DIY Tips For Common Plumbing Problems

Whether you’re a new homeowner or have been handy with a wrench, snake and other tools for years, there are some situations that require more than a plumbing amateur’s skills. From the kitchen sink to the toilet and pipes underneath your home, these problems can occur at any time. As a homeowner, you should know how to handle them and when to call a professional.

Clogged Drains or Toilets

Leaky Fixtures

When the water that’s sitting in a bathtub, toilet or sink won’t go down the drain, you have a problem. Start the repair process by first determining what caused the problem. Is it a clump of hair or a grease build up? Something worse, perhaps? Whatever the case, finding out about it first is essential to finding a solution.

A leaky fixture, such as a faucet, can be extremely annoying. Luckily, you only need a few tools and some basic knowledge to fix this type of problem.

Most toilet clogs can be handled with your trusty plunger. The clog in your drain will likely go away if you use a commercial grade drain cleaner. If you decide to use a commercial drain cleaner, wear gloves and a protective mask at all times. If the clog persists after a few times, it might be time to call the professionals. Don’t overdo it with the drain cleaner because you might end up hurting yourself and damaging the pipes. Professional plumbers have tools that can help identify the problem much easier, such as snakes and video cameras. They’ll be able to use one of their many declogging tools to remove your clog in no time.

Burst Pipe Regardless of the reason, a burst pipe can cause thousands of dollars in damage if not rectified in an appropriate amount of time. The best way to fix a burst pipe is with a C clamp. The first step is to turn off the water completely. Then, place a piece of rubber over the exposed area of the pipe. Secure the rubber by placing a piece of wood on top and then tightening down both pieces with a C clamp. Make sure you tighten the C clamp until both the piece of wood and rubber are secure.

First, remove the handle by removing the screw that attaches it to the faucet. Then, try tightening the packing nut which is located at the base of the stem. After you’ve tightened this nut, place the handle back onto the faucet and test to see if the leak is gone. If this simple process doesn’t work, you may need to replace some necessary parts, such as washers or nuts, or it may be time to get a new faucet altogether.

No Hot Water Lack of hot water is an issue that millions of people across the United States experience on a daily basis. If you have an electric water heater, some of the causes may be a tripped circuit breaker, a bad thermostat or a faulty electric heating element. Once you’ve finished the troubleshooting process, the best thing to do is to replace any parts that you find are broken. Most plumbers have extensive knowledge of water heaters and should be contacted immediately.

In most cases, burst pipes can only be fixed temporarily by homeowners. Once you’ve turned off the water and secured the pipe, call a professional; they might have to replace the pipe altogether.

Many home hunters think that a high or near perfect credit score is a necessity in order to qualify for a mortgage in the first place. Thankfully, this is false. Some first-time homeowners haven’t adequately built up their credit, so there are fortunately loans out there, such as a FHA loan, that have a minimum FICO score requirement of 580. If your credit score is lower than this, consider taking a few years to better build your score. A higher score can mean more flexibility in home buying.

The 20 percent marker as a goal for down payment is nothing less than intimidating. These days, there are many loans that do not require 20% down. The previously mentioned FHA loan can require as little as 3.5% down. The downside to this is the required PMI (private mortgage insurance) that is tacked on top of the mortgage payment as a protection for the lender. One unconventional route is taking out a loan for your down payment on top of the mortgage loan, but this much borrowing can get out of hand quickly. Keep in mind that the lower the down payment, the higher the monthly mortgage payment.

A HOME INVESTMENT IS A NOT-SO-SURE THING Some people believe that buying a house as an investment opportunity is a sure thing for return on investment. This simply is not the truth. Although a house can hold its value, it’s important not to go into home buying with only returns in mind. The housing market is a fickle creature, and even when things are good, values rise slowly. Remember that it takes a while to build equity, particularly if your down payment is small. The first few payments in the life of a loan go towards interest, not the equity nest egg. Even if you are approved for a large mortgage loan, remember to keep the location of the home, as well as how well the home works for you, at the forefront of your mind, rather than being investment minded. PRE-QUALIFIED IS NOT PRE-APPROVED Before you begin your home perusal, start with a stop at the bank. Find out what you are pre-qualified for and let this number help navigate your hunting. Don’t be fooled, though. Pre-qualifying doesn’t guarantee that you will be approved for that amount in the final purchasing hour. Once a home is decided upon, a lender will use things beyond your stated income to determine your approved amount. This includes things such as past tax returns and credit score. Further still, credit checks or major purchases up until your closing date can take a toll on what your mortgage lender will give out.

DESIGN TRICKS TO REVAMP YOUR HOME

Contrary to popular belief, you don’t need to spend a fortune or go to design school to revamp your home. “It’s all about simplicity,” says Susan Yoder, interior design expert for builder Clayton Homes. “A little goes a long way when it comes to home décor and living spaces. Only a few simple changes can make a big difference and allow you to create a room you’ll be itching to show off to friends and family.” To breathe new life into your space, Yoder recommends these tips.

POPS OF COLOR.

“Nothing livens up a room like a bright pop of color,” Yoder says. If you have neutraltoned furniture, add lamps, curtains and accessories in bold hues. If you’re up for a painting challenge, an accent wall is a great way to incorporate color into a space. Choose your favorite color from a throw pillow or wall art piece in the room to pull the look together.

VARYING TEXTURES.

A room tends to get boring when it focuses on only one texture, so it’s important to create a sense of balance. Try varying the fabric types on your sofa and curtains. Add in some metal or wooden accents to draw the eye around the room. You can even play with lighting to reflect off certain objects and create visual interest.

Choose an antique or unique piece of décor to be the inspiration for the room. This could be a rug, lamp, chair or even a chandelier – anything that gets you energized and motivated. Often, this task gets neglected because of the lack of knowhow on what cleaner to use, what tools are best, or when to hire a professional to do the dirty work for you. Set a date and time.

Like we stated above, set aside a day at least twice a year to tackle the task of cleaning your windows. We suggest picking dates in the spring and fall when temperatures are more mild and it also keeps the cleanings evenly spaced.

Choosing the right
