6 Habits of Highly Productive Agents In a business that can be constant chaos, you’re constantly on the go and dealing with things as they hit you. It can be difficult to take a second and regroup. But there is a better and smarter way to work. If you take the time to create some better habits, in the end, you may end up being more productive. If you want to make better use of your time, as well as have more focus, here’s some habits that you’re going to want to pick up - all common to top-producing agents.
1. Learn how to prioritize Although it might be your instinct to get some of the boring work out of the way first, things 4
that actually generate income (or are time-sensitive!) should be the first thing you focus on when you start your day. Lists are your friend! Make a list of things you want to accomplish for the day, the week, and even the month. Always list them in the order of priority. If things get cut off when you run out of time at the end of the day, at least it’ll be the things that are not as important or time sensitive. As with anyone, your time is your most valuable commodity and should be used wisely. When you make your list, you can even schedule tasks as if they were a meeting, giving yourself a little time goal to beat, as Top Agent Magazine

to accomplish it? Write it out and then incorporate that into your prioritized ‘to do’ list. You’ll be amazed at how driven you become to reach that goal when you actually write it out with clarity. And, the sense of accomplishment you get upon completing it will carry over to the next day. It’s important to remember to be specific. Once you get into the habit of meeting your goals, exceeding them won’t be far behind.
2. Remove distractions
when you need to focus This is especially hard when you’re a Realtor®. Most are constantly connected to their phones. But, unnecessary distractions can get you off schedule and make you lose your focus instantly. If you can, turn your phone off for the half hour it takes to do a task. Interruptions make everything take twice as long, especially when you take that text and then decide to check Facebook for a second. We all do it! Complete your task, then take ten minutes to respond to all texts and messages before you start up the next thing on your list. You can even schedule those ‘text backs’ into your schedule. A concentrated effort is always more effective than going back and forth between things.

4. Don’t make excuses There’s that old saying, “The buck stops here”. Well, take it to heart. This is your business and you are responsible for doing everything you can to make it successful. Sure, there are reasons for why you didn’t get a listing or why your business is slow, but what are you doing to change things and make them better? tive ways to stand out when times are tough. They don’t look for excuses, they look for solutions.

about everything you do When you’re making your list, it helps to have a goal in mind for even the smallest task. If you’re calling past clients to touch base, have a specific reason why you’re calling. Are you letting them know some market news? Thanking them for a referral? When you’re meeting a referral partner for lunch, have a goal in mind for what the outcome of that meeting will be as well. Yes it’s good to socialize and build relationships, but if you have a reason, make sure it isn’t put off until the final moments, when things are wrapping up. Always having a purpose in mind will also help you prioritize your list better.

