The Home Buyer’s Guide to
Preparing for a Mortgage Have you checked your credit and decided that it’s time to buy your first home? Well, it’s no surprise that making a home purchase can be an overwhelming process. Fortunately, there are ways to stay ahead of the game while keeping your stress under control. Before you jump into a new mortgage, let’s learn some preparation techniques to achieve the best possible outcome.
1. Check your credit report As soon as you apply for a mortgage loan, this is the first thing that lenders will look for. It’s always a good idea to check and monitor your credit score, and keep an eye out for any factors that may be harming your scores. Make sure that your credit report is as accurate as possible, and that no one else is getting access to your credit. Remember, the ultimate goal is to prove your creditworthiness to the lender in order to get the best rates.
2. Correct any inaccurate information in your report If you see any inaccurate information on your credit report or if you notice any accounts that you didn’t open or addresses that aren’t yours, dispute it with the credit bureaus. Three of the major credit bureaus are Equifax, Experian, and TransUnion.
3. Research, research, and research Buying a home is one of the largest financial decisions you will make, so it’s important that you gather all information and research multiple loans, rates and brokers before making your final decision. If you get to work now and start researching all the options out there, you may even end up with better terms and a better rate.
4. The down payment: bigger is better Before you even decide how much to put down on your first house, be sure you’re also being realistic about what you can honestly afford. When setting your budget, keep this in mind: the larger the down payment, the better your terms will be. And, the lower your mortgage payment, the more money you can save for home improvements and repairs.
5. Watch out for pre-payment penalties Depending on the type of mortgage you get, there may also be pre-payment penalties. Find out whether or not you’ll get penalized for paying your mortgage loan off early before making any sort of commitment.
6. Applying for multiple loans over a long period of time can hurt your credit score Every single time you apply for a loan, lenders make an inquiry that will be visible on your credit report. By dragging out loan applications over a month or longer, you can actually end up doing damage to your score, which in turn, can affect the type of rate you get on the mortgage. However, if you apply for a few loans over a series of 2 weeks, that only counts as one inquiry on your report, not multiple.
Snazzy
Upgrades
for the
High-End Buyer
It’s amazing how much better you feel after transforming your surroundings into a fresh new look. If you’re planning on selling your home, it’s especially important that you keep it in tip-top shape and stay up to speed with new, popular home trends. A little touch of luxury here and a flair of elegance there really goes a long way. Here are some of the top home remodeling trends in 2015, according to remodeling experts - Andy Lindus of Lindus Construction, Mike Blank of MBC Remodeling, and Jason Hampel of Moss Building & Design.
1. Bye-bye ceramic flooring...Hello luxury vinyl tile. Increasingly over the year, home owners will be using luxury vinyl tiles on their kitchen or bathroom floors instead of ceramic. This type of flooring gives a high-end look that is sure to impress.
2. More painted kitchen cabinets and less stainless steel. Another popular feature in homes includes painted cabinets in new kitchens along with white trim. People are also starting to move away from stainless steel appliances because they show fingerprints very easily.
3. Maintenance-free countertops. It may be hard to believe, but granite countertops are on their way out. Although not gone completely, we will start seeing a much greater demand for high-end kitchen countertops that require little maintenance, such as soapstone, engineered stone, or zinc.
4. Cooler bathroom colors. In the bathrooms of new trending homes, buyers are leaning more and more toward cooler colors on the wall and décor. Specifically, cool grays, green, blues and white will be popping up in remodeled bathrooms.
5. Add “keeping room” off the kitchen. An increasing number of residents are adding “keeping rooms” to their home’s layout. A somewhat small room located near the kitchen, it’s a great place where kids can play with their toys, or the room can even be a study or media room.
6. Bigger closets and bathrooms. There is now a higher demand for larger closets and bathrooms because people want to make better use of their space.
Now is the perfect time to think about redecorating your house to attract new home buyers. Just follow these top home design trends for a newly upgraded and luxurious space. You’ll be glad you did!
Are Closed Kitchens Making A Comeback
?
