Welcome to Catalyst HTI
Imagine a first-in-class collaborative office ecosystem that cultivates a group of private enterprise (startups to Fortune 20), government, academic and non-profit organizations working towards the same goal of revolutionizing healthcare. Nestled within historic RiNo, Catalyst HTI’s programming, and overall aesthetic reflects the existing neighborhood’s history, architecture, textures, flora and creative industries. On an early Monday morning movement surrounds the site as pedestrians and commuters easily flow in from the light-rail station and designated bike paths. Others arrive via the nearby bus station, the adjacent B-Cycle, and array of car-share, street, and building parking spaces Catalyst HTI is accessible to all types of commuters.

Juggling their coffees and laptop bags, tenants access the building from the garage by walking across the inner alley. The alley space feels more like a local’s shortcut through the intimate passageways of Paris versus the dank back of house alleys of NYC. Bike storage is also accessible from the alley conveniently located and equip with DIY service station for quick repairs. Upon entering the building ecosystem innovators, healthcare purveyors, neighbors, and guests are welcomed with a smile by an available and approachable receptionist. They grab a quick breakfast at the café and sit for a while within the atrium’s community workspace to crank out a few emails or read the newspaper. The morning light streams down upon the interior-scape as Brighton Boulevard is seen, but not heard, beyond with a stream of cars and trucks. The atrium has a professional feel, but lacks the stuffiness often found in other more corporate buildings; instead, people mill about chatting with one another – the lobby is today’s modern city square. As you proceed up to the upper levels there is a pulse that vibrates vertically from the first floor to the seventh. The main staircase is the heart of the building, the connecting core, with horizontal hallways reverberating this energy to broaden the reach of connection throughout the entire building. A mix of private and semi-transparent materials form spaces that pull people into and out of this flow of energy to think, work, and create. Nodes and pods are strategically placed throughout the building to intentionally foster tenant interaction, collaboration and innovation. Individual businesses layout their spaces uniquely, allowing them to maintain their own cultural brand while still being part of the greater collaborative ecosystem.

Meet Timothy: dedicated startup producer He bikes to work
Tim works for a 5-person startup that occupies 700 s.f. of space. He has been with the company for 3 years and has an established, secure position. He’s a Colorado native who lives in the Highlands. He values community amenities such as networking events, on-site printing services, the bike storage, as well as the mentor-ship program and the learning academy. He is thirsty for knowledge and eager to grow professionally while embodying a healthy balance of work and play. Catalyst HTI will be the launch pad to for the startup’s health tech app.

As he rides his bike from the Highlands, he enters Catalyst HTI off the South Platte River bike trail. Riding up 35th and swinging into the alley, he locks his bike in the storage facility and quickly stops by the mail room to grab a few items. After grabbing a coffee in the cafe and answering a few emails in the atrium community lounge he heads to his office on the 4th floor. With headphones on and his head down he powers through the morning to lunch. An internal pitch of an in-app store platform is his focus of the day For the meeting, he quickly hops online to check availability and finds a 2nd floor conference room is open. A high-five is given from a co-tenant who knows about the pitch and wishes him luck. Settling into the conference room adjacent to bustling energy from fellow start-ups, he takes a deep breath. Utilizing both projection screens and the whiteboard the pitch goes smoothly. Where is your favorite place to work in Catalyst?
What is the best part of your work day?
When I need to get away from my desk, but need to keep my head down and focus I like to go to the 3rd floor to post-up. Reserving a huddle room there for an hour is super easy, and when I really need to brain-dump I like to use the whiteboards there to write out and visualize complex problems.
I work late most nights. I enjoy being able to duck into networking events at the end of the “work day” to grab a beer & socialize for an hour before heading back to my desk. Education and mentorship are also important to me. There are always great lectures on campus with related topics to my industry to nurture my professional development.

Meet Steven: Fearless community leader He drives to work
Steven works for a large established company that occupies 18,000 s.f. of office space with over 50+ employees. With satellite offices across the nation, he was offered a promotion and the opportunity to move to Denver with his family. Living in Bonnie Brae, he drives to work every day to help navigate family needs and work demands. His commute is roughly 20 minutes and utilizes the parking garage in Building 2 on campus.

True to routine and his desire to get to know more of his co-tenants, he stands in line for a bagel and a black coffee. He usually starts his morning working at the community table in the Community Kitchen on the 4th floor. Entering the company’s secured office space on the 5th floor, he walks into an internal conference room where the team screen shares ideas. Being new to Colorado, he loves the opportunities throughout the day to get out of the office and enjoy the open outdoor spaces utilizing both the operable windows, the patio space and just talking walks. Bringing lunch from home, he often eats at his desk but tries when possible to go down to the 1st floor communal seating to interact with others. The afternoon is spent back at his desk or in and out of meetings. At the end of the day, a quick workout at the on-site gym, a stop by café services for grab-n-go food and then its off to pick up the kids.
Where is your favorite place to work in Catalyst?
What is the best part of your work day?
The rooftop patio! I like to head upstairs to the 7th floor and hang outside to get some sun on nice days and make phone calls. The views to the west and of Downtown Denver from the rootfop are amazing.
Random run-ins with other professionals in my industry is the best part of any day. It’s inspiring to hear and see what they are working on right on campus. It pushes me to keep going when I feel myself coming to a plateau on a project.

