STAYING IN TUNE WITH CUSTOMERS How does one communicate with and develop long-term relationships with customers? It’s a question that has been asked since trading first began thousands of years ago, and is just as relevant today. In fact, even more so, since competition is fierce and customers are constantly seeking out that X factor from their suppliers. PR and marketing companies will say that it requires all manner of approaches to concoct a successful marketing mix - and they are right. However, the most important thing companies can do to ensure loyalty is very simple; be nice. And I’m talking about being genuinely nice, not ‘professionally’ nice. I have, of course, noticed how successful this approach is thanks to all of the social media work we do for clients here at TPG. But it wasn’t until recently that I felt the full force of ‘being nice’ for myself. Naturally, I speak to pleasant people all of the time, but usually this is within a work context. Sometimes it is good to step outside of that and just be human. It can be very powerful. In early March, 2017, I attended a concert, where the violinist was a young Italian woman by the name of Francesca Dego. I have attended hundreds of concerts during my time, but rarely have I witnessed a virtuoso performance like this one. Indeed, upon giving an encore (a Paganini Caprice) the audience audibly gasped at one point at the technique and musicianship on show. It was a special evening. The following morning I was on social media and I came across a short piece by the symphony orchestra she performed with. I left a comment saying how much I have enjoyed the concert, and
particularly the violinist. I then moved on and thought no more of it. Nevertheless, about 40 minutes later I received a lovely message from Francesca herself, thanking me for my kind comments and giving me a few of her thoughts on the music. It was a lovely message from a very busy woman, but it was the finest PR I have ever come across in my entire life. This was an international music star with an extremely busy schedule that takes in everywhere from Sydney to Seattle, and she took the time to say “thank you” to a member of the audience. And of course she now has a fan for life. That very day, I ordered her new CD (sorry all you techies out there, I hate digital; the quality is appalling and if you are ever anywhere with a bad connection you have lost your entire music collection!). The power of social media is extraordinary nowadays; 25 years ago the violinist in question would not have taken the time to write a note, stuff it in an envelope, put a stamp on, and post it. Today, it’s all so easy, yet how many people take the time to say “thank you” when there is no immediate profit to be made in it. When we do, though, there can be a seismic shift in how we view a product, a company, or even a violinist.

Emirates Projects: What are some of the benefits of being a member of the AIA Middle East? Raya Ani: There are certainly benefits to becoming a member for architects practicing in the region. This year we are looking at improving the benefits we offer our members. We will have exclusive events that are focused on knowledge sharing, empowerment, mentorship and networking. We are also putting together an illustrious line-up of speakers and presentations. And of course, the diary will also include occasions when we can decompress and get to know one another in a social context to strengthen our sense of community. Emirates Projects: We understand that your annual conference will be held in Sharjah this year? Raya Ani: Sharjah is the perfect location for our year end conference, given its rich history of culture and art, whilst at the same time embracing technology and innovation. We will be working closely with Sharjah Investment and Development Authority – Shurooq and the Sharjah Art Foundation to host an extraordinary event that will focus on advancing the discussion and debate
around the intersection of architecture, art, sustainability and technology. Emirates Projects: You must really enjoy working in this part of the world? What do you hope to achieve with the AIA? Raya Ani: The Middle East is an exciting place to work! It is a unique place with its own set of opportunities and challenges! It feels natural to me being here and I am inspired to advance the state of architecture in the region whether through my own design studio or through the AIA. I am interested in listening to the challenges our members face when practicing architecture in the region as I believe my role as the president is to inspire and to empower our members so they can reach their full potential whether they are students about to graduate or professionals. For example, we are planning an event with senior students and recent graduates from the American schools of architecture where they will be able to meet with respected firms and professionals for discussion, insight and support. We envisage research and internship opportunities being explored too, which we foresee being mutually beneficial for both. We are also planning advisory sessions to help our members to advance further in their career so they can get more joy and satisfaction from the work they do.

IBM LAUNCHES BLOCKCHAIN INITIATIVE
I
nternational Business Machines Corporation (commonly referred to as IBM), an American multinational technology company with operations in over 170 countries, has launched a trade finance blockchain initiative with Dubai government agencies, Dubai Customs and Dubai Trade, plus enterprise partners, Emirates NBD, du, Aramex, and Banco Santander. IBM has teamed up with IT provider Dutech to delve into the use of blockchain as a trade finance and logistics solution for

the import and re-export process of goods in and out of Dubai. By utilising Hyperledger Fabric and IBM Cloud, shipment data can be transmitted in order to allow key stakeholders to acquire real-time information about the condition of goods and the status of the shipment. Taking fruit as an example, stakeholders will be able to receive timely and appropriate updates on cargo being delivered to Dubai from India by sea, before being manufactured into juice in Dubai, and then exported to Spain by air.
A BLOCKCHAIN HUB Trade finance has been identified as the ideal scenario for blockchain-based ledgers. The concept developed by IBM also leverages Watson IoT for device-reported data to revise or endorse code on the blockchain, which carries out business rules. IBM explained that the system integrates all of the key trade process stakeholders from the ordering stage, in which the importer obtains a letter of credit from their bank, through to the intermediary stages of freight and shipping and ending with customs and payment.
It was back in February 2016 when the Dubai government declared its interest in positioning itself as a blockchain hub. With this in mind, the Dubai Museum of the Future Foundation established the Global Blockchain Council in which IBM is a member. Furthermore, Dubai plans to carry out all of its transactions on the blockchain by 2020, as part of its Dubai Blockchain Strategy. Group Chief Information Officer of Emirates NBD Group, Ali Sajwani, commented: “The bank has always had a
culture of innovation and several of the bank’s most successful products and features can be attributed to this forward-thinking mindset. We are excited to participate in streamlining the trade finance process using the futuristic blockchain technology, which has the potential of transforming the way we conduct business between heterogeneous entities.” Amr Refaat, General Manager at IBM Middle East and Pakistan, added: “IBM believes that blockchain will do for transactions what the internet did for
information. Dubai is at the forefront of adopting this transformative technology as government agencies and businesses realise the need to have a shared secured ledger that establishes accountability and transparency while streamlining business processes. Our collaboration today with leading Dubai organisations across different sectors in trade finance and transportation will showcase how blockchain will revolutionise the way businesses interact with one another and with their customers and suppliers.” Building Trust in Governments, a blockchain
study carried out by the IBM Institute for Business Value, discovered that a number of governmental organisations are embracing blockchain technology to encourage more widespread collaboration. Up to 90% of governmental organisations plan to invest in blockchain for use in financial transaction management, asset management, contract management and regulatory compliance by 2018. Throughout the MENA region, contract management is viewed as the business model that shows most potential for blockchain,
providing near instantaneous and transparent reconciliation between all parties. A lot of principal players, including banks, logistics companies and technology providers, have been enthusiastically forming consortia and working hard on trade finance blockchain concepts. IBM draws upon its cloud-based reach, analytics, IoT capabilities and the Hyperledger block chain fabric to produce smart networks and hubs, connecting key trading ports such as Dubai and Singapore.

