Take a hike in new Environment Park

New hiking tracks in the Pasturage Reserve near Bargara are now open to the public. The 800 acre reserve is managed as an Environmental Park by Bundaberg Regional Council on behalf of the Queensland Government. Natural Resources spokesman Cr Danny Rowleson said the Council had constructed the hiking tracks to give residents and visitors a chance to explore natural features of the park. “The Pasturage Reserve has not been accessible to the Community for the past 100 years as it has been exclusively used for cattle grazing with public entry discouraged. “This has now changed and we are encouraging people to enjoy the significant wetlands, wide variety of vegetation and wildlife in this tranquil location,” he said. “I believe this Environment Park will become one of the best loved coastal parks in Queensland. It contains one of the largest remaining stands of Silver Leaved Paperbark in South East Queensland, over 122 species of native plants including rainforest trees and over 135 kinds of native birds.” Division 5 representative, Cr Greg Barnes predicted the 3km of new hiking tracks would be popular with nearby residents, bushwalkers, birdwatchers and school groups. “There are few places on the Queensland Coast where over Great Christmas Gift Idea 800 acres of natural bushland are available for hikers in such close proximity to major tourism-orientated townships,” Cr Barnes said. The Environmental Park has three easily accessible access points from the Turtle Trail from Nielson Park to Mon Repos (near the southern footbridge), the northern cul-de-sac of Hand crafted sterling silver or Davidson Street and the gateway beside the former Pound copper wire bezeled Keeper’s house on Bargara Road (just east of the Bargara Paua shell with pearls! Remembrance Day - remembering those who died and suffered in war

At 11am November 11, 1918 the guns of the Western Front fell silent after more than four years of continuous warfare. The allied armies had driven the German invaders back, having inflicted heavy defeats upon them over the preceding four months. In November the Germans called for an armistice (suspension of fighting) in order to secure a peace settlement. They accepted the allied terms of unconditional surrender. The 11th hour of the 11th day of the 11th month attained a special significance in the post-war years. The moment when hostilities ceased on the Western Front became universally associated with the remembrance of those who had died in the war. On the first anniversary of the armistice in 1919 two minutes’ silence was instituted as part of the main commemorative ceremony at the new Cenotaph in London. King George V personally requested all the people of the British Empire to suspend normal activities for two minutes on the hour of the armistice. On the second anniversary of the armistice in 1920 the commemoration was given added significance when it became a funeral, with the return of the remains of an unknown soldier from the battlefields of the Western Front. Unknown soldiers were interred with full military honours in Westminster Abbey in London and at the Arc de Triumph in Paris. The entombment in London attracted over one million people within a week to pay their respects at the Unknown Soldier’s tomb. After the end of the Second World War, the Australian and

British governments changed the name to Remembrance Day. In 1997, Governor-General Sir William Deane issued a proclamation formally declaring November 11 to be Remembrance Day, urging all Australians to observe one minute’s silence at 11 am on November 11 each year to remember those who died or suffered for Australia’s cause in all wars and armed conflicts. A service and laying of the wreaths will be held in Bundaberg on November 11, at the cenotaph, Bourbong Street at 10.45am. Prior to that Poppy and Badge Sale Stalls will be at Hinkler, Sugarland and the Bundaberg RSL from November 7 to 10.

This is not actually a new concept, however, I have seen an influx of buyers from the “Baby Boomer” generation who have lost faith in traditional super fund methods and under the careful guidelines of their accountants and financial planners they are transferring or creating self managed super funds and amongst other things, purchasing property through this structure. There are few things you need to know before you begin... To help you understand this system better, I asked Damon Bensein a private wealth adviser from Elston Partners to answer a few common questions.

What is a Self Managed Super Fund?

A Self-Managed Super Fund is a tax structure that can be setup for the benefit of no more than 4 individual members. The advantages of utilising a SMSF structure are: • Concessional tax rate capped at 15% on all Capital Gains on income generated within the SMSF • Flexibility to buy investments directly ie. Shares, Term Deposits, Property • Own and pay for Life Insurance Policies within the fund • Improved Estate Planning • Increased Control and Transparency • The ability to borrow • Asset Protection

Why Would You Buy Property in a SMSF?

