NATURAL PARTNERS Indian Prime Minister Narendra Modi recently claimed that India would continue to be the fastest growing large economy in the world, and could well become the second largest economy on the planet by 2030. Of course, the outlook in the UAE is also particularly bright, so surely it is natural that these two countries will become strong economic partners. The Gulf region and India have something of a history when it comes to trading. In fact, when it was the pearl industry and other commodities that dominated the GCC’s economy, before the discovery of oil, the Arabian Gulf and India were strong trading partners. Today, with Dubai in particular looked upon as a regional hub as far a business is concerned, the non-resident Indian (NRI) population in the UAE has swelled to around 3.3 million, with Indians across all aspects of industry and commerce contributing heavily to the growth of the nation. Some of the UAE’s most respected companies, for instance, are NRI businesses, such as Lulu International, NMC Healthcare, and Aster. Moreover, these three companies have recently announced major multi-million investment projects in India. The UAE and India have approximately $50 billion in bilateral trade, and at the end of 2018 both countries even signed a currency swap agreement, which allows rupee and dirhams for business, instead of the dollar.

With one of the most ancient and revered cultures in the world, India has a rather obvious influence on the UAE, not least the Bollywood theme park in Dubai, which is the first of its kind and celebrates the Mumbai film industry across five themed zones. It is not all one-way traffic though. There has been an increase of investments from the UAE to India, an excellent case-in-point being the announcement that DP World will be part of a $3 billion joint-investment fund with India’s National Infrastructure and Investment Fund, which will invest in ports, inland waterways, river terminals, freight corridors, cold storage, and warehousing. This age-old partnership between India and the Arabian Gulf, it seems, it set to continue for some time to come!

10 PROJECTS FOCUS - TROJAN HOLDING

10 YEARS OF EXCEEDING CLIENT EXPECTATIONS NATION TOWERS, ABU DHABI

CELEBRATING ITS 10TH ANNIVERSARY IN 2019, TROJAN HOLDING IS A UAE-BASED CONTRACTING CONGLOMERATE WITH A DIVERSE PORTFOLIO OF PROJECTS THAT COVERS EVERYTHING FROM HOTELS, RESIDENTIAL AND COMMERCIAL PROPERTY THROUGH TO RETAIL HOSPITALITY AND INFRASTRUCTURE.

Moreover, employing over 25,000 personnel across eight subsidiaries in order to deliver high quality, on schedule turnkey solutions, the company offers a one-stop-shop service, with its huge technical team capable of working on every aspect of a building, no matter what the size or complexity. Able to deliver everything in-house, Trojan is in the fairly unique position of not having to rely upon sub-contractors, and that is true wherever in the world it operates – not only in the UAE, but also in countries such as Bahrain, Jordan, Morocco, the Seychelles, Russia, Belarus, Serbia, Iraq, and Afghanistan. This extensive in-house expertise has helped enormously in making 2018-19 a prosperous year for Trojan, with the company securing 17 Icon Bay at Dubai Creek Harbour by Emaar,Waters Edge by Aldar, and Madinat Al Arab infrastructure works for Nakheel. On top of that,Trojan has also landed several hospitality projects, including Rove La Mer in Dubai. The growing hospitality sector is an important part of the company’s business strategy, as it looks to diversify its portfolio. Trojan has also recently completed The

local Hotel in Chechnya, Russia. Aptly named, it offers a hub of Middle Eastern charm and hospitality in the region. The hotel’s architecture features traditional wind towers, or barjeels, and traditional Arabic facades, while the colours, materials, elements, and art further add to the Arabian ambience of the hotel. To add to these wins, Trojan has recently also

been awarded projects in the Kingdom of Saudi Arabia such as the Security Forces Medical Center for the Ministry of Interior and the new headquarters building for SABIC, as well as the Address Residences by Emaar in Dubai. Each country has its own rules and regulations for construction and construction related activities. These rules

PROJECTS FOCUS - TROJAN HOLDING 11 most qualified and committed professionals. This is why the fourth cycle of the 100 Trojan Young Engineer initiative, taking place in November of this year, is causing so much excitement. The initiative invites university students from across the country to various live construction sites in Abu Dhabi and Dubai to experience first-hand day-to-day activities and gain an insight into working life by experiencing both management and construction site roles. The programme spearheads the company’s bid to foster a new generation of engineering leaders, offering them the opportunity of practical experience that will allow them to contribute successfully to the UAE’s construction sector. vary from one country to another and could be challenging for new players in the market. However, Trojan has overcome all of these challenges by involving nationals who have local knowledge in dealing with the respective authorities, and The Local Hotel project is an excellent case-in-point.