DUBAI SEEN AS THE HUB IN MENA GLOBAL ECONOMIC UNEASE HAS CAUSED A REAL ESTATE SLOWDOWN THROUGHOUT THE REGION, SOMETHING THAT IS EXPECTED TO CONTINUE THROUGHOUT 2017. HOWEVER, SAVVY INVESTORS ARE LOOKING FURTHER AHEAD AND ARE CAPITALISING ON THE GENERAL CAUTIOUSNESS IN THE MARKET.
14 WWW.TPG-MEDIA.COM
In fact, despite the general uncertainty, there is still substantial interest from international companies and individuals who are trying to gain a foothold in the region, as they still view Dubai as the principal gateway to the Middle East and Africa. With this in mind, it is no surprise that logistics and distribution centres are still a source of considerable expansion, fuelled by the strength of Dubai’s tourism and hospitality industries. So when looking at destinations with the most potential in the coming year or two it is little surprise that Jebel Ali Free Zone Authority (Jafza) is at the forefront of many investors thoughts. The most established industrial free zone in Dubai, Jafza has direct access to Jebel Ali Port and has excellent connections to the road network. With 48,000,000m² of industrial and commercial space and 7200 companies in residence, Jafza is the most sought-after location for businesses of all sizes in Dubai. All land within the zone is leasehold from the Government of Dubai, and leases are granted on a 20-year basis and relate directly to the location within the zone. Also high on companies’ lists is Dubai South, a new free zone with a superb location for global logistics and distribution, as it sits
adjacent to the Al Maktoum International Airport. Moreover, it has direct access to Jafza and Jebel Ali Port via a bonded corridor and bridge, whilst also being well-connected to the surrounding external road network, providing excellent access to the northern emirates and Abu Dhabi. A number of
leading logistics companies, such as Aramex, INL, and Hellmann-Calipar, are already operating from Dubai South and, as it is quite a new industrial location, the bulk of the properties are occupied by owners, dictating that there is no real active leasing market.
REAL ESTATE DEVELOPERS 15 Previously known as TechnoPark, National Industries Park can be found adjacent to Jafza and is operated and owned by Economic Zones World, which also owns Jafza. Although not a bonded zone, it is possible to run a 100% foreign-owned free zone branch here, with major players including NestlĂŠ, Baker Hughes, and Danube. Companies can operate as an onshore limited liability company with a local sponsor, or as a free zone branch. Functioning
as the latter carries all of the same benefits as those found in Jafza with regards to ownership, corporate tax and the repatriation of profits. Another renamed park, formerly Dubai Industrial City, Dubai Industrial Park is an onshore industrial zone close to Dubai South. It offers 2,000,000ft.2 of pre-built warehouses, providing a variety of storage and manufacturing spaces that range from 5000ft.2 to 10,000ft.². Indeed, it has the highest
concentration of warehouses in the UAE, with occupancy rates currently in excess of 95%. Finally, Dubai Investment Park is seen as the leading onshore location in the south of Dubai, with major occupiers including Gulf News, Al-Futtaim Motors, and LuLu Logistics. The park has seen significant development over the last three or four years, which has resulted in a broad array of warehouses now being made available on the secondary market.
Throughout the UAE, there is generally a positive feeling regarding the economy. Having said that, we will have to wait to see what happens on the world stage, whether that be the United States, the European Union or China. Nevertheless, growth is expected between 3.5% and 4% this year in the UAE and the outlook for Dubai remains good.

TRL AND QATAR’S MINISTRY OF MUNICIPALITIES AND ENVIRONMENT LAUNCHES NEW INNOVATIVE BUILDING BLOCK TO HELP INCREASE SUSTAINABILITY OF LOCAL CONSTRUCTION SEGMENT TRL, the global centre for innovation in transport and mobility and Qatar›s Ministry of Municipalities and Environment (MME) has announced the launch of ‘VegeBlock’, a new innovative building block designed to help increase sustainability across the country›s construction segment, in a special seminar held at the Ministry of Municipality & Environment Tower. Present during the launch were Dr Mohammad bin Saif AlKuwari, Head of the Environmental and Municipal Studies Institute - MME and Dr Khaled Hassan Country Director and Head of Middle-East Infrastructure, TRL, along with key stakeholders in the construction industry. The launch of VegeBlock, also described as ‘Smart Block’, represents the latest stage in an ongoing program of collaborative work between MME and TRL to improve the sustainability and adoption of green construction in Qatar and the rest of the region. Previous projects have focused on the use of locally available recycled and secondary aggregates in place of imported primary aggregate. The project was funded by the Qatar National Research Fund (QNRF) at the Qatar Foundation, National Priorities Research Programme (NPRP 6-1472-2600). During the event, attendees were briefed on how VegeBlock has been developed from small scale samples produced in laboratories to full-size building blocks using materials and techniques specifically suited to Qatari conditions and the Gulf region. The properties of VegeBlock were described, including the announced plans to take their production forward to full scale and the release of a Best Practice Guide for its reproduction. VegeBlock is composed entirely of recycled aggregates and used vegetable oil, and is manufactured in a similar way to conventional concrete blocks, except that they are cured at higher temperatures for longer periods. The product has similar properties to low strength concrete and is suitable for use as non-load bearing blocks in buildings. By using recycled materials and avoiding the use of cement, the cost of production and the carbon footprint of VegeBlock are significantly lower than that of conventional concrete blocks being used today.
The aim of the project was focused on the development of innovative pre-cast blocks for the construction industry without the use of cement or primary aggregates. VegeBlock is expected to make a significant contribution to the sustainability of construction in Qatar. The project enabled the VegeBlock concept to be adapted to the specific conditions and materials available in Qatar--particularly to maximize the use of recycled and waste materials. The initiative falls in line with the Qatar National Vision 2030 objective of balancing economic development with the protection of the environment. VegeBlock contributes to sustainable development and the implementation of the green construction concept through the re-use of materials that might otherwise be disposed of as waste and avoiding the import of the aggregates and cement that are used in conventional concrete building blocks. VegeBlock has been developed into a practical technique adapted for the specific circumstances and recycled materials locally available in Qatar. VegeBlock is produced from excavation waste material (limestone) and used vegetable oil. The components are mixed and compacted in a mould and cured in an oven at 170°C for up to two days. The heat treatment results in oxidation and polymerisation of the oil to act as a binder for the aggregate resulting in cured blocks with adequate strength and durability for use as construction blocks. These innovative blocks have strength and durability properties similar to non-load bearing concrete blocks (M4 & M6 in the Qatar Construction Specifications QCS 2014) but do not require the use of cement, water or imported aggregates. A series of laboratory testing programs were carried out to optimize the process and determine which materials to take forward for the full-size production of VegeBlock. The optimisation process included different types of recycled aggregates and oils, oil content, compaction level, temperature and duration of curing. The laboratory trials demonstrated the diversity of using various types of waste material, including unwashed sand, Incinerated Bottom Ash (IBA) and excavation waste (limestone). Various types
of used vegetable oils were also utilised including, Palm oil, Soybean oil and Canola oil. For each combination of aggregate and vegetable oil, the optimum oil content was established and the optimum compaction level, curing temperature and curing duration determined. It was found that the optimised mixtures produced VegeBlock— meeting and complying with Qatar Construction Specification (QCS 2014) requirements for compressive strength and water absorption for non-load bearing concrete blocks. Durability tests indicated that VegeBlock was resistant to damage from water, salts and fuel. Full scale production trials were then carried out at the Khalid Cement Industries factory in the Industrial Area in Doha. The aggregate used was limestone derived from excavation waste, screened to be finer than 8 mm. Used vegetable oil was selected as the binder, thus using only recycled materials as well as avoiding the use of cement and imported aggregate. The production was carried out using the same facilities available for producing conventional concrete blocks in Doha. The process resulted in the production of large sized blocks (400*200*200mm) that met the Qatar Construction Specification requirements for non-load bearing blocks. A trial wall of full size VegeBlocks was constructed outdoors at the Qatar Standards offices in April 2016 with a wall of conventional concrete blocks for comparison. The condition of the wall has been monitored through the heat of
summer and heavy rains in winter. To date, it is still intact after 10 months in service. Monitoring and testing of the trial wall will continue to provide more confidence in use. VegeBlock offers various advantages as compared to conventional blocks including the use of locally-available waste and recycled materials and avoiding imports. VegeBlock also provides environmental benefits in terms of reduced emissions of CO2 compared to conventional concrete blocks. Carbon footprints results indicated that VegeBlock has a distinct advantage by saving 88 per cent in carbon emission over conventional concrete blocks. The great advantages of VegeBlock can be seen in the elimination of the use of cement and imported aggregates. The new and innovative product does not require the addition of water to the mix--a significant advantage as compared to concrete blocks in a desert climate like Qatar. A preliminary economic analysis indicated that the production costs (materials plus operational costs) for VegeBlock could be significantly lower than concrete blocks. The material and operational cost for manufacturing is estimated to be two thirds the cost of conventional concrete blocks. However, there is a need to develop a bespoke system for full-scale production of VegeBlock, which may impact on the capital cost. A more detailed economic analysis should be carried out when a specific plant is under consideration.

