A RESOUNDING SUCCESS IN PALMA DE MALLORCA

The King Abdullah Financial District Development & Management Company (KAFD DMC) has been awarded the King Salman Charter for Architecture and Urbanism Award for its iconic KAFD Grand Mosque.

During a ceremony hosted by the Ministry of Culture’s Architecture and Design Commission on August 11 at the King Abdulaziz International Conference Center, the KAFD Grand Mosque was announced as the winner in the Built Projects category, which recognizes distinguished operational projects.

Inspired by the desert rose native to the Arabian Peninsula and designed by Omrania, the mosque features a unique geometric structure. From ground level, the state-of-the-art Grand Mosque appears to emerge from the earth and pierce the landscape, while from the surrounding skyscrapers, the roof resembles a rose in full bloom.

Previously, the KAFD Grand Mosque was also honored with the Abdullatif Al Fozan Award for Mosque Architecture in 2021 and the Religious Architecture Prize at the International Architecture Awards in 2020.

JAZAN CITY PORT AWARDS KEY CONTRACTS

The announcement of three significant contracts worth SAR315 million ($84 million) for construction and operations has been made by Jazan City Port Basic and Transformative Industries. China Harbor Engineering Company Arabia, Al Dafe For Trading And Contracting, and Walid Mughashi Establishment for Operation and Maintenance were the recipients of these awarded contracts. According to Knight Frank, Saudi Arabia is set to achieve a construction output value of $181.5 billion by the conclusion of 2028. This growth underscores the Kingdom’s trajectory towards becoming the leading global construction market, driven by substantial investments in diversifying the economy through various projects.

In 2023, the construction output value across residential, institutional, infrastructure, industrial, energy, utilities, and commercial sectors in

the Kingdom reached $141.5 billion, marking a 4.3% rise from the previous year.

ACMC SEEKS CONTRACTORS FOR RECLAMATION SUPERCENTER

POWER PURCHASE AGREEMENTS SIGNED FOR MAJOR RENEWABLES PROGRAM IN SAUDI ARABIA

In the presence of His Royal Highness, Prince Abdulaziz bin Salman Al-Saud, Minister of Energy, ACWA Power, the Water and Electricity Holding Company (Badeel), and Saudi Aramco Power Company (SAPCO) have announced the signing of power purchase agreements (PPAs) with the Saudi Power Procurement Company (SPPC) for the development and operation of three significant new solar photovoltaic (PV) projects in Saudi Arabia. ACWA Power, a leader in the energy transition and a company in which PIF owns a stake, PIF-owned Badeel, and SAPCO, a wholly owned subsidiary of Aramco, will jointly own the solar projects – Haden, Muwayh and Al Khushaybi. These mark a major milestone for the National

Renewable Energy Program (NREP), which is led and supervised by the Ministry of Energy.

With a combined value of SAR12.3 billion (USD3.3 billion), the new solar PV facilities are expected to contribute an additional 5,500 MW of renewable energy to the national power grid once operational in the first half of 2027. Financial closes are expected by the fourth quarter of 2024.

PIF HAS EMERGED JOINT SECOND GLOBALLY AND TOP IN THE MIDDLE EAST FOR GOVERNANCE, SUSTAINABILITY AND RESILIENCE (GSR)

PIF has emerged joint second globally and top in the Middle East for Governance, Sustainability and Resilience (GSR) in a ranking of the world’s top 100 sovereign wealth funds by Global SWF, which is focused on sovereign investors and pension funds.

Over the course of 22 months, the scope of work will encompass the establishment of primary and secondary road networks, utilities infrastructure, and pedestrian bridges, alongside essential facilities such as a sewage treatment plant, irrigation water storage tanks and pump stations, and a solid waste transfer facility. This endeavor underscores the concerted efforts to lay the foundation

for Qiddiya’s ambitious vision, marking a significant stride toward its realization.

Red Sea Global, in a parallel development, awarded a massive infrastructure and utility contract valued at over $266 billion. Al-Ayuni Investment and Contracting Company, distinguished as a ‘First Class’ contractor in the Kingdom since 2006, is tasked with implementing cutting-edge infrastructure solutions while prioritizing environmental sustainability. This commitment extends to minimizing the carbon footprint of Triple Bay, aligning with Amaala’s overarching goal of achieving net-zero operations.

Meanwhile, the formation of the Economic Cities Authority marked a revitalized push to reignite investor enthusiasm in ongoing economic city endeavors such as King Abdullah Economic City. Additionally, a range of initiatives are tailored to address distinct social issues. As a case in point, the housing ministry has implemented the Sakani program, which is designed to cater to the critical requirement for affordable housing and offer solutions to a large number of Saudi residents.

Moreover, in efforts to mitigate urban congestion and confront climate change, the High Commission for the Development of Arriyadh (ADA) has undertaken a monumental project: the world’s largest civil engineering contract for a six-line metro system valued at $22.5 billion.

Amidst escalating urbanization and industrial expansion, there’s a paramount emphasis on bolstering water and power infrastructure too. Expansion initiatives are underway for desalination plants, exemplified by projects in Jubail and Yanbu, aimed at fortifying the water supply. At the same time, Saudi Arabia is focusing on investing in renewable energy projects, such as solar and wind developments, to expand its energy options and mitigate carbon emissions.

WHY VISION 2030 DEMANDS A NEW DELIVERY MODEL

HKA PARTNER TIM WHEALY HAILS EARLY SIGNS OF A CONSTRUCTION MARKET SHIFT

s Saudi Arabia constructs a new economy, the country must recast its construction and engineering market to deliver an unprecedented pipeline of major projects. And the early signs of this essential transformation, formally known as Vision 2030, are highly encouraging.

As evidence for this positive assessment, consider the significant legal reforms that have taken place, the growing desire to embrace technology, a drive for sustainability, increasing early involvement of contractors in projects, and the steady shift towards more equitable contractual agreements we are witnessing.

As claims experts and strategic advisors, HKA is familiar with past checkered performance on projects. The enormous volume of work planned across Saudi Arabia necessitates a whole new approach.

We have seen massive changes in the Kingdom during the past 13 years, and a marked shift over the last five. There has been recognition at the highest levels that radical change is essential if Vision 2030 and other major developments are to be delivered. It is truly incredible to see the pace at which the Kingdom is building world-class infrastructure, and in the process, how it is creating a whole new and fully diversified economy.

