Club falls under the top 5 security Estates in Gauteng due to the following reasons, according to Bidvest Senior Management: • Security personal; • Security technology; • Security infrastructure; • Continuous improvement on training and technology; • Partnerships with key role players; and • Regular evaluation of security risk and threat analysis. The security service provider, Bidvest Protea Coin strives to render officers of the highest standard that are evaluated, screened and trained to render the best service.

• The access security officers are helpful and friendly, without compromise. • Our armed security officers are highly trained and are our first line of defense. • Our control room is the heart of the security, always vigilant and ready. Herewith are some every day prevention tips as well as some for the festive season that lies ahead. We are all responsible for the safety and security of ourselves meaning that we need to pay attention to how we do things, how we perceive things and most importantly, how we see things. The biggest attribute we have is intuition - if you feel unsafe, leave the area and rather be late than another statistic. Your safety must be your first concern! Crime prevention hints and tips this festive season When staying in a hotel this festive season: • Keep your hotel door locked at all times. • Meet visitors in the foyer (lobby). • Do not leave money and other valuables in your hotel room while you are out. Use the hotel safe. • Let someone know when you are expected to return if you are out late at night. In fact, it’s always advisable to always let someone know your plans. • When alone, do not get into an elevator if you feel uncomfortable about others in, or, about to enter it. • If you hear a noise during the night, don’t investigate it on your own. Call reception. When you drive your car: • Do not park your vehicle in an isolated place, alley or near bushes. At night, park as closely as possible to street lights. • Do not leave items visibly lying around in your car. Lock them in the boot. • Be aware that uniformed parking attendants will offer to safeguard your car for a small fee. • Keep all doors locked when travelling. • Keep windows closed at stop streets and traffic lights. • Be particularly vigilant when approaching intersections late at night. • Be suspicious of anyone who hails you or tries to get your attention when you are in or near your car. • When driving and approaching stop streets and traffic lights, be wary of persons standing around at these intersections. Keep vehicle windows closed and doors locked. Hijackers can also pose to be traders of small articles at these intersections. Don’t open your windows or doors to suspicious persons and be ready to drive the vehicle forward quickly if the suspects seem to be trying to reach for objects they are carrying beneath their clothing. • If you are being robbed or hijacked, stay calm and don’t make sudden hand or arm movements when the robbers are armed with fire arms. Property can be replaced but not lives. Your money matters: • Take extreme care when using the auto-teller (ATM) bank machines. If you are unsure of withdrawal procedures seek assistance within the bank. • Hide your ATM pin number. • Avoid carrying large sums of cash.


Guard Bonuses • Do not draw large sums of money or count your money in front of strangers. • Do not get involved in conversations with anyone at ATM’s - a request for assistance is often a prelude for being robbed. • If possessions are lost or stolen, report the loss immediately to the local police. When at home: • When you are leaving your home for extended periods of time, particularly in the holiday season, visit your local police station and complete the empty house register in order for police members to visit your home in your absence to make sure that it is still secure. • If possible, fit your home with an armed response alarm system with a panic button functionality. With the elderly community, personal panic buttons can be worn while outside in the garden. House robbers are deterred by these devices. • Do not allow a stranger into your home - even if he is delivering something or providing a service. • Never tell anyone that you are alone at home and make sure the children also know not to do so. • Know your neighbours - and together plan ahead for how you will respond in a crisis. “For evil to succeed, it takes good men to do nothing” - Edwin Burke

They work tirelessly every day to look after us - long hours when we sleep at night and whilst we live our daily lives. Without the security guards of our Estate, we wouldn’t be able to feel so safe in this amazing environment in which we live. They are truly a gift to us and during the upcoming festive season we would like to re-pay that gift to them. Our Guard Bonus initiative does just that - shows them that their efforts throughout the year are most certainly appreciated! THE LEASE OF YOUR PROPERTY TO THIRD PARTIES

The residents of the Centurion Residential Estate and Country Club are a community of like-minded people striving for a specific lifestyle bringing about a quality of life only dreamed of by many. To achieve this, the community has agreed to have rules in place to which the residents have agreed to abide by. It is this particular trait shared by the community, together with the Estate, that has greatly contributed towards creating a sought-after lifestyle - with the consequential rise in property values. Further to this, because of the success of the community, well-organised and abiding, the Centurion Residential Estate and Country Club has become a favourite to property investors as it is considered to be a safe investment.