SCHON PROPERTIES OFFERS SPECIAL RENTAL PACKAGE FOR EXPO 2020 SUPPLIERS AT SCHON BUSINESS PARK
Schon Properties, developer of quality assets, is offering office space at the recently delivered Schon Business Park for companies planning to tap the growing business opportunities run up to the Expo 2020 – that will serve 25 million visitors in six months and create 277,000 new jobs in Dubai. Located within five minutes driving distance from the World Expo 2020 site within the Dubai Investment Park, Schon Business Park offers tenants and investors 1.6 million square feet commercial space or 400 office and retail units either for long-term lease or rent – and set up their office – to benefit from the massive business opportunities. Schon Business Park is a large scale commercial development which is offering a cluster of office spaces for different business types with a huge variation in their sizes (starting from 500 square feet), design and purpose. Segregated in different stages- Phase 1, Phase 2 and Phase 3, Schon Business Park office spaces has already been delivered and ready to move on. Schon Business Park is a low-rising commercial project with each floor having a corridor length of up to 1.8 kilometres. If developed vertically, the project could have risen to 100 floors with an average floor size
of 16,000 square feet. The project offers the best return and security of investment, capital appreciation and pride of ownership. “Companies located within the close proximity to the Expo 2020 site have a better chance to benefit from opportunities as it will save them from possible logistics issues,” Noorul Asif, Chief Operating Officer of Schon Properties, says. “That’s why Schon Business Park is ideally suited to cater to all those companies – be it sub-contractors, suppliers, fit-out companies, marketing companies, travel and tour operators, cargo agents, courier services, transport services, rent-a-car operators and event organisers. “In fact there couldn’t have been a better commercial property available right now for those who want to serve Expo 2020 and Dubai South – the 140-square kilometre purpose-built aviation district that will host the world’s largest greenfield airport development with a design capacity to handle 160 million passengers per annum that will be built with an investment of $30 billion.” Following the announcement in 2007 to develop a new airport city at Jebel Ali, Dubai Government has successfully created the Dubai Logistic City as part of the Dubai World Central project – later rebranded
as Dubai South. Currently construction works on other residential, commercial and logistics facilities have been going on to ensure success of Expo 2020 mega event. “In the next two to three years, a lot of businesses will shift to Dubai Investment Park and Dubai South. Organisers of national pavilions, sales and marketing companies and other companies will progressively set up their operations close to Expo 2020 site – that will push up the demand for more office space,” Asif says. “Investors could own office units with a long lease with prices starting at Dh600 per square feet or Dh750,000 – by just investing six year’s rental value into office units. Rental yield could be more than 12 per cent per annum – higher than the average 7 per
cent rental yield in apartments.” Schon Business Park is close to Mohammed Bin Zayed Road – the main inter-state highway of the UAE – and ideally located to serve Dubai South, Al Maktoum International Airport, Jebel Ali Port, Jebel Ali Free Zone and Dubai South. Interested companies can directly contact Schon Properties sales team for a better price and location. Commercial units are being sold on first-come-first-serve basis. “We have already leased out a number of units while the rest of the inventory is being snapped up by buyers as we speak,” Asif says.