In reality, only Europe’s post-war reconstruction or China’s modernization bear comparison to the scale of the Saudi plans. The timeline is also daunting. As well as delivering what must be the world’s largest transformation program, there are the event-driven deadlines of the 2029 Asian Winter Games, 2030 World Expo and 2034 World Cup. Associated infrastructure, stadia and facilities must be built alongside gigaproject cities still in their embryonic stages.

There has been recognition at the highest levels that radical change is essential

Analysis by the MEED Business Intelligence Consultancy shows a sharp spike in the value of contract awards in Gulf Cooperation Council states to more than $209 billion in 2023. The UAE market is also booming, accounting for $85 billion. But Saudi Arabia’s $95 billion share will continue expanding, driven by a $1.53 trillion pipeline of known projects. Of the planned giga-project contracts, valued at $880 billion, only $80 billion have so far been awarded.

LEARNING THE LESSONS

Avoiding past conflicts and overruns will be crucial. HKA has first-hand knowledge of the factors that shape the successes and

In a super-heated market, there is a re-balancing of power and contractors are in a more equitable position

failures of projects in the region and globally. We distill and share the lessons through the CRUX integrated research program. Last year, the Sixth Annual CRUX Insight Report analyzed more than 1,800 projects in 106 countries, with a combined CAPEX of $2.247 trillion. CRUX showed that overruns in the Middle East were among the longest of the world’s regions, averaging 82% of planned schedules (and nearly 100% in Saudi Arabia). On average, the costs claimed on these 401 projects exceeded 35% of budgets.

The most dominant causes of project claims and disputes were change in scope (54%) and the often-related problems of design information being issued late (34.9%) or incomplete (30.5%). Conflicts over contract interpretation (28.8%) and late approvals (27.1%) were the other ‘top five’ causes.

Within the Kingdom, scope change (54%) and late designs (34.5%) again came top, with restricted or late access to sites (also 34.5%), followed by late approvals (31.9%) and cashflow and payment issues (23.6%).

Early contractor involvement (ECI) is absolutely critical to pre-empt these recurrent factors— especially, design-centric failures—and thus to delivering Vision 2030. Many projects start with incomplete or flawed designs. Contract periods are misused to rectify these design problems, so contractors overrun schedules and budgets. Contractors need to be incentivized and have an input early on to ensure designs are buildable and schedules are achievable.

RE-BALANCING RISK

While the risks of delay and cost overruns mount over the project lifecycle, the opportunities to minimize those risks are greatest in pre-construction—during inception, design, and procurement. Risk allocation needs to be realistic and reasonable. In a super-heated market, there is a re-balancing of

power and contractors are in a more equitable position. They can push back on onerous terms. So, we are beginning to see a more sensible view of risk sharing and changes in the way that employers and contractors are procuring, such as collaborative contracting and public-private partnerships (PPPs).

Based on recent experience in the Kingdom and other regions, the benefits of ECI and collaborative approaches to contracting are evident in increased certainty around projects’ cost, time, value for money, and safety performance, as well as market appetite. But changes in the market need to go further. We need to plan to succeed, rather than repeat past mistakes. As well as ECI, this new delivery model should involve open-book accounting and incentivizing target costs and key outcomes, with the sharing of gains and pain. High performance must be encouraged and rewarded to achieve what’s most important to the client and allow any claims to be resolved before developing. This innovative approach benefits all parties.

REFORMING THE LAW

Having advised many lenders on construction risk, as well as acting as a quantum expert in disputes, we are also heartened by other trends, such as offsite prefabrication, increasing commitment to ESG (environment, social, and governance) since COP28, and—not least—legal reforms.

Adversarial contracts, an opaque legal system, and heavy losses sustained on past projects have made many contractors reluctant to enter the market. The Civil Transaction Law promises fair dealings in contracts, while the Saudi Center for Commercial Arbitration (SCCA) is a truly credible forum for administering international disputes. These are massive changes that can build confidence among foreign contractors.

The world’s best constructors will be needed along with capacity-building in the region. Again, the Kingdom is taking a strategic approach, by developing ports, roads, and rail, and through reverse integration of the supply chain: from buying stakes in the country’s top contractors to incentivizing major producers to set up locally and investing in cement production capacity. MEED’s analysis indicates that Public Investment Fund (PIF) projects alone will require almost a billion tonnes of cement (970 million) between now and 2030. That is just one commodity. Think of the demand over the next decade for steel, rebar, aggregates, plasterboard, and other materials.

Caution is required, however, given that the construction market is still in the early stages of transition, and the capacity, supply chain, and cost escalation risks will be colossal. But the opportunities created by Saudi Arabia’s epoch-making vision are hugely exciting. It is a privilege to be here and to be able to contribute to a national transformation that will embrace every sector from construction and power to transportation, tourism and housing.

Our scope of work for this project involves the complete design, construction, testing, commissioning, and remediation of defects for a three-star business hotel. This encompasses all phases from initial design through final commissioning, ensuring that all defects are addressed to achieve a fully operational and high-quality facility. In addition to the construction scope, BEC’s investment arm also co-led the financing and development of the project with a majority ownership in the investment structure of the development with NEOM.

Saudi Projects: What were the most significant challenges your team encountered during the construction process, and how did you overcome them?

Eng. Qahwash: The construction of the Hampton by Hilton Sharma presented several formidable challenges, each of which required strategic planning and innovative solutions to overcome:

Supply Chain Delays: In a dynamic market environment, we faced significant delays in vendor commitments, impacting the timely delivery of essential materials and equipment. Strict protocols were enforced to segregate recyclable materials and responsibly dispose of non-recyclable waste, thereby reducing the project's environmental footprint.

Eng. Mahasneh: "The journey's inception is defined by several pivotal events, notably the launch of Saudi Arabia Vision 2030 on April 25, 2016, the visionary outlook of AlMoosa Doors, and the active involvement of the second generation of the family. Equipped with knowledge, education, experience,

Eng. Mahasneh: Let’s simulate the following scenarios to understand the challenges that may happen daily with us.

Each project is based on individual customer specifications

1. A villa owner in Riyadh who uses our product for his garage had an electricity problem that caused a failure in the opener, which he has had since he bought the villa five years ago. After all these years, the opener label was torn and he wants to repair or replace the opener but doesn’t have the required information to hand.

The entire district where his home is was supplied by AlMoosa Doors and it has many types of villas that have different sizes of garage doors and different types.

To put this into context, five years ago, AlMoosa Doors sold 60,000 doors across all types, with 30,000 being sold on a project basis. But thanks to the Infor ERP system, we can now track down and source replacement parts expeditiously.

