Jordan Trieste, Marci Pittman, Megan Guthrie

M A K IN G A H O U SE A HOM E HOUSE TO HOME MARKETPLACE FEATURES CAREFULLY CHOSEN DECOR PIECES Writer / Julie Yates Photographer / Brandi Caplinger

Pittman and Jordan Trieste rethought how they would operate.

House to HOME Marketplace represents a shared dream between longtime friends to provide the Greenwood community with an upscale yet affordable retail interior design shop. The co-owners of the e-commerce business introduced it to the community in November by hosting what was supposed to be a one-time pop-up experience. After receiving an overwhelmingly positive response, partners Megan Guthrie, Marci

“Opening a small shop like this was always a dream of mine,” Pittman says. “The three of us have known each other for years, and we all had the same dream. We started planning a couple years ago with the idea of developing an e-commerce site since we are at a time in our lives when we want to focus on our families. To begin the website launch, we felt it would be a great idea to do a pop-up so people could see quality of TownePost.com / JULY 2021 / CENTER GROVE MAGAZINE / 11

merchandise and become acquainted with vendors we selected. That way they would feel comfortable about buying from us online.” “Old Town Greenwood is on the verge of revitalizing itself,” Trieste adds. “We are seeing more small businesses coming into the neighborhood. Our pop-up site is next to Revery. The park is nearby. Our first popup was November 20 and it went really well. We felt so welcomed by the community. We talked to our landlord and decided

to open once a month. We still intend to do mainly e-commerce, but we know people appreciate being able to touch the merchandise and hear the stories about our vendors.” The co-owners of House to HOME Marketplace share a love of interior design and bring their own style to the business. Guthrie has been a hairstylist, was a longtime owner of a fashion accessories shop in the Indianapolis City Market, and often volunteers at her children’s school by painting and designing spaces. Pittman has a degree in retail merchandise, and has worked in small-scale interior design in addition to renovating and flipping houses. Trieste has 17 years of experience in interior design construction management, and thrives on working with people in conjunction with interior design. House to HOME Marketplace offers a variety of merchandise carefully chosen by the co-owners. Smaller kitchen items such as baking pieces and glassware are available as well as area rugs, throw pillows and light fixtures. Prices range from $10 for small gift items to around $250 for furniture pieces. Most prices are around $25 to $30. “We make sure our prices fit into our customers’ budget,” Pittman says. “We focus on providing original pieces from vendors whose stories speak to us. It’s important to us to partner with people doing good things with business. We love small businesses where people make things with their hands and then give a percentage of their profits to causes that help others.

For example, the Parative Project donates earnings to free women from human trafficking.” “There is competition and push out there to make a lot of money quick,” Trieste says. “That is not our goal. We want to showcase products and vendors with special stories. Small businesses should help each other and lift each other up. We enjoy opening a pop-up shop once a month and having personal interaction with our customers. Even more merchandise is available online, and anything ordered online can be

picked up at the pop-up or curbside. The three of us have styles that mesh together, and we provide pieces that reflect the feelings inside people to make them feel comfortable, secure and peaceful when they come home.” The House to HOME Marketplace popup location is 241 West Main Street in Greenwood. Those living in the area can order online and schedule to pick up select items in the pop-up shop or curbside. Visit HousetoHomeMarketplace.com for e-shopping and pop-up shop dates and times.

HABITAT FOR HUMANITY OF JOHNSON COUNTY LEADERS ORGANIZING WOMEN’S BUILD Writer / Christy Heitger-Ewing Photographer / Brandi Caplinger

After teaching elementary school for several years, Tiffany Woods decided to become a full-time stay-at-home mom to her two boys, as well as a full-time volunteer in Johnson County. She helped organize the Neighbors of West Old Town Greenwood Group, she was on the board for the Greenwood Education Foundation and Leadership Johnson County, and for the past eight years she and her husband Josh have donated countertops from their business, Peak Stone Company, to Habitat for Humanity projects. “I love being attached to the community,” Woods says.

