Home inspections are invaluable to both the home buyer and seller, ensuring a fair transaction to one of the biggest invesments decisions one will make. Here are four important reasons why inspections are critical to the home buying process. UNCOVER ANY ISSUES Home inspections give a buyer or seller the opportunity to thoroughly investigate the quality and structure of the home. While it is very common for inspectors to find things wrong with most homes, certain problems can uncover glaring safety issues if left unchecked. Inspections are fundamental to discover any of these serious issues like termites or faulty wiring, which can cause plenty of headaches down the road. FORECAST FUTURE EXPENSES With such a significant investment in the home, inspections serve as an indicator of future expenses. If an inspector uncovers a furnace or an HVAC unit near the end of its life expentancy, buyers will be able to accurately forecast for upcoming expenses and properly budget for these replacements. PRICE NEGOTIATION Home inspections can also be thought of as contingencies for buyers and sellers alike. If major problems are discovered, inspections can serve as cause to renegotiate the original terms or offer, providing an “out” for the buyer to avoid an unwanted purchase. RELATIVELY INEXPENSIVE Finally, inspections don’t cost very much in the grand scheme of home buying. With such large amounts of money for the down payment and other fees, it’s an easy decision to make, with most inspections costing between $300-$500. The peace of mind and assurance that comes with an inspection is more than worth the cost.

What brought you to the Smoky Mountains? I grew up in Illinois, but I’ve called the Smokies home since 2017. I fell in love with East Tennessee as my family and I visited our extended family in the area, for the last 20 years. Eventually, my husband Ron and I decided to make East Tennessee our permanent home and were thrilled to purchase our fi st cabin. Ron is a carpenter foreman in the area, and we have 4 kids in their 20’s (Micaiah, Elijah, Annie, and Tyler). I am thankful to God for my family!
