3 WAYS TO UP YOUR CREDIT GAME

Planning to purchase a home in the next year? Don’t let poor credit dash your hopes! Subprime credit—generally between 300 and 600 on the VantageScore scale—can inhibit a buyer’s ability to secure a mortgage. Recent research from TransUnion, one of the three major credit bureaus, shows many first-time buyers, particularly millennials, are lacking in the credit department: 43 percent of would-be millennial buyers surveyed by the agency have a subprime credit score. “Credit scores are a crucial component of the home-buying process, impacting everything from the size of a mortgage payment to the interest rate on a home loan,” says Ken Chaplin, TransUnion’s senior vice president. “People with subprime credit may face financial barriers to homeownership, making it difficult for their dream home to become a reality. “The home-buying process begins well before you start looking for real estate,” adds Chaplin. “A credit score, which significantly impacts the home financing process, is built on good spending habits and a pattern of responsible borrowing established over a lifetime.”

To better your financial circumstances—and your chances of being approved for a mortgage— Chaplin advises the following tips: CHECK YOUR CREDIT REPORT FIRST

Mortgage lenders will look at your credit report and score when you apply for a mortgage. To catch issues before they do, check your report three months before starting the home-buying process. Bear in mind your credit score is built over a lifetime of spending. Keep an eye on your score and track how your spending habits affect it.

BUILD CREDIT

Those with low or no credit must build a healthy credit score. This includes paying all bills on time each month and maintaining a low credit utilization ratio, which is a ratio of how much credit you use out of your available credit limit. Other ways to build credit include factoring existing payments into your report, such as student loans (automatically included) and rent.

Research mortgages and interest rates. While placing a larger down payment will lower your monthly mortgage payment, don’t put down more than you can afford. Keep in mind, also, that you will need money for closing costs, including a home inspection, before you can purchase your home. Remember, Chaplin says, that improving your credit can take time. If your finances aren’t in shape for a home now, that doesn’t mean homeownership isn’t a realistic goal for the future. Talk to a reputable mortgage lender to discuss your options, even if you have a lower credit score, there might be a loan that is right for you. Mortgage insurance is another possibility; borrowers with a low credit score may need to pay for mortgage insurance. Mortgage insurance lowers the risk to the lender of making a loan to you, so you may be able to qualify for a loan that you might not otherwise be able to get.

FIVE FALL CURB APPEAL IMPROVEMENTS Fall is here, and with it comes a prime time to sell your home. Summer is a great time to sell, but if you weren’t able or ready to list your home at that time, the fall is a great option as well. And as lovely as your home may be, there are always things you can do to take it to the next level, especially when it comes to curb appeal. Fitting in a few simple exterior home improvements can add value to your home before the weather turns cold, helping to snag those end-of-season real estate browsers. So what upgrades can you make that are easy, cost-effective and will make potential buyers “fall” in love with your home this season? Here are a few tips: Front door décor – The front door leaves a lasting first impression of your house. While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. First impressions count – and experienced real estate professionals know that a clean, attractively organized home will pique buyer interest and sell more quickly than its neighbors. “Clients tend to focus not on what the house could potentially become, but on how it looks on their first walkthrough,” said Kathy Murphy, a top-performing agent with in Royal Oak, Mich. “If the front door is peeling, or the kitchen is a mess, that’s the way they will remember it.” Staging a home to show at its best can make a remarkable difference. That’s why most agents work with their sellers to help create maximum appeal. Effective home staging can be accomplished without excessive effort or expense. The work should begin before the listing photos are taken, so that buyers are intrigued when they view the home online. Listing agents can broaden their staging know-how with these tips from home staging experts: 1. START AT THE STREET

Curb appeal is more than a catchphrase. Advise your sellers to be sure the lawn is mowed, flowerbeds are neat, bikes and trash cans are stashed away. Paint, replace, or clean the front door as needed, and set off a drab entry area with a potted plant or two.

Sellers love their collections of figurines or bowling trophies, but buyers need to envision the home filled with the things they love. A savvy seller will keep it simple and consider repainting colorful interior walls in neutral tones.

2. GET RID OF CLUTTER Most homes have too much furniture and far too many accessories. Suggest your seller rearrange the furniture to create better traffic flow, and consider putting a quarter of it in storage. Thin out bookcases and closets, because jam-packed spaces give the impression they are too small.

3. CLEAN, CLEAN, CLEAN Kitchens and bathrooms should be scrubbed and counters kept clear. Wet towels, hair dryers, and dishes in the sink are a no-no. If heavy cleaning is a burden to the seller, suggest an affordable cleaning crew to clean the carpets and make the windows sparkle – even steam-clean a dingy exterior.

4. FIX WHAT’S BROKEN A leaky faucet or a wobbly railing may not seem like a big deal, but it makes buyers wonder what else is wrong with the home.

It’s almost time. Sigh. Summer is drawing to a close, like it or not. Before the leaves fall and the wind turns chilly, it’s a good idea to do some seasonal maintenance on your home. Here are some things to add to your fall “honey-do” list. HAVE YOUR FURNACE INSPECTED. It’s smart to have your heating system serviced before you actually need to use it. Experts say that as much as 75 percent of the calls they receive about homeowners without heat are a result of not having the furnace serviced and cleaned. It will also keep your heating costs down and help keep the air in your home healthy.

INSPECT YOUR INSULATION. The most important area to check
