STUDY REVEALS BEST TECHNIQUE FOR PRICING A HOME The best technique for pricing a home when listing it for sale is setting the asking price just below a round number, according to recent research published by the Journal of Housing Research. These findings will help real estate professionals and anyone else selling their home develop more informed listing and marketing strategies to better suit sellers’ needs. The results of this study take a lot of guess work out of the marketing of homes for real estate professionals. The study looked at 1,000 buyers in Virginia considering a pool of more than 370,000 listings. The researchers were able to determine the impact of “rounded pricing” listing strategies versus “just below pricing” listing strategies. “Our study suggests that by using the just below pricing strategy sellers can price their home slightly higher without driving away potential buyers,” says Eli Beracha, Ph.D., of Florida International University, who conducted the study with Michael J. Seiler, Ph.D., of The College of William & Mary. “As a result, they end up selling their house for more.” How does dropping your asking price ever so slightly impact the final outcome? “On average, buyers are more attracted to a house priced at $199,000 than to a house priced

at $200,000 and it appears that ‘just below’ pricing works out favorably for sellers in terms of their bottom line,” Beracha explains. “Based on our research, the ‘just below’ pricing strategy yields a selling price that is, on average, roughly 2.5 to 3 percent higher, $5,000 to $6,000 on a $200,000 house, compared with a rounded pricing listing strategy.” While residential real estate agents may disagree on the appropriate pricing strategy to use when listing residential real estate for sale, the researchers found that homebuyers more often prefer homes priced using a “just below” pricing strategy. This preference allows sellers to list their home for a higher initial listing price. On the other hand, due to the demand effect, rounded priced homes typically have shorter time on the market and a lower discount relative to listing price. Their findings suggest that sellers’ ability to set higher listing prices for properties using a “just below” pricing strategy outweighs the lower discount and shorter time on the market associated with similar rounded priced strategy homes. “We tested the age-old debate concerning the best technique to price a home when listing it for sale,” Seiler says. “We find that using a price just below a round number works best, particularly in connection to the left-most digit in the price. So, $199,000 works better than $200,000.”

While spiders and bugs are part of a natural ecosystem, when they invade your home, they’re often less than welcome. If you suspect something crawly is moving in, consider the following advice: Caulking can go a long way to shoo bugs away. Seal tiny cracks and holes near your doors and windows and along baseboards with a strong tape that can be found at your local hardware store. Store food in airtight containers (or keep it in the refrigerator). This is especially true for grains and sweets. In addition, be sure to clean up after you cook so that there are no crumbs around to tempt bugs. Reduce clutter. Not only is clutter a nuisance, it can also provide shelter for insects. In addition to getting rid of clutter, take the time to clean kitchen and bathtub drains, as they can be another breeding place. Keep your yard free of debris. This will go a long way toward ensuring that pests don’t find shelter in your firewood stacks, compost

piles and yard waste. Never stack firewood against your home for the same reason. Be aware of Federal laws that dictate that insecticidal products be registered. Guidelines allow the Environmental Protection Agency to evaluate a pesticide’s chemical toxicity to humans, pets and other organisms, as well as the pesticide’s environmental risks. Follow instructions on product labels. In addition to always using the appropriate dose, take care to use the correct product for the job at hand. For instance, a pesticide registered for agricultural use wouldn’t be appropriate to use indoors. And for those seeking a pesticide that doesn’t remain in the environment for very long, a product containing essential oils should be considered.