TOP 3 THINGS TO CONSIDER WHEN CHOOSING AN INTERIOR FIT-OUT CONTRACTOR
In the UAE’s transformational journey from a barren desert to a bustling new city, many interior fit-out contractors have played a part and made a fortune. Many have set up base here as the market continues to remain lucrative. For clients, though, things have gotten a little complicated. With many claiming that they are specialists, appointing the right contractor is important. It is the first step to getting your dream project delivered. Here are three things to consider, when choosing your fit-out contractor. 1. Reliability of the contractor: It is important that clients seek references and look into the company’s past body of work to establish its credibility and reliability. Few companies in the country can claim that they have been operating for over 40 years in the UAE’s construction sector. Al Shirawi Interiors has a history that dates back to 1971 and we have consistently built on our fit-out expertise. Today, we are associated with several prestigious
projects including the Meraas Citywalk, DP World, Deira City Centre, Medcare Sharjah and School of Research Science Al Warqa to name a few. 2. The whole deal or piecemeal: It is troublesome and tiresome if the client has to engage with a number of businesses or individuals for getting a single job done. It is vital to verify the scope of work undertaken by the fitout company. At Al Shirawi Interiors, our scope includes all finishes, such as marble, floor finishes, wall finishes, joinery, gypsum, metalwork and glazing, FF&E and MEP all managed under a single contract. Our services also cover value engineering, procurement, site supervision and project management. 3. Delivery within budget and on time: Clients and contractors need to set their expectations clear at the very outset with regards to the budget
and delivery time. We at Al Shirawi Interiors have a purpose-built factory to complement our turnkey fit-out solution. We supply and install the best quality wood products such as doors, frames, wardrobes, cabinets, kitchen cabinetry, loose furniture and fixed furniture, helping us cut down on lead time for delivery. The Sustainable City (TSC) though, being developed by Diamond Developers, takes everything to a new level, delivering a complex system that relies on economic, social and environmentally interconnected values that support urban sustainability. Or to put it another way, this is not a city that is ‘a sum of things’, but a fully holistic city that has stepped straight out of the future. Buzz words like ‘sustainability’, ‘renewable’, ‘eco-friendly’ and ‘clean energy’ are no longer a dream – they are a reality at the 5,000,000 square foot community that has become the first Net Zero Energy city in Dubai and the Middle East’s first operational sustainable community. Beyond this, TSC is a regional model for sustainable living and a paradigm of what our modern utopia can look like if we take the future into our own hands. Brought to life by forward-thinking property and development company Diamond Developers, which is led by dynamic CEO Faris Saeed, TSC was launched in 2013 and welcomed its first residents in December 2015 only two short years later. There are now 300 happy families thriving at the state-of-the-art community on Al Qudra Road, where the
three key concepts of sustainability – social, economic and environmental – are realised with dazzling vision and completeness.
Giving the Planet Back to You Diamond Developers’ objective was to create a city that embraces people friendly values in order to deal with environmental issues and the sustainability of the planet. This means solving problems being faced by the world, such as global warming, resource challenges and energy constraints
by establishing sustainable social and economic systems that increase the quality of life and make the city into a place where everyone wants to live, and where everyone enjoys a superior lifestyle as new sources of value continually come into being. The attention to detail within TSC is exceptional, and begins at the Buffer Zone, a 27m wide strip of land that surrounds the community. This reduces both air and noise pollution, provides shade and enhances air quality. The zone consists of three layers of

trees, a shaded two-way 4km horse track, a shaded two-way 4km cycle track, a shaded 3km rubberised walking track. A commitment to quality of life can be seen everywhere one looks, boasting a full suite of cutting-edge sustainability features including over 15,000 solar panels producing clean energy for 500 villas, full water conservation solutions and bio-domes for urban farming, TSC has been recognised as the ‘Best Residential Development Arabia’ and ‘Best Residential Property Arabia’ by the world-renowned International Property Awards 2016, as well as ‘Best Residential Development’ and ‘Best Residential Property’ in Dubai at the Arabian Property Awards 2016. It is no wonder that TSC is going from strength to strength, as it combines its commitment to environmental sustainability with significant economic and social benefits for its residents. These include a 60% reduction in electricity bills and ZERO NET maintenance fees, on-site employment opportunities in a variety of sectors
including retail, hospitality, education and entertainment, and a range of life-enhancing amenities such as a 10 kilometre continuous network of recreational opportunities, an equestrian centre, cycling and jogging tracks, and an eco-friendly Mosque. In addition, there are 11 naturally ventilated bio domes situated on the Central Green Spine, which are used to grow herbs, vegetables and fruits. All surplus produce will be sold at a weekend Community Market, as well as catering to residents’ needs.
There’s a Better Way The Residential Clusters feature sikkas (internal roads) that are fully pedestrianised, central urban plazas with a Barjeel wind tower, four children’s play parks per cluster (one per 25 pillars), and multiple recycling stations. The private, north-oriented, L-shaped units enjoy abundant daylight and a plethora of environmentally friendly features. These include highly insulated UV reflective walls, roof and windows; accessible solar shaded
rooftop terrace overlooking the city; smart, energy efficient air conditioning system with humidity control; Energy-Star rated kitchen appliances; LED lighting; solar water heaters; water efficient fixtures, faucets and appliances; and 100% recycling wastewater in separate grey and black water drainage networks. Cluster orientation was a critical factor when considering the design and urban layout of TSC. For the purpose of optimal natural ventilation, all residential clusters and roads are oriented with the prevailing wind direction in Dubai. This maximises wind velocity to create a cooler microclimate within the city. The cluster orientation also reduces the sun’s direct impact on homes, while maintaining adequate daylight through wide floor-to-roof windows. This passive design strategy is directly associated with a decrease in the frequency of HVAC use, resulting in lower utility bills for the owners and tenants. In fact, TSC’s eco-friendly villas enjoy a 50% reduction in electricity consumption
from demand management strategies and solar energy production. This vastly reduces the city’s carbon footprint. These demand management strategies include LED lighting, high wall and window insulation, highefficiency HVAC equipment, solar water heaters, and Energy Star home appliances. Furthermore, the solar panels on the roof of TSC’s villas contribute to decreasing dependency on non-renewables and the shift to clean energy sources. All residential units are painted using UV reflective paint too, with the Solar Reflective Index values of the exterior walls, roof and paving exceeding 78. Once again, this will reduce cooling loads and the frequency of HVAC usage, resulting in a lower carbon footprint. TSC’s villas are also equipped with highefficiency water faucets and fixtures that reduce water consumption by approximately 40%. In turn, this lessens the load on seawater desalination, which is a very energy intensive process. Appreciating the value of water in
WWW.TPG-MEDIA.COM 33
34 THE SUSTAINABLE CITY Dubai’s desert climate, TSC minimises its water-related carbon footprint dramatically. Moreover, the water piping system in TSC’s villas segregates consumed water into grey and black waste streams for efficient recycling and community irrigation. And because every drop of water matters in Dubai, TSC ensures that its landscapes efficiently collect storm-water run-off for recycling and re-use in irrigation. Around 60% of TSC’s area comprises of open spaces and vegetation, whilst the traditional Barjeel wind tower in the central Plaza of residential clusters creates a cooler city microclimate by increasing inner-city wind velocity. This encourages residents to use their electric golf carts or walking as a means of internal transportation, thus saving fuel costs.
A New Level of Performance Technology The facilities within TSC are all convenient and accessible, including the
15,000m² Community Mall, comprising shops, cafes and restaurants on the periphery of an outdoor central plaza. And that’s not all; there are 89 rentable apartments (studios, and one and two bedrooms), offices, healthcare clinics, a nursery, a supermarket, community amenities, and a weekend market. In addition, homeowners enjoy a net zero service and maintenance fee scheme from shared revenues of the Community Mall rentals. Phase two of The Sustianible City will showcase the introduction of five more buildings, including the first solar powered hotel in the region and a comprehensive rehabilitation hospital, this hospital will encompasses the fundamentals of wellbeing, wellness and health. Phase two will also include The Diamond Innovation Centre, a dedicated facility designed to advance progress in the field of sustainability, is designed to explore and promote the best ideas around the safeguarding of important natural resources.
The first institution of its kind in the UAE, The Diamond Innovation Centre will facilitate the study of environmentallyfriendly and renewable practices, forming a major component of the TSC offer. It will host innovative study programmes, provide professional training, and be at the forefront of formulating international standards and measurements. Among the solutions that The Diamond Innovation Centre will accomplish are the research for new sustainable approaches to elevate TSC’s role in the educational sector and to develop a reputation for the provision of premium training courses, sustainability consulting services, and sustainability exhibitions and conferences. It also intends to provide scholarships to students in universities and to arrange reciprocal study programmes with other similar centres. The Centre will be the first negative lifecycle footprint building in the region over its 50-year lifespan, producing 140% of its energy requirements, covering its
operational consumption, whilst offsetting its manufacturing, construction and demolition carbon emissions.
The Time Has Come Education is, of course, at the heart of any residential development, and TSC is no different. Well, actually, it is rather different! The Sustainable City School will not only offer a progressive curriculum, but will teach renewable energy, water recycling, air quality, urban farming, and water management and composting. There will be various extracurricular activities available, and a significant degree of outdoor learning, with the digitised K-12 green school accommodating somewhere in the region of 1000 students. It will also have access to The Junior Innovation Centre , Equestrian Centre, and Central Green Spine for P.E. TSC has welcomed delegations from across the world, including the Vice President of the Oriental Republic of Uruguay, the Minister for the Environment and Water of Resources

