DON’T LET YOUR PIPES BURST: Tips to Avoid Winter Pipe Damage Now that it’s the season of frosty weather, homeowners all over could begin dealing with frozen pipes. If your pipes freeze, not only are you in a bind with your water, but the damage to your home could be expensive to repair. The following are some helpful, trusted tips to prevent pipes from freezing: MAINTAIN 55 DEGREES OR HIGHER Even when leaving the residence for extended periods of time, maintaining a temperature throughout the home of 55 degrees or higher will help add an extra level of security to the plumbing. Any increase you incur on the utility bill will still be less than the cost of typical repairs for burst water pipes or the damage it can cause to the rest of the home. USE PIPE INSULATION PRODUCTS Installing specific pipe insulation products is a great precautionary measure. Pipe sleeves, heat tape and heat cable are all available for home use and can add an extra layer of protection. LEAVE FAUCETS AT A TRICKLE Consider leaving faucets open at a trickle during the coldest temperatures. Even a small amount of water moving through your pipes will help prevent water from freezing in place.

CHECK INSULATION Homeowners should check the insulation in and around the house and identify any potential trouble areas. Filling in or adding insulation to attics, crawl spaces, basements and any other areas containing pipes may be necessary. Make sure to also seal any gaps that may be found in the home’s foundation or siding. LEAVE CABINETS OPEN Kitchen and bathroom sink cabinets are best left open during the coldest parts of winter. This allows the warm air circulating in the home to enter and help warm the plumbing under the sink. To further make sure your pipes are ready for winter, or if you suspect there is a potential issue, contact your local plumber so they can come out and inspect them right away. TUNE UP THE HEATING

CHECK THE PLUMBING AS WELL

Winter often brings extremely cold temperatures, so you want to be sure your heating unit is working at peak efficiency. To make sure everyone is warm during the cold weather, try changing out your filters to give your system the best chance of success. You may also need a comprehensive heating system check from a trusted HVAC company. A system tune-up and filter replacement can go a long way toward preventing problems from putting a chill on your holiday plans.

With the influx of visitors, toilets and fixtures will get a lot of use. If a lot of hot water is being used, it can also put a strain on your heating system. Now is the best time to take care of any maintenance and repairs. If drains aren’t flowing well and freely, plunge water into the drain first before you try to remove the trap in an attempt to clear it. Be mindful that some do-it-yourself, chemical drain cleaners can be harmful to your pipes. Instead, consider trying a natural remedy: pour equal parts salt, baking soda and vinegar to clean out a partial clog. If the weather gets really cold, keep the cabinet doors in front of your sink open, so that the warm air from your heating system can flow in easier, keeping your pipes warm.

CLEAN AIR DUCTS To provide fresh, allergen-free air to your holiday houseguests, you will want to perform a thorough duct cleaning. When your ducts are filthy, your filters clog up faster and force your system to work harder to distribute air. This decreased efficiency leads to higher energy bills and excessive wear and tear on your system. Removing the registers and vacuuming the outlet is a good start, but you may want to opt for a whole-house duct cleaning to really do the job. SEAL DRAFTY WINDOWS AND DOORS Applying caulk or weather stripping where cold air creeps in will help with energy savings. For homes with asphalt shingles, look for black areas indicating cracking shingles. 2. For homes with shake or shingles, look for pieces that are curled upward, split, broken off or missing. 3. For homes with slate roofs, look for black areas that indicate slate is missing. 4. Look for heavy wear around the valleys, the areas where water runs off the roof into the gutters. 5. Look at the materials around the chimney and vent pipes and check for cracks, gaps and missing or fractured caulking. 6. Check your gutters for asphalt shingle granules. Lots of granules mean less coverage on your roof. 7. Conduct an interior inspection for stained or discolored ceilings, which most likely indicates roof problems.

8. Check eave overhangs for water damage. 9. Use binoculars to check around the chimney, trim and other flashings for signs of cracks, shingles that are coming up off the roof and general wear. 10. Remove branches, twigs and leaves from gutters and clear out downspouts to allow for snow and ice run off. This is also a good time to install gutter guards if you don’t already have them. With ice, snow and other winter weather, having guards that can prevent further debris from getting in your gutters is a great idea. Gutters that are too heavy because of debris and snow can pull down on and damage your roof. Contact your local roofing company today to get their help in inspecting your roof.