Here are more specifics about certain types of pests to guide you. Mosquitoes. Not only are mosquitoes incredibly annoying as they buzz about—and bite—but they can transmit serious pathogens that cause diseases like Zika and West Nile viruses. Eliminate all sources of standing or stagnant water. Empty and replace water in planters, bird baths and pet dishes. Keep other water-prone areas like gutters clear. Finally, set up a perimeter around your home that you’ll spray to keep insects away during spring and summer months. Bed bugs. These pests are very hard to eliminate from the home. Treatment typically requires a multi-pronged approach including mechanical and chemical control, as well as preventative measures that help avoid a re-infestation. When traveling, make sure to check your luggage and clothes, as bed bugs are known to hitch a ride with you back home. Never put a suitcase on the bed in a hotel, just in case. Cockroaches. To prevent cockroaches, store food in tightly-sealed containers, seal cracks in your home and replace torn window screens. Treat your home’s perimeter with a spray, many of which will last up to 12 months. Baits are another effective strategy because cockroaches are nocturnal (often feeding at night) and may be difficult to contact during the day. The benefit of using bait is that the roaches do all the work, spreading the bait to kill other roaches in hiding.

Termites. Keep the area under and around your house free from wood debris, above and below ground. Stack firewood away from the house and off the ground. Damp soil also puts your home at risk, as termites prefer moist soil. If you find termites in your yard, use a termite killer. If they manage to infest your home, call a professional to assess the damage, identify the termite species responsible, and eliminate the colony. Ants. Not only can ants cause structural damage to your home, they can also be a nuisance and crawl inside in search of food. Ants tend to follow trails along the perimeter of the home (baseboards, the edges of countertops), and can use wires and pipes as a highway system within walls. Follow their trails to find and treat the nest. Like cockroaches, baits are also an effective strategy for killing ants. Houseflies. Flies are also a major carrier of more than 100 disease-causing pathogens, collecting them on their legs and mouth when feeding. Sanitation is the best way to prevent flies. Eliminate breeding sites and sources of food, and make sure your trash can has a tight-fitting lid and is cleaned regularly. Keep screens on your home’s windows and doors, and repair if damaged. If you see them near your home, you can kill them on contact with various products. By following these tips, and working with your trusted pest-control provider, you will ensure that your house remains bug free.

KNOW WHAT GOES INTO YOUR CREDIT SCORE You’re probably well aware of how important your credit score is. A good score grants you access to loans and favorable interest rates for a mortgage, and opens up many different possibilities for a healthy financial future. But do you know how your credit score is determined? Be aware of the factors used in credit-scoring models so you can work towards achieving a higher credit score, and therefore a better interest rate from your lender. Here are some of the top factors:
ON-TIME PAYMENT PERCENTAGE
HARD INQUIRIES
This is the percentage of payments you’ve made on time during your credit history. This plays a big role in determining your creditworthiness, so just a couple of late payments could significantly impact your score for the worse. An easy way to avoid late payments? Set up automatic bill pay or create calendar reminders for bill due dates.
When you apply for a credit card, mortgage or auto loan, a hard credit inquiry is initiated on your credit report. One hard inquiry will usually have little impact, but multiple inquiries can have a larger impact. A soft inquiry is when you check your rate to see what you qualify for. If you’re unsure, check with your potential creditor or lender before applying to see if they will do a hard or soft pull.
CREDIT CARD UTILIZATION This is a percentage that is calculated by taking the total of your credit card balances and dividing that number by your total credit card limits. This will show creditors how much of your total available credit you are already using. The lower your credit card utilization, the higher your credit score.
TOTAL ACCOUNTS Consumers with more accounts (or more lines of credit) often have higher credit scores because it indicates that more lenders are willing to give them credit. Having a good mix of different types of credit is good for overall credit health as well. But be prudent: Only apply for credit you actually need.

AVERAGE AGE OF OPEN CREDIT LINES The longer your credit history and the older your accounts the better. That’s why it’s a good idea to keep older cards open and active, and to start applying for credit at a young age.
DEROGATORY MARKS Derogatory marks are negative items on your credit report like collections, tax liens or bankruptcy. These records can stay on your credit report for 7 to 10 years. If you have one on your credit report, it can show a lender that you may have mismanaged your credit in the past. The best way to overcome derogatory marks is to start rebuilding healthy credit again. This will gradually weigh in your favor.
