HOW TO AVO ID PLUM B ING H EA DAC H ES We can tend to take the luxury of indoor plumbing for granted, until disaster strikes and you have to call a plumber for an urgent and costly fix. However, you can stave off some serious plumbing problems, and save yourself unnecessary headache and expenses by following these tips inside and outside of your home.

Look for bathroom leaks

Test the sump pump

Check the toilet for leaks by placing a few drops of food coloring into the tank. If the water in the toilet bowl changes color after 30 minutes, it usually means there’s an issue with the components in the reservoir. Call a licensed plumber to diagnose the problem and repair it correctly.

A simple way to check your sump pump is to pour a bucket of water into the sump pit. The pump should turn on, begin removing the water and turn off automatically when complete. If this process doesn’t happen smoothly, call a plumber to repair or replace it.

Check your hoses Make sure tree roots haven’t infiltrated your lines Rain can cause tree roots to block underground sewer lines. When the weather starts to warm up, tree roots begin to reach out in search of water.

Inspect the tree roots in your yard, have the sewer lines serviced and inspected before roots grow into the pipes.

The outdoor hose faucet is susceptible to many problems during the winter, such as freezing and cracking. Look at the outside of the faucet and down the wall of the home to see if there is evidence of a leak. This can not only cause damage to the outside of the home, but also to the foundation if the link is bad enough. Also consider cutting off the water to your hose faucet if you don’t plan on using it in the winter.

Inspect all the faucets Leaky faucets lead to higher utility bills, so check for droplets of moisture around the outside of the faucet or any dripping. Since faucet leaks may also be hidden from view, be sure to also check under and around the sink for wet spots, warped cabinetry, or discolored paint or wood.

Don’t pour grease down the sink Kitchen sinks are typically where most clogs are found in the home. People tend to pour fat and oil from cooking down the drain without realizing that the lard will almost certainly stick around, hardening and narrowing pipes. Pour your grease in a can and throw it in the trash.

With the right plants, your landscape will be cost-effective, low-maintenance, and beautiful.

Here is a list of 10 plants that won't break the water bank but will still let you enjoy lush greenery and flowers without having to replant every year. Just be sure to check your hardiness zone and your zone's growing calendar before planting anything not mentioned on this list to ensure it can withstand your climate.

1. Goldenrod

Goldenrod is so easy to grow that some people call it a weed; it springs up practically everywhere once planted. If you don't mind prolific yellow tufts that look cheerful in the late summer afternoons, then you'll love goldenrod. These flowers top out at a couple feet high and bring lots of pollinators like butterflies and honeybees to your garden, so other plants will naturally grow and flourish.

Juniper bushes are evergreen, providing a perfect backdrop for other plants during their growing and dormancy cycles.

Seeing lush, beautiful blooms in the desert is a real treat, which is what makes the desert zinnia so rewarding. Just plant the desert zinnia once, and you can watch it bloom for months each year with little to no effort on your part.

It's perfect for hot, dry, and sandy Southwestern states because it can withstand droughts and it comes back each year. Plus, its flowers are bright white, so they integrate easily into your other landscaping plans and color schemes. Start these plants from seeds and enjoy them for years to come.

6. Prickly Pear

The prickly pear is a cactus—ideal for desert climates. It also provides your landscaping with added security. These plants grow one foot to seven feet tall, and may be planted around entrances to limit burglar hiding places and deter access. The prickly pear also looks pretty—with vibrant flowers in summer—and produces fruit for your family. No one other plant on this list has all these benefits.

MIDWEST 7. Daylily

If you don't have a green thumb, you'll love the daylily. It grows perfectly well in most hardiness zones and doesn't have a soil preference. Add on the fact that daylilies don't have diseases or chronic pests, and it'll be one of your favorite plants on your property. Once planted, enjoy brightly colored blooms without worry.

The lilac is a low-water tree that never grows more than 15 feet tall, making it perfect to add depth and dimension to your garden. Lilacs rely on the hard frost of the Midwest and Northeast to set its buds and return with velvety soft purple and pink flowers each spring. After the root system develops, you won't need to do much more than pruning and fertilizing once per year.

Sage is a perennial drought-tolerant herb. Though sage dies off in the winter, you can cut it back at the end of the summer, dry the leaves for cooking, and watch fresh new shoots emerge in early spring. The honeybees go crazy over the bright purple flowers that bloom in late spring, helping the plant double and triple in size in just a few growing seasons.

10. Yarrow Yarrow is a lovely, bushy perennial that shows off yellow, red, orange, white, and pink flowers each year. It's perfect for southern areas because it can stand the heat and some cooler temperatures. Yarrow loves full sun and welldrained soil. If given ideal growing conditions, you won't have to water it at all and it'll still grow to about four feet tall. Plus, local deer and rabbits don't generally find yarrow appealing, so it's less likely to get munched on.

Planting with purpose saves you money, time, and precious water. Plus, in some cases, the plants you choose can enhance your yard's security or offer medicinal and nutritional value. Get to planting so this season and seasons to come will be more water-conscious and beautiful.

Recessed lighting is visually appealing and perfect for small spaces. You can also affect a room’s lighting with low-cost or no-cost solutions that make the most of the space’s built-in features. Real estate remains hyper local. In 2016, the National Association of REALTORS® reported that home buyers only moved about 14 miles from their previous residence.

What types of media will you use to advertise my home?

Buying a home typically takes about three months from the time a buyer starts their search to signing a contract. During that time, buyers continue to work, shop, eat, and play in areas adjacent to their current home and community. Ask your agent how they plan to reach local buyers.

In today’s multi-media world advertising is everywhere, and the way consumers find information is constantly changing. Be cautious of agents who use only the web to market your home. Your agent must understand the importance of multiple media, like social media, mobile apps, text codes, local real estate magazines, direct mail and other printed materials to actively reach out to buyers everywhere—not just passively hoping for buyers to find your listing online.

How are you going to realistically price my home?

While many potential buyers will be local, depending on your home and surrounding area, out-of-market buyers could also prove to be a valuable audience. While ensuring that your home is listed on one of the many MLS services online is a great start, it doesn’t constitute an aggressive marketing program for your home.

Pricing a home requires an intimate knowledge of the market to get it right. You want to get the best price, but there can be a disconnect between your expectations as a seller and the price for which your home will realistically sell.

To get the best results, successful agents must use outbound, direct marketing and other avenues to reach buyers in other areas.

How will you market my home to other local top agents?

Holding open houses is always a good investment.

Both agents and local home shoppers can actually see the unique character of your home versus just looking at online photos. It engages other local agents, which can also bring you a buyer more quickly. Additionally, professional quality printed materials like flyers and postcards keep your home in front of them long after they walk out the door.

If an agent overprices your home, it may ultimately sell for less than it would have if priced correctly from the beginning. It could also create conflict with the bank’s appraisal when the buyer tries to secure a mortgage.

Ask to see a comparison of list price, sold price, and number of days on market for your agent’s ten most recent transactions. Homes that sit on the market too long and go through multiple price reductions are typically overpriced.