Meet Jen: Successful & inspirational Ceo She commutes to work
Jen is the CEO of a mid-size fairly established health tech company that occupies 3,000 s.f. of space. A Denver transplant but self-proclaimed native, Jen has lived in Denver for over 20 years. Residing downtown she’s an urbanite that takes public transportation to work every day. Riding RTD to the stop just outside the building provides an urban vibe, Uber is used to get around town, and the four-block walk from Catalyst HTI to the light-rail station makes getting an afternoon flight manageable for her busy schedule.

Having to travel frequently for work, the building’s convenient location to the light rail is very important to her. She also finds great value in the on-site concierge services since she is constantly on the go. She relishes the professional growth opportunities the building’s social events provide and the overall sense of ‘groundedness’ Catalyst HTI presents via its community.
CATALYST HTI REQUIREMENTS:
As CEO, she wants to represent her company’s culture so she holds most casual meetings in the atrium public café and all formal meetings with VIP clients in the 7th board room. The ability to use the 7th floor lounge and move to the board room offers a great impressive balance.

Where is your favorite place to work in Catalyst? I like to sneak down to the 4th floor Community Kitchen once in awhile for a change of scenery. I like sitting at the large community table mong all the young ones. Their energy feeds me and it is a valuable reminder of where I came from and how far I have come. I was in their shoes not that long ago.
What is the best part of your work day? Walking into the atrium every morning is my favorite part of the day. There is live greenery everywhere and beautiful soft seating and couches. The space feels more like my living room than a lobby. This is the first time in my career that I look forward to coming to work.

Jen prefers working out during the day to help clear her head & energize her during long days at the office. The on-site Fitness Center’s programmed yoga and fitness classes give her zero excuses not to make time for her physical & mental wellbeing.
Timothy spends the first couple hours of his day in the Community Lounge catching up on emails before heading to his desk on the 4th floor. He loves social “run-ins” that happen over coffee first thing in the morning.
Steven utilizes the concierges service almost daily at the reception area to help him manage odd tasks; dry cleaning pick-up, courier services, and package storage.

The Catalyst HTI lobby sets the tone for the rest of the building. It is a place of gathering, a place to linger, and the place from which all great collaborations begins. Upon entering the building you hear a constant hum of conversations, the occasional sound of a juicer at the community’s public café, or laughter while enjoying a cup of coffee to jump start the morning or push through the afternoon. The reception desk is visible within the building’s lobby and is accessible to all that enter. The building’s concierge is on hand, helping tenants prepare for the day and coordinate miscellaneous tasks and needs. The open central core neutralizes the common area with oversized furniture groupings making it inviting and accommodating to all users; retail patrons, café regulars, Catalyst HTI tenants, students of the coding academy and investors. A view-plane draws together the main and west parking garage entrances, creating an unspoken connection between the tenants whom mainly use the west doors and their guests who enter the building via the main entrance off Brighton Boulevard. As tenants enter from the west, they walk down a hallway that showcases digital renderings of their colleague’s creations, a quick smile to reception and up the staircase to their work zones. Guests enter from the pedestrian friendly main entrance and quickly notice within their first few steps the vast staircase, an impressive lush leafy green wall, a bustling café and an additional more exotic [airplants, cati, etc.] green wall dead center. A small semi-private soft seating nook and a huddle room is nestled beneath the staircase, both offering private space for conversations without needing to bring guests all the way up to their offices. Beyond the seating nook and near the mail room, short-term storage is available for tenants to tuck their recently delivered dry-cleaning or packages into for the day.

Accelerating change & engagement
Catalyst HTI event space Timothy sneaks in late & grabs a seat towards the back not to make a scene as the presenter has already start. Proximity to the bar located in the back is a perk as well. After the lecture he hangs out to meet the main speaker Jen, a professional whom he has admired for some time now.

The event space is flexible, providing a feeling of intimacy for smaller gatherings of 30-40 people while also being able to evoke a grandeur sophisticated auditorium for larger, more active crowd of 150-200. The design provides a strong visual impact when seen from the street, through the wall of south facing windows. The event space is adaptable for a variety of uses for Catalyst HTI tenants and their guests, business dinners/receptions, networking events, conferences, seminars and meetings. The main space is vibrant, open drawing upon the colors, textures, and natural elements across the street at River North Park. One enters from 35th Street, through an intentionally darkened vestibule that protects the main space and ongoing programming from disruption and distraction. When entering the main space, one is struck by a sense of openness that draws the visual focal point to the front of the room where a main stage or presenter might be located. The feeling of closeness inside the space is regulated by lighting control and a dynamic ceiling installation that is height adjustable. DESIGN ELEMENTS: •
