Trendy Bathroom Upgrades for a Quick Sell

2. Lighted vanity mirror Home improvement stores, design studios and online retailers carry a variety of lighted vanities in shapes, sizes, styles and light sources (LED, CFL or incandescent) to suit virtually every taste. Installing one is a simple do-it-yourself job that has a big impact on a bathroom’s appearance and usability.

4. Towel warmers Wall-mounted or free-standing, plugin or hard-wired, all towel warmers work the same way; heated bars warm towels hung on the rack, providing a cozy, warm towel every time you bathe. Plug-in versions install easily, while hard-wired ones may require professional installation.

5. Shower foot rest Foot rests are an economical improvement. Some suctioncup styles cost under $20. For a more refined look or enhanced sturdiness, it’s possible to find one that anchors into the wall through screws, or a style built into shower surrounds. If you’re redoing your shower stall, it’s the perfect time to add a stylish, sturdy foot rest.

3. Double-flush toilet Dual-flush toilets use only the water you need to get the job done, so they contribute positively to a home’s overall footprint and can help save on water bills. They’re a lower-cost upgrade, and even more cost-effective when installed by a savvy DIYer.

1. Skylights In rooms where privacy is a c o n c e r n , skylights can provide both natural light and ventilation. They’re beautiful, endowing bathrooms with a major “wow” factor, and practical. Energy Star-qualified no-leak, solar-powered fresh-air skylights can help trim electricity costs by providing natural light and passively venting moist, warm air from the room.

A recent poll on Houzz, a popular home design website, asked consumers what bathroom improvements they desire most. Many of the answers were both luxurious and affordable, and others were downright simple changes to make. Here are five hot bathroom upgrades and some ideas for incorporating them into your home to ensure a quick sell.

Are You Prepared for Home Inspection? 1. Clean out dirty gutters or debris from the roof. 2. Trim trees, roots, and bushes back from foundation, roof, siding, and chimney.

Home inspections and appraisals are integral parts of the home selling process, so it’s important that you’re completely prepared. Before meeting with a home inspector, do your best to have everything crossed off on your checklist, most of which can be done at little to no cost!

7. Ensure that all doors and windows are in proper working condition, including repairing any cracks. 8. Check and fix any leaks on plumbing fixtures. Apply caulk if needed.

3. Seal asphalt driveways, if cracking. 4. Clean or replace HVAC filter. 5. Test all smoke detectors to ensure they are in safe working condition. 6. Don’t do quick cheap repairs. You may raise questions that will unfairly cause great concern to buyers and inspectors.

9. Have clear access to attic, crawlspace, heating system, garage, and other areas that will need to be inspected. 10. Make sure all utilities are turned on if the house is vacant. This includes water, electric, water heater, furnace, air conditioning, and breaks in the main panel.

As a home seller, it’s important to understand what you need to do as well as what issues to fix before getting your home inspected. A pre-listing inspection is recommended for potential sellers to identify items that they need to be aware of. After all, surprises are never a good thing when it comes to home inspections and selling a house! Source: The National Association of Home Inspectors

10 SAFETY TIPS FOR YOUR NEXT OPEN HOUSE September marked the beginning of “REALTOR® Safety Month” hosted by the National Association of REALTORS® (NAR). The entire mission of this program is to help you, as the home seller, understand the risks you can face from the moment you place your house on the market to sell. To ensure your safety during an open house, remember these 3 core components:

Knowledge. Awareness. Empowerment. Realtor® Safety Month is here to remind us to know the dangers we face every day, to be aware of our surroundings, and empower ourselves with precautions and preparations so we can avoid any risky situations that may arise. An open house can be a great marketing tool, but it also exposes you to many unfamiliar people for the first time. Stay safe during your next open house by following these guidelines:

2 1. Inform your area’s police department. Before your open house, pick up the phone and call the local police department. Ask them to have a squad car drive by during your open house hours. 2. Check your cell phone. Make sure you have a good signal on your cell phone prior to the open house. Have emergency numbers programmed on speed dial. Additionally, make sure your cell phone is fully charged and carry a charger just in case. 3. Have an escape plan. Determine several “escape” routes that you can use in case of an emergency. Make sure all deadbolt locks are unlocked to guarantee a quick escape. 4. Let there be light. Turn on the lights and open the curtains. These are not only sound safety procedures, but also great marketing tactics. 5. Have a backyard exit. Make sure that if you were to escape through the back door, you can do so through the backyard. Remember that it’s common for high fences to surround yards that contain swimming pools or hot tubs.