The Best People Trojan has a positive work culture, underlined by continuous training and career planning for its committed and motivated workforce. This has resulted in a team of well qualified, experienced management staff and highly-skilled labourers who are dedicated to achieving excellence in each and every job they carry out. The company is in the fortunate position of having grown to such a level that it can attract top foreign talent simply through its reputation. Its heightened visibility in the market, as being one of the largest construction companies in the UAE, plus the reputation of its subsidiaries and its huge diversified portfolio, also helps to recruit the best from around the globe. Add to that the benefits Trojan offers its staff steady income, well-structured systems, huge potential for growth and career stability, and it is easy to see why Trojan is consistently a top choice for international applicants. Furthermore, being proud of its heritage as a local company, Trojan always look for Emirati locals to work with within the business, which is further supported by the Emiratization initiative set-up by the UAE government.

protection of the environment, conservation of resources, and prevention of pollution. The company works diligently to adhere to the Pearl Rating System standards and ensures all staff are trained to work in a safe and environmentally responsible manner. The most important topic for Trojan, though, is the health and safety of its workforce, as well as environmental issues onsite. These are communicated to staff through repeated and regular training sessions.

An Exciting Initiative Trojan is always seeking to improve the skills of its people, whilst attracting the

Opportunities and Growth The current growth trajectory at Trojan, in terms of finances and work portfolio, has exceeded everyone’s expectations when plotted against its growth development plan. Having attained this positive acceleration in 2018 across its group of companies, Trojan plans to maintain this position in 2019 by fast-tracking its strategic regional expansion, while pursuing new markets. Its strategy going forwards is to continue its streak of strong performing years to maintain a steady and healthy growth of turnover. The company’s five-year strategic plan is focused on diversifying its portfolio

geographically and across different sectors to safeguard itself and lessen the effect of downturns in the construction industry market-cycle. Trojan plans to maintain its dominance in hospitality, housing and high-rise projects in Dubai and Abu Dhabi. The company is working hard to establish a presence in Belarus after its successful experience in the region too, and will soon be opening a branch office in KSA as part of its expansion plans into neighbouring GCC countries. Trojan is planning to diversify into different sectors, including oil, gas and energy, as well as enhancing its portfolio with new projects in the infrastructure sector. The team at Trojan believes that there are always opportunities in the construction market, regardless of the challenges that it encounters. The company has seen lots of infrastructure projects released by the regional governments to stimulate the construction market and act as a catalyst for the private sector. This will keep the construction sector moving and help the private sector recuperate. As a full-service contracting company, Trojan provides its clients with the ability to execute virtually any type of construction project, and the best evidence of its success is the long list of repeat clients who invite Trojan to work with them. There is no better recommendation.

Caring for People and the Environment For years now, sustainability has been a major focus for Trojan, and the company is delighted to see the region shifting towards this trend. More than just promoting sustainability within its communities, Trojan also puts considerable effort into the 17 ICON BAY, DUBAI

UAE SHARPENS FOCUS ON AFFORDABLE HOUSING The UAE, along with other GCC countries, is strengthening its efforts to enhance the accessibility to affordable housing for low and middle-income households, as part of government efforts to address rapid urbanisation and growing population. The nation’s housing policy has traditionally been focused on providing housing benefits and facilities to Emiratis with low incomes through the federal government and other entities set up within local governments. The Sheikh Zayed Housing Programme, established in 1999, has an existing budget allocation of $1.36 billion to assist with the housing needs of citizens, especially orphaned, widowed, and older people. However, housing policies have been evolving to include wider members of the community. Dubai, for instance, has introduced a new low-cost housing policy for both

UAE nationals and expatriates, aimed at addressing the gap between income classes. The emirate is targeting collaboration with property developers and the redevelopment of old residential areas. Housing experts also note the importance of reinforcing public-

private partnerships, focusing on resolving the lack of credit and mortgage facilities, initiating more social housing finance schemes, and protecting the rights of lenders in cases where the borrower may default to incentivise banks to extend home loans to those in need.

ACWA-LED CONSORTIUM WINS BAHRAIN 100MW SOLAR PROJECT Agreement for the purchase of electricity and accompanying agreements will be signed next month to ensure project is on schedule A 100MW independent solar power plant in Bahrain will be delivered by a consortium comprising Acwa, Mitsui & Company and Al Moayyed. Bahrain’s Electricity and Water Authority (EWA) awarded the contract after the Tender and Auction Board selected the Acwa-led group over other contenders. The Acwa-led consortium won the bid as it offered the best price of electricity per unit (BD14.668 per megawatt hour), which includes the price of energy production. The project is being implemented on a build-ownoperate (BOO) model to achieve higher efficiency in the management project and cost competitiveness, it stated. The project was approved by the co-ordinating committee under the chairmanship of HRH Prince

Salman bin Hamad Al Khalifa, Crown Prince and Deputy Supreme Commander, First Deputy Prime Minister. According to a statement from EWA, planning for the project began in December 2017, after the appointment of a consultant consortium, which includes Mott MacDonald, KPMG, Trowers & Hamlins. The solar project aims to exploit renewable energy to raise the capacity of electricity production and meet the growing demand for electricity throughout Bahrain, driven by urban, industrial and commercial expansion.

REGIONAL BREAKDOWN OF VISITORS*

A new record in visitor numbers has underlined what has been the most successful edition yet for the world’s leading trade fair for security, safety, and fire protection in Dubai.

