6 TRENDY BATHROOM UPGRADES We use our bathrooms every day, so their importance in your home is far greater than you might think. Modern bathrooms should be simple, clean, and comfortable. When designing your bathroom, utilize clean lines, minimal colors, and geometric shapes and patterns. Fixtures and amenities are also a great way to transfer your dull bathroom into a relaxing and refreshing space. Jumpstart your bathroom upgrade today with these five additions. Freestanding Bathtubs Tubs shouldn’t always be the same old oval, white, fiberglass tub attached to the wall. Freestanding tubs are a staple for modern bathroom designs. Keep things symmetrical and sharp and create balance by strategically placing your tub in a spot that enhances the flow of your bathroom. Try a retro clawfoot tub or pedestal tub. Skylights In rooms where privacy is a concern, skylights can provide both
17M230_TREB_Issue30_Digest_V1.indd 1
natural light and ventilation. They're beautiful and give your bathroom a major “wow” factor. Skylights are also practical and save you money; Energy Star-qualified no-leak, solar-powered fresh-air skylights can help trim electricity costs by providing natural light and passively venting moist, warm air from the room. Lighted vanity mirror Home improvement stores, design studios, and online retailers carry a variety of lighted vanities in shapes, sizes, styles, and light sources (LED, CFL or incandescent) to suit virtually every taste. Installing one is a simple do-it-yourself job that has a big impact on a bathroom's appearance and usability. Dual-flush toilet Dual-flush toilets are a great way to save water and money. Because they use only the water you need to get the job done, they contribute positively to a home's overall footprint and can help save on water bills. They’re a lower-cost upgrade, and
even more cost-effective when installed by a savvy do-it-yourselfer. Towel warmers Wall-mounted or free-standing, plug-in or hard-wired, all towel warmers work the same way; heated bars warm towels hung on the rack, providing a cozy, warm towel every time you bathe. Plug-in versions install easily, while hardwired ones may require professional installation. Shower foot rest Designed to make shaving easier, foot rests are an economical improvement – some suction-cup styles cost under $20. For a more refined look or enhanced sturdiness, it's possible to find one that anchors into the wall through screws, or a style built into the shower. If you're redoing your shower stall, it's the perfect time to add a stylish, sturdy foot rest.

Add Home Value with
These Indoor Decor Ideas By Kristin Belt If you’re like a lot of homeowners today, you might be tempted to chalk decorating choices up to personal preference and think they have little to do with home value—but this is a mistake. Whether or not you’re planning to sell your home soon, here’s what you need to know: the right decorating choices not only make your home a more enjoyable place for you to live, but also they increase and improve your property value when it comes time to put it on the market. This is because, believe it or not, there are a lot of ways that updates and decorating can increase how much your home is worth. How exactly does this work? What indoor décor boosts property value? Consider the following:
1. Fresh Paint. “Whether it’s interior or exterior painting, a fresh coat of paint instantly makes any space appear updated and clean, increasing its surface value,” says TLC Decorating Services. Stick to light neutrals that enlarge your living spaces and appeal to a wide range of tastes, and, if you have it in the budget, hire professionals who will make sure the paint job is done right. 2. Upgraded Lighting. There’s a reason real estate agents turn on all of a home’s lights for a showing — generally speaking, the brighter, the better. Well-lit rooms look bigger and more inviting, especially when attractive fixtures light them. Plus, because light fixtures are one of those home features that often will stay with a home when it sells, potential buyers are getting extra value from the recessed lighting, pendant lights and other fixtures you add to your layout and design.
3. Plantation Shutters. Attractive window treatments are always a selling point, especially if they’re custom-made like plantation shutters. Specifically created for your home’s living rooms, bedrooms or basement, plantation shutters add as much functionality as they do value, showing buyers yet another asset of your home. 4. Granite Countertops. It doesn’t matter if you
live in a two-bedroom condo or a six-bedroom Georgian-style home, adding granite countertops is a design choice with value impact. “No matter what price the home is, most buyers want granite these days,” says Lee Anne Culpepper at Networx. Plus, because granite or other stone countertops are such an in-demand feature these days, most buyers will be willing to pay more for a home to get them.
5. New Appliances. Right along with granite countertops, stainless steel appliances are a top upgrade in terms of value boost. “The cold feel of steel is a hot ticket item for buyers,” says HGTV. “Transition
17M230_TREB_Issue30_Digest_V1.indd 3
your appliances as they wear out and go with a similar metallic look in your light switches.” Swap the old, outdated fridge, stove and dishwasher in your kitchen with sleek stainless steel and you bring it into the new century.
6. New Bathroom Tile. Nothing dates a bath-
room faster than vintage tile, so if you want to breathe fresh life into a bathroom space, go with new, bright, modern tile instead. Light colors make small bathrooms look bigger — a major value boost come selling time — and modern choices make your bathrooms fit with your home’s more updated overall look.
7. Staged Rooms. Only a small percentage of the population can truly envision living in a home with outdated décor or empty rooms — that’s why a service like staging can be so powerful. According to Bankrate, one survey showed that home staging resulted in an average $1,780 price increase or 586 percent return on investment. If you want to make your home look more valuable and thus to command a higher sale price, consider hiring a stager to make your rooms look their best. When potential buyers see how attractive and spacious rooms can look, they’re one step closer to making an offer. 8. Attractive Framing. Empty walls force a buyer to try and imagine where art could go and how to fill space. When you have attractive, perhaps even custom framing throughout your living spaces, however, you have a perfect finishing touch — both for your own enjoyment in your home and for a desirable look when it’s time to sell. If you’ve wanted to upgrade your home but are unsure how to justify it, this list is good news. Not only will the right indoor décor make your home more livable for the short term, but also it will add value for longterm resale. To figure out where to start with your remodeling projects, use the above eight ideas and make the most of your updates.