It is true that any property in which an investor has invested is expected, not only to grow in terms of the initial investment, but also to generate an income and earn its keep - one of which it is to be rented to a third party.

The office of the Estate, on receipt and perusal of the application, has in the past and shall in the future, respond to an owner should it be of the opinion that the owner or even the security of the Estate itself is at risk, without overstepping the boundary of privacy or safekeeping of information. The right to respond and even refuse the application is not taken lightly. Serial rent-defaulters targeting estates and specific types of owners as well as criminals using the safety of the Estate to protect their own families whilst furthering their criminal activities are but a small example of information held by the office used when considering the applications.

Considering the safe, idyllic lifestyle that the Centurion Residential Estate and Country Club offers many properties within the Estate are rented out to third parties who wants to join the community without committing, for whatever reason, to a property purchase. Rule Four (4) of the Estate rules dictate that the rules are binding on all home owners and are applicable to all persons living within the Estate. Home owners have an obligation to ensure that members of their families as well as their tenants, visitors and employees abide by them. Any property owner with the intention of renting a property to a third party, however represented, is thus obliged to advise the Home Owners Association of such a rental agreement. The process that the elected Directors at the time have implemented constitutes a formal application to be submitted to the office of the Association. All estate agents approved to sell or lease property within the Estate are well versed with the application and its contents as well as the requirements. From the outset it is important to note that the information so divulged by the tenant, owner and agent, if any, is accepted and held by the office in the strictest confidentiality. The application details the property intended to be rented, the owner of the property as well as substantial details of the proposed tenant and his/her family. Having the benefit of the administration capacity of the Estate office, overseen by the elected Directors, the applications are scrutinised for

The application submitted also has an added benefit to the property owner as many unscrupulous persons, some using empty shell companies, apply to rent property within the Estate. The vetting process attended to by many agents does not necessarily disclose the preceding reputation that such ill-intentioned tenants have established for themselves within the Estate. Remembering the legislated PIE-Act prescribed process, detailed in precedent case law, to evict tenants in breach of a rental agreement who are refusing to relinquish occupation of such property it could become a lengthy, costly process whilst the further risk of damage to the property is not excluded.

Although you might consider the application process to be an unnecessary meddling into your private affairs, most owners have accepted the advice and headed the warning. You can rest assured that the efforts made by the Estate office and Directors in this regard are not to dictate to you. It is to your own benefit to ensure that your proposed tenant shall keep to the rules not only of the Estate, but to the terms of your agreement as well. By working together, looking after each other’s interests as well as the safety of the Estate, you and your family as well as the upmarket reputation of the Estate is upheld, treasured and respected.

RENTAL RULES: CENTURION RESIDENTIAL ESTATE The Memorandum of Incorporation states that “no member shall let or otherwise part with the occupation of his erf whether temporarily or otherwise unless the proposed occupier has agreed to be bound by these Articles” (Clause 3.7). It further states that “no member shall let or otherwise part with occupation of his Erf without the consent of the Company” (Clause 3.4). Based on this and other considerations the rental policy is as follows: 1.

