Catalyst's Community Lobby, located off Brighton Boulevard, will a be meeting place for tenants, visitors, to gather and collaborate in a highly synergistic environment. The Community Lobby, with an expansive, monumental stairwell will set the tone for the rest of the Building. After walking the vestibule, tenants and visitors will encounter a welcoming lobby with ample tables and chairs for tenants to greet and meet with visitors in an open and collaborative environment. The lobby will also include a full-time receptionist to ensure a variety of tenant needs are accommodated throughout Catalyst.

Open to all Tenants, the Community Kitchen will be conveniently located on the fourth (4th) floor overlooking the Downtown Skyline and Rocky Mountains. Included and complimentary to all Tenants will be a coffee refreshment bar, TV Monitors, Shuffle Board and other inviting social activities. Beer will also be provided at a minimum cost. The Community Kitchen will be designed with the objective of creating Tenant Space efficiencies.

The Boardroom Located on the seventh (7th) floor of Catalyst, The Boardroom will serve as the ideal setting for celebratory events and VIP sessions for all Catalyst Tenants to utilize. The Boardroom will offer astounding views of Downtown Denver and the Rocky Mountains, ensuring that all tenants enjoy the best views Catalyst HTI has to offer.

Living Room Immediately adjacent to The Boardroom, Catalyst’s Living Room is intended for a relaxing reprieve for Tenants to enjoy some of the best views available in the River North District of Denver. Offering an outdoor patio with seating, the Living Room will be located at the landing of the monumental stairwell, allowing for spontaneous gatherings by all. Provided at no cost to Tenants, the Living Room can be exclusively reserved with Board Room for special events.

Event Center With capacity of up to 400 persons, Catalyst's Event Center will be located off 35th Avenue directly across the street from the Great Divide Brewery. When not reserved, the Event Center will be open for all Tenants to use as a natural gathering place. The Event Center will be specifically designed for presentations, training and informal company announcements. Additionally, Catalyst will program the Event Center with educational and community building events such as lectures and seasonal parties to foster greater community interaction.

Bike Storage / WELL Building Catalyst will be designed to meet the WELL Building Standard and as such the building will be designed as a workplace to help keep Tenants fit throughout simple opportunities for physical movement throughout the day. One key element will be to encourage Tenants to bike-to-work and ample bike storage will be provided at no cost within Catalyst’s parking deck. Bike Storage area will include a maintenance bench.

Fitness Facility Located off the Grand Lobby, Catalyst’s Fitness Facility will include room for group classes as well as showers and changing rooms.

Shared Conference Rooms Located on the fourth (4th) floor, the Shared Conference Rooms will complement the Board Room by providing a larger capacity of occupants with a particular emphasis on Desks and Smaller Office Tenants located within the 4th floor’s community environment. The intent of the Shared Conference Room is to allow all tenants to utilize on a reasonable basis.

Retailers Catalyst’s first (1st) level along Brighton Boulevard, 35th Avenue and Delgany will be dedicated to a wide and complimentary array of retailers. Catalyst’s retail plan will be focused on securing commitments from restaurants, financial services, primary care, artist studios and a café. Café Catalyst is planned to be located immediately off the Grand Lobby providing an offering of coffee, tea, an espresso bar and healthy food items.

The Catalyst Team

Koelbel and Company Founded by Walter A. Koelbel in 1952, Koelbel and Company is well into its sixth decade of operation having grown from a residential brokerage firm into a full service real estate company. Koelbel and Company has evolved with a changing real estate market by remembering its founder’s principle that “under all lies the land, we must protect it and use it wisely.” Combining the responsibility of being a custodian of the land for a short period of time with the desire to create a lasting and positive addition to the regional landscape for future generations has allowed the company to build well-located large-scale land developments throughout Denver and the Front Range. A conservative approach to land acquisition and effective use of a joint venture philosophy has served Koelbel and Company well through the cyclical swings of Colorado’s real estate economy. Koelbel and Company’s success is based on a selection of superior locations, a strong commitment to aesthetic quality and excellence, innovative planning, and a conservative philosophy that employs patience when necessary. Over its history Koelbel and Company has developed some of the region’s most iconic projects including: • The Breaker’s Resort – A 1,523 unit apartment complex siting adjacent to Denver’s second largest lake. Completed in 1993, it remains the region’s largest apartment complex. • Pinehurst Country Club – The region’s first master-planned golf course community. Started in the 1950’s the property spans 600 acres with over 800 homes. • The Preserve at Greenwood Village – The region’s premier custom home community with 540 custom homes on 540 acres adjacent to the Marjorie Perry Nature Preserve.