get out of your comfort zone Yes, you are prioritizing what is most important or urgent to your business, but it’s also important to make an effort to break out 6
of your routine as much as you’re comfortable doing. Trying out new things or taking some time to learn about new and innovative real estate techniques and technology, can have an energizing effect on your business. Not only might they lead to things that make you more productive, but it keeps you sharp and engaged. And, ultimately keeping yourself at the top of your game is what it’s all about. IVETTE HOLLENDONER & FRANK LARDINO Frank Lardino and Ivette Hollendoner joined forces to create The Velocity Real Estate group in 2016. They sold 96 homes that year, which made them the #1 team in the entire Midwest for Keller Williams. “We knew we were busy and doing well, but we didn’t know we were doing that well,” Frank says with a humble smile. Frank and Ivette each had their own journey to reach their thriving partnership. The story of Frank ’s path to becoming a successful real estate agent is one of adaptability, resilience and talent. In May of 2004, he was working 8 Copyright Top Agent Magazine
as a commodities broker on the trading floor and had his best month ever. By August of that same year, as a result of new technologies, the entire commodities broker system had become electronic and Frank walked off the trading floor for the last time. But Frank didn’t waste time drumming up a new occupation. He had invested in a new restaurant and–because he had restaurant management experience–soon became a managing partner. In that role, he got to know a regular customer who owned a real estate company that converted apartment complexes to condominiums. After Frank began investing in condos with that customer, he Top Agent Magazine
asked Frank to come work as a sales director for his agents. Frank obtained his real estate license and began selling during the market peak of 2006 and 2007. “I became a sales director and had 80 agents working under me,” Frank explains. “Then the market crashed and our owner’s business model crashed with it.” With his characteristic resiliency, Frank was hired by a real estate company and began selling properties as an agent. “That’s what I really love, and I’ve been doing it ever since.” Ivette Hollendoner also came to real estate through a mentor. Born and raised in Mexico City, Ivette was living in Chicago when a top-producing agent saw her great potential. Top Agent Magazine
He hired her onto his team and trained her, imparting his many years of wisdom, which she soaked up quickly. She took her business to the suburbs in 2009 when her family moved to Lemont, Illinois. She was then hired as a recruiter for a national real estate company, but after two great years she realized her heart was in helping people and she went back to her true passion: selling real estate. “Nothing is more satisfying than feeling the gratitude and happiness from your clients when they receive the keys to their new home at the time of the closing,” Ivette says. While Ivette and Frank’s business is focused in the Southwest suburbs of Chicago and the Copyright Top Agent Magazine 9
Midway airport area, they serve a wide geographic region. Over 50% of their business comes from repeat clients or referrals. What keeps their clients coming back at such a high rate and eagerly spreading the word about them among their sphere of influence? “Quality of service, a personal touch and a deep knowledge of construction,” Frank says. Frank went to home inspection school so that when he goes into a house, he can find and identify any flaws and know how much they will cost to fix. “Sometimes when I spot costly flaws, it 10Copyright Top Agent Magazine
eliminates a house immediately as a possibility. Clients appreciate that because they know I’m not trying to push a house on them–I’m trying to find the right house for them.” Frank is also a certified negotiation expert. Frank and Ivette have a deep understanding of the market, which they share with their clients. They also have strong negotiating skills, and 99 five-star client reviews on Zillow. To market listings, Frank and Ivette use Keller Williams’ strong network, social media, Top Agent Magazine
fantastic signage, and mailings to nearby neighborhoods, as well as online listing sites such as Zillow and Trulia. To stay in touch with past clients, they both reach out via email, mail and phone to keep clients updated on market trends. They also host customer appreciation parties twice a year. Both Ivette and Frank often invite past clients to family functions. “Once you are part of our little circle, we keep you close,” Frank explains. “Many of our clients become lifelong friends, which is really cool.” What do Frank and Ivette like most about their career? “We like the notion that what we do is so important,” Frank says. “It’s usually the Top Agent Magazine
biggest financial transaction of a person’s life. Representing someone in that is a big deal. I like that I’ve devoted all of my intellectual capacity to being the best that I can be. It’s more meaningful than the work I did on the trading floor.” To stay involved in their community, Frank Ivette are members of the local chamber of commerce and sponsor several charitable events, including a fundraiser for autism. With each closing, they donate money to one of seven charities. They also host a biannual home seller/homebuyer informational event. In his free time, Frank loves to golf, participate in martial arts, fish, and cook. In her free time, Ivette enjoys cooking, working out, Copyright Top Agent Magazine11
and spending time with her family and friends. For the future, Ivette and Frank hope to continue to sell 100 homes a year and work as part of a
small team so they can maintain their personal touch and incredibly high quality of service. Now those are goals their clients can appreciate!

