This is the percentage of payments you’ve made on time during your credit history. This plays a big role in determining your creditworthiness, so just a couple of late payments could significantly impact your score for the worse. An easy way to avoid late payments? When you apply for a credit card, mortgage or auto loan, a hard credit inquiry is initiated on your credit report. CREDIT CARD UTILIZATION This is a percentage that is calculated by taking the total of your credit card balances and dividing that number by your total credit card limits. TOTAL ACCOUNTS Consumers with more accounts (or more lines of credit) often have higher credit scores because it indicates that more lenders are willing to give them credit. Having a good mix of different types of credit is good for overall credit health as well. But be prudent: Only apply for credit you actually need.
AVERAGE AGE OF OPEN CREDIT LINES The longer your credit history and the older your accounts the better. That’s why it’s a good idea to keep older cards open and active, and to start applying for credit at a young age.
DEROGATORY MARKS Derogatory marks are negative items on your credit report like collections, tax liens or bankruptcy. These records can stay on your credit report for 7 to 10 years. If you have one on your credit report, it can show a lender that you may have mismanaged your credit in the past. 10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When selling your home, it pays to touch up the paint. The higher perceived value of a maintained home is well-documented, and there’s no easier (or more economical) way to give the impression than with some fresh paint. Before placing your home on the market, complete these 10 touch-ups. Or, you may want to contact a painter and do more than touch up spots. 1. If you want buyers to consider your home, make sure the front door is well-painted. A fresh coat of paint will make a great first impression.
7. Inspect areas that come in contact with soiled hands—window frames, door frames, edges of doors, and walls around light switches. You may be able to clean them if you used a glossy paint; if not, do more touch-ups.
2. Next up is the entrance hall, where buyers will get their initial glimpse of the interior. At the very least, touch up areas where the paint shows marks or chips. Think of repainting this area entirely.
8. Scrub cabinet doors clean of fingerprints, if possible, or touch up painted areas.
3. Bathrooms often receive extra scrutiny from buyers, so give them extra attention. Touch up as needed.
9. Water stains on the ceiling are a huge red flag for buyers. Be sure to prime and re-paint these potential deal breakers.
4. Size does matter when it comes to the kitchen. If you want to make yours look bigger, paint the walls white or off-white. If repainting is not an option, remove food stains from the walls and conceal water spots by applying primer, then touch-up paint.
10. Put the finishing touches on your home. Look for stray flecks of paint, as well as marks and stains. Conceal them with some touch-up paint, and your home will be good to go...and show!
5. Assess your windowsills, especially if the view is a selling point. Sand, prime and paint them as needed. 6. Check your woodwork. Touch up chipped or marred paint on chair rails and floor molding.

10 PAINT TOUCH-UPS FOR A SHOW-READY HOME When you’re away or on vacation, the last thing you want to worry about is the security of your home. In addition to a home security system, smart home technology can help deter burglars and protect your property so you can relax with a peace of mind.
Four ways smart home technology can help are: Randomizing lights A smart burglar can quickly notice when lights are turning on at the same time in the same rooms every night. While smart to put your lights on a timer, a static schedule isn’t enough. Smart lights, however, can be set on a much more random schedule that varies from day to day and room to room, making it look like someone is actually home. Motion-activated lights Don’t just install motion sensing lights at the front door; place them near the garage, back entrances and the backyard to thwart burglars coming from any direction. Some models come equipped with a camera, two way audio and a siren should you need to sound the alarm. Video doorbell Smart doorbells like the Ring will let you know when any activity is occurring at
your front door. Two way audio allows you to talk to whoever might be knocking, so if it’s someone who is supposed to be there, you can unlock the door and let them in. If it’s a stranger, you can tell them to leave. Turn on music or the TV You can set times for your TV to turn on or your speakers to stream music via a smart device. A device called the Harmony Hub allows you to set a TV to come on at different times each day and play TV. The sound of music or TV may be enough to scare a burglar off. By pairing the latest smart technology with a home security system, your home will be well prepared and protected while you’re away. And upon completion, some provide a homebuyer certificate, which may allow consumers loan products that might otherwise be out of their grasp.
Save, save, save. And then save some more. Prospective homebuyers need to save as much as possible toward the purchase price of the house and closing costs. Though minimum down payments start around 5 percent, the greater the down payment the more favorable the borrowing terms. If you can purchase a home with at least 20 percent down, you probably will save even more because you won’t need to buy private mortgage insurance (PMI).
Find an agent. First-timers should ask around or look online to find a trusted real estate agent. An agent’s job is to know how much properties are worth, facilitate the sale process and bring an offer to the seller’s agent—and help guide you along the way.
Research your mortgage options. There are a lot of mortgage options out there, each with their individual pros and cons. If you’ re having trouble saving up for a larger down payment, check out: x Conventional mortgages that conform to standards set by governmentsponsored entities Fannie Mae and Freddie Mac., which require as little as 3 percent down. x Federal Housing Administration (FHA) loans, which permit down payments as low as 3.5 percent. x Veteran Affairs (VA) loans, which sometimes require no down payment at all. Shopping around for your mortgage can lead to real savings. Saving even a quarter of a point in interest saves thousands of dollars over the life of a loan.
