LO O K F O R T H E S E S I G N S Most homeowners don’t think about their roofs until leaky ceilings and puddles form inside their home. Why think about your roof if there isn’t a problem? According to Metal Roofing Alliance Executive Director Bill Hippard, "Roofers are most in demand following severe weather such as heavy rain or high winds. If you put off doing repairs or replacing your roof until you have a problem, you may find that the contractor has a waiting list, and your problem will get worse before it can be addressed." To avoid costly delays and repairs, look for the following signs. If you have any of these issues, contact your roofer right away.

1. ROOF FRAMING. Start off by checking the roof framing structure to make sure it is not compromised. Visually scan the roof for any sagging or uneven areas. 2. MISSING SHINGLES. High winds can remove shingles from your roof, creating an invitation for leaks. You can use binoculars to inspect your roof without a ladder.

3. SHINGLES that are obviously cracked or peeling. Even if the shingles aren't missing, if they're curling or torn, they're on their way to failing. 4. STAINS OR WATER MARKS on your ceiling can indicate a leaking roof even if you don't see a puddle. It's important to find the source of the leak and make repairs before the problem grows.

5. DISCOLORED SHINGLES can be a sign of mold or algae growth on your roof, particularly in warm, wet climates. The elements are hard on a roof, causing it to deteriorate and fail. 6. AGE. If you have a typical asphalt shingle roof, and it's more than 1015 years-old, chances are, you're going to need to replace it in the near future.

The condition of your roof is one of the first things appraisers assess and potential buyers notice. Faded, curled, damaged or missing shingles add nothing to the look or value of your house. And if your neighbors have maintained or recently replaced their roofs, yours will look especially tattered and old. So not only can your worn roof be doing damage to your home, it can be doing damage to your home’s value. If it is time to replace your roof, talk to your roofer about tearing off the old roof and installing a new one. This is a much better option than installing new shingles over your old worn out ones. Your roofer will tell you that this not only increases the longevity of the new roof, but removing the old roof reveals any defects that should be fixed before the new roof is installed.

hether you're building an addition, completely remodeling or just finishing your basement, a home improvement loan can help add value and comfort to your home. There are a variety of loan options available that we detail later in this article, but before you explore those, there are four steps you should take to ensure that you'll get the money you need:

Understand Your Credit History

With any type of loan, a higher credit score will give you better terms for your loan. But if you have a low credit score, that doesn't mean a home improvement loan is out of reach. There are government loans, private lenders and co-signing opportunities that may be available to you.

Evaluate Your Equity

Home improvement loans are largely dependent on the homeowner's equity, since this becomes collateral for the loan. Even if you have a decent amount of equity, you will need to prove that you're capable of paying your debts plus the added debt of the home renovation loan. The final terms of your loan agreement will be determined by your ability to pay back the loan on time.

Get an Appraisal

Estimate Your Project Cost

The lender needs to know the overall value of your home before agreeing to certain loan terms. Not every lender will require an appraisal of your home, but it helps to be prepared in case it's requested.

Before you apply for a loan, you should establish a baseline of estimates from professional contractors to determine how much your home improvement project could potentially cost. This will give you a good idea of how much you'll need to borrow. Seeking out contractors for estimates will prepare you for what your project could entail. For example, you might be unaware that there's mold in your walls which is something you'll definitely need to take care of—and this will add to the amount you'll need to borrow. While you're figuring out the cost of your project, be sure to request estimates from several contractors so you can shop around for the best price.

What Are Your Home Improvement Loan Options? After you've completed the above four steps, you'll be ready to look into your loan options:

Home Equity Line of Credit With a home equity line of credit, you're able to withdraw money as you need it during a time limit that the lender has specified. Much like a credit card, as you pay some of the balance off, your credit will revolve and you can start to withdraw again.

This line of credit can have fluctuating rates that can be higher than the rate you'd get on a fixed-rate loan, making them more risky. But there is more flexibility with a home equity line of credit than a fixed-rate loan.

Home Construction Loans When it comes to home construction loans, lenders need to place a lot of trust in the builder, meaning they are usually very cautious about giving out these loans. If things go wrong, the lender could quickly realize they've made a bad investment. Because of the risk for the lender, there are precise qualifications for this type of loan, including: »

Proof of good credit and financial health

»

A comprehensive list of project details (floor plans, materials, etc.)