TOP 10 COUNTRIES by Visitors*

The 21st edition of Intersec, which concluded its three-day run on 22nd January 2019 at the Dubai International Convention and Exhibition Centre, attracted 34,854 visitors from 135 countries, a 20 per cent year-on-year increase over the previous year (29,000 in 2018).

Countries Visitors

With 1,202 exhibitors from 54 countries, six show sections, 15 country pavilions, live outdoor demonstrations, a drone zone, and the new Future Security Summit, Intersec was at its very best, where new business partnerships shared the stage with innovative product launches. Organised by Messe Frankfurt Middle East, Intersec 2019 took up a sprawling 60,000m2, with Fire and Rescue forming the largest section, comprising 431 exhibitors. Commercial Security was the next largest with 375 exhibitors, followed by Safety & Health (142), Information Security (120), Homeland Security and Policing (90), and Physical and Perimeter Security (54). Intersec is supported by the Dubai Police, Dubai Police Academy, Dubai Civil Defence, the Security Industry Regulatory Agency (SIRA), and the Dubai Municipality. A further 35 international government partners, trade associations, and non-profit institutions also participated this year. Nearly two-thirds of the world’s top 50 security manufacturers were also onboard, including 17 of the top 20 incumbents comprising Hikvision, Dahua, ASSA ABLOY, Bosch Security Systems, Axis Communications, FLIR Systems, Hanwha Techwin, Tiandy Technologies, Avigilon, Infinova, Optex, VIVOTEK, CP Plus, Nedap, Raysharp, Milestone Systems, and Kedacom. Smarter and safer cities were key themes that resonated throughout Intersec 2019. This was underlined by a Memorandum of Understanding signed at the show between Smartworld, an UAE systems integrator, and Honeywell Building Solutions, the global leader in connected buildings, to implement digitally transformed, sustainable, safe, and efficient buildings across the UAE. The resounding visitor response to Intersec 2019 comes as demand for security, safety, and fire protection in the Middle East continues to climb. According to analysts 6Wresearch, the regional market for physical and perimeter security, commercial and information security, fire protection, and drones, is currently estimated to be worth US$14.5 billion, with this estimated to grow to be worth US$31 billion by 2024. Attracting the most attention on the show floor were AI-based security and surveillance systems with applications across safe city and smart home security systems. The 22nd of Intersec edition returns in 2020. More information is available at: www.intersecexpo.com

38 TOURISM PERFORMANCE REPORT

DUBAI HITS NEW HIGH WITH 15.92 MILLION OVERNIGHT INTERNATIONAL VISITORS

HIS EXCELLENCY HELAL SAEED ALMARRI, DIRECTOR GENERAL, DUBAI TOURISM

38 WWW.TPG.MEDIA

Welcoming 15.92 million international overnight visitors in 2018, marking a new high according to the latest data released by Dubai’s Department of Tourism & Commerce Marketing (Dubai Tourism), Dubai continues to expand its appeal as a global destination of choice. Dubai’s top source markets delivered bankable performances with several strategic feeders witnessing standout double-digit growth yet again to continue momentum towards growing the number of international visitors annually in line with Dubai’s Tourism Vision 2022-2025. His Excellency Helal Saeed Almarri, Director General, Dubai Tourism commented: “The Department remains focused on ensuring that Dubai becomes the number one most visited city in the world, in line with Dubai’s Tourism Strategy 2022-25. As such, throughout 2018, we developed and deployed a custom-market specific approach to our global outreach programmes to deeper penetrate our target markets and widen the sphere of influence and engagement with the Dubai proposition. Exposing our industry to new potential in order to convert a higher share of the dynamically evolving global outbound travel market has helped steady Dubai’s base tourism volumes throughout last year. Our strategic investments, innovative destination promotion programmes, responsive federal policy reforms, and long-term global partnerships – all backed by the tremendous support of our stakeholders across the government and private sector – continue to yield strong results as we ramp up efforts to increase Dubai’s accessibility, visibility and overall appeal, minimise barriers to travel, deliver new standards in global travel experiences, and ultimately drive both first-time and repeat visitation.” Dubai has continued to deliver an expanding variety of experiential offerings that serve as important levers in driving GDP contribution across the leisure segment. Popular attractions and entertainment destinations, including Dubai Mall, Burj Khalifa, Dubai Parks and Resorts, IMG Worlds of Adventure, La Mer, and Al Seef drew high interest from visitors, as the city continues to invest in an evolution and innovation with a roster pipeline of megadevelopments, leisure attractions, and retail destinations, all set to aid success in a highly competitive global travel ecosystem.