The main reason for buying any asset within a SMSF is due to the tax concessions available. As mentioned above, tax on capital gains and income generated by the asset held within the SMSF is capped at 15% as opposed to a maximum of 45% in your own name depending on your marginal tax rate. There is a possibility once certain conditions are met that the SMSF will actually pay 0% tax on any capital gains and income earned by assets within the SMSF. SMSF’s also offer very strong asset protection that can help protect the assets you have worked hard to build over time.

How Can You Buy a Property in a SMSF?

You can borrow within a SMSF and it is becoming more common for people to look at this strategy. However there are conditions that need to be met. It is best that clients talk to an adviser first before considering this strategy to make sure the strategy is appropriate for them and they are fully aware of the benefits and risks involved. MONTHLY FISHING UPDATE October was not the best months fishing I have ever had, the weather was unpredictable, the winds throughout the month made fishing frustrating to say the least. On the few short periods when the weather came good, mainly round the days I predicted, which were the new moon and the full moon, some good catches where recorded, mainly Flathead, some really good Bream and some nice sized Whiting. Barramundi showed up in the rivers on the days when the temperature rose up to around the 30s, but fell off when the temperature dropped, the same with Mangrove Jack. The odd Salmon are still about, but only the dedicated Salmon fisher is going after them this time of the year. The mud crabs have also been a bit quiet last month. The Flathead Classic which took place on the Gold Coast at the beginning of October, 434 anglers landed 4,918 Flathead in two and a half days. But all in all October was a month to forget, if you followed my advice in last month’s column the few days I said to fish was about the only productive periods. November is shaping up to be the goods, the long range weather forecasts look okay, so provided they go true to form go for it. Best times in November to wet a line is from the 11th to the 16th and the 24th to the 2nd of December. If the weather holds up and the temperature starts to climb put the crab pots in right up to Christmas, November and December are great crabbing months. Also watch out at the mouths of the rivers from the Burrum to the Baffle for Taylor they will be doing their runs and, rumour has it, that they are increasing in numbers. Best bait is IQF pilchards on a gang set of hooks. Barramundi have increased in our rivers especially the Baffle, some good reports from upstream at the Ferry Crossing area, and also in the Burnett round the bridge pylons and near the rowing club. As the Flathead are up the rivers to spawn they are now showing everywhere. The big ones, however, are in the deeper water. The Micro Mullet is deadly also the 4 inch multi coloured Halco and 4 inch curly tail plastics work well.

The tip is rig up to the species you are targeting, example for Bream use a No2 hook and a pea sized sinker above a minimum 60cm trace. For bait use Mullet strips, Prawn, or Yabbies. Another tip is to always keep a diary and every time you go fishing write in everything that took place, such as fish caught, where caught, what bait, tides and weather conditions then refer back to your diary the following year. All the dams have been hit and miss, with all species still a bit sluggish. The best Barra have been around 80cm, live bait has been the go with Halco 5inch lures and spinner the best choice. November 11 to15 sees another fin fish closure. The areas you cannot fish is latitude 24-30 degrees and Longitude 154 degrees, putting it simply if you draw a line on a map from the north tip of Paddy’s Island through the Bargara golf club and out to sea you cannot fish North of that line. I have been asked many times about fishing clubs well I love them, join one today, make new friends and find out heaps of information you are missing out on. When my kids where little I never seemed to have time to take them fishing, what with work etc, until I joined a fishing club, then I found myself fishing every second weekend. When you are in a club you know when and where the next club outing is so you plan your days and away you go. Clubs are great, one I would recommend is Across the Waves Fishing Club, phone Warren on 0437 239 688 for further information for 2013. The other club for outside fishing is the Bundaberg Sports Fishing Club, email Tony Chandler: tonyc@bundysportsfishing.com. au. Both these clubs are friendly and family orientated. Queensland community and volunteer groups who help others can now apply for a share of $1.35 million to buy essential items to help their local communities. Community and volunteer groups in the Bundaberg region should take advantage of the Newman Government’s Caring for our Community election commitment, which will provide a total of $4 million in small grants over three years. On offer are small grants of up to $5,000 and up to $15,000 depending on the needs of individual community groups. Up to $5,000 is available towards small equipment items and materials, such as computers, upgraded software or white goods. Organisations can also apply for bigger grants of up to $15,000, which may be considered for more substantial projects,

such as making food preparation areas compliant with regulations. Applications can be made at: www.communities.qld.gov.au until 3pm on Monday, December 4.

