6 TIPS T O D E E P C L E A N YO U R G A R AG E One thing on your long summer to-do list may be cleaning out the old garage. For most, this sounds easier than it actually is. Garages tend to house years of accumulated and forgotten items, especially if you have a large family. On top of that, there is years of dirt and grime on the floors from car tires and engines, bikes, lawnmowers, etc. Clearing everything out and cleaning your garage is a serious job. Below are six tips to help you make the most of the big clean out.

P i c k a dat e

To avoid putting off the task, choose a hard date on your calendar when you’ll be home and free for your garage clean out. Depending on the size of your garage, a full weekend may be necessary. Tell your family members about the date to make sure they will be around to pitch in.

G at h e r yo u r r es o u r c es

Stock up on large trash bags, visit your local grocery store or big-box store for discarded cardboard boxes, and get a big push broom to sweep out dirt. If you have a lot of stuff lurking in your garage that you need to toss, consider calling your county’s waste management service to schedule a bulk pick-up or see if you can order a dumpster.

Ask for help

Do you need to borrow a friend’s pickup truck to lug your unwanted items to the dump? How about a power washer to clean the floor once it’s clutter-free? Ask around and line these things up in advance so that you’re ready to go.

17M224_TREB_Issue29_Digest.indd 1

Pile it right

At the start of your clean out, create three piles: to keep, to sell, and to donate. As you come across items in your garage, add them to their respective area and keep moving. Be firm in your decision; once something has landed in the sell or donate pile, try to resist temptation to go back and keep it.

Organize, organize, organize

Set yourself up to re-organize your space once it’s squeaky clean. Do you need to install more shelving units? Hooks and bins? Gather these items in advance.

S w e e p & p ow e r - wa s h

Once you’ve organized, move every item out of your garage and sweep out the loose dirt, rocks, leaves, etc. Then power-wash the floors and walls. Washing away a decade (or more!) of grime will really help your garage sparkle.

8 Ways to Make Your Backyard a Summer Paradise By Sage Singleton

S

ummer is the season to be outdoors. It's the perfect time for backyard barbecues, neighborhood socials, and late-night evenings on the patio. You don't need to travel to a luxurious and exotic location to enjoy spending time outdoors. Make your own backyard a summer paradise with these eight simple suggestions.

Inspect & Update Wooden Decks To make your backyard a summer haven, take some time to inspect and update your deck. Wooden patios and decks can be warped by cold weather, so you'll want to replace loose or missing slats as needed. Sand, stain, and seal your deck once you've made sure it's structurally sound. If you have a stone patio, check for missing pieces and update as needed. Once this is complete, you'll have a shiny and appealing deck you can decorate with patio furniture—creating a relaxing sitting area for summertime. Editor's Note: This was originally published on RISMedia's blog, Housecall. See what else is cookin' now at blog.rismedia.com

Purchase Patio Furniture & Essentials Once you have a designated patio or deck space, you'll want to add some patio furniture so you can sit down, mingle with friends and family, and relax. Consider purchasing weatherproof patio furniture that is both comfortable and durable. Patio furniture can be exposed to harsh, seasonal weather, so you'll want to make sure it lasts for years. Get the basics, including some lounge chairs, an umbrella, a hammock, and an outdoor table so you can enjoy meals or games outside. In addition to patio furniture, you may want to buy or build an outdoor fire pit. It's a simple feature that adds so much to your backyard. Sit around the fire and socialize, roast marshmallows or even cook dinner on your own backyard fireplace.

Add Colorful Cushions and Pillows You'll want to add a splash of color to your patio so it's eye-catching and sings of summertime. Buy some bright-colored, comfortable throw pillows and cushions to spice up the furniture. The bright colors and fun patterns will entice people to sit down, relax, and enjoy your backyard paradise.

Get a Rug for the Patio Consider adding a rug to the patio or deck area to make the space feel cozier. Outdoor rugs vary in material, size, and shape and are generally made to last in all types of weather. They make a great addition to your space, and can also protect your deck.