F
or a while now, there has been high demand for open floor plans, meaning that walls or doors do not close the kitchen and dining room off from the rest of the house. But don’t get too comfortable in that trend, because we are currently facing a turning point in kitchen design preferences among home buyers. Most recently, builders and architects are featuring separate kitchens in new homes due to higher demand. According to a New York Times article regarding floor plans with formal dining rooms and closed kitchens, a broker explains, “They offer charm and they’re better for entertaining. For a certain demographic, they’re a definite selling point.” There is also increasing popularity of what architects are referring to as “hybrid kitchens,” which have pocket doors so home owners can have either an open or closed kitchen. Having this option is a huge benefit. A closed kitchen does not mean it’s shut off from the rest of the house, but it does mean that homeowners can have some privacy when they need a little break from noisy kids or need to concentrate on cooking
dinner. Closed kitchens are also great at hiding dirty dishes or a messy kitchen when guests are visiting, which means less stress for homeowners. Compromise is the key to achieving the perfect kitchen. Homeowners can get the best of both worlds with a kitchen that closes off smells and food prep mess, while also not isolating the cook. Ways to achieve this dream kitchen are simple, and can range from adding a pass-through window or a raised bar and eating counter to installing pocket doors or a peninsula with upper cabinets.
How to
Maximize
space
in Every Room
Current trending of lifestyles, whether it may be empty-nesters, first time home buyers or the economy, have left people with smaller spaces. There are several ways that you can maximize storage just by thinking ahead and taking steps to stay organized.
Designate a spot
Remain or remove
A crucial rule to always follow when trying to conserve space is to give every item its own location. Yes, this may seem like an effortless task; however, how many of your measuring cups or hair products are the exact way you had them when they were first organized? Take the extra time to conserve organization by storing them correctly, and you will be surprised how much time you will actually save when it comes to locating them.
Everyone has those items that have not been touched in years and are the best dust collectors. It is time to decide what remains and what needs to be removed. This is often associated with closet clean outs, but every room can use an annual clean out. Clutter and lack of organization result from an excess of objects. This simple clean out will make a huge difference in maximizing space.
Most frequent in the front Arrange items by how often you use them by simply placing the items that are used most in the front. This will save time because you will know exactly where to find them without the hassle of digging to the back of the cabinet.
Sliding shelves are super To get the most out of your cabinets, use sliding shelves. Not only does this eliminate having to kneel and stretch to the back of the cabinet to reach that cake pan that fell behind everything else, but it gives you access to use every inch of space because with a simple pull, everything is brought to you.
More organizing tips Before leaving a room, take 30-60 seconds to pick up items that are out of place. This little bit of time will make a huge difference. • Arrange objects creatively. Maximize space even if it means hanging hooks on cabinet drawers to hang pot holders or utensils. • Labels can be your best friend. Be innovative and use them outside of the office. They are perfect for locating items in the pantry, closet, laundry room, and more. • Put a weekly pantry and refrigerator clean out on your to-do list. This gives you time to throw out the old items and empty containers to make clutter-free room for new groceries.
No matter what anyone tells you, curb appeal and high-quality landscaping matters when it comes to putting your home on the market to sell. The home’s exterior is the first thing a home shopper sees, so make it count.
Landscaping Trends That $ell
According to the most recent Landscape Architecture Trend Survey (ASLA), the buzzwords surrounding this year’s landscaping trends are “sustainability” and “low-maintenance”. It was reported that respondents expected the greatest demand for landscaping projects that are geared toward preserving the environment, conserving water, and reducing lawn maintenance.
Based on information collected from numerous consumer groups, here are the landscaping trends that are currently in the highest demand among home buyers:
1. Native Plants
3. Fruit and Vegetable Gardens
Using plants in your garden that are native to your local area is a great way to add some character to your home. Home shoppers want them, too!
Creating an attractive display of your fruit or vegetable garden is sure to attract home buyers and dramatically increases your home’s curb appeal.
2. Native or Adapted Drought-Tolerant Plants
4. Fire Pits and Fireplaces
You’ll have less maintenance to worry about with drought-tolerant plants, especially as we enter the heat of summertime.
This is a wonderful addition to your outdoor patio. Home buyers will be able to easily visualize what life would be like living in the home.