All rental agreements are subject to the consent of the CHOA. The following information must be given: - Stand Number & Street Address of proposed rental property - Full names & Surnames and ID Numbers / Passport numbers of all occupants - Have they rented in the Estate before? If yes, which property and reason for leaving? - Vehicle Registration numbers / make & models of vehicles - Occupation of adults Rental agreements must have a clause requiring renewal on an annual basis. The anniversary of rental agreements must be registered with the CHOA. Annual renewal of rental agreements is subject to prior consent being obtained from the CHOA. Such consent will not be withheld unreasonably. Rental residents with valid lease agreements will be afforded convenient access into the Estate by whatever technology means in existence at the time. It is the responsibility of the owner to ensure that tenants are registered at the CHOA and are in possession of a copy of the CHOA’s Memorandum of Incorporation and its Rules and Regulations. No sub-letting will be allowed. All residents of such rental properties will be subject to the Municipal Bylaws as well as the Memorandum of Incorporation and the Rules and Regulations of the Estate and shall not contravene or permit the contravention of the above or any other Law. The property will only be used for residential purposes. No business activities will be allowed. All tenants to sign for a full set of Rules, Memorandum of Incorporation and will ensure that he/she understands the content thereof. All rental residents will acknowledge that the CHOA has the right to amend its Rules and Regulations from time to time without notification to them. To allow for fair housing and to prevent overcrowding the number of residents per bedroom will be limited to two. The CHOA reserves the right to exercise its rights at any time if a breach of the Rules and Regulations, Memorandum of Incorporation or any bylaw is taking place and the CHOA deems it necessary to do so.

FROM THE CCC GENERAL MANAGER It’s a pleasure to announce that we are hosting the Big Easy Tour Champ final again this year. The top 30 players in the country will be playing here and hopefully one of our Centurion members will walk away with the trophy. All corporate companies are welcome to get in contact with me to book a four ball for the Pro-Am. I’m also excited to tell you that we are hosting our Festival of Golf from 11 to 17 November 2019. Everyone is welcome to come and book a round of golf. Please also don’t forget to book for night golf happening on 16 November 2019.

Hopefully everyone has already tried Chef Adrian’s new menu. If not, what are you waiting for? I would like to take this opportunity to also thank Mark from Servest for the outstanding work he has done to our golf course and beautiful gardens in our Estate. Remember we have the Coach of the Year at our club as well. If you need any help he is always available to assist you. I would like to thank my F&B staff for another great year so far. You guys have helped me take this club from strengthto-strength and I look forward to growing this business with you. Lastly, I look forward to seeing you on the patio.

A TRADITION THAT’S STOOD THE TEST OF TIME

When Centurion Residential Estate and Country Club first began many who invested, built their homes and dreamed of raising their families in a secure environment were also drawn to the idea of having their favourite past-time sport on their doorstep – golf, of course! So, a community of avid golfers was naturally what transpired as the Estate expanded and developed. Along with the common interest in the game, a sense of community living began to grow with some of its first inhabitants remaining close friends, still today. Comraderie, a little banter and perhaps most importantly, a mutual respect for one another, meant that a certain amount of fun could be had… and this culminated in the ‘designated areas’ within the Estate always looking for a reason to have some ‘friendly’ competition. What better way to do so than on the golf course – in our own backyard so to speak! With that, the annual Chairman’s Trophy was inaugurated in 1997. A fun-filled (more competitive than most would like to admit), resident’s golf day where each apposing area vied for the ultimate first prize and the coveted title of Chairman’s Trophy Winners. A tradition that has stood the test of time. As the years progressed, every Chairperson has brought their own spin (or swing should we rather say!) to this event. And this time round, our Chairperson would like to do just the same… a Chairperson’s Annual Golf Day that encompasses the very reason this day was established in the first place – contributing towards our sense of community living where we get to know our neighbours a little better

and enjoy the amenities our Estate has to offer. A date is set for February 2020 – be on the lookout for more information a little closer to the time. In the interim, trophies are being dusted off, some practicing is going on around the course and a sense of friendly comraderie is starting to build. Oh, and if you’d like to check up on the winners of the past, the history of results can be found in the passage way of the clubhouse. Which ‘area’ will you be supporting?

