HOW'S THE MARKET? What can we expect for the rest of 2017? We’ve continued our strong end to 2016 with a further increase in Sydney dwelling values of 5.3% so far in 2017. House prices have increased by almost 20% since March 2016, and they have doubled since 2009. The low supply nature of the Sydney property market amplifies, as there is 12.3% less properties for sale in Sydney now than in March 2016 – which also marked a significant decrease from February 2015. This continued high demand is a huge factor in our continued price growth. What can we expect for the rest of 2017? My prediction is continued growth, but at a slower rate when compared to the preceding 4 years. This is largely determined by interest rates, and whilst I firmly believe that a rise in the interest rate will cause a correction, it is not likely that this will happen in 2017.
This will not directly affect homeowners or even unit owners here on the Northern Beaches, however it could affect property values indirectly via negative buyer sentiment across the market, especially if the media exacerbates the issue. If your plan is to sell in 2017, you couldn’t pick a better time. One of the issues you will face however is finding a place to move to, as your choices are limited as mentioned previously. One thing of concern is an oversupply in the unit market, especially around the CBD and inner city areas nationwide. Take a look at the adjacent graph showing the rapid increase in unit construction since 2012.