The latest in destination offerings for 2018 included the Dubai Frame, a oneof-a-kind structure with a 360-degree view of the city, showing the past and present through views of both old and new Dubai. 2018 also saw the opening of the Bluewaters Island, a mixed-use destination located off the coast of Jumeirah Beach Residence, with Ain Dubai – the world’s largest observation wheel – set to be the centrepiece of the island’s various retail, residential, hospitality, and entertainment zones. In line with preserving and building awareness of Dubai’s ecotourism destinations, the emirate will soon be opening its doors to the UAE’s first national park, Al Marmoum, the largest tourism project of its kind in the region, which focuses on the desert environment. This also works in conjunction with Dubai’s drive to showcase the emirate’s natural beauty and its lesser-known areas in the enclaves of Hatta. Rapidly becoming a hotspot for mountain bikers, adventureseekers, and nature-lovers, a range of new developments and attractions offer visitors a unique perspective of the national park’s stunning vantage points and wildlife sightings. Over the years, there has also been an enhanced focus on highlighting the emirate’s cultural offering, with destinations such as Al Seef, which brings together the city’s proud past and bright future, as well as smart initiatives like the ‘Al Fahidi Architecture Audio Tour’ that introduces visitors to the rich history and heritage of Dubai’s popular Al Fahidi District. His Excellency Helal Saeed Almarri concluded: “As we work towards future-proofing Dubai’s tourism-linked economy by fostering exceptional visitor experiences, we are committed to further empowering our public and private sectors to develop strategic programmes that can truly adapt to dynamic traveller needs. An integral component of the city’s success, therefore, has been the ongoing commitment to collaborate across the entirety of Dubai’s tourism ecosystem and foster robust partnerships with government and private stakeholders, including supporting the homegrown entrepreneur ecosystem. We are committed to providing the necessary infrastructure and global distribution channels to all our partners, equipping both large and small industry players with the outreach and access to our global networks.”

JAMIL JADALLAH, MANAGING DIRECTOR OF NATIONAL ENGINEERING BUREAU

With every project, NEB follows a process that begins with a thorough understanding of the context within which it will be working (the physical, cultural, and programmatic), which allows it to build strength and depth into the undertaking, complementing the firm’s excellence in design and sensitivity to place and the environment. At the present time, NEB is working on a variety of projects, from healthcare and education through to residential and commercial, with Jamil Jadallah, Managing Director of NEB, explaining:“That’s the beauty of what we do; we always have projects in sectors that are fast moving. We are building the tallest residential building in the world currently, in Dubai Marina. In fact, out of the 100 tallest buildings in the world, three of them belong to us. We are ranked as number six in the world for skyscraper buildings.” Furthermore, NEB is ranked number 40 in the world overall and, as the largest architectural practice in the region, number one in the Middle East in 2019, a year, despite its challenges, that will see NEB continue to thrive and prosper. “This early in 2019, it seems a little challenging for NEB, but it’s still going good for us,” says Jadallah. “We still remain a competitor in the construction industry, as far as the projects that are moving. And up to now things are good, we are relaxed and comfortable. We don’t have any problems. We expect to continue to do well.”

NATIONAL ENGINEERING BUREAU 43 Of course, when the market cools down it does not mean that everything will stop, with Jadallah continuing: “Things do not simply come to a halt. That will never happen. We cannot stop building schools and hospitals. People will still require these services. So the economy will not suddenly cease, but perhaps the rate will slow down. “I have been in Dubai for around 30 years now, and in my experience the economy may slow down for a couple years, but when it is rebooted it starts to grow and improve at a high rate.”

The Legacy of Expo 2020 Expo 2020 is now just around the corner, and excitement is building. But what will be its legacy; will things change in Dubai when it is all over? “Following Expo 2020, I believe even more events like this will happen in the Emirates, and Dubai specifically,” Jadallah says. “Once we have experienced an event such as Expo 2020, it will encourage people to promote Dubai for other events, which will be on a bigger scale than the Expo. This will create a fabulous impression on the world about Dubai. It’s estimated around 25 million visitors will flock to the Expo, some 70% of which will come in from overseas.

“This will provide us with more and more opportunities for tourism and general growth. If there’s a good economy and jobs in tourism, these things will create more development. More projects will be built. Dubai is a cosmopolitan and modern city, a unique city where you can meet most, if not all, of the nationalities of the world. This has created the right place for people to build and improve their lives.” Jadallah does not think that the industry will slow down after Expo 2020: “The economy goes in cycles. Sometimes up, sometimes down. This is healthy, because during the good times you’ll notice there is a continuous increase in prices, and sometimes there will be a shortage in materials. This shortage will be when the market will come down a little bit, where the prices will return closer to where they were, and this will open a new door for the economy to improve again. It’s considered a period of reconsideration, restructuring, rethinking. “Before 2008, the increase in prices was unbelievable. This is not normal or good. The market sometimes has to slow down in order to become stable again.”

