Frequently asked questions WHAT AM I BUYING? You are purchasing a Freehold Strata Titled Apartment and car parks. Body Corporate Levies, rates and utility charges will be payable direct in the usual course.
HOW MANY APARTMENTS ARE THERE? There are 8 apartments and 2 retail units within the West Quarter Apartments.
ARE THERE CAR PARKS AND STORAGE? 2 allocated car parks per apartment and allocated parking for the retail. Your apartment has been designed with plenty of storage.
ARE THE RESIDENCES WIRED FOR TELEPHONE, INTERNET AND SKY? All residences are wired for telephone and high speed internet cabling. Owners are free to choose their own selected service providers for satellite TV, telephone and internet, who will be payable directly by residence in the usual course.
HOW MANY LIFTS? There will be 1 lift in the foyer and a light filled stair way for all residences.
WHAT DOES A BODY CORP DO? The body corporate will control the administration and the general running of the West Quarter Apartments. This extends to the common area’s owned by the body cooperate members. The body Corp will be responsible for the general maintenance and up keep of the property including, the foyer, lift, corridor areas, exterior of the building, roof and common services. The body Corporate is also responsible for obtaining a building warrant of fitness and insurance of the overall building. (You will need to take out your own insurance with respect to contents)
WHEN WILL THE BUILDING START AND FINISH? Construction is anticipated to commence June/ July 2015 with completion late 2016. The development team will provide the purchasers with regular updates throughout the course of construction to ensure they are kept up to date with progress.
WHO PROVIDES THE WATER? Pine Harbour will be the water provider. Water will be metered and charged in line with other water providers.

CAN I HAVE PETS? Pets are welcome, with the consent of the Body Corporate.
WHAT WARRANTIES ARE PROVIDED? West Quarter Apartments are incorporating the latest engineering standards and is constructed with time proven durable building products. Jalcon Developments will provide a 15 year weather tight warranty. The body corporate will be the beneficial holder of all guarantees and materials warranties.
CAN THE PRICE INCREASE FROM WHAT IS AGREED? No, once you have signed a contract for your residence that is the price.
HOW DO I SECURE MY RESIDENCE? $1,000. Option to purchase, this will secure your chosen apartment while you have 10 days due diligence. 10% of the contract price is paid to Jal Developments Ltd. on the signing of the contract. The remainder to be paid on completion of the project.
WHERE ARE THE NEAREST RETAIL CENTRES? Botany Town Centre is a 20 minute drive from Pine Harbour. A new Countdown supermarket is planned for Beachlands and is less than 5 minutes away. You are only 35 minutes away from Downtown Auckland by Ferry.
ARE THERE SHOPS IN THE PINE HARBOUR MARINA? Yes, The Landing consists currently of a café, Japanese restaurant, hairdresser and beauty therapy, dentist and chandlery. Also a range of office space is situated on the landing.
CAN I MAKE ANY CHANGES TO THE DÉCOR? We have a beautiful colour palette chosen for the residences, however once your contract is signed we are happy to work together with you personalising your home. You will have the ability to have choices in the paint colours, flooring finishes of carpet, tiles and wooden floor, kitchen finishes and the electrical arrangement.