The Habitat women’s build happens every other year in the fall. Two years ago, Maribeth Alspach asked Woods to join her team. Woods agreed and was blown away by the level of commitment from all involved. “There are contractors who are either still employed or are independent business owners who donate their time,” Woods says. “One man gave up two weeks of his vacation to be the lead helper on these homes. That gave me a glimpse into what Habitat was all about.” Prior to her involvement, she had assumed the house was free of charge to the recipient, but it’s not. Each team must commit to raising a minimum of $4,000 to $6,000, 14 / CENTER GROVE MAGAZINE / JULY 2021 / TownePost.com

but those fundraising efforts help make the build more affordable for the recipient. That individual dedicates more than 100 hours of what’s called “sweat equity.” They also take 100 hours in financial education courses to learn about budgeting and finances. “It’s a hand-up, not a handout, to improve their situation,” says Woods, noting that this year’s Habitat recipient will be Misty, a single mother, and her four children. This year the executive director asked Woods to lead her own team. COVID-19 created several challenges. For starters, the number of people allowed on the job site was reduced to 15. In addition, the cost of lumber has gone up 400% and continues to increase. Normally a house build would cost $95,000. This year, however, building the exact same house will be more than $158,000. Plus, appliances are hard to come by. On top of all that, many small businesses who would normally donate labor or supplies

have had to pull out. None of this deterred Woods, who assembled a team of 15 women with representation from cabinet companies, building firms, real estate, tax law and design companies, calling themselves the House of Rosies (a nod to the iconic Rosie the Riveter).

“We wanted to network with other women in the housing and construction industry,” Woods says. “We also wanted to help bring more awareness of Habitat’s mission to those who have the potential to really impact the organization in a positive way.” An example of one such person is Tina Duncan of Duncan Home Services, who instantly donated HVAC equipment and labor to the build as soon as she heard from Woods. To help offset the financial burden of the build, the team decided to host two fundraisers. At 6 p.m. on July 15, they’re

hosting a bingo event called “Guys & Dolls Help Build the Walls” at Barn at Bay Horse Inn. “It’s a spin on the traditional purse bingo,” Woods says. “We’re going to have prizes that appeal to both men and women - things like bourbon, golf, cigars and spas.” In addition, on July 17 they’re doing a motorcycle charity ride in collaboration with Almost Home (Maribeth Alspach’s team) and the Shelbyville Eagle Riders (a charity motorcycle group). The Habitat 4 Humanity Ride Tour starts at noon at Southside HarleyDavidson. Riders will make stops at the Corner Bar and the Crowbar, drive past the build site, and finish at Whit’s Inn. The event will include food, raffles, a silent auction and live music. Between the two events, they hope to raise upwards of $30,000. The cost for the Ride Tour is $20 per ride, and $10 per passenger. VIP tickets are $100, which includes one rider admission, a ride T-shirt, a dinner ticket and a VIP reserved spot at the front of the pack. Sponsorships are $250 to $5,000, and sponsor names are listed on the back of the T-shirts. “People are desperate for social interaction so I’m expecting a great turnout,” Woods says. Construction for the home, which will be built off of Tracy Road in Whiteland, kicks off in mid-August and should take approximately three months to complete. No Worry Retirement Helps to Ease Financial Worries Writer / Christy Heitger-Ewing Photographer / Brandi Caplinger

