SAFETY FEATURES EVERY HOME SHOULD HAVE
BY JACKLYN RENZ
Nothing compares to the feeling of safety. An unknown author once brilliantly wrote, “Safety doesn’t happen by accident.” If we are purposely pursuing a safe home for our family, what are some of the things that should be in place? We have gathered 5 safety features that every home should have for your consideration.
MOTION DETECTION
Begin by throwing light in the shadowy places of the homestead’s acreage. Motion detection lights have many uses, with safety being one of them. These fixtures can be mounted at all points of easy-access entry on the exterior of the home. Also, place a motion activated flood light to shine on the driveway to protect any vehicles parked there. Solar powered, hardwired, or battery powered lights are all options. A bonus with this feature: they help save money on the energy bill.
DETECTORS TO ALERT
Your nose may be one of the best detectors on your body, but it’s no match for the silent and odorless enemy of carbon monoxide. Be sure to grab a carbon monoxide detector for each level of the house. Smoke detectors are a must have for identifying the first signs of fire, especially if it’s during hours of slumber. Check batteries monthly. Establish a biannual schedule to double check the operation of these devices to be sure they can do their duty if the need arises.
FIRE SAFETY
A fire can engulf a home in just 5 minutes. If a fire starts with you standing by and is small enough to control, then be ready with a fire extinguisher. Get one that has been tested by an independent laboratory. Remember the mnemonic device, PASS, for use. Pull the pin. Aim low. Squeeze the lever. Sweep the nozzle from side to side. Never depend entirely on an extinguisher. Lay out an escape plan for you and your family as a backup.
OLD SCHOOL LINE
Many folks have ditched their land lines for the convenience of cell phones. Don’t rely on cell phones alone for safety reasons. This home feature will work well even during a power outage, never needs to be charged, and won’t fizzle if a cell tower is out of commission. A good old fashioned corded phone can truly be a landline in times of need.
SMART LOCKS
Did you ever ooo and ahh over the spectacular technology featured on the Jetsons or Star Trek? These neat tech gadgets are now a reality. One fantastic feature for your home’s safety are smart locks connected by way of Bluetooth to your phone. The encrypted combo is hard to hack and not likely worth the time of a person with such talent. These locks track the comings and goings of all people from the house and can be unlocked by the touch of a button or the wave of a smart phone.
Keeping the home and, more importantly, the people inside safe is everyone’s top priority. A few preventative measures and prep work on the front end of things can truly be a lifesaver. Sources: wiseoldsayings.com, coverhound.com, consumerreports.org, ready.gov, nfpa.org, techlicious.com

Bright Ideas F OR
LIG H T FIXT U RES
By Jacklyn Renz
The light fixture may be a neglected avenue of creativity within the realm of dĂŠcor. A journey through countless online resources yield a wealth of results for any of the home makers out there hoping to add a splash of uniqueness to a room or who dote on the practical applications of lighting. Task, accent, and general lighting all have options for greatness through the family of light fixtures, which includes pendants, chandeliers, track lights, recessed lighting, sconces, and flush fixtures. Whatever it is you love about lighting, we have sought out in these 8 ideas for your next project.
UPCYCLED PENDANTS Lend a hand to nature and upcycle what otherwise may end up dumped. For the kitchen, make a statement with hanging teacup pendants. A line of delicate cups and saucers will be the perfect conversation piece above a kitchen island. Opt for a more universal look using old jars or glass drinkware. A pendant showcase such as this will not cage in the color scheme of the room and meshes well with design changes.
ANTIQUE CHANDELIERS Whether it be from a flea market or an estate sale, antique chandeliers bring elegance and drama to a space. A work of art within themselves, a truly antique fixture such as this works great in a room with ceilings that are 9 feet or higher. If you are on the prowl within the second-hand world of fixtures, have your find checked out by a professional electrician to double check safe wiring.
NAKED BULBS If you want an industrial or modern look, naked bulbs are the way to go. The ever-popular Edison bulb is a great way to achieve this organic, vintage feel. Known for their exposed filaments and low-wattage, this bulb fixture will be best used as a statement light, such as in a bedroom or living space. These are about 5 times more expensive than a typical bulb, but add a lot of personality for the price.