Empty Nesters: How to Reclaim Your Space
With the fall college semester right around the corner, many parents may soon become empty nesters. While children leaving the home can be bittersweet, it also presents an opportunity for parents to reclaim space in their home. After the kids move out, updating the home with savvy improvements can help make life easier and more enjoyable, all while boosting resale value for those planning to downsize in the future. If your children have left the nest, consider these home projects:
1. Find Your “Me” Space
If you have a guest bedroom or your student won’t be coming home during breaks, turn their room into a space that works for you, like a home office, exercise room, music studio, craft room, workshop or home theater. Keep in mind your long-term plans. If you'll be selling the home at some point, consider a room that will have broader appeal, like a home office. If you plan to age in place, remember to incorporate features in your “me” space that will facilitate your use of the room even if you experience mobility issues down the road. For example, you may want to take the opportunity to widen doorways, replace doorknobs with door handles, replace loose
17M230_TREB_Issue30_Digest_V1.indd 4
carpet or slippery tiles with slip-resistant flooring, and improve ventilation.
2. Embrace Natural Lighting
Vision changes as you age, so the artificial lighting that worked for you when you were in your 30s or 40s may not be adequate when you enter your 50s and 60s. Lighting is an important upgrade if you plan to remain in your home into your golden years. Look for improvements that will help aging eyes see better, like increased natural lighting and task lighting in work areas.
3. Create a Bathroom Retreat
Bathrooms sell homes, and if you've lived with an outdated master bathroom now's the time to modernize. In addition to all the luxurious features you've been dreaming of, like a rainfall shower head, heated floor, or towel warmer, keep in mind the practical improvements that will make the room safe and usable as you grow older. Install grab bars in the shower and around tubs and toilets. Bath product designers are now making grab bars that offer the look of design elements coupled with the security of sturdy support, so they won’t stick out like a sore thumb in your new beautiful shower. If your bathroom is on the top floor, improve natural lighting with a skylight. Also look for slip-resistant flooring easy-to-maneuver levers to replace faucet knobs.

The Possibilities of Paint: How to Revamp Your Home’s Exterior
If you want to give your home a face lift, are hoping to up your curb appeal, or if your exterior paint is starting to peal, applying fresh paint is one of the easiest and most cost-effective routes for sprucing up the exterior of your home. "Just add a pinch of a new paint color here and there. It's a simple recipe to make even the plainest home more interesting," advises Debbie Zimmer, design expert with the Paint Quality Institute. Brighten up the look of your home with a splash or two of color. Below are a handful of tips for upping your home’s ante.
Do the Door First
"The first place to consider adding new color is the entranceway," says Zimmer. "It's usually visible from the street so everyone sees it, and it's also where visitors first come face to face with your home." For a color pop, choose a color for your front door that is in contrast with the rest of your home. Red and black can provide a bold pop that draws attention to your home. Before you choose that soft off-white, remember that dark shades are always more practical for doors since they are better at concealing smudges and fingerprints. If you choose off-white, get a second can of paint in the same color to keep on hand for frequent touch-ups.
Shutter Time
When it comes to accent painting, turn to your shutters. You can paint these the same color as your door, or if you chose a bold color such as red that you don’t want to carry over to the rest of the exterior, choose something complimentary like black or a shade of blue for an interesting but balanced look. If your home has interesting exterior detailing such as “gingerbread” trim or other Victorian features, consider painting it a contrasting or complimentary color as well.
Don’t Forget the Furniture!
Do you have furniture like a bench or swing on your porch or deck? If it’s paintable or able to be stained, tie in your exterior look by painting the furniture to match or accent the other colors you used. If unable to be painted, choose some outdoor-safe accent pillows that will go along nicely. Adirondack chairs also are available in a wide array of colors, and look great on your porch.

O V E R L O O K E D F E AT U R E S T H AT D R I V E C U R B A P P E A L Whether you’re selling your home or staying in it for years to come, it makes no difference, everyone wants their home to look great from the curb. Curb appeal comes together when all of the elements of a home’s exterior are looking good, in good shape, and working together. Driveways that are cracked or full of potholes, warn out front doors, and old weathered mailboxes can all significantly take away from a home’s overall curb appeal. Here are a handful of projects - many of them quick fixes - that can fix these issues and greatly enhance a home's appearance.
Repair or resurface your driveway
For many homes, the driveway is one of the largest visual elements of the home's overall curb appeal, ranking right up there with siding, the roof, and the lawn. The winter cold and the summer heat can wreak havoc on your driveway, so if it’s looking rough, it's time to make repairs. Concrete can crack and crumble, and asphalt develops potholes and can fade. Both can be repaired quickly and easily.