2. A contractor who won the contract for building a new health care facility of 250,000m2, required 4,200 doors located over 16 floors with 17 lock types. After the submittal of the initial quote, it was decided in tandem with the project owner to change the lock grade for four types to ANSI/BHMA Grade 3 instead of ANSI/ BHMA Grade 1 and change another eight lock types to ANSI/BHMA Grade 2 instead of Grade 1. The client requested a revised

quotation including door and hardware schedules. Because of the Infor ERP system, this can be done without delay.

Handling each case demonstrates the value of an ERP system in our day-to-day business and underlines the decision-making process behind implementing the Infor ERP system.

Saudi Projects: What improvements or efficiencies have the company experienced since implementing the Infor ERP system?

Eng. Mahasneh: Improvements include increasing the integration of information across business cycles, synchronization of the different related business processes, increasing the information visibility, enhancing the decision-making process, organizing the workflow, providing real-time data reporting, and increasing the understanding and alignment of the process performance indicator and its corresponding measurement.

Saudi Projects: How does the company ensure the consistent quality of its products?

Eng. Mahasneh: The company adopts several processes that are intended to ensure consistent product quality, including defining clear product standards, applying robust quality control processes along the material flow, continuing training and skills enhancement activities, maintaining a high level of supplier relationship, building a culture that encourages data-driven decision

making, encouraging continuous improvement, monitoring customer feedback, and ensuring compliance with all applicable regulatory bodies, as well as implementing state-ofthe-art technologies and automation.

Saudi Projects: Are there specific quality control measures or certifications the company adheres to?

Eng. Mahasneh: The company adheres to the requirements of ISO 9001:2015, ISO 45001:2018, Underwriters Laboratories standards (UL 10C, UL 10B, CAN/ULC S104-10), The British Standards Institution (BS 47622), the International Conference of Building Officials standards (UBC 7-2), National Fire Protection Association standards (252-2012).

Saudi Projects: Are there standard sizes and designs with predefined prices, or is each project individually quoted based on custom specifications?

Eng. Mahasneh: Each project is tailored to specific specifications, as every structural opening varies in dimensions. While the difference in absolute value may seem insignificant in certain cases, it can lead to the door not functioning as intended according to the design of the opening. Therefore, quotations necessitate automation of pricing policies and integration of a wide array of item specifications for manufacturing, delivery, and installation of the door. All necessary data, including pricing, raw material availability, capacity, and timeline, are crucial for door delivery. To tackle this,

For example, the flush single fire-rated door with a UL certificate of 90 minutes varies from the single fire-rated door with a fire-rated vision panel and firerated louvre with a UL certificate of 90 minutes

Eng. Mahasneh: Quotation validity varies based on the sales channel, seasonal timebonded promotion period, raw material price index fluctuation, and product mix. Such cases may include cases requiring the combination of non-in-house fabricated products with fabricated item(s) procured for the concerned project only. Quotation validity is essential as it creates urgency for the client to take up the offer, gives a +1-leverage point in pricing negotiation when the quote is past the expiry date, and allows you to ensure the quote provided is up-to-date with the client’s requirements. But it also gives any supplier a platform to uplift your price.

Saudi Projects: How do changes to the project specifications after the initial quote impact pricing, and what is the process

for adjusting the quote in such cases?

Eng. Mahasneh: Conceptually, project specifications should remain unchanged after the design stage, as they’ve been carefully defined considering all project conditions and details. However, no general rule can be defined to handle such a change if it occurs

The volume impacts the selling price significantly since material price fluctuations impact the COGS value

and quantifies its impact, whether the change affected the COGS, the lead time, or any other attribute of the quotation; managing that manually to update the quotation is a time-consuming process while having an automated process dramatically reduces the time required to adopt the changes.

That can be labeled as one of the reasons to adopt Infor as an ERP system that streamlines all business processes, including such changes.

Saudi Projects: Are there volume discounts available for larger orders, and what criteria determine eligibility for such discounts?

Eng. Mahasneh: The volume impacts the selling price significantly since material price fluctuations impact the COGS value, and sourcing for specific projects with larger volumes increases our negotiation strength to gain better prices.

Saudi Projects: Can you explain your payment terms and schedule, including any upfront deposits, milestone payments, or final payments upon completion?

Eng. Mahasneh: At AlMoosa Doors we adopt best practices in defining each project’s payment term, taking into account our financial fitness, customer payment history (if applicable), industry standards, and scope within the project. This is intended to serve all customers in the best possible way without limiting the options to a specific predefined idea. It retains the correct and precise controls required to maintain a healthy cash flow and build strong customer relationships.

Saudi Projects: How does the company differentiate itself from competitors, particularly regarding product quality and strength?

Eng. Mahasneh: The company differentiates itself through six tools:

1. Providing an excellent product range of options and services at a competitive price for different market segments, backed by a value-added customer experience.

2. Continuous efforts to ensure the company covers all cities within the Kingdom through 45 branches over 60 cities -

5. Continuously striving to improve our developed preventive and corrective maintenance programs to ensure the smooth operation of the product or system sold by the company.

6. Constantly examining the company’s fitness and responsiveness to customer complaints to ensure an accurate, transparent, fact-based channel.

Saudi Projects: Can you share any innovations or best practices in supply chain management that the company has adopted to maintain its market position?

Eng. Mahasneh: The company adopts and strives to support the supply chain as it is essential to maintaining and enhancing its market position. To achieve this it implements the following best industry practices: recruiting and developing supply chain professionals, diversifying supplier relationships to avoid delays, developing and tracking supply chain metrics, increasing supply chain visibility, monitoring and improving the order-to-pay process, and investing in technology and software. This helps the company to build a harmonious culture and a team that shares the same values and speaks the same language.

As part of its continual efforts to diversify supplier relationships, the company attended R+T Asia 2023 in July 2023 in China, R+T Turkey 2023 in September 2023 in Turkey, Canton Fair in October 2023 in China, Big 5 Global in December 2023 in UAE, and R+T Stuttgart 2024 in February 2024 in Germany.

Saudi Projects: How does the company stay abreast of market trends and technological innovations in the automatic doors industry?

Eng. Mahasneh: The company has participated in or at least attended most of the industryrelated local, national, and international exhibitions, seminars, and workshops. It has also invested in its team through different types of training, whether in-house, online, or face-to-face classroom training. Such training is not limited to technical industry-related topics either, as the company encourages employees to progress their educational levels, such as applying for a master's degree or doctorate. The company also encourages knowledge transfer workshops to pass the acquired knowledge on to the maximum number of team members.