of Singapore Masagos Zulkifli, and a number of local and international governmental & academic delegations. TSC has also established close partnerships with influential organisations including University California Davis (UC Davis) and Emirates Wildlife Society – World Wildlife Fund (EWS-WWF) – and Dubai Carbon. To match its ‘strength in numbers’ philosophy,
TSC also demonstrates a firm belief in the ‘two heads are better than one’ approach to solving global issues.
Shaping the Future While taking strides towards fulfilling its environmental objectives both regionally and internationally, TSC is also committed to the lives of the residents who call the
community home. Upholding the third pillar of sustainability – social – TSC is enhancing lives by nurturing a happy community where well-being, health and sustainability are deeply embedded values. In line with the Dubai Plan 2021, TSC aims to be a home to happy, creative and empowered people who embrace sustainability and care intensely about the planet.
Have you ever wondered what you would experience if the clocks rolled forward? Well, there is no need to wait, or even time travel, because TSC is presenting the future today. The time is ripe, say experts, to start designing smarter, more sustainable and environmentally friendly environments, and The Sustainable City has done just that!

A Unique Portfolio of Services Indeed, the company has already left a lasting impression on how the city looks and feels to the 2.7 million people living in Dubai, as well as the 15 million people who visited in 2016. Meraas is also evolving the way it works by creating a world of places and experiences that allow people to dedicate more time to their passions, while feeling a much deeper connection to their local communities. This enlightened approach is behind existing destinations such as CITY WALK, The Beach, Boxpark, Last Exit, and The Outlet Village. By bringing people together to socialise, explore, learn, play, create and enjoy their lives, Meraas believes that it can stimulate a culture where the next generation of ideas, businesses and communities can take root. Five-star healthcare is at the heart of the company’s approach, as underlined by the opening Valiant Clinic in November 2016. Whenever Meraas takes on such a project it looks at the current gaps within the healthcare sector and then seeks to fill them. These will be services that are not readily available or common in the marketplace, and for which there is a genuine need. The
company does not look to compete against existing services. Such services are non-cyclical and it is very important for Meraas to invest in these sectors as it enriches peoples lives. It is an approach that the company also takes with the education sector, where it also looks to create a point of difference. In fact, both the healthcare and education industries are involved in promoting public well-being and happiness, and therefore have many
synergies. They also have strict approval processes and licensing requirements. This is a good motivator for service providers to stay abreast of the latest healthcare and education trends and innovations that can help people take control of their lives. Research also shows that a higher level of education creates a larger demand for preventive healthcare services, which can reduce the need for medical intervention further down the line. There are, of course, unique challenges

in the designing and development of a healthcare facility. Healthcare facilities differ greatly from commercial spaces, and the design team must have an excellent knowledge of how the mechanical, electrical and plumbing requirements impact on a design, adding a layer of complexity to what designers involved in commercial space have to consider. Patients receiving treatment for certain types of cancer, for instance, require radiology and imaging facilities that come with additional structural and electrical requirements; air handling and filtration for infusion spaces; as well as waste management systems for the disposal of hazardous medications.
A Growing Industry The healthcare industry has grown and diversied significantly in recent years. In 2014, the emirate of Dubai spent almost AED 12.8 billion on healthcare, while the Dubai Health Authority received AED 1 billion in medical tourism revenues in 2015.This has led to a rise
in demand for medical equipment, wearable tech and IT systems. A pharmaceutical manufacturing industry has also emerged in Dubai, but to fully appreciate the impact of these developments one needs to only look at the regional market for simple things such as medical gloves, which has an estimated value of close to $100 million during the next decade.
World-Class Healthcare Valiant Clinic is the premium, multispeciality outpatient clinic in the UAE and the region that offers diagnostic, wellness and healthcare services and excellent, evidencebased medicine with an emphasis on helping people lead a healthy and active lifestyle. It is the result of a partnership between Meraas and Houston Methodist Global Healthcare Services (the international subsidiary of the world-renowned Houston Methodist Hospital located in Houston, Texas, USA), and is distinguished by its advanced healthcare facilities, innovations, and state-of-the-art
technology. Moreover, its qualified, boardcertified service providers and physicians the world over are accountable for patient safety and satisfaction metrics, not volume targets. The clinic’s unique concierge medicine services (such as personalised/customised attention and services, and 24/7 access to test results and medical records), its strategic location in CITY WALK, and its exquisite, nonclinical design and architecture all complement the world-class services offered and delivered. It will come as no surprise therefore that Valiant Clinic is seeing demand that is consistent with expectations at this stage for its services, including general checkups and appointments with Family Medicine, Internal Medicine, Cardiology, Endocrinology, Pulmonology, Gastroenterology and Genetics, and Surgical (Urology, ENT, Orthopaedics, and Dermatology) services, as well as new specialists that include Sports Medicine. Meraas is committed to establishing Valiant
Clinic as the number one place for wellness and preventive care in Dubai, and in doing so will constantly be looking for new areas of specialisation to add to its list of services.
Helping People to be More Active Meraas will continue to evolve and expand over the coming years, with one area in which it sees tremendous future potential revolving around advancements in genetic assessment, disease prediction and disease prevention. The company also sees a growing market for preventive care services, including wellness and health checkups, although the healthcare experiences it creates in the future will depend on how demand for services evolves over the next five to seven years. Meraas aims to remain a leader in medical and overall customer experience, while identifying new gaps in the market where it can utilise its expertise to provide unique experiences and enrich people’s lives, in line with the company’s vision of helping people to be more active.