Install Outdoor Lighting Nothing is more magical than twinkling

17M224_TREB_Issue29_Digest.indd 2

7/19/17 8:27 AM

lights against a royal-blue evening sky. Add strands of tea lights or other innovative lights to create a fairytale effect in your backyard. In addition to the decorative lighting, you'll want to consider adding sensor or smart lights to your backyard for added security. Smart lights are a great way to ensure the backyard is lit—you can even control smart lights with your smart phone.

your landscaping to create an outdoor paradise. You don't need extravagant plants or trees to make your backyard grand. Take some time to cut back unruly trees and bushes, pull the weeds, water and trim the lawn, and plant flowers around the yard. These simple updates will make a world of difference. You'll have your own secret garden in no time!

Make the Backyard Private

Secure Outdoor Belongings

You may love your neighbors, but that doesn't mean you want them always peeking into your backyard. Be creative when thinking of ways to ensure better backyard privacy. One easy way to create a private, secluded backyard paradise is to install a fence. Not only does it ensure privacy, but it is an essential safety measure. Install a strong, secure fence to create a private and safe backyard.

Update Your Landscaping

Landscaping can make or break your backyard. It's essential to take time to update

17M224_TREB_Issue29_Digest.indd 3

Once you've created a magical backyard space, you'll want to take the necessary precautions to safeguard your belongings. Make sure your garden tools and supplies are in a locked shed—away from kids, pets, and burglars. Take time to assess the backyard for any security breaches. This will keep your family safe and protect your backyard, patio, and deck from major damage. Summer is a wonderful time to relax and enjoy being outdoors. Update your own backyard and you'll have access to a private paradise any time you want.

Pipe Problems? HOW TO AVO ID PLUM B ING H EA DAC H ES We can tend to take the luxury of indoor plumbing for granted, until disaster strikes and you have to call a plumber for an urgent and costly fix. However, you can stave off some serious plumbing problems, and save yourself unnecessary headache and expenses by following these tips inside and outside of your home.

Look for bathroom leaks

Test the sump pump

Check the toilet for leaks by placing a few drops of food coloring into the tank. If the water in the toilet bowl changes color after 30 minutes, it usually means there’s an issue with the components in the reservoir. Call a licensed plumber to diagnose the problem and repair it correctly.

A simple way to check your sump pump is to pour a bucket of water into the sump pit. The pump should turn on, begin removing the water and turn off automatically when complete. If this process doesn’t happen smoothly, call a plumber to repair or replace it.

Check your hoses Make sure tree roots haven’t infiltrated your lines Rain can cause tree roots to block underground sewer lines. When the weather starts to warm up, tree roots begin to reach out in search of water. Inspect the tree roots in your yard, have the sewer lines serviced and inspected before roots grow into the pipes.

The outdoor hose faucet is susceptible to many problems during the winter, such as freezing and cracking. Look at the outside of the faucet and down the wall of the home to see if there is evidence of a leak. This can not only cause damage to the outside of the home, but also to the foundation if the link is bad enough. Also consider cutting off the water to your hose faucet if you don’t plan on using it in the winter.

Inspect all the faucets Leaky faucets lead to higher utility bills, so check for droplets of moisture around the outside of the faucet or any dripping. Since faucet leaks may also be hidden from view, be sure to also check under and around the sink for wet spots, warped cabinetry, or discolored paint or wood.

17M224_TREB_Issue29_Digest.indd 5

Don’t pour grease down the sink Kitchen sinks are typically where most clogs are found in the home. People tend to pour fat and oil from cooking down the drain without realizing that the lard will almost certainly stick around, hardening and narrowing pipes. Pour your grease in a can and throw it in the trash.

DESIGNER TIPS

for Making Your Summer Party Pop By John Voket Summer is in full swing, and many of us are currently planning our summer parties. However, there is quite a distance between wanting to throw a great summer party and actually pulling it off. So we'll look at some of the big challenges summer party hosts may face. When it comes to planning a summer party, lifestyle expert Ceci Carmichael recently told blogger Candace Rose Anderson that people avoid entertaining because they just think it’ll be so full of stress and they’re not going to have a good time anyway. Carmichael's best advice—plan ahead. That means two weeks out get your list all set, get your menu all set and then along the way take bite size chunks out of it so that the day before you aren't walking a tightrope between vacuuming