46 NATIONAL ENGINEERING BUREAU Expansion into the GCC The Expo has driven growth in Dubai, that much is certain. And with the number of projects NEB has recently completed, or is still involved in, there is no doubt the Expo has improved the firm’s bottom line. This is particularly true within the hospitality sector. But where will growth come from over the next five to 10 years? “I believe that the services and facilities in healthcare, sport, and education will continue to improve. These are the sectors where there are always projects and the market is never less than healthy, and this will never stop,” Jadallah says. The belief at NEB is that there will be steady progress up to Expo 2020, which the firm will follow with expansion into the various GCC markets. “We have completed projects in India, Sri Lanka, and other countries, and we have built up a strong reputation in the UAE, which will help us when we begin to work on projects in other GCC countries,” explains Jadallah. “We are looking to build in Saudi Arabia, Kuwait, and Oman so far. Also, countries that are experiencing civil war, specifically Libya, Syria, and Iraq. I think there is big potential. We are just waiting for the right time, when the situation and climate becomes more stable. There is even potential to start building from scratch, in terms of buildings and infrastructure, in the coming 50 years, in these three countries in particular. Our role as architects and designers goes beyond the current challenges faced by society – anticipating future needs in the increasingly challenging world we live in.”

NATIONAL ENGINEERING BUREAU 49 A Global Culture NEB has the know-how and it has the experience to succeed in whichever markets it chooses to operate in. In fact, working in Dubai gives the firm a unique advantage because of all of the different nationalities living in the emirate, as Jadallah explains: “When we carry out projects in other countries, we are already fairly familiar with their culture because of the relationships we have built up with people in Dubai from all over the world – it’s hard to find a country not represented in Dubai! However, we still recognise that every country has its own standards and requirements.” The simplicity and fast-track culture found in the UAE is difficult to find elsewhere, so when NEB tackles projects in other countries, it frequently performs the planning and outlining at its headquarters in Dubai before sending it overseas, in order to preserve the quality of workmanship. “The beauty of Dubai is that all these different nationalities, cultures, languages and religions work together, with respect and understanding. So when we do take our projects to other countries, we don’t feel like strangers with absolutely no knowledge of the country, its traditions, and people.”

Enhancing the Human Experience The future looks bright for NEB, with its experience, expertise and creativity driving expansion in the years ahead, as it moves into new territories and takes on even more complex and stimulating projects. Naturally, to carry on growing it must continue to attract and retain the very best people, whilst looking out for new talent that will inspire and encourage on-going success. Jadallah is very aware of this fact, and enjoys nothing more than giving a helping hand to those who are new to the industry, or are considering joining it. “It is important that young people should always focus on the requirements of the end user, including how buildings change and evolve. The lives we lead now simply did not exist 10 or 15 years ago, certainly with regards to technology and the importance of safety and the desire to reside in a close-knit community. “These factors must be implemented in the design.Young people must think of architecture and buildings as not merely a place to live, but a place to enjoy and relax. It is vital to consider all of the facilities in a building; facilities that will allow residents to genuinely enjoy their time, especially when it comes to children. Facilities must allow them to leave the house and enjoy a safe space where they can play and build relationships with other children. Communities are at the forefront when it comes to architectural planning. A children’s play area, gym, a space to build relationships and connect with other people; not be isolated in a house or apartment.” What will the future of architecture look like? No-one can say with any certainty, but there are exciting trends that give plenty of reasons to get excited about the future of the built environment. The current generation of architects has the opportunity to tap into the potential for discovery and drive fundamental changes in the industry, fuelled by the seemingly exponential development of technology. NEB will continue to be at the forefront of this evolving revolution, bringing transcendent environments to real world situations and creating places that enhance the human experience.

BAM INTERNATIONAL 53 BAM's diverse expertise allows it to maintain a 50/50 ratio of marine and building projects; a strategy that has a positive effect on stability. In both sectors, BAM has evolved into a company that can handle a great deal of complexity, not only in terms of technical challenges but also the logistical aspects. Moreover, employing a large number of experienced staff from diverse cultural backgrounds, it is proud of its ability to offer the latest in digital construction technology. It is true, though, that business isn’t always easy in the GCC, as many companies and organisations still prefer to award contracts based on pricing, and with fluctuations in oil and commodity prices, governments are also looking to cut expenditure on construction projects. As a result, 2019 looks challenging, but with current ongoing projects and tenders in the pipeline BAM is confident it is going to achieve its target for this year.

The Museum of the Future: Reliable performance is one of the main reasons many clients consider BAM as the construction company of choice for their projects. This is certainly true regarding a particularly prestigious project at the present time – the Museum of the Future. BAM’s scope of works on this project revolves around the execution of the entire substructure and superstructure, from pile cap level through to the submerged basement levels, and all the way up to the iconic stainless steel clad elongated torus-shaped diagrid superstructure. BAM are contracted to carry out all the MEP and fit-out works to the communal arteries of the building, along with the auditorium, the car parks, the main podium reception area, all internal and external elevators, and all hard and soft external landscaping. The company is also executing all of the external façades along with the internal lining, ceilings, and terrazzo flooring to all of the exhibition levels. It’s effectively a turnkey operation to allow the end-user to move in, install exhibitions, and open the building to the public. Naturally, as with any project of this size and scope, there have been numerous challenges on the Museum of the Future, right from the commencement. All of the main entrances have elliptical shaped openings, which required specialist formwork and design for concrete casting. The ring beam, which is the foundation of the diagrid structure, was the first contractual measurable milestone on the project and was cast monolithically over a 12 hours period. MEP is another massively challenging package, but with the use of its on-site BIM team operating to LOD 500 international standards, coordination of services on one of the world’s most geometrically and structurally challenging projects is somewhat alleviated. The main façade is also hugely challenging. There are over 1,000

