How Are You Beginning Your Home Search? Today many buyers, especially first time buyers begin their home search on the Internet rather than consulting a Realtor or a mortgage banker. Here they click on a paid link and get an inferior lender that may not meet their needs. Usually a good Realtor has a number of high quality, proven and tested lenders to recommend. A real estate professional will know what different lenders specialize in and guide a buyer to the correct lender. A buyer may have to go VA or FHA, or might be a conventional borrower. One lender may disapprove everyone with below a 660 score or go down to 580. Most lenders can consider alternative verifications, (power bills, phone bills, private loans) where there is not a credit history reported, but not all lenders will. Some buyers, more so first time buyers need a patient, in person, hand holding lender. More experienced buyers with high credit scores, longevity on the job and no issues are a better fit for the Internet lender with the 800 number. This is usually not the first time buyer. The bottom line in the mortgage business is that money is a fungible commodity. It costs every lender about the same to acquire that commodity. The difference the lender charges the customer is made up of two components, one the level of customer service they provide. Every lender provide some, some provide a great deal, others provide little to none. The other factor is the level of difficulty in preparing a loan for a particular buyer. A self-employed person will require significantly more effort than a salaried employee with job longevity. The lender that offers the lowest rate may not be the best lender for you. Pricing differences may be under ¼ percent. Getting the loan done and on time, without undue hassle and headache may be well worth the additional payment. When I make a recommendation it is to someone who if the loan is possible to do, it will get done and at the start of the process if it’s not possible my lender will tell me so and why which may allow me to recommend a different lender who could make the loan. There are a lot of people who get into the mortgage loan business and give the response Ya, Ya, Ya, No problem. You really

don’t want to be a week prior to closing and find your lender saying we’ve got a problem. There are many types of loans. 30 yr fixed, 10, 15, 20 year fixed. Fully adjustable tied to Treasury bill rate or the Libor rate. Intermediate term fixed for 3, 5, 7, 10 year terms then adjustable loans. There are loans with no PMI. Piggy back loans the 80% first 15% second. Renovation loans. Down payment assistant programs. Construction-permanent loans for new construction. Special programs for first responders, educators, public safety employees. Many factors go into which program is really the best fit for an individual. It does not have to be a one size fits all. Usually it is an ignorance of the options and how they could benefit you that have borrowers defaulting to a 30 year fixed rate loan. Credit challenged, self-employed, renovation loans, down payment assisted loans require more skills than a standard loan. Finding the right lender is important to a successful transaction. Occasionally a buyer will come to me with a lender recommended by a friend, relative, boss or colleague. Admittedly I do not know every great lender. This has been a mixed bag, sometimes it works out great sometimes it’s a disaster. I usually have them get a 2nd opinion from one of

my lenders. I explain while it is important to them that they get a loan, with the agent on the other side of the transaction it’s my reputation. Their not closing affects every other buyer I represent that comes after them. I am not willing to risk that reputation on a friend, relative, boss or colleague of theirs. Lastly, a borrower should feel comfortable with the person handling their loan. If they feel the person isn’t listening, doesn’t care, is too busy or not interested in making them the loan. Move on and move one early. Better to get divorced after 1 year on unhappiness than 10. The Consumer Financial Protection Bureau http://www.consumerfinance.gov/ the-bureau/ established significantly different rules for lenders and attorneys in the application and closing of real estate transactions TRID the TILA/RESPA Integrated Disclosure http://www.realtor.org/ topics/trid-tila-respa-integrated-disclosure or Know Before You Owe rules. The government felt too few potential borrowers shopped for financing. These rule require a lender to provide info about the cost of the loan within a 3 day period from application in writing. This allows borrower to shop prior to proceeding down the path of a fully documented loan. It also provides that the closing documents must be provided at least 3 days prior to closing. It is a good idea to consider more than one lender and shop. TRID was intended to help facilitate that shopping requiring lenders to make a rate commitment early in the process.

CLUTTER CLEARING 101: MAXIMIZE GARAGE SPACE IN 3 STEPS The U.S. Department of Energy cites that 25 percent of homeowners with two-car garages have too much clutter to store vehicles, and 32 percent only have room for one vehicle. “It’s ironic that many of us would rather store our boxes of unwanted stuff in our garage, leaving our valuable cars outside to deal with the elements,” says Lorie Marrero, professional organizer and author of The Clutter Diet. “Let’s rethink our storage priorities and turn our garage into a space that’s more organized and functional.”

Since floor space is at a premium, take things off the floor and onto the wall. MORTGAGE MYTHS DEBUNKED Buying your first home is one of the most intimidating and overwhelming purchases that we make in our adult lives. The idea of a mortgage can be daunting, and you may question your creditworthiness, your financial obligations as a mortgage holder, and what it means to have a home as an investment. Often times, consumers are misled by their own misconceptions and have yet to learn the facts about mortgages. To here you along the way, here are some common mortgage myths and the truth behind them. A HIGH CREDIT SCORE ISN’T A MUST

YOU DON’T NEED A 20% DOWN PAYMENT

Many home hunters think that a high or near perfect credit score is a necessity in order to qualify for a mortgage in the first place. Thankfully, this is false. Some first-time homeowners haven’t adequately built up their credit, so there are fortunately loans out there, such as a FHA loan, that have a minimum FICO score requirement of 580. If your credit score is lower than this, consider taking a few years to better build your score. A higher score can mean more flexibility in home buying.

The 20 percent marker as a goal for down payment is nothing less than intimidating. These days, there are many loans that do not require 20% down. The previously mentioned FHA loan can require as little as 3.5% down. The downside to this is the required PMI (private mortgage insurance) that is tacked on top of the mortgage payment as a protection for the lender. One unconventional route is taking out a loan for your down payment on top of the mortgage loan, but this much borrowing can get out of hand quickly. Keep in mind that the lower the down payment, the higher the monthly mortgage payment.

A HOME INVESTMENT IS A NOT-SO-SURE THING Some people believe that buying a house as an investment opportunity is a sure thing for return on investment. This simply is not the truth. Although a house can hold its value, it’s important not to go into home buying with only returns in mind. The housing market is a fickle creature, and even when things are good, values rise slowly. Remember that it takes a while to build equity, particularly if your down payment is small. The first few payments in the life of a loan go towards interest, not the equity nest egg. Even if you are approved for a large mortgage loan, remember to keep the location of the home, as well as how well the home works for you, at the forefront of your mind, rather than being investment minded. PRE-QUALIFIED IS NOT PRE-APPROVED Before you begin your home perusal, start with a stop at the bank. Find out what you are pre-qualified for and let this number help navigate your hunting. Don’t be fooled, though. Pre-qualifying doesn’t guarantee that you will be approved for that amount in the final purchasing hour. Once a home is decided upon, a lender will use things beyond your stated income to determine your approved amount. This includes things such as past tax returns and credit score. Further still, credit checks or major purchases up until your closing date can take a toll on what your mortgage lender will give out.

VARYING TEXTURES.

A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.

ANTIQUE FEATURE.

Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Get creative and run with the theme it creates. Or if your style is more modern, an antique object will stand out among your contemporary décor.

SYMMETRICAL YET FUNCTIONAL.

The furniture collection in a room should form a restful, symmetrical layout. It’s all about balance. There should be between three and 10 feet between each seat. Additionally, instead of pushing each piece up against the wall to create more space, give your furniture a bit of breathing room a few inches from the wall. This makes the room appear open and airy.

What better way to preserve history than to have a loving home owner that will live there and perform any necessary upkeep? Not all tax incentives are readily available to all historic home purchasers, though. There may be certain qualifications that must be met first. Also, some loans will