Saudi Projects: Can you highlight any recent innovations or adaptations the company has made to stay competitive?

Eng. Mahasneh: The company has invested heavily to make the ordering process of all product types, brands, and grades using the Infor CPQ that is integrated with Infor LN so that complex sales activities are managed more efficiently, reduce pricing, reduce product cost errors, and integrate all the functions activities within one platform that includes all of our business activities and cycles.

To strengthen its competitiveness, the company has also revamped its corporate identity, including the logo, icon, and motto, and wholly revamped brand guidelines covering all related business areas. We have a detailed plan to build a remarkable brand identity and allocate the necessary resources to ensure a smooth transition from the old identity to the new one.

Saudi Projects: What initiatives has the company undertaken recently to continuously improve its manufacturing and supply chain processes?

Eng. Mahasneh: We have increased the automation level of the hollow metal doors fabrication processes and reviewed the supply chain organizational structure to ensure the minimal level possible of conflict of interest. Furthermore, the company has created a new job to ensure consistency of process

implementation to enable proper tracking and identification of potential improvement areas within the processes. We hire only candidates who can handle these newly developed roles.

Saudi Projects: How does the company foster a culture of continuous improvement among its employees?

Eng. Mahasneh: The company adopts several strategies and tools intended to foster a culture of continuous improvement among its employees, including, but not limited to, the lead by example principle, recognizing and rewarding employees, supporting cultural change activities, accepting that failure is inevitable, and viewing it as an opportunity to learn, grow, and improve. We apply a systematic approach principle by using a proven methodology to guide improvement and innovative projects.

Saudi Projects: How does the company integrate sustainability into its supply chain and manufacturing processes?

Eng. Mahasneh: The company invests in diverse and inclusive supply chain partners and deploys technology to increase accountability and transparency. Also, we comply as much as possible with the ‘Sustainable Procurement’ principle. Selecting suppliers that adhere to ethical, social, and environmental standards is a factor of the evaluation criteria. The company monitors and analyzes the environmental impact of its supply chain practices, which allows better decisionmaking, identification of improvement opportunities, and mitigation of risks.

audi Projects spoke to Faisal to discuss progress made in 2023, the challenges encountered, and what to look out for in 2024.

Saudi Projects: What were the key milestones or achievements in RSG projects over the past year?

Faisal Butt: 2023 was a landmark year for Red Sea Global, with its pioneering destination, The Red Sea, becoming the first of the Vision 2030 mega-projects to open its doors to paying guests. The Six Senses Southern Dunes and St Regis Red Sea resorts are providing visitors with unrivaled luxury

Alongside the opening of these resorts were the first domestic flights from Red Sea International (RSI), which is well on track to be the Middle East’s first carbon-neutral airport and will soon accept international flights. Among the aircraft setting off from RSI is Fly Red Sea’s fleet of seaplanes (one of the multiple subsidiaries we launched last year), offering our guests seamless transportation to their resorts. The seaplanes run on sustainable aviation fuel in line with our commitment to protect the natural environment.

We also made strong progress toward our other goals. We unveiled Thuwal Private Retreat, a highly exclusive, ultra-personalized destination, which will open later in 2024, and continued to develop AMAALA, which is set to establish new standards in wellness and will welcome visitors in 2025. Overall, we have shown that grand visions can become a reality and have put Saudi Arabia firmly on the global tourism map.

Saudi Projects: Please talk about the various subsidiaries RSG launched in 2023 and how this has fuelled the overall vision.

Faisal Butt: Red Sea Global has established several subsidiary brands to help deliver unparalleled guest experiences across its destinations. As well as boosting the Saudi tourism sector more broadly, these will continue to prioritize stringent sustainability standards, using environmentally friendly materials and equipment.

As well as Fly Red Sea, our subsidiaries include WAMA and Galaxea, which will deliver exclusive water sports and diving activities for guests across RSG’s destinations. Akun, meanwhile, will provide world-class adventure experiences across the destinations, including gravel, mountain, fat tire and electric biking, as well as trail running and hiking through a diverse array of landscapes.

The launch of these brands forms an important part of enabling us to deliver unforgettable experiences for our guests and will help to open their eyes to the extraordinary landscapes and activities the Kingdom has to offer.

Saudi Projects: RSG welcomed its first guests in 2023. How has that gone and what feedback have you received?

Faisal Butt: Inspired by the incredible landscapes of the Kingdom’s Red Sea coastline, the visitor experience at The Red Sea is based on a spirit of discovery and luxury. The diversity of activities on offer is unparalleled, and something that numerous visitors have already commented on. Guests can hike through dormant volcanoes, explore archaeology and history trails, snorkel amongst the vibrant reefs, partake in a range of water sports activities, and experience the very best of Saudi culture and hospitality.

Visitor feedback has been overwhelmingly positive, with the footballer, Cristiano Ronaldo and his girlfriend, Georgina Rodriguez, describing the RSG team as “building the new paradise”.

Saudi Projects: Can you discuss some of the most significant challenges you encountered in your development work and how you addressed them?

Faisal Butt: The Red Sea and AMAALA sit on a combined land mass of over 32,000 km2, which is the size of a small country, so developing destinations that not only deliver new standards in luxury but sustainability, too, was always going to be challenging.

A major part in overcoming this was our marine spatial planning simulation with King Abdullah University of Science and Technology (KAUST) to assess the impact of The Red Sea on the environment. This was the largest study of its kind ever conducted in Saudi Arabia and allowed us to inform our final master plan, which included designating nine islands as special conservation zones and limiting the number of guests to The Red Sea to one million a year. The study also enabled us to set a baseline for our target of delivering a 30% net conservation benefit by 2040. This intelligence-led approach has been crucial in helping us show that tourism developers can have a positive impact on the environment.

Additionally, given the landscapes we have been working with – sweeping deserts, an island archipelago, and mountainous terrains – we knew that accessibility would be a challenge. To overcome this, we insisted that every contractor ensure that guest experiences take a universally inclusive approach. This commitment includes using new technologies – such as smart mobility and logistics – to radically enhance luxury tourism and responsibly develop our destinations in line with our commitments to the sensitive ecology we operate in.

Red Sea International Airport is a unique, sustainable gateway opening Saudi Arabia up to the world

Saudi Projects: Tell us about RSG’s ‘Coral Commitment’ and how that progressed in 2023.