• Rendezvous Colorado – A 1,100 acre resort community in Winter Park. • Centennial Valley – A 125 acre commercial development just outside of Boulder with retail and office buildings ranging in size from 60,000 to 75,000 square feet. Current and former tenants include Idol Minds, Sun Microsystems, and Spyder. The company is also active in affordable housing having delivered over 300 units of affordable housing in six projects since 2010. Additionally, Koelbel recently ventured into boutique infill development with Koelbel Urban Homes which will deliver over 200 high quality townhomes and single family homes in some of the region’s most desirable neighborhoods over the next four years. Walter A. (Buz) Koelbel, Jr., who has been actively involved for nearly 40 years, serves as President and considers the past sixty-plus years “a good start” because Koelbel and Company’s focus is always on the future.

L&M Capital Investments With RiNo representing one of the region’s most highly sought investment districts, The Burgess family has shown great patience in achieving their long-held vision to create a legacy development for Denver. The family has owned and operated the Catalyst HTI site in RiNo since 1968. Over the past 40+ years, the family has continually sought the right market dynamics and a highly unique opportunity for Colorado. Catalyst HTI represents that opportunity and the family is honored to contribute toward the resources that will help ignite change for an ailing healthcare industry.

Mike Biselli Mike Biselli, Co-Founder and President of Catalyst HTI, caught his first glimpse of the current state of US healthcare while working for several industry-leading medical device companies in Nevada and Colorado. Where others saw a healthcare system broken almost beyond repair, he quickly apprehended an opportunity to create innovative technology solutions that would increase patient engagement and improve population health, all while reducing costs. After co-founding MedPassage, his first attempt at easing the healthcare crisis through digital health technology, Mike began collaborating with a variety of individuals and organizations committed to fostering innovative approaches to improving healthcare in America. Yet it was only while serving as a Board Member of Prime Health and a Senior Advisor to 10.10.10 that Mike fully comprehended the transformative potential of a growing grassroots movement in Colorado (ranked #6 Digital Health Cluster in nation; 2014, Rock Health) that was intent on changing the US healthcare system for the better. Witnessing firsthand in Prime Health the tremendous power that a determined group of physicians, entrepreneurs, and technologists could wield, Mike realized just how much more could be achieved if that power were harnessed, and the vision for Catalyst HTI was born. Now, in partnership with governmental, academic, nonprofit, and commercial organizations, the Catalyst HTI team is developing a health-tech innovation ecosystem in Denver’s RiNo district that will bring together health-tech startups and Fortune 20s alike in the race to fix American healthcare.


GOVERNMENT ALLIANCES City of Denver RiNo is identified as Denver’s Corridor of Opportunity and specifically Brighton Boulevard, by the City, as one of the most compelling commercial investment opportunities in the world. Mayor Hancock’s focus on RiNo and Brighton Boulevard is supported by over $30 million in streetscape improvements that will be made in 2016 – 17. Additionally, the City is currently implementing enhancement plans that will include a $186 million redevelopment of the National Western’s entertainment venue, further improvements to Interstate 70, and RiNo pedestrian and community enhancements including three pedestrian bridges and public parks.

State of Colorado Colorado’s Office of Economic Development & International Trade (OEDIT) is committed to supporting the job-growth engine that Catalyst’ digital health initiative will create. In 2015 alone, OEDIT approved $15 million in tax credits to support start-up digital health platforms that are enhancing current long-held healthcare systems. Further, Colorado’s Health Institute, in partnership with OEDIT, have identified the health and wellness industry as one of the State’s key segments for growth and are actively implementing an economic growth strategy.

October 21, 2015 Greetings: We are writing this letter in support of the Catalyst HTI project. This vision to develop a modern collaborative ecosystem will bring together private health, government, academic, and non-profit organizations with healthcare providers and insurance companies to help accelerate innovation and drive progress in our state and beyond. Catalyst HTI is unique for reasons of education, innovation, and location. By leveraging relationships with Prime Health Collaborative and the University of Colorado Anschutz’s Medical Center, this project will help serve as a “home base” for our state’s burgeoning digital health community and will facilitate knowledge development and industry discussion. Catalyst HTI will also function as an incubator for “serendipitous collisions” by helping to connect start-ups with end-users and established companies with those in need of investment. This project is also centrally-located in Denver’s up-and-coming River North District (RiNo), offering easy access to other parts of the city and the state. Catalyst HTI offers a compelling vision for how 21st century industry can approach innovation and collaboration. Bringing together and connecting the best and the brightest will help to advance health and technology, and will generate a significant benefit for our economy and our workforce. October 26, 2015 To Whom It May Concern: As the Councilman for District 9, I am writing to express my support for Catalyst HTI. As I represent Denver’s most diverse district, it is my responsibility to connect diverse communities and to fully represent all of its residents. With a focused vision for a better district, we are determined to bring positive changes to the area. I’ve seen firsthand the exciting and rapid transformation this neighborhood is experiencing, especially along the Brighton Corridor. The Brighton corridor is partnering with artists, risk‐takers and visionaries. Catalyst HTI is a perfect addition and will be a key component of keeping this neighborhood at the forefront of Denver’s most innovative district for the next 50 years.