bespoke panels making up the superstructure, ranging in length from 9m to 18m. Panels come to site 100% completed, but the integrated glazing, along with individual detailing to every other bespoke interface, ensure complacency is never experienced. There is no doubt that the Museum of the Future is an engineering marvel. Erecting a near 5,000 tonne diagrid on its own is, for instance, immensely challenging, but when one intentionally distorts it elliptically and introduces a 70m void in the centre to make it ‘torus-like’ in shape it pushes the envelope of conventional engineering to the limit. Add to this the urban setting, with tight site confines and the proximity of the metro line, and you get a better insight into the challenges faced. It will come as no surprise, therefore, that the very latest in innovative technology is being used throughout the project. Robotic total stations are being utilised for mechanical and electrical elemental setting out, and this is being corroborated with 3D laser scanners for all services. Building Information Modelling (BIM) is being used by all subcontractors on site to LOD 500 and being fed into a federated model daily. Digital construction is at the forefront of everything BAM undertakes on-site to ensure maximum efficiency levels and minimum wastage on what is a LEED Platinum precertified project. Reconfigurable mould systems are being used for internal wall lining panels, meaning double curvature can be achieved on reusable beds, all to very high tolerances.

Sustainable Construction Another high profile project currently been carried out by BAM is Yas Arena, which the company began in the 1st Quarter of 2017 and is scheduled to be completed this year. With the completion of this state-of-the-art complex, sporting events and all kinds of entertainment will soon find a new home at Yas Arena, an 18,000 seater stadium on the waterfront in Abu Dhabi’s prime leisure centre,Yas Island. Designed in a way that allows it to host a wide variety of events, from tennis tournaments to wrestling matches, in a temperature controlled environment, Yas Arena has sustainability at its heart. This is being achieved through a range of smart solutions, such as shading features that allow daylight in while protecting from the fierce heat. Choosing the right building materials, appliances and water management systems in the design and construction is key to the Arena’s energy performance. Thanks to efficient building systems and architectural approaches, it is estimated that up to a quarter of the total water and energy usually used in these types of venues can be saved.

Expertise in the Marine Sector BAM has a vision of ‘Building the Present, Creating the Future’, and when it comes to work the company undertakes selective projects that are iconic and challenging in nature. Both the Museum of the Future in Dubai and Yas Arena in Abu Dhabi are going to be a landmarks in their respective regions. With regard to marine projects, BAM is currently working on the Saqr Port expansion phase 1 and 2 in Ras Al Khaimah, which is scheduled for completion in March 2019. BAM’s main scope of works for this project comprises dredging work, construction of a 720-metre long deep water quay wall, as well as stripping an existing breakwater. Reclamation works,

topsides furniture, paving, drainage and lighting are also included in the contract. The main challenge for this project is its location, as it is not protected by any breakwater and therefore leaves the location exposed to the weather/waves. BAM is also involved in the design and construction of the CT4 Connection project at Jebel Ali Port, Dubai, consisting of a contract to deliver a road connection between the newly constructed Container Terminal 4 and the existing road network. The project includes the design and construction of 2.75 km of dualcarriageway with one roundabout and two bridges crossing the existing gas utility corridor. The works include associated drainage, lighting, signage including gantry signs, road markings, and precast barriers.

ETIHAD ESCO 61

DUBAI GOLF ENERGY EFFICIENT SPLIT AC INSTALLATION

INITIALLY OPENING ITS DOORS FOR BUSINESS IN 2013, ETIHAD ESCO HAD JUST ONE VISION IN MIND - TO MAKE DUBAI ONE OF THE MOST SUSTAINABLE CITIES IN THE WORLD BY IMPLEMENTING AND REGULATING THE ENERGY SERVICE INDUSTRY AND CREATING MANAGEMENT STRATEGIES IN ORDER TO ACHIEVE 30% ENERGY SAVINGS BY 2030.