Faisal Butt: The Red Sea coastline is home to some of the world’s most productive and diverse coral reefs. Our Coral Commitment is our promise to protect and regenerate these vital marine ecosystems in Saudi Arabia and beyond, demonstrating that

tourism developers can deliver a positive impact on the planet and setting new standards in responsible development.

We have already achieved a great deal. As part of our Coral Gardening Project, our scientists have monitored 300 reef sites and have achieved a 97% success rate in establishing offshore floating nurseries to sustain and grow a small number

of rescued corals. The next phase of activity will involve delivering a million-dollar coral breeding lab, which will allow our team to produce juvenile coral at multiple points throughout the year. Compared with corals in the wild, which only breed over a few days each year, this could mean an exponential increase in the number of corals grown for reef enhancement.

We are also deploying advanced technology, including robots and machine learning, to monitor coral cover. These innovations can capture 3D images, which are stitched together into a digital twin, allowing scientists to quickly identify and respond to any potential negative events such as coral bleaching and the arrival of invasive species. Soon, it will begin testing 3-D printed materials to create artificial substrates for transplanting large coral colonies. This will enable RSG to build small, highly functional, high-value reefs to support abundant marine life.

We are also working to embed marine conservation within the visitor experience. Our marine life institute at AMAALA, Corallium, will not only contain world-class research facilities, but will provide a platform for educating guests, so that they leave with a better understanding of the challenges facing our oceans and, hopefully, a desire to act themselves. We are also exploring

hands-on opportunities for guests to directly contribute to our coral conservation efforts.

Saudi Projects: How did the opening of the airport go and how has it evolved over the first few months?

Faisal Butt: The opening of The Red Sea International Airport has gone very smoothly. It is accepting a regular schedule of domestic flights, with three a week from Riyadh and two from Jeddah, and will soon welcome international services to its iconic terminal, designed by Foster + Partners.

The airport boasts several unique features. As well as being powered by 100% renewable energy, the terminal is divided into five ‘pods’, which can be operated independently or concurrently depending on demand. This reduces the overall energy demand of the

building when compared with a standard centralized terminal approach. We are also collaborating with our partners, SAUDIA, and the operator, daai international, on exploring the use of Lower Carbon Aviation Fuel (LCAF) and Sustainable Aviation Fuel (SAF) at The Red Sea International Airport.

Situated within three hours’ flying time of 250 million people, and eight hours’ flying time for 8% of the world’s population, Red Sea International Airport is a unique, sustainable gateway opening Saudi Arabia up to the world. We are proud of what has been achieved so far and are looking forward to welcoming international visitors very soon.

Lastly, we are planning for our first direct international flight very soon which will further boost our destination airlift within the Middle East.

Saudi Projects: Did you explore or adopt any new technologies in the past year? How did they impact your projects?

Faisal Butt: Technology is a constant focus for us at Red Sea Global and we have adopted several innovations over the last year.

To help us deliver on our ambitions to protect and enhance underwater environments, we partnered with VAARST, a leader in marine robotics, which is enabling our researchers to create high-resolution, 3D digital representations of Al Wajh Lagoon’s coral reefs and vital habitats.

Additionally, we have partnered with Zain KSA, a leading telecom and digital services provider in Saudi Arabia, to create the world’s first zero-carbon 5G network at the Six Senses Southern Dunes resort at The Red Sea. This will offer guests the highest 5G connectivity speeds in the region and will be powered by 100% renewable energy from the five solar farms we have built for the destination.

We also recently signed an agreement with Hyundai Motor Group to pioneer innovative mobility solutions across our destinations. These include battery electric and hydrogen fuel cell vehicles, and will eventually encompass autonomous vehicles, advanced air mobility, and maritime vessels.

Saudi Projects: Explain the energy initiatives that advanced or came to fruition in 2023, such as the photovoltaic panels across five solar farms.

Faisal Butt: We have always been clear that our destinations will be powered by 24/7, 100% renewable energy. At The Red Sea, we have made this ambition a reality by installing five solar farms to support Phase One of the destination. These consist of 760,000 photovoltaic panels, supported by the world’s largest off-grid battery storage facility to conserve energy.

We have also committed to a smart mobility strategy, using electric and hybrid vehicles, boats, aircraft and the first carbon-neutral

electric buses ever introduced to Saudi Arabia. By bringing together solar panels and stations, utility infrastructure, and a smart transport network, we are poised to fulfil our vision of destinations entirely powered by clean and renewable energy.

Saudi Projects: Can you share a success story or a particularly rewarding moment from your work in the past year?

Faisal Butt: There are so many success stories to choose from, but the moment we opened the doors of The Red Sea must be the most rewarding.

The look of joy and wonder on people’s faces as they explore the stunning Six Senses Southern Dunes and St Regis Red Sea resorts has been a sight to behold, and to welcome guests from around the world who comment so positively about their experience has been hugely energizing for everyone involved.

Of course, we know that there is more work to do, but already we feel we are transforming people’s perceptions of Saudi Arabia – right now!

Saudi Projects: What are RSG’s major goals in 2024?

Faisal Butt: We have several important openings this year, which will form a central focus.

At The Red Sea, we will soon open Nujuma, a Ritz Carlton Reserve – one of only six globally - which will feature 63 villas fit with panoramic windows, open living space, a sea-view pool, as well as a telescope to discover Saudi Arabia’s enchanting star-filled sky. Located on Ummahat Islands, guests can also experience diving and snorkeling adventures in one of the world’s most untouched destinations.

Other resorts opening this year include Shebara, featuring a 30 to 40-meter reef drop-off near the beach, providing the ultimate spot for exploring ocean life, and Desert Rock, a unique and hyper-luxury resort integrated into the mountainside. Elsewhere, we will also open Thuwal Private Retreat, a buy-out-only destination offering a peerless escape to a magical island and the highest levels of personalization and luxury.

Ensuring we are ready to open AMAALA in 2025 will be another major focus. From integrative wellness to sea and sun-soaked adventure, world-class art, and intimate, awe-inspiring events, AMAALA will offer the opportunity to connect deeply with nature, ourselves, and our greater community. Saudi Projects speaks with Sara Rafique, Senior Director of Healthcare at Red Sea Global to find out more about the progress at its Turtle Bay Hospital. The hospital, located in The Red Sea’s Turtle Bay area, will provide world-class healthcare to the community of people living in, working at, and visiting the 1.5million m² waterfront site.

Saudi Projects: Can you provide an overview of the project timeline and key milestones for the construction of Turtle Bay Hospital?

