I’M STILL SHOWING HOUSES! As you can imagine, a lot of people looking to buy a new home have brought up putting their search on hold until the COVID-19 virus has passed, or is at least under control. For some people that’s totally fine to do. If they have no absolute need to buy a house, and can wait it out until they feel more comfortable, they should just wait it out. It’s just not that cut and dry for a lot of buyers, though. Life can’t be put on hold entirely — especially since we don’t really know how long “waiting it out” will be. So for a lot of buyers, the question has become how should we proceed? So here’s what I’ve been doing so my clients and I can lower the risk of exposure, and do our part to “flatten the curve” as they say…

1) You choose the houses you are interested in (as usual). 2) We schedule a time for me to “show” you the houses. 3) I go to the houses while we connect on an app such as

Facetime or Facebook live.

4)

You get to see your potential future home from the comfort of your current home.

I CAN SHOW YOU ANY HOME IN THIS BOOK!

When we find one you are interested in making an offer on, we schedule a time to see that particular house in person before making your offer.

6) While we look at the house, we will make sure to keep the recommended distance between us, and keep it as brief as possible, while taking enough time for you to make a decision.

7) Writing the offer and any other paperwork can be done remotely. I will send it to you digitally, and we can go over it in real time on the phone. 8) And then, throughout the process, we will keep any in-person, face-to-face meetings to a bare minimum following the same protocol.

Of course, if you want to hold off, by all means do so! There will be houses to buy whenever this all settles down. However, if you’re in a position where you either need to find a new home for whatever reason, or are just looking to take advantage of the lower buyer activity in the market, just know I’m going to do everything I can to keep us all safe and healthy while continuing to live as normally as possible. Either way, hang in there! This too shall pass!

Functional furniture A backyard is going to need furniture. Utilizing built-in furniture will accomplish that need, while also saving space. You can even dress up your built-in furniture with colorful cushions that can be tied to decor inside your home, as an attempt to expand your space. Set the tone Create the vibe you are craving in your yard with well thought-out zones. This can be done with well-placed benches to create hard angles or other accent furniture to give the appearance of different rooms. The strategic placement of your outdoor furniture, and in turn, outdoor rooms, will transform your small backyard into an intimate retreat. Choose one large focal point A small space will not be able to accommodate multiple large objects. Be selective in your design plans and decide on one large item to include in your design. Once you decide on that larger item, whether that be a small pool, fire pit or dining table, the rest of the planning will fall into place. If you choose a pool, draw guest’s attention with a luxurious pool liner or wow them with your creative poolside seating arrangement. Determine the placement of your focal point based on the layout of your backyard. Typically, this will lead to the center of your yard or wherever the most natural path to a threshold occurs.

Add features and plants A beautiful statue, a grouping of plants, a water feature, or small, in-ground pool may take the attention away from the size of your yard and allow your guests to focus on the beauty instead. Whether you have a green thumb or are just looking to incorporate a few florals, consider doing it vertically. Hanging baskets, creeping vines, and petite patio trees are all great options to add greenery to your yard. Utilizing the vertical space in your smaller yard will save you space, while also bringing the style. After making an offer on a home, you’ll enter a contract, part of which should always include getting a home inspection from a licensed professional. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection that allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don’t have to be deal-breakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.

Lead-Based Paint

Mold

Lead-based paint was banned in 1978, but it’s still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well. It doesn’t have to be a deal-breaker: you can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.

Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn’t mean you need to back out of your offer—at least not immediately. If mold is found during the home inspection, have a qualified mold inspector look at it to determine if it is a deal breaker.

Concrete Floor Cracks Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it’s a porous substance. These cracks can be fixed at a relatively low cost and shouldn’t be a reason for you to back out of a contract. Cracks in concrete walls, however, should give pause for concern.

When problems arise during home inspections, it doesn’t always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs or ask for money to put towards repairs. Either way, hiring a licensed home inspector will put your mind at ease and help you make your final decision on a home.
