Own a Piece of Louisville History 5900 Burlington Avenue | Louisville, Kentucky 40222

The History of “Berry Hill” James Smalley Bate and his wife Lucy Moore Throckmorton Bate moved to Kentucky to Virginia in 1789. The original home was built on their property of 3,500 acres that extended from the Ohio River to what is now Brownsboro Road. Berry Hill was a replica of their home in Virginia. The home was completed just after 1800. James Smalley Bate died in 1834 and divided the land among his 7 children who inherited 500 acres each. Several of the Bate family members are buried in the family cemetery just behind Cabin Way in Glenview. In 1869 the house and several hundred acres was sold to James C. McFerren, who established a horse-breeding farm and named it Glenview Farm, which later became Glenview Stock Farm. Today the restored estate home sits beautifully on 3.2 acres and offers amenities such as 10,000+ square feet of living space, inground pool, and elevator access to all four floors. Currently offered at $2,000,000 Contact me for additional information. LYNETTE MASTERSON 502.643.4445 lmasterson@lsir.com lmasterson.lsir.com

Cozy Chic:

Family Moves to Oldham County, Builds Dream Cottage Tracee Dore, and her husband, Matt, first moved to Oldham County over 20 years ago, but since then have built a few homes in the area to live with their three children. It wasn’t until their family began to age, the children wanting to go to South Oldham High School for sports and academics, that Tracee decided it was time to settle in Pewee Valley. There were very few lots in Pewee Valley, as it’s a highly coveted area to spend decades, but Matt found the “perfect” 1-acre rectangular lot with giant trees that reminded her of childhood in wooded Michigan. “There are so many different types of homes and a variety of people in the neighborhood,” Tracee says. “We saw the lot and bought it from the neighbor. It all fell into place perfectly.” The family was on their third downsize, but this one, Tracee says, was their last; they wanted to live a “simpler” life. “We wanted a home that was just big enough for our family,” she says. So, Tracee, a designer and contractor who owns Tracee Dore Builders, set out to create a space that was not glamorous but very cozy, one that would look like it had been in Pewee Valley for 75 to 100 years like its neighbors. Tracee grew up on the lake in Michigan, so she wanted to mimic the design of Michigan lake houses, nooks, crannies, character, and all. “I wanted to come in and feel like I’m on vacation,” she says. “I really wanted it to be our permanent family home we could come home to and feel cozy and gather.”

The builder knew she did not want a run-of-the-mill built-in island for the family’s windowed kitchen, so she chose a freestanding gray one with legs, a thick wood top and visible storage to stack pots and pans, pottery and bowls. The kitchen has large windows for vision of the driveway and Danby marble countertops to compliment the island. She also did not want the room to look “too planned,” which is apparent in the artwork on the walls, reminders of places the family love to visit; one in the kitchen is an oil painting by a Floridian artist of a beach that reminds Tracee of the one she visited in Michigan, and a snowy scene reminds the family of a past snowboarding trip to Montana. Art, Tracee says, is all the color and accessories the home needs. The front sitting room has what she calls a “collective” of furniture, some from her in-laws and others from previous homes. The fireplace in the living room is flanked by two cabinets, which appear to be antique French style with scrollwork that looks “fancy but worn,” she says. The fireplace itself has characteristics of an old Michigan lake home, but it was shipped from Maine, containing wood pickwick, pine paneling that was painted. The staircase wraps up to the second floor bedrooms and bathrooms. Personal photos adorn the walls, framed casually in an eccentric vacation home sort of way. Shelves hold sailboats, and carved ducks and jugs from her parent’s home, which are accessories that “mean something to me,” Tracee says. As Tracee was building the home, she and Matt became grandparents, so she knew she wanted the space to be one for a full family. She then put in a pool and screened-in porch, saying she wanted all her kids and her grandkids in one place. You can see Tracee’s home featured in the Lifetime channel movie, “Mommy Group Murder,” which was filmed in he 3-bedrom-3-½bath home and also in Tracee’s TV show, “Behind the Build.” Viewers have also seen Tracee on HGTV, as she was featured in “Design Star 3.” Board batten and Hardie Board line the home, giving the 2,400-square-foot home a cottage feel. The home also includes an office above the garage with a separate staircase and many windows to see the outside foliage, a two-car garage, and three porches, including one screened-in room. “I built this home while we still had two children living here, and soon we will be empty nesters,” Tracee says. “But, it’s still a perfect-sized home for us.” You can contact Tracee Dore Builders at 502-639-1944.

Q: How do I pick the right land to build on? A: Building the home of your dreams is an exciting process. When you’re considering home sites, there is a wide range of factors to take into account. Every detail from the size and set-up of the community to the amenities, utilities, and accessibility of the surrounding city or town can have a significant impact on your quality of life. As licensed real estate agents who specialize in new construction, we can help guide you to the home site that best suits your needs. Q: How do I finance a new construction home? A: There are many different types of financing available and loan programs are constantly changing - making it difficult to navigate. Thus, we make it a priority to stay apprised of the most current new construction financing incentives available to our clients. If qualified, we can even connect you with lenders who offer an extended rate lock at no charge. It can often take months to finish the construction when doing a new build, especially if you are custom building. Lenders typically will only lock a rate for 6-8 weeks before they will charge you significant additional fees. Having an extended rate lock when building a new home is a nice perk! Q: If I notice a new home community I like, what is the first step I should take? A: If you notice a new community in a location in which you are interested, you should call us immediately to schedule an appointment and we will attend with you. This will ensure that you and your best interests are represented and you have the advice and knowledge of an expert at your side.

Bookcases

today aren’t just about storing our beloved reads; they also provide an intriguing design element to any room. The perfect storage essential for displaying our treasures and collectibles, a well constructed bookcase offers an opportunity to showcase our personality. There’s no shortage of bookcase styling ideas on Instagram and Pinterest—and for good reason. The bookshelf is the ultimate storage piece. Beyond books, you can decorate the shelves with art, sculptures, plants, and other storage vessels, which ultimately turn the shelves into stylish displays and focal points in the room. The eclectic arrangements recommended by designers doesn’t mean sloppy or random, so be sure to keep your bookcase design feeling balanced. A good start is to pick a theme or color palette that will help guide your approach to styling and ensure the results feel cohesive. Choose items of different heights and shapes and stagger them along your shelves.

Beauty How to Style Your Shelves!

Here are some key styling elements to keep in mind: -Start with the big things. Begin by adding large, solid objects, such as tall vessels and boxes, to “ground” your shelves.

-Layer in the small touches. Follow up with accessories, like framed art and decorative objects, so that each shelf tells a story and feels like a collection versus a random grouping of items.

-Get creative with books. Line your books up vertically as usual, then stack bigger ones horizontally in piles of twos and threes. This helps balance out the shapes of the other décor.

-Good rule of thumb: Threes! If you’re struggling with what objects to place where, try grouping things in threes (two small objects with one large item). It’s the easiest way to create a curated look. This is perfect for those who love a classic and elegant display that’s curated with all of their favorite books, art and mementos.