F

or the past 13 years, Brad Pearsey has been advising people in some capacity. He started out as a life insurance agent, then got his securities license. He owned a registered investment advisory firm doing stocks, bonds, mutual funds and life insurance, before starting his own investment fund. “Through all the years of doing this, the one thing I noticed about most financial advisors was that they are looking for people with assets,” says Pearsey, who created No Worry Retirement so he could help people in all capacities. Through his company, he offers a threepronged approach to financial planning that includes investment planning, retirement planning and estate planning. “We give our clients the blueprint, educating them about money, interest and taxation,” says Pearsey, who calls himself a financial architect. “We build the structure - their financial household - and it will be exactly what we designed it to be if they do their part.” The big service Pearsey offers, which many others typically don’t provide, is help for those drowning in debt. According to the U.S. Census Bureau, the average American household debt is $250,000. In addition, CBS News reports that millions of middle-class Americans are just one missed paycheck away from poverty and do not even have enough cash saved to deal with a crisis. Pearsey teaches his clients how to work their money so they can become debt-free, reduce taxes, and lower the interest they’ll pay over the next 30 years down to nine years, using a program called Your Family Bank. The program teaches folks to stop giving their money to banks, and instead become their own bank.

and interest payments to banks and credit card companies. “We teach a total game plan on finances because I don’t think most people understand how bank loans, student loans or credit card interest works,” Pearsey says.

Let’s say you’ve had your mortgage for 15 years and were paying 5% interest, then your mortgage company offers to sell your mortgage to reduce that rate to 2%. You To help people understand the importance may jump at the chance of saving a couple hundred dollars a month by refinancing, of planning, Pearsey likens it to sports, but the problem is that the first 15 years that teaching his clients how to invest both offensively and defensively when it comes to mortgage loan is built consists of almost finances. Offense is growing the money, and 90% interest, and now you have reset that loan back to the beginning. defense is not losing money through taxes 20 / CENTER GROVE MAGAZINE / JULY 2021 / TownePost.com

“When you refinance, what you’ve done is reset the interest cycle so it’s a big win for banks and a big loss for you,” Pearsey says. According to Bankrate.com, a newly financed 30-year mortgage of $200,000 at 3% interest will cost the homeowner more than $300,000. “People’s eyes are opened when they become awakened to this stuff they didn’t know,” says Pearsey, adding that Warren Buffett once said the most powerful thing in the world is compound interest. “That’s true if it’s working for you positively, but it can be very destructive for you and your family financially if it’s going backwards.”

No Worry Retirement is about helping anybody at any age. “It’s hard to live paycheck to paycheck,” Pearsey says. “I think most people want to get out of that mode. It’s a lot of fun when you have extra cash or can pull money out, tax-free, to buy a vehicle or a home.”

For example, say Old Navy offers you a credit card. If you pay the minimum payment on a $2,000 bill, it will take you eight to 10 years to pay it off. You will have paid $2,000 to $3,000 in additional interest.

When Pearsey shares advice to those in debt, the most common response he hears is, “Are you sure this is real? It seems too good to be true.” For clients who have significant assets, Pearsey can help them out too, as he has

“Again, this comes back to being both offensive and defensive,” Pearsey says. Another topic that can perplex many people is taxes. A lot of people want to pump their retirement accounts full of IRA and 401(k) funds. What they don’t realize, however, is how much they are being charged in 401(k) fees and IRA fees by their custodians. “Plus, they don’t know that they’ll be hit with a tax bomb when they start taking money out of their IRA and 401(k),” Pearsey says. Once clients understand how much of their money is going to interest, banks, finance companies and credit cards, they are eager to learn more and make some changes. There are those who haven’t incurred a lot of debt but want to start saving, and don’t know where to put their money. Perhaps they are intrigued by the market but are reluctant to get into it. “We have great strategies for people who have investible assets where they can participate in the market gains, but have a floor so they can’t lose money,” says Pearsey, whose wife Erica works with him, as does his son Jon and mother-in-law Kathy. Jon not only helps with technology, but is also a licensed agent who is studying to become an attorney.

experience in wealth management. “We use traditional and alternative assets to reduce their taxes and reduce their exposure to the downside of market risk,” says Pearsey, who promises that the company can help in every area of each client’s life, as they look out for clients on multiple fronts. “We put a game plan together for everybody depending on where they are in life and what they want to accomplish, so that they can have peace of mind.” For more information on No Worry Retirement, call 317-893-2631 or visit noworryplan.com.