»

An estimated home value from an appraiser

»

A large down payment—usually 20-25 percent

»

Working with a builder that's approved by the lender

Home Equity Loans A borrower uses the equity of their home as collateral under a home equity loan. The value of your property will need to be determined by a licensed appraiser, and this will determine the loan amount you are eligible to receive. Usually this requires good credit and can end up being more costly than other loan options since additional fees associated with the appraisal, originator, title and closing process can come up.

FHA 203(k) Loans The federal government backs FHA 203(k) loans, which were established with the intention of revitalizing struggling neighborhoods. Under this loan, borrowers can purchase a property with the cost of repairs and upgrades included. The required down payment is as low as 3.5 percent in most instances. Make sure to follow the above steps and do your research on loan types as you're planning to renovate your home! Is Your Bedroom Designed for Sleep? S

ounds like a dumb question, right? However, in reality, the reason you might not be sleeping as well as you should might have a lot to do with what’s going on in your bedroom.

According to the Better Sleep Council (BSC), the nonprofit consumer-education arm of the International Sleep Products Association, getting adequate sleep can positively impact every area of your life, from your productivity on the job, to your eating habits and fitness goals, to your relationships. In fact, a recent survey from the BSC suggests that getting more sleep may be the key ingredient to keeping Americans on track for meeting their 2018 goals—27 percent chose getting more/better sleep as a resolution for the year, and those respondents also reported other health-related goals, such as exercising more (69 percent) and staying fit and healthy (68 percent). Also, Americans surveyed who wanted to prioritize sleep in 2018 planned to do so by getting to bed earlier (65 percent), maintaining a consistent bedtime (62 percent), and having new nighttime routines (53 percent). Almost half of those surveyed said they also plan to upgrade their sleep environment by purchasing a new mattress or other bed-related items.

The BSC offers these other suggestions for improving your sleep habits:

Consider your window treatments. If you’ve committed to getting to bed early, keep your window treatments sheer. Natural light filtering in as the sun rises will help wake your body naturally—the perfect way to start your day. Installing sky lights can also provide wakeful sunlight. However, if you can’t seem to ditch the night-owl habit, room darkening curtains or shades may be necessary to ensure you get the extra hour or two you need in the morning.

Adjust the lights. For each lamp in your bedroom, decide what purpose it will have and choose a light bulb with appropriate wattage. For example, a bright light may be necessary near a mirror or for a standing lamp. For bedside lamps, lower wattages (45 to 50 watts) offer ambient light or gentle light that are best for reading. Lampshades can help dim lights as well. Installing a dimmer switch will allow you to control the brightness of all the lights in your room as you need it. This is especially useful with overhead lights.

Ditch the distractions. Avoid the distraction of social media and emails by setting your phone to automatically go into Do Not Disturb mode during sleep hours, and leaving your tablet and laptop in another room altogether. While you’re at, do you really need a TV in your bedroom? Opt for a pile of books on your nightstand as reading relaxes the mind and helps induce sleep, while screens keep your brain wired. Spruce up your bedroom décor as well by replacing your TV stand with a nice bookcase or chair and ottoman for reading.

Analyze your bed. Consider whether it’s time for a new mattress. If you’re waking up a lot during the night to shift positions, it could be due to a mattress that’s not supporting you properly. Same for your pillows. Are they too soft, too firm, or just right? Also make sure your sheets, blankets and comforter offer the perfect balance of softness and warmth without making you overheated.

Keep it cool, even in the cooler weather. A comfortable sleeping temperature is between 65 and 67 degrees Fahrenheit, so turn on an air conditioner or lower the thermostat before bed for an optimal sleeping climate. If cracking open a window gets you to that temperature range, all the better, as fresh air makes for even healthier sleep. And when the temperature is cooler at night, it has the added bonus of helping you save money on running the AC.

Make daily sleep appointments. Develop a routine in which you go to bed at the same time and wake up at the same time every day. Sticking to these appointments will help you in all of your other routines and scheduling as well. As you work on perfecting your nighttime sleep routine, remember that it’s not a bad idea to catch a power nap during the day if and when you can.