17M224_TREB_Issue29_Digest.indd 4

and cooking at the same time. Party planner to the stars Mindy Weiss (stylemepretty.com) advises aspiring party hosts to mind these tips: Freshen up with Color: Don’t be afraid to add pop to your party with bright colors. Purchase a fun, colored table runner for outdoor tables and a set of patterned napkins for a fresh look. Include a few brightly colored dinner plates alongside basic white dishes. That simple pop of color adds excitement to the table. Plan a Picnic in Your Own Backyard: Surprise your guests by setting up an outdoor picnic area. Spread multi-colored throws, blankets even large quilts on your grass and add bright colored pillows. The “eclectic look” is in! Place fun trays on the blankets

filled with guacamole and chips or bottles of water and glassed bottled soda pop. Light up the Garden: Lanterns placed throughout your outdoor area are always noticed! They can hang from gazebos or line the walkway into the party. These lanterns use battery-powered candles as an alternative to regular candles… they’re gorgeous and are safe too! Invest in a Bar Cart: Freshen up your bar by adding a bar cart to the area where your guests are gathering. The bar cart can be filled with alcoholic drinks for the party goers, or for an outdoor family event try beautiful pitchers of lemonade or iced lavender hibiscus tea. Recently, I took my bar cart and filled it will fun desserts that the guests could try at their leisure.

5 TOP MARKETING TIPS FROM TOP AGENTS 1. GOOD PHOT OGRAP HY In most instances, buyers see photos of your home before they see your home in person. Take well-lit, HD photos to spark the most interest in your home.

2. DON’T RELY SOLELY ON THE WEB TO SELL YOUR HOME Lots of people shop on the web for homes, and there are lots of homes on the web. Stats say that 65 million shop for homes in the U.S. every month. However, only 5 million homes are sold in the U.S. every year. It’s a very crowded space, and your home should be on as many sites as possible. Make sure your agent also takes advantage of targeted print when advertising your home. More on this later...

3. MAKE SURE YOUR AGENT INCLUDES MOBILE TECHNOLOGY IN YOUR MARKETING PLAN

4. MARKET YOUR HOME OFFLINE—LOCALLY Good agents know where potential buyers of your home live, work, shop and play. They use local real estate publications, targeted direct mail, brochures, and other tools to ensure your home gets in front of local home buyers.

5. KEEP YOUR HOME LOOKING GOOD Part of the marketing plan for your home is in your court. This includes how potential buyers perceive it when they walk through the door. Living in a home and keeping it ready to show is a challenge, but it will pay off when buyers find your home more attractive than others they may be considering.

Today, we rely on our phones to look up everything, including real estate. Your home should have a marketing plan that includes mobile tools as a significant element. For example, your home should have a yard sign with a text code on it so that potential buyers driving by can look it up on their phone right away.

Put simply, don’t wait around for homebuyers to find you. Get out there and find them through advertising—both online and offline.

10 PLANTS FOR DESIGNING A WATER-WISE LANDSCAPE BY KRYSTAL ROGERS-NELSON Wait! Before you spend thousands on landscaping—or on water-guzzling plants—try planting a DIY drought-tolerant garden. With the right plants, your landscape will be cost-effective, low-maintenance, and beautiful. Here is a list of 10 plants that won't break the water bank but will still let you enjoy lush greenery and flowers without having to replant every year. Just be sure to check your hardiness zone and your zone's growing calendar before planting anything not mentioned on this list to ensure it can withstand your climate.

NORTHEAST

SOUTHEAST

1. Goldenrod

3. Baby's Breath

Goldenrod is so easy to grow that some people call it a weed; it springs up practically everywhere once planted. If you don't mind prolific yellow tufts that look cheerful in the late summer afternoons, then you'll love goldenrod. These flowers top out at a couple feet high and bring lots of pollinators like butterflies and honeybees to your garden, so other plants will naturally grow and flourish.

2. Juniper

Juniper bushes are evergreen, providing a perfect backdrop for other plants during their growing and dormancy cycles. Whether it's in the dead of winter or summer, you'll have these fragrant and green bushes to look at. If you're into attracting nature, you'll especially love juniper; it was named

Baby's breath is ideal for garden filler flowers, bouquets, drying, and water-conscious people. This low-growing plant blooms all throughout summer and comes back each spring to do it all over again.

4. Purple Coneflower (Echinacea) For a flower with healing powers, it's amazing the purple coneflower doesn't need much TLC itself. This flower loves full sun and soil that's part sand, clay, and silt (loamy). Plant purple coneflowers in the summer, water until they're established, and then enjoy purple, red, pink, and white flowers every summer and fall thereafter. Echinacea is beloved by butterflies too, and grows well in nearly all hardiness zones.