Top 4 Ways to Juice Up Your Open House Strategy by Rob Flitton
I go to open houses, but not just because of my profession or interest in architecture and interior design. I go to open houses to see how effective real estate agents are at selling. It has been rather eyeopening because there is very little selling going on—the average open house strategy needs work.
1.Build a Dynamic Open House Booklet After they leave, open house visitors will discard a one-page for-sale info sheet naming a home’s features. But they will keep, and possibly use, a 6 or 8 page booklet loaded with interesting items that directly solve problems for them.
Perhaps “selling” is considered an outdated skill, or that it feels socially awkward for agents to be regarded as a salesperson. But if you’re a real estate agent, you are a salesperson. At most of the open houses I go, I see money floating out the door every time a visitor leaves because of the agent’s inability or refusal to sell.
It will require some strategic thought to nail the content and design, but perhaps include: (i) descriptives about the benefits of buying the property you’re showing, and not just data, (ii) compelling reasons why they should consider working with you along with a web link to search for listings on your website, (iii) a web link telling them how to get a prompt, written estimate on the value of their home, or to find out what other homes in their neighborhood sold for, (iv) possible discounts on real estate related services—maybe a reduction in fees from your preferred lender, or a reduced home inspection price, (v) possible discounts on non real estate related items.
An open house is a lucrative opportunity to find buyer or seller clients –selling the listing itself may also be the goal, but an agent should not pass up this chance. here again you need the right type of closing and qualifying dialogue. The goal here is to evoke from them their home-buying goals so that you can match and narrow down to a single opportunity. It’s a mistake to present multiple listings to a buyer at once. Ask broad questions and then narrowing questions followed up by “if-then” questions. Example: “What types of functions do you want in your new home, or activities near your neighborhood?” Followed by something like, “is the number or size of bedrooms important to you?” Followed by, “so if I can show you the kind of home we just described, are you ready to go see it and possibly make an offer?”

Otherwise, leaders are not really leading. They’re managing—or micromanaging. From developing leadership over a couple of decades, I’ve found four major truisms for developing your team with strong internal leadership. These principles apply whether you’re in management or in sales interested in building a team.
Principle #2: People don’t know WHAT to do to get the job done. Even if you hire someone who has real estate experience, it doesn’t work to leave it to them to figure what exactly needs to be done—from your point of view. They don’t know your priorities. They don’t know how you work. Do you have processes and systems in place to teach them exactly what needs to be done?

Buyers and Sellers: Understanding How Home Inspections are Negotiation Tools That stunning home or vacation property may seem perfect. But Top Agents advise anyone buying or selling to prioritize the importance of professional home inspections. For sellers, many agents recommend preparing for two separate inspections, one for your own information before listing and the second at the buyer’s obligation. For buyers, know that the listing agent is required to disclose certain major issues discovered on professional inspection. But every buyer should also order a thorough home inspection. For both buyers and sellers, inspection provides knowledge and knowledge may translate to power, time saved or money. THE SELLER’S INSPECTION You’ll save time before closing if you find potential “sticking points” before listing your home. Even those repairs that a seller isn’t required to fix may be worth the upfront investment. Replacing or repairing leaky faucets, wornbut-not-compromised sections of roofing or cosmetic masonry work will go a long way to build trust between you and buyers in your market. In addition, the last thing a seller wants right before closing is a major surprise. THE BUYER’S INSPECTION Selecting your Inspector: Before hiring an inspector, your agent may ask if the seller conducted an inspection and who conducted it. With this knowledge, you’ll hire a different inspector. Consider some important factors when choosing your home inspector: First, remember the adage that “you get what you pay for.” This property is one of your biggest investments it’s the place you’re going to cherish as your home or vacation destination for years to come. Entrust it to a highly rated and properly licensed inspector with the appropriate professional affiliations and credentials. Your Top Agent is your best referral source, but read online reviews or ask for recommendations to learn more about inspectors and the inspection process. As a buyer, know that a home inspection report gives you opportunities to request repairs, a lower sale price or credit for work to be done. Talk to your agent about how to make the most of your inspection report. Your agent will likely have contacts with local professionals you can consult with for fair estimates on the cost of the repairs you would like made. In extremely competitive markets however, your negotiating power may be limited to major issues requiring disclosure. Heed the advice of your agent in making necessary requests without risk of losing your dream home. Be sure to attend the inspection or assign a proxy if you’re out of the area. Then, go above and beyond and give a luxury property the attention it deserves. Your inspector should help you find concealed issues that can help you negotiate. Honest oversights on the part of the seller, for instance can only be rectified if discovered before closing. For example, clogged exterior drainage inadvertently concealed by hardscape may become a flooding issue down the road. On the flip side, recent partial-room painting may indicate something more than the seller’s beautification efforts. HOW SERIOUS IS IT? Remember that a home inspection is one of the most useful items in the buyer’s toolkit, but be careful not to get overwhelmed by the results. Prioritize issues by immediacy (safety) and break down each category by cost to repair to determine how the issues may impact negotiations. Top Agent Magazine