ETIHAD ENERGY SERVICES COMPANY (ETIHAD ESCO) P.O. BOX 37578 DUBAI UAE T: +971 4 3220383 E:INFO@ETIHADESCO.AE W: WWW.ETIHADESCO.AE

It has been hugely successful in its aims too, achieving some staggering figures in the past years: • Energy savings worth AED40 million • Retrofitting of more than 1845 buildings • Achieved 71.9 Gigawatt Hours (GWH) in electricity savings through building retrofit programmes Mr Ali Al Jassim, CEO of Etihad Energy Services, explains: “On a global scale, achieving 30% energy savings by 2030 will set a benchmark for the Middle East region, as well as for the world. But we just don’t want to stop there, we want to be more aggressive for energy conservation and set an example for sustainability beyond expectations and limits. “Although Etihad ESCO already has a target of 30% energy reduction by 2030, that’s not the only target we want to achieve. We want to bring awareness and knowledge to the society, and we are working on a number of DSM programmes that will help us achieve our goals, including building retrofits, district cooling, and Shams Dubai.” Apart from this, Etihad ESCO is conducting several awareness campaigns online, and is conducting and participating in several events, including seminars on retrofitting where users from different industries come and interact with leading experts in the field. Etihad has been a regular participant in WETEX, WFES, and many other such events, which allows users to see the various achievements and future trends in the energy industry.

Pioneering Projects At the present, Etihad is working on a number of noteworthy projects, including Dubai Golf, an iconic development that is hugely important within the sports industry. On this project, Etihad has implemented several energy conservation measures, from installing energy efficient HVAC equipment to demandbased control of lighting and air-conditioning. Naturally, as golf courses use a lot of water, and sometimes there is water leakage

which is not detected, considering this Etihad has installed a water leakage detection system, which eliminates water loss. Lighting has also been replaced with efficient lights. On the Enoc station pilot project, Etihad replaced inefficient lights with energy efficient lights, which are controlled based on requirement and day lighting, leading to save more energy. Also, demand-based control is implemented on air-conditioning to achieve savings further. Solar PV panels have been installed on the roof to generate green energy and offset electricity requirement from grid. With Enoc stations’ facilities being of a similar kind and similar usage, all these energy conservation measures can be replicated and implemented across all other stations. A major chunk of projects implemented by Etihad is traditionally focused on commercial buildings, but from 2018 it has been engaged in a diverse range of developments, from school and universities to hotels, hospitals, and homes. It is committed to spreading energy conservation awareness to every industry. For Al WASL Etihad retrofitted 243 buildings of mixed use residential and commercial. JAFZA labor Accommodation were typical accommodation buildings which had very high water consumption, which has reduced drastically after the retrofit.

Green and Sustainable The concept of the ‘green economy’ is finally taking hold in the UAE, with Ali Al Jassim commenting: “Yes, we feel that the UAE is going in the right direction as regards to a green economy, fulfilling all of the criteria required. With all the essential expertise and government support, high awareness across both corporate bodies and individuals has set the path for energy conservation and sustainability. In fact, nowadays people come to us and ask how can we make our homes and day-to-day operations more energy efficient.”

Another important thing that has become a game changer in ESCO industry is ‘Green Funds’, as it helps projects to be fully financed. With full financing and easy repayments, more and more organisations are willing and interested in implementing energy conservation projects. Solar energy, for instance, being easily and abundantly available in this part of the world, in tandem with the declining cost of solar PV panels and full financing of projects through green funds, has become very attractive.

For the Good of Society As Etihad ESCO is a 100% Dubai Government owned company, unlike private entities it is not focused on a profit- based working model. Instead, its priority is to provide the best possible energy services to customers, helping them to conserve energy and become more profitable through sustainability. Quality services, added value, and transparency are key points through which Etihad ESCO maintains customer rapport. It is no surprise, that business is good at the present time, with Ali Al Jassim saying:“Looking at current trends, it is clear that most buildings, communities, and organisations will become 20% more energy efficient than they are today in upcoming years. Also, most of Dubai

DUBAI GOLF CHILLER RETROFIT

Government’s entities will source at least 10% of its energy demand from renewable energy systems. Mai Dubai is a classic example of this, having implemented an 18 MWP solar project, which will cater most of its utility and operations load.”

A Family Affair With no particular challenges on the horizon, everyone with Etihad ESCO is confident of a sustainable and better future, with the entire team being led by Mr. Ali Al Jassim, who cares not only about results, but also employees and communities. “When it comes to my leadership style, I believe in creating an environment where my employees feel welcome and view their co-workers as family. Everyone brings their own individual professional skills to the company, but at the end of the day our operations run as a team which plans, and executes a project to deliver a quality service to the client. It is this work-family concept that I believe increases the productivity and output of Etihad ESCO,” he says. “We are an organisation with vision and goals for sustainability, a green future, and a better tomorrow. We are working for society, which keeps us motivated and pushes us to work harder than yesterday. And last, but not the least, we are a family not a business entity, which keeps all of us together,” Ali Al Jassim concludes.