Tech Talk & Tips Windows 8 Microsoft Windows computer operating system is here. In September 2011, Microsoft released the Developer Preview version. It was released everywhere on October 26. The president of the Windows Division Steven Sinofsky said, “With this system we have made the biggest changes since Windows 95”. On February 29, Microsoft released a Beta version of Windows 8, known as the Consumer Preview. After the Consumer Preview, a final preview named Release Preview was released in March. According to Microsoft, Windows 8 has several new features, such as a Windows Store where users can buy metro style computer programs, or Windows to go, a feature that allows users to run the complete Windows system from your USB drive. Windows 8 now has a brand new graphic interface it’s the same for tablets, notebook and the classic PC. This interface is characterised in a tiles set out which will work as links and also as interactive widgets and is optimised for touchscreen, but can also be controlled by mouse and keyboard. Of course, Windows 8 still offers the classic desktop interface. Some other interesting news is that Microsoft rework is starting your PC from a basis – replaced classic BIOS with a new system UEFI. The advantage of this system is a secure boot, which is protection against viruses. This could be a big money saver! The Operating System will have central administrations for copying and moving files, which older systems did not have. Transferring more files will be more comfortable. The system will stop copying and then gradually build without having to carry everything again. Windows 8 will enable logging in through face detection and voice control or especially hand gestures, which senses camera system Kinect. I don’t really know if we need all this stuff or if the Geeks at Microsoft have gone too far and are just pandering to the top end of market, only time will tell! In the leaked test versions of Windows 8 it was discovered that the foundations of future cloud applications, there is the possibility to use different services and programs from the Internet, for example, it allows for saving user settings on the Internet. This can then be used on another computer with Windows 8 and you synchronise it. The classic Start button we all know and love is gone for good. Microsoft has replaced the Start Menu with a very cool UI (user interface) called Modern UI the previous interface was known as Metro but apparently has had to be changed due to a legal problem. The modern user interface is much more than a fancy menu, it is a whole system which works in parallel with the classic desktop we are used too, let’s call it Desktop Mode. It comes with its own applications, such as Weather App, News App, Sports App, etc. and we can install much more through the Windows store (which is growing). So nothing is going to prevent you from installing your favourite software, even if they seem

redundant with the apps Windows 8 has. Important to mention is that everything which isn’t used ends up suspended. In practical terms the app or software is still open and running, but not using any of the system resources. This helps the Operating System to use less battery than the others which is very important these days. Well that’s a brief summary of what is coming your way, since the beginning of Windows operating systems we have had, Windows 1.0, Windows 2.0, Windows 3x, -Windows NT, Windows 95, Windows 98, Windows 2000, Windows ME, Windows XP, Windows Vista, Windows 7, now technology has raced into Windows 8. The positive thing though, is that it is rumoured that the upgrade from Windows 7 to 8 will only be around $14.00! But let’s wait and see. The technicians at AMS Computers have had a look at Windows 8 and the report is that Windows 8 will grow on you and that there is something for everyone included in Windows 8. Like everything else we have to go with the flow, but I am happy to report that Windows 7 will be supported for a few years yet. So if you have been thinking of upgrading or buying a new system, do it sooner than later, computers today are cheaper than they were some years ago. Here are a few things to ponder, all the computers purchased from franchised stores “are not set up” you have to set them up yourself, so if you are not computer literate it can be a big problem. Consider this, it can take a qualified technician up to two hours to do a full install and burn the recovery discs, remove all the trial programs and advertising etc. AMS Computers’ desktop PCs and laptops come fully set up for you to plug and play as soon as you get home. AMS will also set up your internet and install all your favourite programs etc. They will even do this for you if you have bought elsewhere, now that’s service. You just can’t beat good service. Backyarders are still at it so be careful who you let get their hands on your computer, saving of a few dollars can and does, in most cases, cost you loads more money, but not only in money, but also in lost data, photos etc. If they don’t have a shop and contact is by mobile only, “beware”. In these tough times all the gimmicks are out there, $59 fix, No Fix No Fee that’s a good one every computer can be fixed but at what cost, $95 home repair. AMS charges are still only $50 for local calls, after seven years their price has remained the same. To be safe always use a local computer business that has been operating for some years and has a high customer satisfaction record.