SPELL IT OUT For any crafty DIYer, this bright idea will bring attention to a statement. Begin with a hollow metal letter (which can be found at most local craft stores). Simply punch out evenly spaced holes in the chosen character. Fill the void space with battery-powered twinkle lights. Hang on the wall solo or add a potpourri of different lettering for an eclectic look.
PAPER AND FLUFF The addition of a paper light fixture adds a wonderful texture to a room. There are a variety of paper fixtures out there to choose from, but if you have a way with creating your own décor, then these are particularly easy to make. Anything from cupcake liners to paper doilies can make a great light fixture for your home. They look great in a child’s room, especially above the bed, resembling fluffy clouds or large balloons.
BRIGHTEN WITH PIPES If you are shooting for an industrial look in a space, complete with exposed brick and rafters, then why not have the light fixture that fits the bill? Using metal piping within a fixture is great for track lighting in a kitchen or even a bathroom vanity. Use an upcycled piece to complete the look. Edison bulbs also pair nicely with this style. If you hope for a lighter weight fixture, then PVC piping paired with a spray paint made to resemble metal will still yield the same feel.
SCOPE OUT A SCONCE Sconces are great for bathrooms, alongside bed motifs, or framing an important piece of architecture. They can also act as both accent or task lights. To borrow from the outdoors, try a look resembling an 1800s London street light. If using sconces in the bathroom, use a 40-watt light bulb in each of a sconce pair for optimal lighting.
WOULDN'T YOU TRY WOOD Who doesn’t love a bit of nature in its au naturale form? With light fixtures, you can add a dash of wood for a subtle organic touch or make the whole piece all about the wood itself. Flexible bamboo pieces are both sustainable and easy to work with. Use these bendable sticks to flex into a globe around a bulb of choice. Add a lighting kit to complete this DIY masterpiece and, voila, a bamboo light fixture. The added bonus is telling your guests that you made it yourself!
Whichever light fixture you go with, choose the best light bulb and wattage for its use. Keep in mind the distance of the fixture from furniture and the area of which you hope to light. The size should be appropriate for the space. When it comes to installing fixtures, opt for a pro to do the wiring. Electricians will provide a sense of assurance for any wiring job beyond a novice do-it-yourselfer.

ORGANIZE YOUR CLUTTERED GARAGE IN 5 SIMPLE STEPS Is your garage cramped and overflowing? If you are tired of dealing with the chaos of a disorganized garage, then it’s time to make your space start working for you. Follow these five easy steps for a clean, orderly space in no time! By Cat Queen
1 MAKE A PLAN
Like with any renovation, it’s imperative that you keep a goal in mind before you begin your garage overhaul. What is your purpose for organizing the space? Would you just like a little more room for your car? Do you want to create a functioning work space? Or maybe you need additional storage. It’ll be much easier to effectively organize your cluttered garage once you have a clear purpose. Determine your priorities before moving on to the next step.
2 CHOOSE STORAGE SOLUTIONS
It’s possible that your garage simply needs a good organizational overhaul. It’s also possible that you will need to purchase additional or alternative storage solutions. Utility shelving and peg-boards are popular choices for garages and can be picked up inexpensively at most home improvement stores. Overhead storage racks are a spacious alternative to traditional shelving. Bulky or rarely-used items, like holiday decorations or camping equipment, fit nicely on such hanging racks while staying out of sight and off the floor.
3 PURGE
Once you have a good idea of what you’d like your garage to look like, set aside a time to go through everything currently in the space as well as anything you’d like to store there in the future. This may take a while, so give yourself ample time. If possible, empty the space completely. Once it’s cleaned out, you’ll have an easier time deciding what goes back in. One good rule of thumb for minimalizing is this: Aside from tools, seasonal items, and emergency equipment, anything that hasn’t been used in over a year can probably be sold, donated, or trashed.
4 SORT
Everything that remains after you clear out unwanted or unused items can now be sorted into groups. Take a moment to check your plan to make sure you have a space designated for each group; if not, take a minute to re-evaluate. Do you need to add a small space for sporting equipment or craft supplies? Maybe you forgot to factor in a few items in storage? Don’t be afraid to adjust your plan as you go.
5 LABEL & STORE
Now that your items are sorted, you can begin the processes of labeling and storing. To effectively maintain your storage system, it’s important that everything not only has a place, but that those places are clearly labeled. Keep in mind that the items you use most often should be the easiest to access. The only trick to keeping the disarray at bay is to make sure everything belongs somewhere. You don’t necessarily need a special storage system just for yard equipment, but do make sure that whatever yard tools you have are kept together in a designated area. The easier it is to find and access items, the easier it will be to maintain the cleanliness of your newly organized garage.