The Vlei Paddas (Captain: Andre Roux 083 292 1451 or email andre@masalu.co.za) – although the smallest of our designated areas, they tend to make a lot of noise collectively! We have no doubt that they’ll be rounding up the numbers to make a go of that coveted win! The Desert Rats (Captain: Colin King 082 457 9882 or email c.dking@mweb.co.za) – a force to be reckoned with, this group should not be underestimated! The Mountain Goats (Captain: Boet van Staden 082 554 1440 or email gjstaden@mweb.co.za) – looking down on the course from the hilly area above, this lot promise to bring their ‘A-game’ to the course.

Our Captain’s for each area have been assigned, our Chairperson is ready for a fair round of golf and our CHOA office staff are looking forward to welcoming our resident golfers… bring it on! We hope to see you all there.

Ingredients 1 Cup wholemeal self-raising flour 3/4 Cup brown sugar firmly packed 2 Tsp ground cinnamon 2 Cups carrot finely grated 1/2 Cup oil 2 Eggs Frosting 125g Cream cheese 60g Butter 2 Cups icing sugar sifted 2 Tsp vanilla extract Method • Combine flour, sugar, cinnamon and carrot in a bowl, stir in combined oil and eggs. Spray a 20cm microwave ring cake pan with cooking oil spray and pour in cake mix. • Cook in microwave on medium high for approximately 8 minutes or until just cooked (cake starts to come away from sides of pan). • Stand for 5 minutes and turn onto a wire rack to cool. • Frosting: beat cream cheese and butter until smooth. Gradually beat in icing sugar and vanilla extract. • Top the cake with frosting.

Classes will be between 30 – 45 minutes in which time you / your au pair and your child will participate in the program. The fee R 190/month, includes the digital Home Materials which is a personal online profile with all the music you hear in class, as well as some extra activities and games. Here is a short summary of Nadia’s qualifications: She studied BMus music at the University of Pretoria, in which time she was invited to participate in many prestigious piano competitions. She also obtained her Gr8 Unisa Piano with distinction. She obtained her PGCE certificate at UP, also with distinction. She qualified as a Kindermusik educator in 2017. If you would your child to participate in Kindermusik classes as from January 2020 please contact the CHOA and provide the name and age, in order to establish if there is sufficient interest within the Estate. Based on the expected participation, further information will be provided to interested parties.


THE SPOTTED EAGLE-OWL Although a medium-sized species of owl, the Spotted Eagle-Owl is one of the smallest of the eagle-owls. With a length of 45cm and a weight from 454 to 907grams, its wingspan is anything from 100 to 400cm. Beautiful yellow eyes are seen in an offwhite to pale ochre facial disk with prominent ear tufts. Its upper body is dusky brown and the lower parts off-white with brown bars. Hunting small mammals, birds, insects, frogs and reptiles, the Spotted Eagle-Owl often swallows its prey whole. This involves lots of head-jerking, pausing and resting with its mouth full when it’s faced with eating a really challenging object! If its prey is too large to be swallowed whole, it will tear it apart in normal raptorial fashion and often use shreds of prey to feed its nestlings. When the female is nesting, the male will hunt bringing prey back for the female and hatchlings to feast on. They will remain in their local area preying off what they can find until it’s no longer plentiful or easy to catch after which they will move on. They may return at odd intervals of a year or two depending on the local conditions. Territorial, an adult pair will typically be very aggressive in defending their hunting territory. Mating for life, they are able to breed at around one year of age. Their nests are usually made on the ground but they have been known to nest on window ledges of buildings. Breeding season begins in July and continues to the first weeks of February. Two to four eggs are laid and incubated by the female for around 32 days. Young owls can fly at around seven weeks old and five weeks later they leave the nest. They have a life span of up to 10 years in the wild. Calling is typical, musical eagle-owl hoots. The male calls with two hoots and the female answers with three – with less stress on the middle note. Young Spotted Eagle-Owls hiss threateningly and snap their beaks if alarmed. When in a comfortable social situation the young have a soft croaking ‘’kreeep’’ that they repeat at regular intervals of a few seconds - they do not hoot until adulthood. Spotted Eagle-Owls love to bath during summer thunderstorms and can be seen on tree limbs or on the ground with their wings spread. WOMEN’S CHARITY DAY HANDOVER