It has made him both happy and successful, and he never gives up. “We opened Shodan Academy about 12 years ago, and have worked on teaching students and kids in our community ever since then,” Guerrero says. “It was about seven years ago that I had the idea of creating a brand of karate uniforms and gear, designed to be used in traditional and Olympic-style karate competitions.”

The main line of PUNOK products includes uniforms, gloves, shinguards, body protectors, mouth protectors and karate belts. “We started as a very small company with a couple of uniforms, and kept growing step by step to achieve national and international recognition as one of the best karate gear brands in the world,” Guerrero says. Guerrero says last year was especially good for his business. Per son a l T rusts & Estat es Angie Berg, JD

“In January 2020, we achieved full approval from the World Karate Federation to be one of the only 12 approved brands in the whole world,” he says. Guerrero is originally from Venezuela, and moved to the United States when he was 19 years old to attend college. He says he was in search of a better life. “I started practicing karate at a very early age,” Guerrero says. “Since my father is a sensei, I started training at his karate school when I was 4 years old.” Since then, he says he fell in love with the art and has been continuously involved in all aspects of it. “It was first as a student, as an athlete, as a teacher and coach, and as a dojo owner,” Guerrero says.

In 2011 he was able to earn a spot on the USA Karate team, and represent the country in the Pan American Championships and other international tournaments.

SAME DAY APPOINTMENTS! “When I was a kid in Venezuela, I was invited to compete at an international event in Japan,” Guerrero says. “After working so hard to earn the money to go on this trip, a few days before buying the plane ticket our house got robbed, and all the money I had saved was stolen. It was devastating seeing my dreams of going to Japan vanishing like that. God, however, works in mysterious ways. Many years later, karate got selected to be in the Olympics, and the dream of going to Japan will be a reality. The only difference is that I will not be competing there, but the brand I created will be used by athletes competing in the Olympic Games. Therefore, it feels like part of me will be part of the most important event in the history of karate.” Guerrero says he shares his story with the goal of motivating other kids to fight for their dreams. “With hard work, dedication and belief in yourself, dreams can become a reality,” Guerrero says. P UT T I N G I T ALL TO G E T H ER Center Grove Wins Boys Golf State Title on Final Putt

Writer / Kevin Conrad Photography Provided

The No. 4 state-ranked Center Grove boys golf team won its second IHSAA State Championship by the slimmest of margins, one stroke. After trailing by three strokes at the conclusion of the opening round, the Trojans took the lead on the back nine of the final round on day two, surpassing No. 1 Guerin Catholic and No. 2 Carmel. Center Grove, however, needed to win the last hole by two strokes to secure the team state title. CG senior and number one player Sam Slaughter, in his final tournament as a Trojan, did just that. “After hole 17, he (CG Golf Head Coach Matt Rodman) kept me composed and told me it’s not over,” Slaughter says. “After tripling (hole 17) and knowing it’s close, I thought I may have put us in a bad position. There’s never been a time coach didn’t give me positive vibes. I stepped up and hit the five shots I needed to hit to beat Guerin (Catholic).”

After tapping in his final putt, Slaughter began the Trojans’ State Championship celebration by heaving his golf ball as far as he could throw it into the Prairie View Golf Club woods. As Slaughter walked off the 18th green, he was greeted by Rodman’s open arms and a long congratulatory hug. “Coach always told us we can’t win it on the front nine, but just stay in it,” Slaughter says. “The fun happens on the back nine. It came down to 15, 16, 17, and 18. We knew whatever place we got we had a great season. A lot of the season we weren’t ranked very high. We tried not to put any pressure on us. It was close, but we came out (on top).” Center Grove senior and number four player Brandon Heffner will miss playing with his teammates and friends. “I love these guys,” he says. “After Slaughter dropped that putt (on 18 to win it), it was a mix of emotions of happiness and sadness, but more happiness. I wish I could have one more ride with these guys,

