BUYING STRATEGIES FOR TODAY’S MARKET Today's real estate market is characterized by some of the highest priced housing ever seen in most major markets of Canada. That reality can be rather discouraging for buyers – especially first time buyers – wanting to get into the housing market. But take heart, there are several buying strategies that can help you make your dreams of home ownership a reality: Start building equity as quickly as you can – Some prospective buyers have made the mistake of holding off on their purchase while trying to save for a larger down payment. This frequently doesn't work out, since you're also paying rent and just saving a small amount. In the meantime, house prices are still rising, which can leave you farther and farther behind. As soon as you have an acceptable amount for a modest down payment, it will usually pay to get into a rising market right away.



Get in at a level you can afford – If today's prices for a single family detached home are beyond your reach, why not start with something more modest? Your first step on the “property ladder” might be a condo apartment or freehold townhouse as you work your way up.



Choose a home that only meets your current needs -- Buyers often try to move into their ideal home with their very first purchase. In a market where prices are high, it really doesn't make sense to start with a home that can already accommodate future needs. You don't need to be paying for extra rooms now if you don't expect to be starting a family for another two or three years. Choosing a home that just meets your current needs will keep the price down and allow you to build some equity quickly. Then, when that future need arises, you're already in the market and ready to either upgrade or renovate with some equity behind you.



Consider an income-generating property – Buying a home that has an area that could be rented out is a time-honoured strategy. Why not let your tenant help pay off your mortgage, at least in the early years when you're just getting started?



Start off with joint ownership -- If you there's another close and trusted person in your life who's also looking to enter the housing market, it may be in both your interests to start out by sharing one property, such as a duplex. This is a more complicated option, and it will definitely require consulting a lawyer to draw up a prior agreement that spells out all the buy-out conditions should one of the parties wants to sell off their share.

However, if your relationship is a solid one, such as siblings or parent/child relationships, then this can be a great alternative for both parties. 

For Sale By Owner in THIS Market Many people these days are very savvy when it comes to saving money, but is the sale of your home worth gambling on? When you look at the cost of moving as a whole, one of the largest chunks of cash leaving your pocket will go to a Real Estate Broker and many are seeking ways to keep that hard earned money in their own pockets. Services like Comfree and Property Guys are booming as of late and they can be great! A seller still needs to consider all the risks involved with choosing whether or not this service is right for them. Below is a top ten list of the dangers of selling your own home in a market like ours.

1. Price: How do you know you are asking the right price?

Making a mistake with this point alone can cost you not just thousand but tens of thousands of dollars, much more than you would be spending on a professional Realtor who knows your market and will fight to get you the most money for your home. A major consideration for when your home is priced by a “Do it yourself” agent is that they get paid no matter what.

The price doesn’t matter to them as much as getting your signature and your money. A professional who only receives commission on the sale will give you a more accurate price, as well as fight for it. Or they don’t get paid, period.

2. Buyers: Do you know what a buyer looks like? Do you know what questions to ask and how to ensure that you don’t get locked into a deal with a buyer who might not even be able to afford a stick of gum?

3. Safety: Selling your own home means that you are going to be allowing unaccompanied strangers in your home, considering the second point above, not asking the right questions can allow the “wrong” person to come see your house, your belongings, entry points and potential lack of security.

4. Marketing: How well can you expose your home? The more eyes on your property the better. In this “blink and it’s gone market” in most cases sales are occurring in less than 2 weeks and above asking price. Using this services can potential lose out on exposing to the most motivated buyers looking in your area.

5.Negotiation: When was the last time you sold ANYTHING? How good are you at sticking frim to your price. Do you play poker? Can you bluff? We’re not saying that your home won’t sell, but will you be able to get the MOST money for it? An experienced Real Estate Agent can!

6. Coordination: What are all the steps from start to finish?

Did you miss anything? One small mistake can stop your home from actually closing. Besides all the actions that need to happen before you finally have the sold sign on your lawn, there are many following steps that need to happen to ensure the property actually closes on time. What would you do if the funds needed from the sale of your home weren’t available for the home you intended to purchase?

7.Disclosure: Did you have a flood last year? Not disclosing certain information that should be disclosed may land you in the hot seat and not only cost you the sale of your home but can also be financially devastating. Better get a good lawyer.