5. Low-Maintenance Landscape
8. Rain Gardens
With the hectic schedules we have, home buyers want a yard that does not require hours and hours to maintain.
A rain garden is designed to divert gutter water into an attractive planting bed. It then works like a sponge and natural filter to clean the water and let it move slowly into the surrounding soil.
6. Permeable Paving This method of paving allows rainwater to seep into the ground as it falls rather than running off into the street or drains.
7. Drip/Water-Efficient Irrigation Drip irrigation, also known as trickle irrigation or water-efficient irrigation, saves fertilizer and water by allowing water to “drip” slowly into the roots of your plants. The water can be dripped either onto the soil surface or directly onto the root zone and is done through a network of valves, pipes, tubing, and emitters. Narrow tubes deliver water directly to the plant.
9. Lighting You can create a lovely sitting area with the right lighting on your patio, and it will give home buyers a great first impression as they make their way to your front door.
10. Rainwater and Graywater Harvesting This simple rainwater harvesting system puts the water where your plants need it most, and makes your garden completely and utterly eco-friendly.
Consumers also reported that spa features are the most popular type of outdoor recreation amenities. This includes swimming pools, hot tubs, whirlpools, and saunas. In regards to outdoor design elements, the top three are firepits or fireplaces, grills, and lighting. The most popular outdoor structures are pergolas, decks, and fencing. In addition, sustainable features such as compost bins, geothermal heated pools, and solar-powered lights are in the highest demand among home shoppers. So, next time you think about changing the landscaping or working on projects to enhance your home’s curb appeal, keep these tips in mind. Changing your home’s outdoor landscape to match the most demanded home trends can make a world of difference when reeling in that home buyer.
10 Questions Before Hiring a Contractor by Kerrie Kelly, ASID A generation ago, most people made their own improvements around the house. With the hectic pace of life today, there’s less time to devote to renovating our homes. As a result, using a contractor has become a more common option. Here are 10 questions you should ask your contractor before your project begins.
1. Is your paperwork up to date?
6. What is your management style?
Requirements for a license vary from state to state and even city to city. Hiring a licensed contractor means that they comply with local regulations and standards. Ask for proof of insurance before any contracts are signed.
A contractor is a project manager, controlling everything from supplies to personnel to billing and collections. Ask specific questions: How do you keep costs down? Where do you get your materials? How do you manage deadlines?
2. Will you provide references?
7. What is the schedule?
Seeing is believing. Ask the contractor for a list of references. Visit or contact the homeowners to ask if they are happy with the end product and working with the contractor. If your contractor works with subcontractors, make sure they can provide references.
Set specific expectations. What happens when deadlines are missed? Under what circumstances can you expect compensation? Under what circumstances will you just have to swallow it?
3. Who is on your crew? Just as you want to be sure the subcontractors have references and proper licensing, you want to know how long your contractor has worked with them. Who will be in your home? How often? Who’s in charge when the main contractor is not there?
4. What does the contract cover? If it isn’t in the contract, don’t assume it will happen. Make sure the contract accounts for your needs, not only for the work being done, but how, when and where. A well-written contract is necessary to guarantee the scope of work is performed to your satisfaction.
5. How do you expect payment? Contractor projects can range from hundreds of dollars to hundreds of thousands. Make sure you know up front what their expectations are for payment. Are the discounts they may get from suppliers passed on? Is a payment schedule an option? Checks? Credit cards?
8. What will you do to keep my home and property safe? Many remodels require parts of your home to be exposed for periods of time. If anything is stolen or damaged, who is responsible?
9. What are you worried about? Test a contractor’s candor and experience by asking what worries them about your project. This is a great way for you to know areas that require your close attention and areas you may need to be more flexible.
10. How will we communicate? With any relationship, communication is key. Does your contractor text or email, or prefer the phone? When changes are needed, what is the decision making process? What is the protocol for an emergency? Also, discuss boundaries for communicating after hours. Clarify who will build each step in the renovation. Kerrie Kelly is an award-winning California-based interior designer who writes on remodeling and décor for The Home Depot. Kerrie’s contractor checklist seeks to guide homeowners for jobs they might need outside help with.