1 7. Don’t lead prospective buyers. Direct them. When showing your home during the open house, always make sure you walk behind the prospective buyer. Direct them; don’t lead them. Say, for example, “The kitchen is on your left,” and then gesture for them to go ahead of you. 8. Have someone to call. Notify a friend or family member that you will be calling them every hour on the hour. And, if you don’t call, they are to notify the police right away. 9. Tell your neighbor. Let your next-door neighbor know that you will be showing your house, and ask if he or she would please keep an eye and ear open for anything out of the ordinary. 10. Hire a REALTOR®. When it comes to selling your home, remember you don’t have to do it alone. Real estate agents know how to get the job done, and your safety is their #1 priority. By hiring a trustworthy REALTOR®, you’ll get the honesty and expert advice that will take the stress out of selling.

6. Jot down their vehicle information. As prospective buyers begin to arrive, write down the type of car they have, license numbers, and physical descriptions.

4 WAYS TO ACHIEVE A STRESSFREE MOVE Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren’t transportable. To ensure your treasured belongings arrive safely to your new home, be prepared with these stress-free tips. 1. Make Room for New Memories Taking every item of sentimental value with you to your new home is not always possible. Moving is the perfect opportunity to organize and purge items you don’t need or won’t use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. Once you’ve determined which objects will make the move, decide where they’ll go in your new place. 2. Organize, Don’t Agonize Starting the process early can help avoid stressful last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space.

Then, make a checklist of everything you need to accomplish before moving – packing, cleaning, cancelling and restarting utilities, registering the kids for school – and set a timeline for completing each step. Once you’re ready to start packing, work room by room to make the task seem more manageable.

Put together an “open me first” box with the gear you’ll need immediately, such as tools to assemble furniture, cleaning supplies, and shelf liner for drawers, closets and kitchen cabinets.

15P533 NPMG_Creative_Living5_v3.indd 4

3. Protect Delicate Possessions To ensure your belongings arrive safely, it’s essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning.

Next, pack items in clean, sturdy containers in a variety of sizes. Use large boxes for bulky yet lighter furnishings such as pillows and blankets, and place heavier objects in smaller boxes to avoid unnecessary strain. Seal boxes securely with a durable packaging tape.

Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what’s inside, even if they’re stacked.

4. Have Help on Hand There are many affordable moving companies that can make the transportation a smooth transition. Doing it yourself can be physically tough and expensive, so it’s easy to see how hiring a moving company is the right path.

KITCHEN DESIGN Are You GOES Prepared GLOBAL!

for Home Inspection?

Every great kitchen starts with great design. Whether you favor contemporary or traditional styles, kitchen trends today draw inspiration from global sources. You can incorporate all different cultural influences from around the world while balancing the practical needs of your family. To add worldly flair to your kitchen, start by: Getting Fancy with Flooring Certain materials establish a regional look because they are widely available in that region. In India, where quarries make natural stones easily affordable, kitchens commonly feature floors of glossy marble or other stone. Ceramic tile is abundant in Spain, and a wide variety of styles are available to create the underpinning for any regionally inspired kitchen design. Opening Up with Cabinetry The material and color you choose for your cabinets will play a defining role in the overall appearance of your kitchen. Flat white or frosted glass doors can impart a very modern, European flair, while distressed woods in rustic hues create a Tuscan effect.

15P533 NPMG_Creative_Living5_v3.indd 5

Paving the Way with Walls Kitchens around the world have signature design elements when it comes to walls. Wood paneling is a hallmark of English country kitchens, while modern Japanese kitchens, which are often limited in space, are made to look larger with walls of floor-toceiling windows. And arches and bright tile accents lend themselves to Mexican design. Coloring Your World Specific colors are tied to certain world cultures, regions and locations – walls in a soft mandarin paired with burgundy window treatments can build an Asianinspired backdrop, and Aegean blue and sand backsplash tiles speak of a subtle Mediterranean influence.

FIGHT FOR A CURE DURING BREAST CANCER AWARENESS MONTH All across the world, with the help of countless foundations devoted to the cause, just about everyone is taking part in October’s Breast Cancer Awareness Month, an annual international health campaign organized by major breast cancer charities to increase awareness and raise research funds. The campaign encourages women to be “breast cancer aware” for detecting any early signs or symptoms. It all began when a partnership formed between the American Cancer Society and the pharmaceutical division of Imperial Chemical Industries, which produces many antibreast cancer drugs. As a result, National Breast Cancer Awareness Month (NBCAM) was founded in 1985. Their original aim was to promote mammograms, the most effective weapon against breast cancer.