HOW MUCH
MORTGAGE CAN YOUR LIFESTYLE AFFORD?
By Rebecca Bradshaw
There’s no getting around it, buying a home is expensive. Saving money for a down payment and then living within your means takes plenty of advance planning, strict budgeting, and might even require making a few sacrifices. But what if you have a lifestyle that you love— hobbies, sports, and other interests, that you aren’t necessarily willing to give up in order to own a home? Just how much mortgage can your lifestyle afford? The good news is that with some adjustments, you should be able to become a homeowner while continuing to do the things you love, and all without going broke.
Start by budgeting wisely.
Be willing to compromise.
In general, financial experts recommend that your mortgage payments (which include principal, interest, insurance, and taxes) should not come to more than around 28% of your gross monthly income. Be realistic about how much house you will actually be able to afford while still enjoying doing all the things you love, and plan your home search accordingly.
If travelling is your passion, but you’re afraid that homeownership will cut into future vacations to exotic locations, consider purchasing a house that won’t take such a huge bite out of your monthly budget. Be flexible when it comes to travel opportunities as well.
Keep in mind, too, that the more money you put down on your new home, the lower your monthly mortgage payments will be. A twenty percent down payment is traditional, though there may be alternative funding programs available that require you to put down much less. Do your homework, talk to your financial institution, and look for the best option that will help you continue to live within your means while still holding on to your lifestyle.
You can save a lot by visiting locales that are off the beaten path, or by traveling during the off season. Search travel websites for deals on cruises, hotels, tours, and other savings. The same types of compromises can be applied to your other interests and hobbies as well.
Get creative with your lifestyle budget. If you’re a theater buff, but visiting Broadway just won’t work in your home buying budget, then check out local websites for community productions of award winning plays. Sign up for updates from websites such as Living Social for discounts on everything from skydiving to upscale spa weekends. Or, if shopping is your passion, bargain hunt for clothing or home décor on sites or save up for a once a year sample sale splurge, and consider shopping at consignment stores. Don’t overlook the simple luxuries; if you’re a gourmet food lover or wine connoisseur, try indulging in a good merlot with a home cooked meal rather than going out to an expensive restaurant. Offers on everything from free or discounted tickets to concerts or sporting events, manicures, gym memberships, wine tastings, and golf getaways can all be found online with just a little time and effort. TRANSFORMING YOUR
BONUS ROOM INTO A SPACE YOU’LL ACTUALLY USE
BY CAT QUEEN The “bonus” room is a sought-after feature in many homes. Unfortunately, when it comes time to decorate, bonus rooms are often over-purposed, or worse, underutilized. We would all like to avoid turning a perfectly useful room into a dreaded hodgepodge of exercise equipment, mismatched furniture, disorganized craft supplies, and boxes that belong in storage. However, knowing how to do that requires a great deal of planning and focus. Try to create a space for your family’s passions or pastimes, and your bonus room will easily become your family’s favorite room of the house!
Follow these two important steps to make the most of your bonus room by transforming it into a useful, practical space.
1
EVALUATE THE ROOM.
Often times, a space is designated a “bonus” room simply because it was not designed to be a bedroom (a main-floor room without a closet, for example). But some homes’ bonus rooms may not have been designed to be lived-in spaces at all, like a converted attic space with a low ceiling or a poorly insulated room over the garage. Before you begin transforming your bonus room, be sure to consider how effectively the space can be heated or cooled. Floor vents, ceiling fans, and even small heaters may need to be added to make the space more comfortable.
2
FIND ITS PURPOSE.
What sort of space is your home lacking the most? Are you tired of picking up toys off the living room floor? Do you find yourself constantly clearing off the dining room table for game nights? Would you like to have a quiet office where you can concentrate on work-at-home projects? Do you need a getaway where you can focus on your favorite hobbies? Or are you simply looking to create a cozy space where your family can hang out together? Here are a few popular ideas for bonus rooms your family will actually use.