SOUTHWEST 5. Desert Zinnia

Seeing lush, beautiful blooms in the desert is a real treat, which is what makes the desert zinnia so rewarding. Just plant the desert zinnia once, and you can watch it bloom for months each year with little to no effort on your part. It's perfect for hot, dry, and sandy Southwestern states because it can withstand droughts and it comes back each year. Plus, its flowers are bright white, so they integrate easily into your other landscaping plans and color schemes. Start these plants from seeds and enjoy them for years to come.

6. Prickly Pear

The prickly pear is a cactus—ideal for desert climates. It also provides your landscaping with added security. These plants grow one foot to seven feet tall, and may be planted around entrances to limit burglar hiding places and deter access. The prickly pear also looks pretty—with vibrant flowers in summer—and produces fruit for your family. No one other plant on this list has all these benefits.

MIDWEST 7. Daylily

If you don't have a green thumb, you'll love the daylily. It grows perfectly well in most hardiness zones and doesn't have a soil preference. Add on the fact that daylilies don't have diseases or chronic pests, and it'll be one of your favorite plants on your property. Once planted, enjoy brightly colored blooms without worry.

8. Lilac

The lilac is a low-water tree that never grows more than 15 feet tall, making it perfect to add depth and dimension to your garden. Lilacs rely on the hard frost of the Midwest and Northeast to set its buds and return with velvety soft purple and pink flowers each spring. After the root system develops, you won't need to do much more than pruning and fertilizing once per year.

WEST 9. Sage

Sage is a perennial drought-tolerant herb. Though sage dies off in the winter, you can cut it back at the end of the summer, dry the leaves for cooking, and watch fresh new shoots emerge in early spring. The honeybees go crazy over the bright purple flowers that bloom in late spring, helping the plant double and triple in size in just a few growing seasons.

10. Yarrow Yarrow is a lovely, bushy perennial that shows off yellow, red, orange, white, and pink flowers each year. It's perfect for southern areas because it can stand the heat and some cooler temperatures. Yarrow loves full sun and welldrained soil. If given ideal growing conditions, you won't have to water it at all and it'll still grow to about four feet tall. Plus, local deer and rabbits don't generally find yarrow appealing, so it's less likely to get munched on. Planting with purpose saves you money, time, and precious water. Plus, in some cases, the plants you choose can enhance your yard's security or offer medicinal and nutritional value. Get to planting so this season and seasons to come will be more water-conscious and beautiful.

Recessed lighting is visually appealing and perfect for small spaces. You can also affect a room’s lighting with low-cost or no-cost solutions that make the most of the space’s built-in features. For example, highlight windows instead of covering them, or make the fireplace a focal point. Bay windows also really help to open up a living room or kitchen dining area to make it appear larger.

Small Spaces into Charming Places In home listings across the country, the word small is often replaced with a far more marketable and appealing word: “charming.” But what makes a home charming compared to small? How does a homeowner transition a cramped room into a space with unique and appealing character?

Woodwork is another simple embellishment that adds instant character and charm without affecting usable space. A chair rail, stair case newel post, crown molding, and even baseboards can help take a standard space and outline it with interesting architectural elements. A mirror, such as a pier mirror, can also help brighten the room and make it seem larger than it is. By managing clutter, using lighting to create bright and airy spaces and incorporating simple architectural elements, you can easily transform a cramped area into a charming and inviting room that you – or a potential buyer – can enjoy.

Create special spaces & storage Carefully consider the functions of any space, such as TV viewing, reading or computer use, so that only the items needed for those specific functions are stored there. Understanding how this space is utilized will make it easier to establish dedicated zones and supplies for each activity. For example, a small living room area intended for TV should have a couch and chair, coffee table, end table, and TV stand and TV – not much more. Be sure to also create proper storage to manage and maintain a clutter-free home. A great way to do this is add some built-in storage like bookcases and cabinets. Chests or coffee tables that can open up to store things will allow you to use the flat surface above while taking advantage of the space underneath.

Make it larger with lighting Clearing a small home of its clutter will automatically make it seem larger. However, the illusion of more space can also be enhanced with proper lighting. The right lighting will also play a big role in helping create a more charming feel.