15P533 NPMG_Creative_Living5_v3.indd 6

9/3/15 3:18 PM

Have you ever wondered where that pink ribbon, the famous symbol for breast cancer awareness, actually came from? The history of the pink ribbon goes back to 1991 when the Susan G. Komen Foundation was handing out pink ribbons in New York City during its race honoring breast cancer survivors. Two years later in 1993, Alexandra Penney, editor-in-chief of Self, a women’s health magazine, teamed up with Evelyn Lauder, who was a breast cancer survivor and Senior Vice President of the Estée Lauder Companies. Together, they founded the Breast Cancer Research Foundation and made the pink ribbon their official symbol. Ever since, it has been used as a symbol of support for breast cancer awareness. We have come such a long way in breast cancer awareness and continue to do so, as you can see through the worldwide “pink” movement. It has gained great power as a marketing tool and has also transformed into a strong symbol of goodwill and compassion toward women in even the most general sense. Breast Cancer Awareness Month has even made a big enough impact to be recognized on professional NFL players’ pink uniforms and all different types of clothes and accessories. In addition, many famous buildings and landmarks have publicized their support by surrounding itself with a glowing pink light. Just some of these landmarks include the Eiffel Tower, the Empire State Building, Niagara Falls, the Harbour Bridge in Sidney, Constantine’s Arch in Rome, and basically all of Atlanta’s downtown area. Here at The Real Estate Book, we’re doing our part, too. From October 1st to the end of the month, we will be spreading the importance of this message and we will donate $5,000 to the Susan G. Komen Foundation. Help us spread the message on Facebook. Visit us and “Like” our page at www.Facebook.com/RealEstateBook. To make a donation or participate in a locally sponsored event, contact the local representative of this magazine. Breast Cancer is one of the leading health problems in women. One in eight women will be diagnosed with breast cancer in their lifetime, and breast cancer is the second leading cause of death among women. Are you ready to do your part?

PREPARING YOUR FINANCES FOR HOMEOWNERSHIP Are you considering buying a new home? Now is the perfect time to get organized. Buying a home is one of the largest investments you will make, so it’s important to be well prepared before taking the leap. Follow these tips to prepare your finances for homeownership. 1. GET YOUR CREDIT IN ORDER. Your credit is a large factor in determining whether or not you qualify for a mortgage, so find out your credit score at least three months before buying. The higher the score, the easier it will be to qualify for a mortgage.

To access your scores, either purchase them as you get your free reports from Annual Credit Report Request Service, or pay for them when you buy your reports from the credit bureaus:

EQUIFAX www.equifax.com / 800-685-1111 EXPERIAN www.experian.com / 888-397-3742 TRANSUNION www.transunion.com / 800-916-8800 2. PREPARE FOR EXPENSES BEFORE YOU BUY. Understand and plan for what you will need to spend before the actual purchase. You’ll need enough cash for a down payment, closing costs, and a few months’ worth of mortgage payments. Go ahead and figure out other expenses like moving costs, furniture, and repairs. 3. KNOW HOW MUCH YOU CAN AFFORD. Before you jump into a contract, make sure it’s something you can actually afford. List and total your monthly expenses, then subtract that from your monthly net income. Here’s a good rule to keep in mind: your total housing

costs should be no more than 30% of your net pay. Also, remember that a larger down payment of about 20% or more can save you hundreds and even give you more buying power. 4. HAVE TRADE LINES. Did you know that most lenders prefer if you have three of more trade lines that have been open for at least a year? These can range from credit cards and students loans to a car loan. You should also avoid closing them because it can hurt your credit score. 5. DO YOUR RESEARCH. Above all, it’s crucial that you do your research before buying your new home. In addition to the price of the home, you must always consider other factors such as property taxes, homeowners insurance, utilities, maintenance, and repairs. 6. CONSULT A REAL ESTATE PROFESSIONAL. The right real estate professional can walk you through all the steps. Whether you’re buying your first home, forever home, or a vacation retreat, the right Realtor® can not only help you get ready, but they can also negotiate the best deal and help you navigate through financing, contingencies, and closing. Choosing the right real estate partner is the best investment you can make when buying a home.

When choosing the type of light bulb, it is important to know that although fluorescent bulbs and L.E.D.’s save energy, they don’t show certain colors accurately including reds, oranges or purples. Halogen and xenon lights do not save as much energy, but they show colors more accurately.