QUALITY WORKMANSHIP THROUGHOUT A vibrant destination, ideal for families and professionals, Al Khail Gate offers affordable living right in the heart of Dubai. It is a large development, comprising 5664 residential apartments, dictating that when BTU meters had to be retrofitted in all 33 buildings of phase 2, ista Middle East was the contractor of choice. The BTU meter installation work was divided into three schedules: Core cutting works, partial removal of ceilings and BTU meter installation, completed with gypsum ceiling closing and painting works. Each schedule required arranging appointments with tenants in order to obtain access to apartments to carry out the installation works. In the majority of buildings, the chilled water risers are routed through the apartments/units as vertical risers. According to Empower’s guidelines, all meters had to be installed in the corridor areas. It was therefore required to re-route the CHW piping to install the BTU meters in the corridor by bringing the CHW branch pipe from the vertical risers (inside apartment) to the corridor area and to re-connect to the existing fan coil units in each apartment. To achieve this, core-cutting works were carried out to cut holes through concrete walls and the chilled water pipes were taken outside to the corridor area in order

to install BTU meters in the common area. It was a big task to complete the coring works in each apartment with minimum disturbance to tenants, always ensuring no damage to nearby wall paintings and third-party utility services. Because of other services obstructing the work, such as fresh air ducts, ista had to temporarily remove the existing ducts and modify the chilled water lines, before reinstating them to their original position. Once the meter installation was complete, proper insulation was carried out on all the altered portions of the chilled water pipes. With these modifications on existing pipelines, potential air traps, unwanted particles inside pipes and the loss of chemicals had to be considered. As a result, the whole system was flushed completely to remove all unwanted particles and then refilled with the correct amount of chemicals. Chilled water samples were collected and sent to third-party laboratories to verify the chilled water is within operational standards. After the work had been completed, tenants confirmed that they now had better control of their energy bill, paying only for the energy they are using. This allows them to not only save money, but also become more energy aware and help the environment.

SCHINDLER ELEVATES SUSTAINABLE SOLUTIONS SCHINDLER’S PORT SYSTEM WILL REVOLUTIONIZE URBAN MOBILITY

SCHINDLER IS A SWISS GROUP ESTABLISHED IN 1874 WITH A WORKFORCE OF 65,000 PERSONNEL OPERATING WORLDWIDE. THEY ARE A LEADING GLOBAL PROVIDER OF ELEVATORS, ESCALATORS AND MOVING WALKWAYS. IN ADDITION, THE GROUP IS LEADING THE INDUSTRY IN VERTICAL TRANSPORTATION MAINTENANCE AND MODERNIZATION ACROSS THE GLOBE.

As cities become more densely populated, transporting people and goods, safely and reliably to their destinations takes on much greater importance. Technological advances to improve mobility and drive green, energy efficient buildings are crucial to making cities better places in which to live and work. “Schindler is leading the way within the Vertical Transportation industry with sustainable growth and the digitisation of people flow, which is particularly relevant in the UAE. With the continuing urbanisation of the UAE population, the market demands development of advanced solutions to address urban mobility issues. We are already meeting these demands, helping to address the people flow problems such as rising passenger volumes, machine inefficiency, and power consumption,” says Hugo Miguel Ramos, Managing Director, Schindler UAE. Front and centre of this strategy is the company’s destination-dispatch technology – the Personal Occupant Requirement Terminal (PORT) that revolutionizes the management of traffic flow through a building while offering personalised services for users as well as access control for building management.

“One of the most commercially interesting features of PORT is the Eco mode. This mode helps to reduce energy consumption of elevators by placing them on ‘stand-by’ during periods of inactivity; then to improve efficiency even further, PORT will gradually predict these periods of inactivity based

on the usage patterns within a building, thereby increasing the amount of energy saved” explains Ramos. PORT is a pioneering technology that challenged the conventional way of handling people flow in buildings. Similarly, the buildings of tomorrow must be designed for achieving a sustainable future, as is shown

in the book “Urban Shelf ” which is sponsored by the Schindler Transit Management Group. Another of Schindler’s ground breaking technologies is Schindler Ahead, a cloud based connectivity platform allowing Schindler equipment to be connected to

the IOT (internet of things). “Schindler Ahead is a digitally closedloop platform, which essentially enables seamless information flow between customers, passengers and service technicians via connected elevators. Using IoT and machine learning principles,

relevant data regarding the elevator is securely captured, analysed and processed in real-time, greatly improving the response time to address issues. The intelligence gathered by examining the data is then shared with our customers to allow for better decision making at every stage of the

equipment’s lifecycle, thereby helping to extend the lifetime of equipment, reducing waste” comments Ramos. Schindler works continuously to increase the energy-saving capabilities of elevators and escalators, which helps to keep aging buildings and equipment competitive. Modernising parts and systems with Schindler’s energy-recuperation technology can recover nearly 30% of unused elevator energy, allowing this energy to be brought back into a building’s own electricity network, reducing waste and excessive costs. In Schindler’s commitment to sustainability has led to all Schindler equipment models being constructed with components that are at least 80% recyclable. “Schindler is committed to the UAE, and wider GCC for the long term, as evident by our determination to support the successful delivery of UAE vision 2021 to ensure sustainability. Uniquely, Schindler has also invested heavily in the UAE with a fully fledged Excellence Training Centre, ensuring that its people are the best trained and equipped technicians available in the market.” Ramos concludes, “Our ultimate goal is to revolutionise the concept of urban mobility by providing sustainable, smart, futuristic, personalised, and most importantly safe experiences for our customers and end users.”