Sara Rafique: Turtle Bay Hospital, located at The Red Sea destination has achieved a few important milestones this year. The construction contract was awarded to Abdullah Saed Alsayed Partners in March, and excavation has started on site with the targeted completion date set for December 2025. In parallel, the Medical Equipment contract was awarded to Alf Healthcare in April, and more recently the Hospital architectural drawings received official approval from the Ministry of Health, which is a crucial step towards obtaining the Operating license once construction is complete.

Saudi Projects: What is the planned capacity of the hospital in terms of bed count, and what range of medical services will it offer?

Sara Rafique: The total bed count for Turtle Bay Hospital is 80. Saudi Projects: Will the hospital focus on any specific medical specialties or services that are unique compared to other hospitals in the region?

Sara Rafique: Turtle Bay Hospital will ensure that the core healthcare needs on a primary and secondary care level, including emergency care, of the patient population within The Red Sea; visitors,

staff and neighboring communities, are covered efficiently. The hospital, although categorized as a general hospital, will be the first state of the art facility in the Red Sea region, offering a patient centered model of care, compared to neighboring healthcare facilities. It is expected that the number of complex cases requiring tertiary care will be very low, therefore the medical services will be limited to level 3 / 4 and any patients requiring more specialized care will be referred to a tertiary care hospital with which we have an existing service level agreement with.

Saudi Projects: What state-of-theart technologies and equipment are being incorporated into the hospital's design and operations?

Sara Rafique: The Medical Equipment for Turtle Bay Hospital has been meticulously planned and tailored with a team of Biomedical engineers and clinical experts to ensure we have the latest and greatest technology to meet the highest standards of patient safety and ensure successful integration with Health Information Systems. The Hospital will have a multi-hyperbaric chamber to treat barotrauma injuries related to diving and wound care. Our long-term goal is to achieve HIMSS Level 7 digital maturity accreditation; therefore, we have made every effort to implement closed loop systems throughout various medical services to enhance patient safety and care.

Saudi Projects: How are you planning to recruit and train the medical and administrative staff for the hospital?

Sara Rafique: All medical and administrative staff for Turtle Bay Hospital will be hired though our healthcare Operator StewardAlf. StewardAlf is a joint venture between Steward Healthcare International - the largest Healthcare Operator and ACO in the US and Saudi based construction and engineering company, Al Fanar.

Detailed job descriptions will be created for each role and a shortlist of candidates built based on their qualifications, experience, and skills. Once the final candidates are selected, we will take them through our comprehensive training program, tailored specifically to their area of responsibility.

This program covers various aspects of clinical and operational responsibility, including clinical and administrative policies and procedures, adherence to our quality and risk management guidelines, patient management, patient experience, roles and responsibilities, competency in managing equipment, and appropriate documentation including our EHR and overall ICT systems.

Saudi Projects: What measures are being implemented to ensure high standards of patient care and safety?

Sara Rafique: Turtle Bay Hospital will implement measures such as staff training and education. All employees will undergo extensive training to ensure they have the

necessary skills and knowledge to provide safe and effective care. This includes training on infection control, patient safety, customer service and patient experience and the use of medical equipment.

We will drive several quality improvement initiatives, continuously monitoring and evaluating our systems, processes, and outcomes to identify areas for improvement. This will include conducting audits, implementing best practices, and adopting evidence-based guidelines to enhance patient care and safety.

In terms of Information Systems and Technology, we have designed an overall ICT system aimed at enhancing patient care and safety, including implementation of

electronic medical records, computerized physician order entry systems, medication management systems, and telemedicine platforms as necessary. These technologies will help streamline processes, reduce errors, and improve communication among healthcare providers.

Finally, from a regulatory compliance perspective, our healthcare facilities will adhere to strict regulatory standards, guidelines, and international clinical and operational benchmarks to ensure patient safety. We will follow CBAHI accreditation guidelines, as well as pursue international accreditation through JCI, or other international accreditation bodies, with a clear focus on compliance with infection control protocols, medication safety practices, and any other accreditation requirements.

Saudi Projects: Are there any sustainable or green building practices being utilized in the construction of the hospital?

Sara Rafique: Turtle Bay Hospital is targeting LEED Gold Certification, which means we are complying with the LEED construction stage guidelines closely, this takes into consideration green vehicles, pollution prevention, rainwater management, heat island reduction, light pollution reduction, indoor/outdoor water use reduction, energy and atmosphere, recyclable materials and resources, waste management, air quality performance amongst others.

Like the rest of the destination, the hospital will be powered by 100% renewable solar power, with the 760,000-plus solar panels needed to power phase one of the destination already in place and operational, along with one of the world’s largest battery storage facilities.

Saudi Projects: Are there any planned collaborations with other hospitals, research institutions, or universities?

Sara Rafique: We have several MOUs in place

with healthcare facilities located close to our destinations and our goal is to further strengthen our relationship with hospitals, research institutions and universities in the near future. Visiting specialists from StewardAlf can exchange knowledge and experience with healthcare professionals and students on subjects of interest.

Sara Rafique: The long-term vision is to contribute to the successful delivery of the Health Sector Transformation initiatives as part of the Kingdoms Vision 2030; namely to raise the standards within health services, ease accessibility, strengthen prevention against main threats to our health and increase the life expectancy of citizens.

Saudi Projects: What have been the biggest challenges during the construction process so far, and how have they been addressed?

Sara Rafique: The biggest challenge over the last two years was ensuring that the architectural drawings were compliant with Ministry of Health regulations. Unlike other facilities, Hospitals and Clinics are very complicated assets to design as everything is interconnected and coordinated with medical equipment and MEP, all of which have a direct impact on the medical services and patient safety.

I am incredibly proud to say that all three of our Healthcare facilities at RSG, including Turtle Bay Hospital, Red Sea International Airport Clinic and the AMAALA Hospital have received MOH architectural approval this year.

Saudi projects caught up with tessa to find out more about her career journey in a male-dominated world.

Emma Burdett: You come from a corporate background. Can you tell us about the path you have chosen?

Tessa Veenboer: Back in 2005, I swapped the world of retail for the energetic landscape of engineering and construction. The person who took a chance on me later admitted, “Hiring her was one of the biggest gambles I’ve ever made when it came to hiring someone.” The reason I was considered a gamble was because my background and work experience up to that point was as the assistant to the regional sales director of 140+ retail outlets and I was not an engineer in a company that employed, for the most part, engineers, or a construction expert within the power and energy, and heavy infrastructure markets. And so, I started as a junior bid & tender coordinator and, since then, I’ve worn many hats within the field, from a regional market business development director and team leader, to my last role—the Director of Growth Acceleration. And you know what? That person who took that “gamble” is still one of my go-to sources for advice.