This powerful standard is assigned to every project, regardless of its size or complexity. It’s because of these commitments that ASGC has a reputation for reliability that speaks for itself. ASGC is the first port of call in the UAE for discerning clients who require a main contractor for large-scale private and social infrastructure projects. Since 1989, the company has delivered commercial complexes, high-rise buildings, hotels and resorts, industrial projects, and landmark social infrastructure developments. Amongst its successfully completed projects are such blue-chip names as City Walk, Etihad Museum, Vision Tower, Jumeirah Beach Residence, The Onyx, Bay Square, Business Central Towers, the Golden Mile, the Nestlé Factory, and the Waldorf Astoria. These and more demonstrate ASGC’s track record for delivering major projects throughout the UAE. Other landmark developments currently under construction include HH Sheikh Mohammed bin Rashid Public Library, Dubai Arena, Taj Hotel, Marina Bloom, MediClinic Parkview Hospital, and Dubai Airport Terminal 1. Projects of this kind underscore the company’s passion for creating contemporary urban experiences,

The Ultimate in Performance ASGC is today recognised as a key player in the UAE’s construction industry, with a commitment to providing the last word in reliability, in-house capabilities and customer satisfaction. It is a company that is rightly proud of its health and safety record too, having successfully
completed numerous projects with exemplary safety records. Employing more than 14,000 construction specialist workers in the UAE, including via its five subsidiaries - Al Shafar Steel Engineering (ASSENT), Emirates Beton (EB), Al Shafar United for ElectroMechanical Engineering (ASU), Hard Pre-Cast Building Systems (HPBS) and Al Shafar Interiors (ASI) – ASGC has the expertise to tackle almost any project.

One recent example of ASGC’s capabilities is the successful completion of the Valiant Clinic project, of which the company was the main contractor. Naturally, as with any project, there were challenges, not least of which was the fact that Valiant Clinic was a fast track development, requiring an extremely high standard of finish. The key to successful completion lay in implementing an effective procurement plan, and in maintaining close coordination with the various subcontractors and other involved parties. Valiant Clinic, of course, was a very specialist project, and the client chose ASGC for a number of reasons. The company’s reputation for providing turnkey general contracting solutions across a wide range of market sectors, including commercial, industrial, hospitality, and healthcare supported the decision making process. Furthermore, the company is vertically integrated, which means that it is able to undertake largescale construction projects in a manner that
allows it to provide related products and services, including mechanical, electrical and plumbing services, steel structure work, ready mix concrete and precast products, as well as interior fit-outs, through a number of subsidiaries. Moreover, ASGC had established a reliable track record in the healthcare sector and is well aware of the specific challenges that this particular field of operation presents. This includes being aware of the nature and details of specialized systems, such as medical gas, nurse call systems, and sterilization, and being able to execute these tasks in close and detailed coordination with the various subcontractors, suppliers and technical specialists. Examples of this include: • Lead shielding in radiology rooms where certain precautions need to be considered. • The sterilization systems themselves, in addition to special arrangements with regards to HVAC system compliance with sterilization requirements. • Meeting the high standard of hygiene,
and other health-related requirements that are established and demanded by the governing authorities.
Experience the Difference ASGC has become widely known for its superior long-term value workmanship. Beyond meeting professional standards, the company takes a personal interest and pride in the treatment of people, meeting obligations, and applying its skills. This ensures that every client the company serves can have the highest confidence in ASGC and its employees. ASGC focuses on a core strategy of providing its clients with a high quality product, delivered on time by using the latest technologies, constant communication, and the ability to anticipate logistical, process and budgetary concerns throughout the entire project. Put simply, the company conducts all of its business with the highest standards of honesty and fairness. ASGC is a firm that can be trusted.
Being able to accurately predict the future is an impossible task at the current time, particularly given the global economic and political shifts that are currently taking place; however, the outlook for ASGC looks extremely positive for 2017. There are several major Dubai projects that are in the planning phases, and it is envisaged that many of them will be announced during the coming year. ASGC also expects to see an increase in construction and real estate investment activity in Abu Dhabi, albeit in the second half of 2017. As a company, ASGC is proud of the efforts of its people to make a difference, not only through their hard work and dedication to the projects the company is contracted to complete, but also through their heartfelt commitment to health and safety and the well-being of their colleagues. When these two ‘people elements’ come together, it creates a great company with a great culture. ASGC is blessed to be that kind of company.

LACASA ARCHITECTS & ENGINEERING CONSULTANTS 63 MEP systems and structural design in order to present the client with comprehensive, readyto-build architectural drawings.
MEP Design LACASA’s team of highly knowledgeable electrical and mechanical engineers advise clients on and recommend highly efficient systems that meet their exact requirements. These services range from basic load calculations and breakdowns through to exceedingly advanced Green Building compliance.
Structural Design The firm’s highly experienced structural engineers study, analyse and advise clients on which structural systems to use. They will design the structure of the project starting
from the enabling works all the way through to superstructures. They work with the concept architects and design development architects to ensure that the most effective structural design is implemented.
Interior Design It is said that one should never judge a book by its cover, and whilst LACASA’s ‘covers’ are universally agreed to be exceptional, the firm is committed to ensuring that the interior matches the excellence of the exterior. Indeed, every meticulously designed facade deserves an equally detailed and aesthetically pleasing interior. As a result, once the basics are done the firm’s team of highly talented interior designers are brought in to add the final touches. Based on the client’s requirements,
the interior design department will advise on which styles, colours and features to adapt and then present them with very detailed renderings. The interior design team has vast experience, covering everything from private villas through to five-star hotels.
Supervision Once the design is completed and approved, LACASA moves forward to construction. Its team of Quantity Surveyors help the client to choose the optimal materials and finishes in terms of quality and cost-effectiveness. On-site, its experienced Project Managers are present along with the contractors at all times throughout the construction period to make sure that the designs are carried out as planned.
Finding the Client’s Unique Expression Looking to the future, LACASA will concentrate on the Gulf market over the next five years. However, it already has its sights set on a much wider vision, and after 2022 will look to become active across the MENA region, including currently troubled territories such as Iraq, Syria and Libya. This approach ties in perfectly with founder and Managing Partner Emad Jaber’s philosophy, which is to establish a good reputation and help people by not only offering them jobs, but also through designing communities that inspire. No matter in which country the firm operates, its design approach is, and will continue to be, collaborative in nature, with LACASA working closely with clients, team members and stakeholder groups to find the

