PREPARING YOUR HOME

FOR THE

MARKET Whether you’re ready to move into a larger house to fit your growing family, downsize to a smaller place, or simply need to relocate, the process of selling a house is one that requires work. The more work you do to prepare, the higher the chances will be of attracting serious buyers for your house.


To help you prepare for the big sale, follow these tips: CHOOSE AN AGENT. Sure, you can try and go at it alone to save on commission. But a real estate agent who understands your home, your community and your expectations is well worth it. An agent can help with everything from advertising your home to setting a fair price and managing the paperwork.

SET A PRICE. Once you’ve settled on an agent, they will help set a price for your home and conduct a market analysis of current listings and recent sales of comparable homes in your area. Your agent may also request that you have your home appraised. Factors such as your timeframe to sell, and repairs and upgrades you’re willing to make, will also play a role in determining your asking price.

GET A PRE-LISTING INSPECTION. Many sellers choose to have their home inspected prior to putting it on the market. A pre-listing inspection can help uncover surprises and allow you to get estimates for repair work ahead of time before you reach the final stages of the home sale. Even if you’ re unable or unwilling to make the recommended repairs, knowing how much it will cost to fix or replace faulty items can help during negotiations.

GET TOGETHER IMPORTANT DOCUMENTS. Get together appliance manuals, warranty info, past utilities bills and other paperwork to answer questions from prospective buyers and provide to them after the deal has closed.

BOOST YOUR CURB APPEAL. Your home’s exterior is the first thing potential buyers will notice, so make sure it makes a good and lasting first impression. Touch up paint or repaint entirely and fix cracks in or repave the driveway. Put down new mulch, pull weeds, plant flowers and shrubbery – whatever you can do to make the exterior of your home as appealing as possible.

CLEAN, DECLUTTER AND DEPERSONALIZE. A prospective buyer wants to envision themselves living in your home – not see you living in there currently. Clean the place, take down family photos and personal items. And if you have a dog or cat, remove signs of them as well. Not everyone is an animal person.

By following these tips, your house will move quickly – even in a non-peak selling season!

You don’t want to buy a home that will leave you over your head in debt, but if your finances allow you to comfortably afford it, go ahead. Keep in mind, you’ll need to pay utility bills, maintenance fees and insurance premiums. And depending on the neighborhood, there might be homeowner’s association fees too.

When visiting an area that you’re considering for a future home, enjoy yourself, but also take the time to understand what the surrounding area also has to offer. Also, be sure to visit during different parts of the year, so that you can get a feel for what it’s like to live there during different seasons. And if you plan to retire in this vacation home, make sure there are things like hospitals, doctors, and other amenities nearby.

A quick checklist can help you determine whether you have the funds to support the purchase: • Do you have emergency savings (at least three to six months’ worth of take-home pay)? • Can you make a 20 percent down payment? • Have you put away enough money for retirement? • Have you calculated the potential return on your investment?

4. YOU HAVE A PLAN. Buying a seasonal home can be worth it if you have a plan in place. If you plan on renting the house out on Airbnb or Vacation Rental by Owner (VRBO), look at what similar houses are renting for. Buyers with children tend to purchase larger homes than their childfree counterparts. The average buyer with children under 18 purchases a 2,100-squarefoot home with four bedrooms and two bathrooms, while the average buyer with no children chooses a 1,750-square-foot home with three bedrooms and two bathrooms. Both groups prefer a single-family, detached house. Factoring in schools. The quality of a neighborhood school district is very important to buyers with children, while it probably isn’t much of a consideration to those without. In addition to the schools themselves, convenience and proximity to them is important as well. Childcare. Childcare expenses can certainly delay the process of buying a home. Those expenses also have an impact on the buying process, forcing buyers with children to make compromises on the house they purchase, whether it’s the size of the home, the price of the home or the condition of the home.

You may have to sell if your family grows. Families with children are also more likely to sell their homes as they outgrow their current home – whether it be from having more children, or children growing up and needing more space. And if you sell, you might have to sell more quickly. Urgent is the word that most often describes the selling situation of sellers with children. If you must enroll a child in a new school, or only have the summer to move, major decisions and moves will have to be made at a much faster pace.

Having children is wonderful, and it’s exciting to move into a new house that your family can call home. But it’s important to consider these factors during your search and when planning so that everything can go as smoothly as possible.

This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:” Tax advantages: “When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage payments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage payment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.” Appreciation: “When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future returns.