The most important shift I’m seeing is how women are supporting one another

Emma Burdett: What inspired your drive to pursue a career in a male-dominated industry?

Tessa Veenboer: Once an intriguing opportunity crossed my path, I seized it without a second thought. The role presented an enticing mix of challenges and novelty, a welcome change I eagerly embraced. Reflecting on my early days, it’s clear now that the industry was noticeably male-centric, with few women occupying leadership positions, and even fewer in technical leadership roles. Fast forward to the present, and the landscape has shifted dramatically. Our global leadership team now exemplifies diversity in action, providing allies, both male and female.

What kept me working in the industry, despite it being a very intense journey, is that in the engineering and construction business, there is one constant; change. Engineers are always re-engineering and coming up with new solutions and I have the pleasure of listening to these and connecting dots to support the co-creation with clients on how to solve challenges when it comes to infrastructure. I love being part of the process of creating a solution to propose to our clients and performing all types of analytics regarding markets, commercials, clients, and any other subject.

We have the opportunity to re-engineer ourselves and, in turn, the industry. When I look back, I see very little diversity; I look at the present and I see many strong (female) professionals who inspire me and set a new benchmark that is very diverse, embraces sustainability in all aspects of the job, and wants to co-create solutions. When I look to the future, I don’t want to be reflecting on a male-dominated industry, but one that proves equity in opportunity.

Emma Burdett: What has been your biggest career achievement to date?

Tessa Veenboer: Becoming comfortable with being labeled as ‘weird’! Many times during my career, people have perceived me as ‘a risk’ and labeled me as ‘weird’. However, this might be my superpower?

Every phase of my career has had an amazing career achievement. There are so many!

 Being a first international transfer in a junior role, who was not an engineer, to go on an assignment to North America as an inside sales coordinator and accordingly being promoted to a manager based on the results achieved by influencing change for the better.

 Major wins around the world that have resulted in the transformations of the way things are designed, constructed, delivered, or entire communities.

 Achieving DEI targets while growing a team and proving diversity improves revenue and profits more than many of the studies are showing!

 Contributing to agile careers and showcasing that obtaining the skills you gain within growth and sales are skills that are valuable throughout an entire career.

 Co-creating and collaborating with people to grow new service lines and solutions.

 Supporting the first in-person Jacobs Women’s Network event in Riyadh right after Covid and being part of the launch of a new initiative soon.

 Becoming a WILD Ambassador as a safe space to connect with other professional women is so important to practice and reflect on the skills you need for leadership.

 Opening The Dragonfly Majlis to contribute to enhancing the journey of female entrepreneurs in the GCC in business planning and advisory, and enabling Small Medium Enterprises (SMEs) to create MVPs that either establish or grow the companies sustainably.

 Becoming the managing partner of M+N Projects and through this company tapping into completely new skills, adventures, and creating a community.

In the 20 years working within my field, I have had the pleasure of working on amazing opportunities that have shaped cities, careers, and communities in Europe, Asia, North America, and mostly the Middle East. Everything I have done has been really rewarding. I truly believe the biggest achievements are yet to come, harnessing my superpower of being unapologetically weird and continually curious!

Emma Burdett: What notable changes have you seen in the workplace for women?

Tessa Veenboer: The most important shift I’m seeing is how women are supporting one another. When we combine collective power, we can truly make an impact. You can’t see a thousand individual fires from space, but when you combine them, you can see a critical burning mass. This is the critical change that the industry needs; women supporting women. I’ve seen women hold each other against very high standards whilst male counterparts forgive themselves many imperfections.

Emma Burdett: What challenges do women still face in the workplace?

Tessa Veenboer: Lack of equity. Many companies still wish to squeeze everybody in the same shape while providing choices or various alternatives that might be more valuable to the company and profession. This requires self-leadership and focus on creating a win/win situation for both the individual and company. There is still a lot of pressure that women carry because of the number of roles they fulfill, both inside and outside of the workplace. This can create the feeling that they need to hide or can’t reschedule a meeting due to other obligations, with many of their male counterparts delegating these pressures unapologetically. I still feel guilty if I log off for 45 minutes as I want to have dinner at least twice a week with my children. Once upon a time, being a mother and housewife was considered a full-time job and if you consider this, many women have three jobs at once and there is little to no empathy.

Research shows I’m not alone. As per a recent PWC report, the majority (67%) of the surveyed women in Saudi Arabia who took career breaks were in experienced senior management and C-level roles. I have seen and considered the same myself in my local and international network, and these women are real powerhouses who seem to have it always altogether!

Another example; it was just last week that I spoke to someone who is about to start her maternity leave and is worried about what length of leave to take. Should she take 45 days off? Now this was in the UAE. In contrast, Saudi Arabia it is 8 to 10 weeks. However, regardless of country-determined paid leave, this still shows the pressures faced by new moms and the impact that taking maternity can have on your career. How are you perceived upon return? What can you handle? Will your output be affected? This is not just external pressure from the business, but internal pressures women with ambition still have to face. I felt an incredible pressure to show the world that my ambition was as strong as ever. It resulted in me being focused on everything but my health, both physical and mental wellbeing. Businesses can, and need, to do more, to normalize this ‘problem’ and the stigma attached to maternity leave and the return of its female workforce.

The same goes for career breaks. A woman still has traditionally a lot of roles to play within society, meaning that they need that break from time to time to recharge and prioritize their health or family. If I would map out my days, they used to be packed, and I have a very supportive husband who takes on a lot of tasks.

At least once a year, I got mom-shamed at the school my children attend by women who work there with comments such as, “It is good to see the mom for once.” These comments really made me feel like a failure. I reflected on the last two weeks I had; I had sat on a panel discussion that week on driving sustainable social value at Harvard University, and the week prior I had just finished onboarding an unbelievably talented professional in our Saudi Arabian business who had just started a new parttime role following taking a break to focus on her family: two weeks I’m extremely proud of. Once the emotion of their throughway comment had left, I could reflect clearly; I knew this wasn’t me that was a failure, it was the perception of others on working or returning to work females.

Emma Burdett: How do you suggest companies in KSA attract and retain the best female talent?

Tessa Veenboer: Listen, stimulate, and train female talent. Self-leadership is an important part of that journey and supports females in articulating what matters, providing ideas and solutions to improve

retention and paying it forward to others within the organization to extend that value.