QUALITY CRAFTSMANSHIP IN EVERY DETAIL ABANOS, A MEMBER OF THE ECC GROUP, HAS BEEN A GROWING FIT-OUT AND JOINERY COMPANY IN THE MIDDLE EAST SINCE 1985, AND IS COMMITTED TO RETAINING ITS POSITION AS A LEADER IN THE INDUSTRY THROUGH ENGAGING A HOLISTIC AND SUSTAINABLE APPROACH TO PROJECTS. BY AUDITING AND UPGRADING THE PROCESSES AND METHODOLOGIES OF WORK, IT CONTINUES TO IMPROVE THE EFFICIENCY AND QUALITY, ALWAYS ADHERING TO A SUSTAINABLE APPROACH.
Located in Dubai Investment Park, Abanos boasts a huge manufacturing facility of 15,000m2, with state-ofthe-art machinery for wood-cutting, moulding, carving, veneering, laminating and painting. Whether it is the fit-out of a restaurant (such as At. Mosphere), complete joinery works of a university (Zayed University), Etihad Museum, Four Seasons Abu Dhabi, or large specialised fire-rated doors and acoustic panelling for auditoriums (like the World Trade Centre Exhibition Hall), the company’s large joinery fabrication set-up, coupled with its staff of skilled craftsmen, engineers, interior designers and fit-out team, are able to deliver on any project. The inhouse maintenance team, along with stringent quality control standards, ensures that all equipment is up-to-date and running smoothly, hence maintaining the highest of standards.
Village Circle) that comprises two rows of G+two-storey townhouses and a fourstorey apartment building. This project is unique because it is being delivered by all of the sister companies within the ECC Group, along with Lacasa who are the consultants. Aurora Real Estate Development is the developer, ECC the main contractor,Abanos the subcontractor for joinery and fit-out work, United Masters Electromechanical for mechanical electrical and plumbing works, Prime Metal Industries for steel and aluminium work, and ECC Maintenance for the facilities management work post completion. We have done full fit out for Etihad Museum and joinery works for Four Seasons Abu Dhabi. It is a project that therefore reflects the true embodiment of the group’s collaborative teamwork, excellence and efficiency in coordination with deliverability.
Particular challenges for Abanos on this project were focused on the type and colour of the wood finish selected by the client/developer and the townhouse staircases. The chosen style and colour for the wood finishes of doors and joinery work is of a contemporary approach that needed to be executed very carefully in order to satisfy both the developer and the end user’s taste, while the single stringer steel staircase, with no vertical supports, involved skilled and intricate detailed work to achieve a harmonious look between the steel structure and the wooden threads (steps) and handrail. Looking to the future, Abanos’s plans involve being able to continuously respond to the market’s demands and needs, whilst evolving with the industry’s most up-to-date practices, both in the field of manufacturing and fit-out services.

In fact, later joined by Colin Doyle as partner in architecture and Finn Theilgaard as partner in structure, the firm has become renowned throughout the Middle East for providing creative and innovative design solutions that achieve clients’ specific goals and visions. In the beginning, it was not a difficult decision for the partners to focus on the Middle East, as they all saw tremendous opportunities in the growing hospitality market. This, in tandem with the fact that they all had the same Nordic design philosophy and were very good friends, meant that all of the pieces of the jigsaw were in place to develop a company whose philosophy is rooted in integrity, performance, value, professionalism, and unmatched personalised service.

LW DESIGN GROUP LLC 75 Award-Winning Performance LW Design attributes its continued success to its integrated approach, which has consistently resulted in distinguished client service and satisfaction. The firm takes great pride in its dedication to extraordinary quality, design versatility, and exceeding client expectations. It is no surprise, therefore, that in representing the client’s foremost interest from the initial
meeting through to final occupancy the firm has won numerous awards. In 2016, for example, LW Design received the Restaurant Design Award at the SPID International Design Awards for the Bussola Restaurant in Dubai. The SPID Awards are regarded as one of the highest accolades of interior design excellence, rewarding and celebrating outstanding projects and products from the industry at large. Consequently,
winning an SPID International Design Award is an exceptional achievement, with a technical panel, a public vote, and a panel of leading industry experts assessing each category. Just a year earlier and LW Design was named as the International Winner (Middle East and Africa Restaurant) at the Restaurant and Bar Design Awards for Geales Dubai, a local restaurant with a subtle Britishness. LW Design has also been recognised as one
of the industry’s crème de la crème when it was selected as the winner for the Commercial Interior Design ‘Interior Design Firm of the Year’ award, which is presented to the company that has produced the most impressive body of work in the Middle East over a 12 month period. The judges described the firm’s designs as focusing on “creative concepts and attention to detail,” adding that this is what distinguished it from its competitors.

As architects and designers, the firm is immersed in all aspects of the built environment and passionate about meeting the needs of its clients. The client’s brief is the starting point for the design work and the firm’s buildings are always influenced by responsible fiscal, environmental and social concerns. This will no doubt ensure that LW Design continues to be recognised by not only its peers, but also its clients and society at large, for many more years to come.
A New Generation of Buildings LW Design understands the positive change comes from the inside out and with this in mind the firm encourages and supports sustainable design. This means that it always considers the impact it has on the environment in both the day-to-day running of its practice and the buildings that it designs. Sustainability is important in every aspect of its work. Environmentally friendly, sustainable solutions have always been at the heart of the LW Design philosophy. Its vision is to
leave a positive legacy for future generations, believing that environmental awareness should not be viewed as a restriction of architectural possibilities, but an exhilarating challenge that will help to bring into being a new generation of innovative and environmentally responsible buildings.
Driven by Passion Overall, LW Design prides itself on creating memorable landmark projects and inspirational spaces that capture the unique quality and
lifestyle of the surrounding environment. This is achieved through employing an international, multidisciplinary team in design studios in Hong Kong, São Paulo, London, and of course Dubai. In total, the firm employs in excess of 130 highly skilled personnel, and has no intention of growing this number simply for the sake of it. Indeed, LW Design does not want to grow into a larger commercial practice so that it can retain a creative atmosphere, offer an extremely personalised service, and ensure that everyone enjoys their work.

LW DESIGN GROUP LLC 81 Everyone within the LW Design team takes pride in their work and are committed to producing the best possible solutions for clients. With four studios across the world, the firm can draw upon the resources of an international practice and still deliver exceptional work with the caring consideration that comes from knowing its local area. This also means that its staff, from every studio, can learn from the experience that is gained on each individual project, no matter whether that project is in the Middle East, Asia, Europe, or South America.
Sharing this knowledge is vital to the ongoing evolution of the firm, and there are internal measures in place to ensure that this occurs. This fusion of language and culture makes the firm stronger and even more creative. Good relationships are at the heart of everything that LW Design does. It has always, for instance, had very good relationships with local clients, who have developed properties that have made an impact on the market, along with the operators who play an important role in a successful end result. This explains why
many of the firm’s projects derive from repeat business or referrals, something that everyone within LW Design is very proud of. The other avenue to new business is operators, many of which the firm has a great relationship and enjoys working with. As we move through the early months of 2017, LW Design is very busy. Moreover, having just opened the London and São Paolo studios this looks set to continue for the foreseeable future. However, the firm has no further plans for expanding short-term; instead,
concentrating on these new markets and the many opportunities they will no doubt provide. Looking into their crystal ball, within five years the firm would like to be very established in the four markets in which it now operates, and is excited about the possibility of working with new people and exploring different cultures and opportunities. Driven by an incurable passion for perfection, LW Design strives to support and deliver good design through communication, collaboration and a team effort in everything it undertakes.

