SMART HOMES Smart homes, smart features and smart appliances are exploding in popularity and will soon be the norm everywhere. With more manufacturers pushing the envelope in smart home design, homeowners can expect a fully connected home in the not-so-distant future. “Smart home” can mean a lot of things, such as a home that only has programmable light bulbs, or a home with a smart thermostat or one where the security and entertainment systems are controllable with an app.

Most smart homes also have a central hub that allows one device to trigger actions in another without user intervention. For example, a connected smart home can give you the power to (all at once) lock the door, turn off the lights, adjust the thermostat, activate a security camera and more. However, there will be more in store for smart homes and the “home ecosystem” such as intelligent kitchen surfaces and washing machines that set clothing aside for donation. For example, as a way to expand on the popular digital cook top, one prediction is a concept cooking environment with a fully connected social media hub that syncs devices and all of your kitchen appliances. One possible innovation is an interactive backsplash with the potential to connect to social networks, websites, play

music, store and save recipe cards in a digital format, track refrigerator inventory, create grocery lists, send reminders when you’re out of an ingredient, and keep tabs on expected guests with GPS. Further, the appliance maker Whirlpool also anticipates the debut of thoughtful appliances that work for homeowners and the greater good. Laundry, for example, could become an act of charity with apps that automate donations for every load. Washers may also come equipped with at-home quiet modes triggered by a smartphone, and varied cycles for specialized clothing, active wear, infant clothing or hand-wash fabrics. Purchasing a home with smart technology can be exciting, and right around the corner there will be even more appliances and devices that will make life around the home easier and more enjoyable.

START WITH A PLAN Although it may sound obvious, the first step really is to decide what you hope to accomplish with your renovation. At the least, begin to outline rough ideas to discuss with an expert. Reaching out to contractors before you’ve determined a basic idea for your project can waste time and money. Spend time listing the musthave features, as well as some nice-to-haves if the budget allows. Also, think about the overall functionality, design and layout. REPAIRS BEFORE WINTER WILL EQUAL M A J O R S AV I N G S According to the U.S. Department of Energy’s (DOE) Energy Saver Guide, the typical U.S. family spends at least $2,200 per year on home utility bills, and heating and cooling accounts for the biggest portion – approximately 48 percent. The DOE says that those bills could be reduced by up to 25 percent by taking steps to efficiently manage those systems and by making repairs around the home.

There is no exact science for finding the perfect time and season to sell your home, and as like all major decisions, there are positives and negatives. There are many factors that need to be taken into consideration before deciding when to sell a home. However, this isn’t true. Sure, most real estate markets across the United States experience a “spring market rush” every year. There is no doubt that the “spring market” is a great time to be selling and buying real estate, however, the fall and winter seasons may be the best fit for you for many reasons. In the spring or summer, a drive around the neighborhood will show many for-sale signs up. This is a great reason to sell your home now instead of waiting: there will certainly be less competition. The fewer number of comparable homes there are for sale, the greater the probability that a buyer will look at your home.

The fall and winter months are also a great time for a potential buyer to see what a specific neighborhood is like. Do your neighbors have pumpkins on their front step? Are there lots of Trick-or-Treaters wandering the neighborhood on Halloween? Do any of your neighbors have any light displays for the holidays?

It boils down to basic supply and demand. If there are fewer homes for sale, there are fewer homes that a potential buyer can choose from, therefore increasing the demand for your home. Not only will less competition increase the probability for showings, but it will also increase the probability that an offer will be received and you will get the maximum amount of money for your home.

Also, simple “seasonal” staging such as adjusting the color of the decor or having an aroma in the air that is relative to the time of year can go a long way with some potential buyers and possibly be the difference between a home selling or not. T HE F INA L W ALK- T H R O U G H The final walk-through is an important part of the home buying process. This step gives a buyer the opportunity to assess the home top-to-bottom before closing. Although a home inspector can accompany a buyer during the final walk-through, it’s essential for the buyer to evaluate the home as an inspector would. To successfully complete the final walk-through, keep in mind these tips.

1 Have your contract, inspection report and any seller

disclosures handy when walking through the home. These documents will help you determine if any new issues developed after the inspection, and which repairs, if any, were included in the agreement. Any new issues should be documented and brought up to your real estate agent.

2 Inspect both the exterior and interior of the home,

paying special attention to any issues the seller agreed to resolve before closing. This is crucial, especially if the seller has already vacated. Spend some time assessing the landscape and grounds, as well as confirming that all doors and windows not only open and close properly, but are also secure.

3 Inside the home, test the HVAC system and all

appliances included in the contract. Turn on and off all lights, both inside and outside, and check the temperature

and water pressure for all faucets. Remember to flush toilets to ensure there are no drips or leaks. Inspect the ceilings and floors for water issues as well.

4 Before completing the final walk-through, be sure to

ask for working keys to every door, alarm codes, garage openers and any appliance or system manuals. Then test them to make sure they all work. It’s also a good idea to ask for copies of receipts for any repairs the sellers paid for. Again, anything that looks off should be mentioned to your realtor and dealt with right away. By following these tips, you’ll be prepared to carry out a final walkthough and assess your home one last time.