Stimulate and create communities within a company that allows people to create a network and use these as opportunities for talent to practice skills and influence changes needed.

I also believe it’s important to not see everybody as the same and apply a one-size-fits-all approach. It doesn’t work, nor is this needed with AI and all the amazing tools that are out there. We can easily generate standardized processes, but this doesn’t deliver value to individuals with specific needs. To feel, to be seen and heard, it needs to be personal. I hope companies consider being more flexible, and creative communities of experts who work from within their own companies and are included to make special projects, company challenges, and other items possible.

An important one to me is to continue to offer hybrid working options where possible, despite the role I’m in or company I work for. It does wonders for my productivity and increases the value I can deliver.

Emma Burdett: How important do you feel the WILD network is for women in the region and why?

Tessa Veenboer: Networks such as WILD provide an authentic platform to connect and to discuss professional and personal situations that require soft skills, allowing female leaders to share in a safe space whilst learning systems, tools, and new skills, all whilst getting that peer-to-peer support that can help achieve growth.

It’s connectivity among female leaders that is needed to help navigate your career and prevent burnout in an environment that harvests belonging and purpose.

AlUla, in the northwestern region of Saudi Arabia, in the Medina Province, may not be in the capital but the design savvy being shown there is equally as impressive. Dar Tantora The House Hotel, a boutique eco-community in the heart of AlUla’s Old Town, designed in collaboration with Egyptian Architect Shahira Fahmy and operated by Kerten Hospitality, sits in the heart of a labyrinth of 12thcentury mud and stone brick buildings, surrounding a 10th-century castle or fort.

The hotel can be found at the southern end of the heritage site, reimagining some of the surviving homes into luxury multiplelevel exquisite accommodations. The walls of the hotel are beautifully adorned with traditional murals that were originally painted by the community as wedding gifts for newlyweds, to bring joy and decoration to their new home. These vibrant murals are more than just decorations—they tell captivating stories of local plants and animals, household items, festive traditions, elegant calligraphy, and abstract symbols. They brim with joyful motifs that celebrate abundance and happiness.

Using authentic natural pigments, Fahmy and her team have meticulously restored these murals, bringing these cultural narratives back to life. The result is a stunning blend of historical artistry and modern luxury, allowing guests to immerse themselves in the rich heritage and evolving culture of the region.

QIDDIYA INVESTMENT COMPANY (QIC) AND JAPAN’S TOEI ANIMATION HAVE ANNOUNCED PLANS FOR A 500,000M2 PROJECT THAT WILL FEATURE OVER 30 RIDES AND ATTRACTIONS IN SEVEN AREAS, INSPIRED BY THE ANIME SERIES ‘SEVEN DRAGON BALLS’.

The two organizations released a joint statement describing the event as a “historic journey from the first Dragon Ball series to the latest Dragon Ball Super.” The unveiling of the theme park follows the launch of Qiddiya City’s gaming and esports district, with Abdullah Aldawood, Managing Director of QIC, explaining: “We are pleased to be partnering with Toei Animation, bringing their rich legacy of pioneering contributions to the anime industry to Qiddiya City. Dragon Ball theme park is a celebration of the diverse and vibrant world of anime, offering a unique blend of thrills, family-friendly attractions, and immersive entertainment for everyone.”

Katsuhiro Takagi, the president of Toei Animation, added that the “Dragon Ball theme park is a testament to the timeless legacy of the Dragon Ball franchise.” Since its founding in 1956, Toei Animation has created 268 full-length feature films and over 13,700 TV series episodes (across 236 titles).

Toei Animation’s Dragon Ball premiered in 1984 and has grown to become one of the most popular manga and anime series ever, airing on television in over 80 countries. The show centers on the exploits of Goku, a young child with extraordinary strength and a monkey tail who uses hand-to-hand fighting to battle evildoers.

This anime theme park is unlike anything you have ever seen, bringing to life the most famous plots, scenes, and characters from all of the sagas.

This dedication to social responsibility was further celebrated at the inaugural NEOM Social Responsibility Awards ceremony, where 19 individuals and organizations were honored for their outstanding contributions.

ACHIEVEMENTS IN SOCIAL RESPONSIBILITY

The NEOM Social Responsibility (NEOM SR) 2023 report provides a detailed account of the impact of various initiatives over the past 12 months. Among the notable achievements, 26 projects were awarded to companies based in Tabuk, providing 583 people from NEOM and Tabuk with employment opportunities. One of the flagship initiatives, the NEOM Seven Senses Program, generated a social return on investment exceeding SAR 40 million, underscoring the significant value these projects bring to local communities.

On August 14, 2024, NEOM hosted its first-ever Social Responsibility Awards ceremony, celebrating the remarkable efforts of its employees, partners, and community members.

The event, attended by NEOM executives, business partners, students, and local residents, honored 19 winners across three main categories: NEOM Sectors, NEOM Partners, and NEOM Individuals. These awards recognize the best practices and exemplary contributions of individuals and organizations, reinforcing NEOM’s leadership in social responsibility.

NEOM CEO Nadhmi Al-Nasr emphasized the importance of these efforts, stating, “Our commitment to social responsibility is a reflection of our core values and aligns seamlessly with NEOM's vision and the ambitions of Saudi Vision 2030. Sustainability, as one of NEOM’s pillars, drives us to innovate and act in ways that create lasting, positive impact.”

The award winners included prominent entities such as NEOM Operations, THE LINE proponent, and Oxagon, as well as partners like Nesma & Partners, Ernst & Young (EY), and King Fahd University for Petroleum and Minerals (KFUPM). Individual winners were recognized for their dedication to advancing social responsibility, showcasing the diverse range of contributions that have made a meaningful difference in the community.

NEOM TO HAVE WORLD’S LONGEST POOL

A SPECTACULAR INFINITY POOL THAT WILL BE APPROXIMATELY 1,500 FEET LONG AND 220 FEET ABOVE SEA LEVEL, IS PLANNED IN TREYAM, ONE OF NEOM’S RECENTLY-ANNOUNCED REGIONS AND LOCATED ON THE SOUTHERN END OF THE GULF OF AQABA.

This new structure will dwarf a 393-footlong infinity pool situated between twin skyscrapers, known as One Za’abeel, which opened in February.

Designed for adventure and endeavor, planners have described the project as a “premier resort,” with activities such as sailing, diving, and other water sports also being offered in the region. Developers also say guests will be able to enjoy extensive “technologyenhanced health and wellness offerings.”