For any driveway repair, make sure the area to be repaired has been cleaned of debris and loose materials. Sweep off or with a leaf blower, rid the driveway of loose materials. Clean deeper grime with a hose or pressure washer to improve and prep the entire surface. Concrete driveways can develop different types of cracks: very small and shallow resembling a dry river bed; cracks between 1/8 and 1/4 inch wide; and cracks wider and deeper than 1/4 inch. Your choice of repair method will depend on how you want the finished product to look and how much time you have to make the repair. The best way is to mix concrete, pour it in the cracks, and smooth it out. Fixing an asphalt driveway, while fairly similar, is harder to fix yourself, so you may want to enlist the help of a professional.
Spruce up your mailbox
It sits at the end of your driveway and often plays a key role in helping guests find your house. Little things can mean a lot when it comes to creating curb appeal. While a mailbox that looks good might not get much attention, one that's rusty, weathered, or shab-

by is sure to draw the kind of attention you don't want. If you live in a community that restricts what type of mailbox you can have, simply give your rusted, stained mailbox and the post it sits on a fresh coat of paint in its original color. If your community has no standards for mailboxes, you can swap out an ordinary looking box with something that compliments your exterior design. Does your home have a brick facade? Consider a mailbox set in or on a brick pillar. If your house features fieldstone accents, consider carrying that over to the mailbox with a small, stone-trimmed planting bed at its base.
Give your front door some TLC
The door is the point where your exterior design meets your interior dĂŠcor. It's also an element that significantly impacts how visitors view your home. Give yours a fresh coat of paint or stain, and don't forget the trim around the door.
if you have the AC off, a screened door is a great way to get air flowing into the house while keeping bugs out. Next, consider lighting. Is the area around the door well lit? Good lighting is key for safety at night and to enhance the appeal of the area. Choose bug deterring lightbulbs so moths and other bugs don’t gather around your front door. Consider sconces beside the door or an attractive overhead fixture if your door has an awning, porch or overhang. Ground lights can accent the effect, either illuminating the pathway that leads to the door or lighting up the door itself. Finally, take a look at the door hardware. Is the handle or knob looking rusted and shabby? Replacing worn or dated door hardware is an easy, cost-effective way to improve the overall look of your entryway.
Adding in a screened or glass storm door can also help protect your front door while adding character and functionality. In the summer,

YOUR ELECTRICITY BILL CAN BE A BIG BLOW TO YOUR FINANCES, ESPECIALLY WHEN THE WEATHER IS HOT. IN ORDER TO SAVE YOU SOME MONEY EVERY MONTH AND LOWER YOUR FOOTPRINT, FOLLOW THESE LIGHTING SAVINGS TIPS FOR RESIDENTIAL HOMES. SOLAR POWER LIGHTS Solar powered use sunlight for power and charge during the day while shining brightly at night. Since they don't require wiring, the lights can go anywhere on your property. Some solar powered lights also come with motion detectors.
you’re leaving a room for more than 15 minutes, turn out the lights. If not, keep them on. Why? Fluorescent lights are more expensive, and like other bulbs, switching them on and off limits their life. It's better to eat the smaller energy cost than to buy new fluorescent bulbs.
DIMMER SWITCHES A burning light bulb uses a certain amount of electricity, which is measured in watts. By lowering the wattage with a special switch, consumers can manage the bulb's electrical consumption. Dimmers come with a dial or a slide bar, which allows homeowners to adjust the illumination, and therefore the wattage. Dimmers save the most money in rooms where wattage is high, such as the bathroom and dining room.
BUY ENERGY-EFFICIENT LIGHT BULBS Three of the most common energy-efficient light bulbs are halogen incandescents, CFLs, and LEDs. You can find these in most hardware and home improvement stores.
TURN THE (NON-FLUORESCENT) LIGHTS OFF Everyone knows to turn off lights when not in use, but fluorescent bulbs are a bit more complicated. If

»
Halogen incandescent bulbs have a capsule inside that holds gas around a filament to increase bulb efficiency. These bulbs meet the federal minimum energy efficiency standard, but aren’t as efficient as other bulbs.
»
Compact fluorescent lamps (CFLs) are simply curly versions of
the long tube fluorescent lights you may already have in your kitchen or garage. Because they use less electricity than traditional incandescents, typical CFLs can pay for themselves in less than nine months, and then start saving you money each month. »
The light emitting diode (LED) bulbs are a type of solid-state lighting - semiconductors that convert electricity into light. LEDs in white light, general illumination applications are one of today's most energy-efficient technologies.
These are just a handful of simple strategies that homeowners may be able do themselves to save money. There are many other lighting installation options to choose from that can save you money including motion detectors, recessed lighting, and skylights.