GULF RELATED - AL MARYAH CENTRAL 83 The research, the first of its kind to be conducted in Abu Dhabi, was carried out over several weeks, and surveyed approximately 1,000 consumers. Through a combination of face-to-face interviews, focus groups, and on-line questionnaires, the research provides insights into the sentiment, drivers, and shopping habits of the capital’s population. The researched confirmed Gulf Related’s belief that malls continue to be central to everyday life in the region, with nine in ten of Abu Dhabi’s consumers stating that visiting malls constitutes an important part of their leisure life. Visitors require convenient parking, wide variety of retail brands, excellent choice in F&B and to be entertained. A mall must give the customer the opportunity to shop, eat and drink, relax with friends, take part in activities, be entertained and exercise indoors and out. The research also revealed the importance of entertainment as a major driver of mall visitations. Almost half of the respondents who visit malls outside of Abu Dhabi cited the variety of entertainment choices available elsewhere as the most common reason for doing so. As Abu Dhabi’s next generation mall, which

has been conceived from the ground up as a new kind of integrated destination, Al Maryah Central is uniquely positioned to capture up to a fifth of Abu Dhabi’s $12.18 billion retail spend when it opens, by answering this set of tastes and needs. With 7,000 parking spaces, 100,000 square-feet of landscaped parks and air-conditioned walkways linking the mall with the rest of Al Maryah Island’s amenities, Al Maryah Central will be the retail and lifestyle destination together with The Galleria which has already established itself as the luxury and dining destination in Abu Dhabi. Building on the positive momentum on Al Maryah Island, Abu Dhabi’s luxury fashion and dining destination The Galleria secured leases to bring seven more leading restaurants to its current collection throughout 2016 and 2017. Sitting alongside popular existing restaurants such as Zuma and Bentley’s Bistro, the newest venues include La Petite Maison, Roberto’s, Coya, Nusr-Et, Eat Greek and Loca. The Dining Collection represents one of the most desirable dining destinations in the Middle East, reflecting The Galleria’s commitment to delivering excellence to the capital.

between Gulf Related, Multiplex and our partners to deliver a world-class shopping destination in Abu Dhabi.” Designed by leading international firm, Elkus Manfredi Architects, Al Maryah Central embraces innovative architectural ideas and promises to redefine the UAE’s retail and leisure landscape. Departing from traditional big-box mall designs, Gulf Related and Elkus Manfredi have master planned a vibrant community defined
by a variety of unique elements, including walkways and retail thoroughfares, and large open spaces to create an engaging, organic destination. The design blends the outdoors and indoors and puts emphasis on the urban fabric of the surrounding city. Both exterior and interior sections face an urban retail setting, with an emphasis on walkability and pedestrian access. Visitors will be able to enjoy outdoor promenades or conveniently access the
indoors through a network of air-conditioned walkways connecting Al Maryah Central with The Galleria and other surrounding buildings. Al Maryah Central embraces the urban planning principle of ‘placemaking’, which seeks to build public spaces that encourage well-being and strengthen the community. Kenneth A. Himmel, President and CEO of Related Urban, and Co-Managing Partner of Gulf Related, says, “In developing Al Maryah Central, we went to great lengths to focus
on the details and the customer experience. Thoughtful design and key placemaking elements play a crucial role in this development, bringing to life the social heart of Al Maryah Central. We are creating more than a mall. We are creating an extraordinary new place in the heart of Abu Dhabi – one that will be at the centre of urban life – and so it’s very important that Al Maryah Central is a well-connected, accessible and pleasant place to be.”

The Contracts and Procurement department is an extended arm of the Construction Management department, as it provides support in the areas of quantity surveying, procurement and legal matters relating to contracts and/or construction law. Again, this department is staffed by some of the industry’s most respected quantity surveyors, civil engineers and construction law professionals, allowing ARCAN to provide comprehensive commercial and contractual management.
An All-embracing System Project management is, of course, most effective before construction begins. However, it is also vital to have procedures in place that regain control after serious problems cause delays or overruns. When ARCAN finds itself in these circumstances, it assembles a team that can expediently address critical needs. This team creates new schedules, forges new plans, and implements procedures to get the project

back on track. What’s more, the company’s experience in construction claims means that its appointed team can mitigate and resolve claims without impeding newly established project schedules. Programme Management is the process of managing ongoing interdisciplinary and/or interdependent activities to indicate related project constraints determining the processes required to achieve the best results based on allocated resources. Some of the benefits associated with this include reduced costs, improved schedule performance, improved quality, and risk identification and allocation. ARCAN’s comprehensive programme management services can help clients to keep multiple, interrelated projects in sync, on time and within budget. The company helps owners to reduce uncertainty and risk in their capital programmes, with its project managers reviewing every detail of every single project, setting up objectives and priorities, managing
and controlling the process, and identifying and resolving any problems. ARCAN has successfully prepared cost estimates on projects ranging from the thousands through to the hundreds of millions in support of planning, design, construction, renovation, operation and maintenance, as well as change negotiations and claim support. ARCAN ensures accurate estimation of construction costs by involving the engineering staff on construction project cost estimates. Budgetary and detailed cost estimates are developed in accordance with client protocols. Quality control in construction typically involves ensuring compliance with minimum standards of material and workmanship, whilst also guaranteeing the performance of the facility according to the design. Top quality control is a commitment to quality expressed in all parts of the company and typically involves many elements. Design reviews in order to ensure safe and effective
construction procedures are a major element. Other elements include extensive training for personnel and shifting the responsibility for detecting from the consultant team to the contractor. Material suppliers are also required to ensure zero defects in delivered goods.
Performance from Within The ARCAN Control System (ACS) was designed to provide easy guidelines to all parties during the course of projects. It is a combination of communication formats, control standards, and site supervision manuals. Its usage provides practical workflows and effectively designates project responsibilities. By utilising ACS, the company can plan, follow, monitor, control, recover and report back in order to satisfy its client’s objectives, from the conceptual design through to handover.
ARCAN PROJECT MANAGEMENT SERVICES 93 Furthermore, and in accordance with the ISO 9001-2008 guidelines, ARCAN has established a Quality Policy Statement towards exceeding client expectations. This comprises a special quality procedure relating to customer complaints, whilst integrating highly specialised construction suppliers with deep know-how into its projects and carefully focusing on the selection and implementation of project management methods that will provide consistent quality testing, monitoring and improvement of the company’s quality standard processes. ARCAN fully understands the importance of completing projects on time and believes that working with a team of professionals is the best way to make that happen. Ongoing communication between contractors means that each phase of the construction process is tightly integrated. Unexpected delays, resulting from poor planning and unskilled workers are the most common causes of cost overruns. To eliminate this, every member of the company is a planner and schedule coordinator. Performance is demanded from within. For ARCAN it is the only way to execute a project.