On Saturday, 7 September 2019 the reality set in on what the Ladies members achieve during this year Women’s Charity Golf Day, held on National Women’s Day. After being on Jacaranda FM supporting the Good Morning Angels, our Ladies Captain, Charmaine, finally got to hand over the car to Petrovien Turner. This was truly a magical moment as Gerhard van Niekerk and Dianne Broodryk were present to witness this heartfelt it. Well done to Charmaine and all the members that supported this day!

EWALD FAULSTICH ACES THE 11TH

Without a shadow of a doubt, the Par 3, 11th is one of the hardest holes on our golf course. On Sunday, 8 September 2019 one of our long-serving members, Ewald Faultich, aced this hole using his driver to get his first ever hole-in-one. What a great achievement.

ANDRE ANNANDALE & EDWIN VENSKE FLEW THE CCC FLAG HIGH

After participating and winning the Windhoek International pairs leg played at Centurion Country Club, Andre and Edwin went through to the regional finals where they came 3rd at Aksia Country Club to qualify for the South African Finals. The Finals took place on 23 and 24 August 2019 at the prestigious Omeya Golf Club and Windhoek Country Club in Namibia. With the red carpet rolled out for all the finalists, they were treated to a grand finale. Andre and Edwin did Centurion Country Club very proud by finishing tied 8th in the Team Competition out of the 23 teams that took part.

STEFAN NEL ACES THE 3RD HOLE

On Sunday, 15 September 2019, Stefan Nel managed to get his first hole-in-one. Playing in a Mixed League game, it truly was special as his wife was his partner to witness this great achievement. Well done Stefan!


HERITAGE DAY CELEBRATION On Tuesday, 24 September 2019 we celebrated National Heritage Day. In true South African style, each golfer that took part in this day received a boerewors roll after their round and meat prizes were up for grabs on the day. During this day our Founder and Debenture Members competed for the Founders Day Trophy. These members played an important part in the club’s history as well its current state. Congratulations to Bev Mulligan for lifting this great Trophy and all the days’ winners!

CCC JUNIORS SHINE AT NATIONAL LEVEL On 23 and 24 September 2019, our Junior Club Champion, Nico Els, was selected to represent the Gauteng North School Team after shooting rounds of 71, 69, 72 and 73 at Southdown Golf Club. He finished 3-under par and placed 2nd for tournament. After this great performance he was also selected for the South African Schools Team, a great achievement! On 26 September 2019, another junior member, Ethan Fichardt, won the Gauteng North Junior Matchplay title that was played at Services Golf Club. On 27 September 2019, Dian Kruger, Ross Campbell and Ben van Wyk were part of the Gauteng North u/13 Team. They went on to win the South African U/13 Championship for Gauteng North that was played at Devonvale Golf & Wine Estate.

MATCHPLAY CHAMPIONS OF 2019! On the weekend of 5 and 6 October 2019, the Top 16 Men and the Top 8 Ladies of this year’s Club Championship played it out to be crowned the Matchplay Champion of Centurion Country Club 2019. This is one of the truest formats as it is matchplay with everybody playing off scratch. The Men played 36 holes on both Saturday and Sunday, and the Ladies played 36 holes on Saturday and 18 on the Sunday. In the Ladies Final was Sue Smith vs Zellie Boshoff and in the Men’s Final, Greg Macaskill vs Gary Lauryssen. The finals were hotly contested with both the games being very close. Congratulations to Zellie Boshoff for winning her match 2-up and Gary Lauryssen for winning his match 2 & 1.