but it’s awesome to go out this way and they’ll be back again.” “I love these guys. I’m really going to miss these seniors,” says AllState CG junior golfer Luke Beetz. “They’ve been a big part of this season for me and I’ve grown because of them. In January we didn’t know if we were going to have a season or not. I’m glad we got the chance and proved we could win a state title.” CG junior golfer Sam Hord also earned All-State honors, finishing the State Tournament tied for fourth place. “To win golf tournaments, you have to have a level mindset and especially to win a state title you have to have a level mindset. I tried to come out here and play steady golf.” CG junior golfer Drew Rowen had tears of joy streaming down his face as he hugged his teammates and coaches. “This means everything,” Rowen says. “We worked so hard, all five of us and even Coach Rodman and Coach Hoover stressed out so much over us. Over the winter, only us five (players) as a team knew we could do this even though no one else believed in us. To win it and hold this trophy means everything.” CG Golf Assistant Coach Cale Hoover will always have fond memories of this special group of young men. “This is my 20th season coaching high school sports and the whole key to success is building relationships and building trust with the guys,” Hoover says. “Once you have that there’s a lot you can get done. Those are the parts you remember. Regardless of how this would have ended, this has been one of the most fun seasons if not the most fun season we’ve ever had.”

In just four short seasons under the leadership of Coach Rodman and Hoover, the Trojans have accomplished two State Championships (2017, 2021) and two State Runners-up (2018, 2019). Rodman says the program has a lot of talent and is very supportive of each other. “Great group of kids from one to 19,” Rodman says. “Parents, grandparents, it was phenomenal to see the red and white represented out here on the golf course rooting these guys on as we played.” Days after the win, Rodman reflected on why this team was able to overcome adversity and achieve its ultimate goal, a State Championship. “The word that keeps coming to my head is trust,” he says. “I truly feel we were able to pull out the victory because of trust. The boys trusted me no matter what. I trusted them no matter what. They trusted each other no matter what. We built a culture of trust and were able to thrive because of it. No matter what happened we trusted that things were going to happen in our favor. I will never 28 / CENTER GROVE MAGAZINE / JULY 2021 / TownePost.com

forget this group and the bond that we have created. They have left a special lasting impact on my life. Excited to chase another one next season!” Center Grove High School Principal Dr. Jeff Henderson is extremely proud of how the golf team remained strong and courageous to the final putt. “While the weather conditions for the State Golf Tournament couldn’t have been better, the tournament wasn’t without drama,” Henderson says. “Any time a two-day, team golf tournament comes down to the scores of the last two players on the course, on the last hole, you know that storms have been weathered by both teams and all players. What a great tournament, and what an exciting ending. We are incredibly proud of the hard work, dedication, hours of practice and perseverance of this group of young men. Congratulations to the team and coaching staff on winning the State Championship. Not only is this a great team accomplishment, it provided a fitting punctuation mark on the career of Jon Zwitt as the athletic director of Center Grove High School. Great work by all!” This State Championship marks the end of an era. After 25 years as CGHS athletic director, Zwitt retired at the end of June. The CGHS Spring sports teams gave Zwitt a farewell he will never forget.

“From the worst of times to the absolute best. From a universal pandemic and a roadblock for everything imaginable to a resurgence in 2021,” Zwitt says. “CG experienced the most successful Spring season in history: six out of six Sectionals, four MIC titles, four County Championships, four Regionals, one team State Champion, one individual State Champion, one individual

State Runner-up, a third and a seventh-place team finish and a multitude of All-Conference and All-State athletes. The CG Athletic Department thanks our coaches and our student-athletes for their perseverance, their dedication and the memories — highlights that people will want to remember from one of the most tumultuous periods in recent history.”