CHILDREN’S PLAY AREA OR SCHOOL ROOM:
Families with little ones often find that the addition of a playroom is a huge benefit—small children have a safe, fun place to enjoy toys and games, and Mom & Dad don’t have to worry about trying to corral a mess all day. If your children are school-aged, consider putting in a school room where they can complete homework or learning activities uninterrupted. Play and school areas alike should include a child-sized desk and chair, an organizational system for toys or school supplies, and a small shelf for children’s books. It may also be a good idea to purchase an inexpensive area rug to protect carpets or hardwoods.
HOME OFFICE:
If you find yourself working from home often, or feel like you need a more organized area for daily tasks and paperwork, consider turning your extra room into a home office. All you need to create a quiet, functional workspace is a desk, an ergonomic chair, and a bookshelf or filing cabinet to house important documents. Whether you’re a student, a professional, or a stay at home parent, a home office can help you stay productive.
MEDIA OR THEATER ROOM:
FAMILY GAME ROOM:
Many homeowners choose to use their bonus space as a lounge, game room, or hangout area. Keep it simple with a small card table for board games and puzzles, or go all out with a billiards table or a few classic arcade games. Whatever your family enjoys doing together, create a space that allows you to do it. If you have the square footage and the budget, leisure games like air hockey, shuffleboard, and foosball, are big hits with crowds of all ages. Ample seating, a few games, and a small snack area can go a long way to creating the perfect hangout spot.
If you have older children or are child-free, your bonus room may make for the perfect home theater or media room! Movie buffs will love having a dedicated space to view their favorite films. A few comfortable lounge chairs and a big screen TV or projector can bring all of the fun of going out to the movies right into your own home. Row seating will help achieve a more authentic movie-theater experience. However, if you have video-gamers in your life, make the space dual-purpose by using sectional furniture instead.
When it comes to transforming a bonus room, the possibilities are truly endless. Be sure when planning your space that you are realistic about its purpose and usefulness. Avid crafters and artisans will most definitely benefit from having a dedicated studio for their projects. Fitness fanatics may find that having a home gym will save them time and money, but adding a gym will not turn you into a weight lifter. To ensure that your bonus room will remain useful and utilized, consider your family’s hobbies and passions; then, begin designing the perfect space for your household’s unique needs.

Advantages of Using a Buyer’s Agent By Rebecca Bradshaw
Buying a new home can be a complicated process. Despite the ease of finding multiple listings online these days, there’s still a lot to consider. Is the asking price in line with current market values? Are you confident about negotiating a deal, or know what to look for during an escrow closing? Below are four advantages of using a buyer’s agent to help you navigate the complexities of purchasing a home.
1 They are there for you.
3 They know the market.
2 They are experienced.
4 They have contacts.
Unlike a listing agent, whose job it is to represent the home seller, a buyer’s agent works for you. Not only do they take into account all of your wants and needs when finding houses for you to view, they also work with your budget and your timeline. In order to find you the best deal, they sometimes act as emotional buffers as well. If a listing agent sees that you have fallen in love with a home, they know you are more likely to consider their initial asking price, while a buyer’s agent can help you see the bigger picture, and may even find you a more reasonably priced home that you love even more.
From knowing how to spot potential problems during a walk through to understanding the ins and outs of purchase agreements and closing contracts, an experienced agent knows what to look for during every step of the home buying process, which makes protecting your interests their number one priority. They are able to advise you on everything from how to handle home inspection problems to choosing the right mortgage lender, and, most importantly, an experienced buyer’s agent will know how to negotiate on your behalf, ensuring you get the best deal possible.
Whether it’s current home values or the latest mortgage interest rates, a good buyer’s agent knows what’s going on in the local housing market, and can guide your home search accordingly. They can tell you if a house’s price point is too high, or why it may have been lowered over time, or they may even have information about upcoming listings that haven’t been made public yet. Buyer’s agents also make it their business to know about local school districts, planned community growth, and other information that may affect where you decide to buy.
Buyer’s agents generally have access to entire networks of listing agents, giving them access to information on houses before they hit the market, or potential list price reductions. They can also recommend mortgage brokers and home inspectors. And, when it comes to local movers and home service agencies, chances are an experienced buyer’s agent knows who to contact, and who will do the job the best for the best price. Sources: First Team, Beier Law, HGTV
To find a buyer’s agent who is right for you, research local REALTORS® through their websites or by asking for recommendations from friends and family. Since they split the commission with the listing agent, using a buyer’s agent won’t cost you anything out of pocket.
